Let

s r e n w O e h t m o r f r te In this proposal, we’ve outlined unique reasons to choose HG Design Studio for your civil engineering project. Our business model is atypical in that we have made a conscious decision not to dilute resources and chase every project, but rather, when our skills and experience complement your project at the highest level and save you money during construction. We’ve made thoughtful, deliberate and buildable design a priority at our firm, along with responsiveness and service, which has resulted in scaled but fast entry into the engineering market. In a few short years, HG has leveraged our existing brand and contacts to land enviable clients and civil projects, including the $110 million Westminster Cantebury Senior Living expansion, the $30 million Richmond Raceway renovation (primarily site work) and additions, and CapOne West Creek’s last round of extensive campus upgrades. We noticed that other engineering

firms practice aggressive growth strategies that can produce expensive and commoditized drawings. As our competitors continually expand, either geographically or into new market sectors, HG remains committed to land development in Richmond and surrounds, specializing in its challenges, terrain, schedules, and review processes. Rather than commoditizing services, we have embraced going above and beyond, and have capacity and bandwidth to engineer very large projects, which you will see in the ensuing pages. We only hire seasoned professionals versus new graduates. and your project will receive the attention from our C-Suite leadership before and during your project, all the way to its close. You can always pick up the phone and call any one of us if you need anything.

Small with Large Attributes What about bandwidth? Don’t small firms just do small projects?

Rotunda at University of Virginia

The short answer is no. The majority of our engineering projects are over the $25 million threshold, and many are well over $50 million range (UVa Darden Inn and Alderman Library are $75m and $100m, respectively). We also maintain a healthy balance between the public and private sector, and we believe this project would benefit from that practice. In sum, HG intentionally maintains a small firm culture, even though we routinely compete and win projects against much larger firms.

OLD SCHOOL We have found that clients prefer to work with the same senior staff that appeared on the submittal and attended the interview. We are keen on customer service and in this way, we maintain relationships‌over 80% of our clientele is repeat business. We have active projects in Virginia from Blacksburg to Virginia Beach, and D.C to South Boston.

REAL WORLD We thrive on creating sustainable solutions. This client was happy; we were able to get approval for a crossing from CSX railroad in under a week, saving over $200,000.

TURNAROUND Happy clients are our #1 priority. The complexity and an accelerated schedule of Richmond Raceway required the same attention that Westminster Canterbury will receive if HG is lucky enough to be your engineer.

NUANCE Elegance and sustainability were the engineering emphasis at the Capital One Campus. These series of projects illustrates how effectively HG balances both technical and aesthetic site design. HG Design Studio

RICHMOND RACEWAY REIMAGINED INFIELD REDEVELOPMENT

HG Design Studio is providing civil engineering and landscape architecture services for Richmond Raceway Reimagined, a $30 million infield redevelopment project by International Speedway Corporation (ISC). The new project will bring a variety of enhanced amenities for fans, teams, sponsors and other stakeholders to the iconic Richmond infield. HG’s first project with ISC was an incredible opportunity to work closely with Henrico County administration and staff on a very fast-paced, high profile project. HG facilitated meetings between ISC and the County to introduce the project concepts, goals, and schedule needs at all levels during the programming and schematic design phase. As the project was on an expedited schedule, HG also held meetings early in the design development phase to engage review staff and explore compliance options for stormwater management, permitting, traffic and utility models in particular. When concerns about the aging water system and meter capacity were raised, HG suggested breaking the POD into phases in order to study the situation with DPU without impacting the construction schedule. Working closely with DPU staff on multiple modeling iterations led to an innovative metering solution that saved ISC significant money while also improving water and fire flows to the Raceway Complex. Richmond Raceway Reimagined will provide the facility a completely redesigned and modernized infield to Richmond. Race fans will be able to get closer than ever to NASCAR’s best with new Monster Energy NASCAR Cup Series garages and a fan viewing walkway providing full immersion into the sport. Fans will also be able to watch race cars complete their runs through inspection stations in the new infield. 16

HG Design Studio

In addition to the new garage walkways and inspection viewing areas, other new attractions include expansive Richmond infield social and engagement areas with concessions. Gatorade Victory Lane will now be staged in closer view of the grandstands for fans to have a better experience celebrating with Richmond race winners. The location will provide new fan engagement opportunities for pre-race access, driver appearances, and entertainment programming. An 80-person club experience with roof access will overlook the new Gatorade Victory Lane as part of the modernized infield. Two new garage suites with a view into the Monster Energy NASCAR Cup Series garages will provide an unprecedented experience in Richmond; similar to modern stadiums and arenas around the world. Media will be hosted in a new Media Center with broadcast booths, a conference room, and hospitality space. Due in part to our fantastic working relationship with staff and their openness to collaborative problem solving, the project met its critical milestone deadlines and hosted its ribbon cutting for the grand opening on September 19th, 2018. ST. FRANCIS MEDICAL CENTER BON SECOURS HEALTH SYSTEM

