THE ASSEMBLY YARDS DISTRICT INFRASTRUCTURE Atlanta, Georgia
Matt Samuelson Integral-Gude Corporate (404) 865-0400 The Assembly is the collective 145 acre vision to redevelop the former GM plant in Doraville Georgia. With over 10 million square feet zoned and entitled on the masterplan, the Assembly is the largest transit oriented development in Georgia, and one of the largest in the United States. From economic development, transit, green space, health & wellness, arts & culture, education, food, to quality housing opportunities, the Assembly will set the standard for urban, walkable, large-scale development. The overarching design character which aims to define the “place” that is ‘The Yards’, would be that of adaptive re-use. A strategy which is built around salvaging as much architectural interest from the remains of the GM Plant floor slabs, vertical structures and rail line elements as possible. Utilizing these artifacts of Doraville’s history, as the building blocks which create the streets, edges and framework which organize the identity of ‘The Yards’. Rather than a pristine lifestyle center, ‘The Yards’ will create a post-industrial feel which his raw, organic and true to the history of the site. Whether it be the future architecture or the flavor of the outdoor environments created, ‘The Yards’ will be a celebration of the rich history of the GM Plant and the City of Doraville, establishing a character unique to both The Assembly and the City of Doraville.

‘The Yards’ is the first district within the Assembly development to have begun to be developed. With the Third Rail Studio opening its doors in 2017; and Serta Simmons Bedding announcing their new 250,000 square foot facility which includes their corporate headquarters, research and development labs, and an international showroom, opening its’ doors in 2020. Collectively ‘The Yards’ is an approximate 70 acre district made of a collection of office, retail and residential uses which will bring together industry, community and art to define the next generation of Atlanta office. The first phase of ‘The Yards’ Infrastructure includes almost 30 acres of streetscape, sustainable smart water quality management, and over two miles of multi-use trails. Highlighted by the ‘Asemblyline’. a transformation of the existing rails lines which formerly serviced the GM plant, into a vibrant multi-purpose trail system designed to draw visitors from all over the southeast.
