DAVE GERSTENMAIER, PLA Founding Partner and Director of Design For over 30 years, Dave has accumulated an extensive and award-winning portfolio in landscape architectural design and land planning in Virginia. He started his own firm in 1991, and built a reputation for effective project delivery balancing cost, time, and quality design. In 2000, he took the helm of H&G Landscape Architects in Richmond and catapulted the firm into the preeminent landscape architectural and land planning firm in the region. Clients appreciate Dave’s passion and responsiveness resulting from the small-size firm mindset, but creative ingenuity usually characteristic of a metropolitan practice that has distinguished the firm’s work. Through Dave’s creative land planning, and design of the courtyards and grounds at Bon Secours St. Francis Medical Center, the campus was designated “America’s Most Beautiful Hospital,” and in that same year, Dave was the recipient of The Ohio State University Knowlton School of Architecture Impact Award for Landscape Architecture.

CHARLENE HARPER, PE, PLA, LEED AP Senior Partner and Director of Engineering Charlene has more than 20 years of experience in the fields of water resources and site development specializing in low impact development and innovative stormwater treatment designs, stormwater concepts for federal projects, and compliance strategies for MS-4 and industrial stormwater permit programs. Her work focuses on the reduction of environmental impacts due to the built environment both during and post-construction, as well as identifying opportunities for water quality and flood control retrofits. Charlene is an expert in the design and installation oversight of innovative stormwater treatment techniques such as green roofs, cisterns, permeable pavements, submerged gravel wetlands, and bioretention cells in addition to traditional treatment practices such as filters and basins. She has managed significant contracts for both public and private sector clients, using a collaborative project approach and management style.

RANDY BILTZ, PLA Partner and Director of Project Management Randy is dedicated to combining practical design solutions with real world sensibilities. With almost twenty years of experience in the industry, Randy is astutely aware of the constructibility of a design, and how to minimize a client’s expense without sacrificing a project’s delivery. He is a graduate of the Davis School of Agriculture, Natural Resources and Design at West Virginia University, and at HG, he has excelled at getting the job done right, within budget and on time. Randy’s plain-spoken but knowledgeable manner resonates with both the commercial and residential client, and he has achieved the rare skill set of designing and managing projects from the very small, like a landscape plan, to the sizable, like a large mixed-use development with varied amenities, and every variable in-between.

The developer for this apartment complex wanted to incorporate an environmental component to attract savvy tenants without breaking the bank. HG suggested and ultimately designed a green wall and pocket park in this trendy and walkable urban community.

Stormwater as an amenity is a recurring theme on this 316 acre corporate park. An elevated walkway accomodates pedestrian traffic between buildings over a bioretention field with native plantings. Another central green space, “The Meadow” is fashioned around a BMP, and includes trails and an honor garden.

With permeable pavers and fetching bioswales, this expanded and renovated parking lot is adjacent to the ballpark and feeds foot traffic to newly constructed pedestrian connections. It was recently deemed the most attractive lot on the UVA grounds by university facilities and architecture staff.

INNSBROOK OFFICE PARK | HENRICO COUNTY, VA Competition for corporate talent has increased, so when Highwoods Properties, purveyors of much of Innsbrook Office Park, decided to refresh and refurbish dated spaces, they contacted HG Design Studio to create sophisticated outdoor amenities that appeal and attract discriminating tenants. First in order was the aged signage at the corner of Cox Road and West Broad Street. HG sited a new sign concept and provided grading to elevate the sign in the median. By providing a 3D study of the intersection for future sign accent walls, the client was able to better express their entry vision. After completing base concept and planting plan, we coordinated with sign installer, irrigation, lighting and planting contractors to deliver the product. Phase two of the restoration consisted of creating an outdoor terrace plan for a 3,000 square foot rear deck at one of the office buildings in the park. (Approx. $350,000) Schematics and construction documents were prepared by HG, and we coordinated a structural review. Updated planting and enhanced pedestrian lighting were implemented, and were connected to existing trail system. The client then asked us to reconfigure the front entry drop off and add a plaza to complement the lobby renovation. Front entry area to be completed in Fall 2017. Highwoods II and the Saxon Building were part of the next phase of design updates. HG was tasked with renovating the entry and providing a parking study. A schematic study to renovate the main entry exterior into an urban plaza was an additional project for the client. As a result of working on time and budget with Highwoods, HG was referred to longtime tenant Markel, where we were commissioned to renovated the back amphitheater terrace to a more useable space that included an IPE deck and cable handrail. HG’s design provided more useable square footage to the rear terrace of the building by adding a floating deck over an existing sloped hillside. Updated planting and connections to the existing lakeside walk were instituted.