St. Francis Medical Center is a 45-acre medical campus that comprises a 130bed acute care hospital, an attached six-story medical office building and two freestanding medical office buildings. In lieu of a sea of asphalt as the first thing greeting hospital guests, the team at HG Design Studio created a site plan that features a treelined boulevard with pedestrianscale lighting, and a series of smaller parking lots on either side, making the walk from the car the first in a series of soothing, calming measures designed to welcome guests. At the entry, a large central fountain and vinecovered pergolas soften the face of the hospital building. At the back of the hospital a sunken chapel garden is one of the signature features of the hospital. Nestled between the retaining wall for the parking lot 16 feet above, and the hospital building, this long, 18

HG Design Studio

narrow, potentially-challenging space presented HG with an opportunity to create something spectacular. Long pergolas line either side of the garden, and a cast stone gazebo at one end not only creates a lovely focal point, but completes the garden which has become a popular site for weddings. We designed a reflecting pool and granite runnel water feature to add the soothing sights and sounds of running water, and our plant palette of mixed evergreens, deciduous shrubs and herbaceous p e r e n n i a l s provides year-round interest. Both the front entry and the chapel garden contributed to the Medical Center being named America’s Most Beautiful Hospital by Soliant Health in 2011. In making this distinction, organizers cited the landscaping that “welcomes patients and visitors to relax and regenerate.

RETIREMENT COMMUNITY design studio

Luxury upgrades to 90 wooded acres include numerous outdoor features, including two new courtyards, pedestrian connections, trails and gardens. As more senior living facilities develop in the region, this client realized the necessity of integrating new and vibrant features to maximize their existing brand and create a spirit of community to its residents or potential residents. Elements of the project included surveying clients and residents to determine stakeholder needs and develop preliminary concepts for landscape designs. HG is presently evaluating and making recommendations on the existing landscape and collaborating with the client to develop an appropriate project budget. In addition, we will be synchronizing with the project construction manager on civil infrastructure impacts to landscape design and coordinating with the county planning department to ensure plans meet county landscape requirements. Preliminary concepts into buildable construction documents are in development. This was a landscape architecture/lands planning project that was awarded to HG through a competitive RFP process. 20

WESTMINSTER-CANTERBURY RICHMOND HENRICO COUNTY, VA

At Westminster-Canterbury’s northside campus, HG Design Studio is working with SFCS Architects to assist the client with modernizing an older facility. Senior living has become a competitive market, and often driven by the younger generation, who values luxury and up-to-date facilities. In response, the creation of gardens, a Wellness Activity area above a new parking deck as well as the creation of a new Villa neighborhood is the objective to improve the campus. The roof of the parking deck will accommodate a variety of wellness components, which have all been determined through close coordination with WC staff and residents. Structured elements like pickleball courts, an exercise equipment fitness courtyard, and firepit and picnic shelter will be joined by gardens and open lawn areas for multipurpose uses. Land planning will integrate a collection of buildings from different eras into a sense of community and place. The new Villa neighborhood will be centered around a large Village Green, with pathways, gardens, and a dog park. Community garden beds will be located adjacent to the existing Cochrane Pond. Berms and dense plantings will screen the property from adjacent commercial development. A walking trail, which is among the most popular amenities with residents, will connect all parts of the large campus. 22

SHELTERING ARMS REHABILITATION INSTITUTE GOOCHLAND COUNTY, VA

The new Sheltering Arms/VCU Health hospital is being master planned to provide space for future inpatient and outpatient buildings and services. This project will include 114 inpatient beds, a central rehabilitation gym, a laboratory, a pharmacy, a kitchen and cafeteria, administrative offices, surface parking, site and utility development, and more. The site is close to major roads and interstates and will be developed to support not only the initial building but also future expansion. The owner wishes this project to become a destination site for the specialized services being offered. As such, access to the campus and offered services will be developed with both the patients and the care-givers in mind such that outside experts and researchers will be drawn to the facility. The landscape design approach will utilize native and adapted native plants as well as drought tolerant species. An orchestrated sequence of flowering ornamental trees will lead the traveler to the auto-court and main building entrance. the parking lot islands will be planted with shade trees, low shrubs and groundcover. At the main entrance to the building, there will be colored concrete paving with a dominant scoring pattern to distinguish this area from all the other standard collector walk concrete. Remaining walkways will be poured in place, gray concrete. Ornamental LED light bollards will be located at the patient arrival area. Low voltage LED landscape lighting will be located near the entrance to the building. Attractive metal benches with backs and metal trash cans will be located nearby the front door.