WESTHAMPTON ON GROVE | RICHMOND, VA This project is located on Grove Avenue at the site of the former Westhampton Theatre building and around the Westhampton Continental restaurant in Richmond, Virginia. HG Design Studio assisted our client with the sensitive neighborhood zoning challenges, planning and civil engineering. Production and design included screening requirements and side/rear yard setbacks required where the site is adjacent to an R district; developing a schematic site plan to include vehicular paving (at-grade parking areas as well as vehicular access); pedestrian paving; and other hardscape elements including stairs, walls, or ramps; working with the project team to determine location for project services such as dumpster, transformer, generator, and other equipment. Scope also consists of Site Plan, Stormwater Compliance Plan, Utility Relocation Plan (coordinated with City of Richmond Utilities), Site Lighting Plan, Grading and Drainage Plan, City Minimum Planting Plan and plant schedule, hardscape details including paving, bollards, railings, walls, and related site elements, planting details and Special Use Permit (SUP) application and applicant’s report.

WESTMINSTER-CANTERBURY RICHMOND EXPANSION | HENRICO COUNTY, VA At Westminster-Canterbury’s northside campus, HG Design Studio is working with SFCS Architects to assist the client with modernizing an older facility. Senior living has become a competitive market, and often driven by the younger generation, who values luxury and up-to-date facilities. In response, the creation of gardens, a Wellness Activity area above a new parking deck as well as the creation of a new Villa neighborhood is the objective to improve the campus. The roof of the parking deck will accommodate a variety of wellness components, which have all been determined through close coordination with WC staff and residents. Structured elements like pickleball courts, an exercise equipment fitness courtyard, and firepit and picnic shelter will be joined by gardens and open lawn areas for multipurpose uses. Land planning will integrate a collection of buildings from different eras into a sense of community and place. The new Villa neighborhood will be centered around a large Village Green, with pathways, gardens, and a dog park. Community garden beds will be located adjacent to the existing Cochrane Pond. Berms and dense plantings will screen the property from adjacent commercial development. A walking trail, which is among the most popular amenities with residents, will connect all parts of the large campus.

SCOT T ’S VIEW MIXED-USE | RICHMOND, VA This Scott’s Addition location for a new $75 million groundup project of luxury apartments, first floor retail/office and parking deck was a former industrial site. The client chose HG for civil engineering and landscape architecture combined because of the complexity of engineering and importance of creating an inviting and modern outdoor aesthetic to compete with several other mixed-use properties in this fashionable community. Amenity design includes swimming pool and surrounding outdoor kitchen, courtyard, pocket park and green wall. Our services included preparation and approval of a Plan of Development as well as support during the permitting phase of the project.

CEDARFIELD SENIOR LIVING | HENRICO COUNTY, VA HG Design Studio was inserted into this large and multi-phased expansion project to provide landscape architecture for the gardens and exterior spaces surrounding the new Wellness Building, four additional courtyard gardens dotted throughout the property, and perimeter planting for additions to the Independent Living building and Household facility. Cedarfield is situated on 90 wooded acres, and the presentation of its grounds is integral to its mission to enrich the quality of life of its residents. An essential part of our charge is to create landscapes that conform and correspond with the existing campus, and to work in collaboration with the facilities staff, including the horticulturalist on plant selections. Currently in-design, our landscape architects are designing attractive, pedestrian-friendly garden spaces accessible to residents of all abilities. These include a Secret Garden courtyard, a Memory Care courtyard, a New Resident courtyard, and planting quadrangles adjacent to a loading dock and two building additions. Client and architectural input is integrated into the programming and schedule in order to attain consensus, desired budget, and design deliverables, including presentation of rendered landscape concepts. HG is evaluating existing POD submittals for information relevant to the proposed design and coordinating plans with county officials to ensure compliance. Selection of plantings suitable for the area and the residents is part of our process, and HG will be soliciting bids from contractors for preliminary estimates of construction budgets.

HG was the civil engineering and landscape architecture firm for The Nest, which is shaping up to be one of Richmond’s premier boutique apartment complexes. Situated in trendy Scott’s Addition, this six-story multifamily development boasts a below-grade parking garage accessed from the alley, second-story terrace pool and first-floor retail and commercial space. The $20 million, 118-unit apartment building was developed by repeat client Tom Papa. Combining civil engineering and landscape architecture provided visual and fiscal value to the project. The general scope to prepare the Plan of Development (POD) plan set and application and to respond to City of Richmond comments during the permitting phase of development was executed. Permitting included WorkIn-Streets permit and Land Disturbance Permit and other site related permits. Stormwater detention to allow the project to tie to the City’s combined sewer system is provided below the footprint of the building. The property has been rezoned to TOD-1; B-7 zoning is across West Marshall Street, but TOD-1 surrounds the rear and side of the project site.