ST. JOSEPH’S VILLA DOOLEY SCHOOL AND PARKING EXPANSION

HG Design Studio has had the honor to work on a number of projects at St. Joseph’s Villa over the years as the institution continues to renovate and improve. We are currently working on a parking lot expansion, which will provide an innovative and affordable solution for water quality and quantity management by expanding an existing drainage swale to provide extended detention and vegetative filtering. The project adds a dedicated bus lane and 46 new parking spaces within a very tight budget. HG also recently designed renovations to the Dooley School, which was a site specific design that addressed the main entry to the school at the drop off area. HG designed the ADA and main pedestrian entry circulation, along with new storm drain system at the school’s 24

HG Design Studio

front door, and foundation plantings were refreshed. In addition, our engineers designed a new fire utility connection. Another recent project at the Villa began with a study to assist the client with phasing in future projects planned over time as fundraising efforts continue. The existing landscaping along the Villa’s Brook Road and Parham Road frontages had aged and was in need of an update. The Villa desired a landscape treatment along these major perimeter roads that would create a unified and aesthetically pleasing image for the institution. Elements which help identify the institution, whether through signage or other means, were also planned. HG also worked with stakeholders to identify a general direction for the project as well as ballpark costing and assistance developing a phasing plan.

CAPITAL ONE

WEST CREEK CAMPUS design studio

HG Design Studio was contracted to perform Civil Engineering and Landscape Architecture for a series of projects for this private campus,, incorporating two new buildings, extensive outdoor amenities, green space, and a second parking deck. Emphasis was placed on collaborative outdoor green space, pedestrian connectivity and environmentally responsible campus features. A complex and sleek entry fountain and plaza design was vital to the clients desire to attract top talent, as well as views and connections to and from other buildings. The centrally located meadow and stormwater management combination provides most common vista from each building. A pedestrian bridge designed by HG spans stormwater rain garden filtration system. HG navigated topography with a series of steps and a ramp system designed by HG, as well as an intricate native plant plan to tie the campus into the surrounding natural area. Client project schedule required diligence and internal planning to devote proper resources and priority to design and construction, as well as knowledge based construction administration. The developer for this apartment complex wanted to incorporate an environmental component to attract savvy tenants without breaking the bank. HG suggested and ultimately designed a green wall and pocket park in this trendy and walkable urban community.

Stormwater as an amenity is a recurring theme on this 316 acre corporate park. An elevated walkway accomodates pedestrian traffic between buildings over a bioretention field with native plantings. Another central green space, “The Meadow is fashioned around a BMP, and includes trails and an honor garden.

With permeable pavers and fetching bioswales, this expanded and renovated parking lot is adjacent to the ballpark and feeds foot traffic to newly constructed pedestrian connections. It was recently deemed the most attractive lot on the UVA grounds by university facilities and architecture staff.

To illustrate the value of hiring a firm that incorporates the disciplines of site design, one must go no further than this pursuit for the Westminster Canterbury expansion. Before being awarded the project, SFCS engaged HG Design Studio landscape architecture exclusively to assist with concepts and visuals for the presentation. Our civil engineers also participated in-house on this endeavor, vetting stormwater ideas with our landscape architects and with our contacts at the County of Henrico.

Civil Engineering + Landscape Architecture Cross-Collaboration Working together creates immeasurable advantages to the whole design team and your project

Of particular interest to SFCS was the potential to locate a parking garage over an existing stormwater basin. HG confirmed that the water quality treatment provided by the basin would need to be replaced elsewhere on site; we provided options to accommodate this from green infrastructure and retrofits to nutrient credit purchase. We also provided multiple options for ways to maintain the peak flow management benefits of the existing basin, from building over it to incorporating underground stormwater within the storm drain system. HG civil engineers worked closely with our landscape architects to weave stormwater management concepts into the fabric of the site layout for both beautification and treatment. At HG, our civil engineers and landscape architects routinely work in tandem, combining aesthetic sensibility with technical acumen, which creates attractive yet functional solutions for your external built environment. Our design philosophy is that site design should perform required functions without distracting from the aesthetics of the buildings they serve. Too often, these two disciplines do not adequately collaborate on site considerations and stormwater ideas. Efficiencies and advantages emerge when civil engineers and landscape architects collaborate from the onset of a project, and our integrated, cross-discipline approach contributes to innovative, common-sense solutions.