REYNOLDS CROSSING | HENRICO COUNTY, VA HG Design Studio provided design services for three separate developers on this sprawling 90-acre office and retail Henrico development at Glenside Drive and Forest Avenue. Planning and design for Walmart, Wilton Cos. and Reynolds Development Group provided HG with three distinct project types to fit the different budget for the mixed-use landscape, and influencing the stormwater design, vehicular flow and parking patterns, and different amenities, conveniences, and features, depending on each parcels’ use. As a gateway property connecting I-64 exit/entry to the area’s Near West End, stakeholders wanted designers to create a crowning and iconic feature at the development’s entrance and hired Dave Gerstenmaier and the HG team. The result is the Bon Secours Heart Institute fountain, situated on the sloping Southwest corner of the property’s entry. Over years of development, HG continued to work with Bon Secours and Reynolds to design the Imaging Center in the same office park, as well as exteriors for all four Medical Office Buildings for MetLife, Bon Secours Richmond Health System, Virginia Urology, and the Virginia Cancer Institute.

THE PENNY APARTMENTS | RICHMOND, VA This new $27 million luxury apartment building in historic Jackson Ward features a rooftop terrace, bike racks, a pool terrace and below grade parking accessed from the alley. HG provided civil engineering and landscape architecture for the architect and client, with cost-saving innovation. One example of the benefit HG’s creative problem solving: we showed the architect a design to split the building’s drainage in a way that no stormwater management was required. The design and engineering scope of the 1-acre lot included garage parking and 115,000 square foot five-story mixed-use building with 166 apartments and first floor retail.

CAPITAL ONE WEST CREEK CAMPUS | GOOCHLAND COUNTY, VA HG Design Studio was contracted to perform Civil Engineering and Landscape Architecture for a series of projects for this private campus, incorporating two new buildings, extensive outdoor amenities, green space, and a second parking deck. Emphasis was placed on collaborative outdoor green space, pedestrian connectivity and environmentally responsible campus features. A complex and sleek entry fountain and plaza design was vital to the clients desire to attract top talent, as well as views and connections to and from other buildings. The centrally located meadow and stormwater management combination provides most common vista from each building. A pedestrian bridge designed by HG spans stormwater rain garden filtration system. HG navigated topography with a series of steps and a ramp system designed by HG, as well as an intricate native plant plan to tie the campus into the surrounding natural area. Client project schedule required diligence and internal planning to devote proper resources and priority to design and construction, as well as knowledge based construction administration. Other Civil Engineer and Landscape Architecture projects include the following: The Commons Outdoor Terrace: This project required high quality design and extensive construction administration. Dave worked directly with the client and Leo A Daly, an architecture firm out of Nebraska, on this project. The Den Renovation: HG collaborated with HLW Architects out of New York City to incorporate a new entry access and building extension between campus Buildings 5 and 6. Both Civil and Landscape Architecture services were offered. HG ensured that a continuity of the campus design standards were incorporated into the renovation project. Thoughtful consideration of new bike and pedestrian circulation, planting design and utility reconfigurations were all part of the final design. Town Center Refresh: An office campus facility expansion, HG worked with Gensler and their Schematic Design to deliver this project’s Design Development and CD’s for civil/ landscape within one month’s turnaround. HG had to consider impact on existing utility ducts, grading and drainage, hardscape and landscape design. West Creek Village: Seeking a rare LEED-NC certification for a private owner, HG engaged in design and expansion of the site green space and amenities requiring integration with existing facilities, pedestrian connections, courtyard and garden, upper and lower patios, lighting, concrete ramp, retaining walls and metal handrails. HG partnered with architecture firm SMBW with substantial design completion in February 2017.

Located in Richmond’s fastest growing neighborhood, The Summit’s site civil engineering and landscape architecture was designed by HG. A rooftop terrace, outdoor kitchen, firepit, cornhole course and saltwater pool rounded out this luxury, six-story mixed-use building’s amenities. The 166-unit apartment building also boasts ground-floor retail space that fronts West Broad Street and wraps around a central surface below grade parking area from the alley with 198 spaces, as well as underground parking, providing additional parking spaces. HG provided value to the client by identifying one pipe in the alley to upgraded and avoid significant and expensive stormwater management additions. By locating an alternative to in-building stormwater management, the development was able to cut costs.

THE SUMMIT AT SCOT T ’S ADDITION | RICHMOND, VA


THE SAUER CENTER | RICHMOND, VA HG Design Studio has balanced historical sensitivity with modern convenience while master planning and designing The Sauer Center, a 40-acre mixed-use city infill project anchored by a new Whole Foods store. HG Design Studio worked with the client to provide multiple planning options for the urban site, including a chic 125-unit apartment complex with posh amenities. Several office buildings, such as a historic renovation of the C.F Sauer Company headquarters, were also part of HG’s planning for the site. CF Sauer Company’s 100-year-old spice and food manufacturing facility remains onsite, but it’s many historic features have been restored, bringing it up to current design building code standards. The loading dock area in the rear has been redesigned to accommodate modern day trucks. A new Whole Foods grocery store was built in the location of the former Pleasants Hardware incorporating the historic Kaufman building into the design. In this design, there is outdoor dining under roof provided on two levels along West Broad Street. The new Whole Foods building maintains the street’s existing façade continuity along the right of way with parking to the west side in urban fashion and is not set back from the road in suburban style. It is a state-of-the-art facility incorporating electric charging stations in the parking lot for customer use and solar panels on the building roof tops. HG has worked with the developers to maintain an urban look and improve walkability at The Sauer Center. Our team planned and designed a pedestrian plaza with green space between the apartment complex and the historic Putney building, and pedestrian corridors throughout the site. An additional pedestrian gathering area/courtyard hardscape space leads out to a plaza along Hermitage Road with low polished granite seat walls and flag poles. The vacant land to the west was converted to surface parking, part of which will be used for a ‘farmers market’ during the warm months of the year. Car ports with solar panels cover many of the parking spaces, providing shade and electric power for the development. In fact, solar panels are on all the roofs of the buildings where possible. The plan also included a GRTC Pulse station, streetscaping along Broad Street, and a parking deck servicing the apartment complex and the Putney building.

COSTAR HEADQUARTERS (FORMERLY WESTROCK) | RICHMOND, VA As one of only three buildings in the United States to receive the highest Green Globes rating of four globes from the Green Building Initiative, the MeadWestVaco headquarters building at Foundry Park reflects the company’s commitment to sustainability. The project includes sustainable landscape strategies such as intensive and extensive vegetative roofs, drip irrigation, native plants, and light colored paving. The design team was faced with the challenge of creating an entrance plaza on top of the underground parking structure. The solution was to reduce the amount of hardscape by introducing intensive and semi intensive vegetative roof gardens. These roof gardens continue onto the roof terrace where an extensive vegetative roof is the foreground for panoramic views of the James River. The building sits on a site that slopes more than thirty feet towards the river. The landscape architects worked closely with the architect to create parallel stairs inside and outside the building that lead from the lobby level to the cafeteria and dining terrace and then down to the fitness center at street level. The dining terrace is terraced into the hillside with stone walls that are partially constructed of stone that was salvaged from the site. The curved edges are in contrast to the straight lines of the building and are a reminder of the Kanawha canal which used to cross a portion of the site. The hillside is planted with a mix of native plants including Switchgrass, River Birch, Sycamores, Serviceberry and Dogwood.


COSTAR HEADQUARTERS (FORMERLY WESTROCK) | RICHMOND, VA


UNIVERSITY OF VIRGINIA, DARDEN INN & CONFERENCE CENTER As a member of the consultant team, our civil engineers are tasked with providing stormwater management, land sculpting and grading, utility routing, and permitting for the new hotel and conference center planned for the Darden Business school campus at the University of Virginia. Thoughtful consideration will be given to step the building with the sloping land to make sure it blends in with this beautiful campus. This project is currently in design.


PATTERSON & GROVE STREETSCAPES | RICHMOND, VA HG Design Studio created a master plan of the area of Libbie, Grove and Patterson avenues in the 1990s. For this revitalization, HG is developing designs for streetscape enhancements along the two established retail areas on Patterson and Grove, working with the City of Richmond and business owners to create concepts through construction documents for upgrades to hardscape, including specialty paving; landscape; lighting; and site amenities.

VIRGINIA COMMONWEALTH UNIVERSITY, 12TH STREET PEDESTRIAN PLAZA | RICHMOND, VA For this project, HG Design Studio created a site plan for a pedestrian plaza in place of an existing street. One challenge for the project was that the plaza had to be designed to function whether or not the City of Richmond agreed to close the street and turn it over to the university. Additionally, a portion of the site is over an existing parking deck, so we have worked in close coordination with the structural engineer to develop a paving system that would satisfy the university’s design standard while working in the site constraints. When BCOM requested a pedestrian phasing plan during construction to allow for movement of pedestrians through a very complicated work zone, HG sat down with the owner and came up with a list of entry points and known pedestrian patterns and to create a phasing plan for the contractor to execute. We considered school schedules, construction phasing and delivery date and created a phasing plan to accommodate this request. Design elements of HG’s site plan included pedestrian areas, vehicular paving, vehicular control elements such as specialty paving and bollards, crosswalks, walls, ramps, stairs, site lighting, and site furniture and amenities. In addition, we created hardscape design and details, planting plans, lighting plans, grading plans, specifications and periodic cost estimates.
