House to home

Weigh up the pros and cons between buying an existing dwelling or BUILDING A BRAND NEW HOME.

• H ave everything the way you want it, there’s no need to inherit anyone’s renovation or decorating disasters.

• W hat you see is sometimes not what you get. Latent defects are often hard to detect, so inspect homes with a keen eye.

• C hoose a home design that perfectly matches your tastes and lifestyle.

• C heck the structural integrity of the home as many older dwellings suffer from sagging roofs, cracked foundations, uneven floors and walls and wood rot.

• S elect everything from the colour of the walls and tiles, to the bathroom fittings and kitchen appliances. • D ecorate and landscape your home and garden exactly how you want it. • B enefit from the latest construction technologies and codes, such as engineer-designed foundations, soil tests and house frames that allow for movement based on soil types and weather variations. • Hickinbotham offers a 25-year structural guarantee on new homes, and many of the products within the home are covered by warranties and guarantees. • Less on-going maintenance. • Building in a new estate can make good financial sense, and depending on the area, can often generate an excellent return on investment.

• A pest control inspection is also a must, as are checks on the home’s wiring and plumbing – replacing these can be very expensive. • H azardous building materials may have been used in the construction of the home. Materials like formaldehyde, organic chloride and asbestos were commonly used in homes prior to the 1980s. • K itchens and bathrooms are often the first areas to date a home, so if you don’t like the look, renovations can be costly. • N ew hot water systems, floor coverings and repainting may need to be considered prior to occupancy – all these things can add up if you have to update them.

shopPING AROUND What to buy? What to skip? Here are our top ten tips on shopping for style!

01 Make a list before you shop. Not of what you want to buy, but favourite items you already own. This will help you identify pieces that work with what you already have. 02 If you have a limited budget, spend it on accessories. Cool wall pieces, interesting cushions and a lovely rug can all really elevate the look of your home. 03 Compare and contrast. Don’t just stop at the first website or store you come to. Research is everything. Some retailers will match the price of a cheaper alternative. 04 Have a loan. Some homewares stores will let you “try before your buy”. It’s worth asking! That way you can be a hundred per cent sure you are making the right decision. 01. Pixie print / Matt Blatt 02. Red Metal 31cm letter / Provincial Home Living 03. Replica Teak Monkey / Matt Blatt 04. 05 Shop safe. Be security conscious when shopping online. It’s not always easy to tell if a site is legitimate. Keep your web browser up-to-date and invest in security software that warns you of suspicious sites. 06 Mix high end with high street. You don’t need to kit out your home entirely in designer furniture for great style. Invest in one great “statement” piece of furniture and then mix it with budget buys. 07 Measure up. Make sure you know the size of the space you are trying to fill. If you are decorating an entire room, have a practice run. Mark out where you think the couch and rug should go. If you are shopping retail, rather than online, take a tape measure with you!

08 Market finds. Online and in-store are not the only options for interior design purchases. Garage sales and markets are great sources of second-hand style. 09 Think ahead on shipping. If you buy something big, don’t forget to factor in shipping costs. When it arrives, inspect it immediately before the courier leaves. If damage has occurred, your ability to make a claim depends on notifying the shipper immediately. 10 Get real. Purchase for the way you live, not the way you wish you lived. If you know you like to eat while sitting on the couch, perhaps beige linen is not the best choice for upholstery. Be honest about your design needs, budget and lifestyle and you’ll make much smarter decisions. 04

That means we can make sure our customers get more of the best. There are some real advantages to being the biggest building company. The first one is buying power. Quality and value are the hallmarks of a Hickinbotham home. We won’t compromise on either one. The Numbers Don’t Lie

RECOMMEND HICKINBOTHAM TO OTHERS It’s a simple finding and its importance cannot be underestimated. In a highly-competitive market, clients who have built with Hickinbotham understand the quality and value they’ve received - and they want to achieve it again. Not surprisingly, the feedback received cites building quality, price, speed of construction, transparency and excellent customer service which are sure to bring clients back to South Australia’s largest and longest established builder. While some builders are unable to deliver on what they promised, Hickinbotham has built its reputation around giving homeowners the best value quality home, built on time and without hidden expenses. Simple and honest undertakings have led to repeat business for Hickinbotham – an 18-week build time guarantee, a range of quality standard inclusions, the use of experienced professional tradespeople and a price that competitors struggle to match. Managing Director Michael Hickinbotham says honest business practices are a mainstay of the company’s culture and the reason people keep coming back to build again. “We do our best to provide our customers with unbeatable value, which we define as a beautifully designed, well-built home, backed up by people who care, at the most competitive price in the market. As a result, we currently have the largest market share and long-standing relationships with home buyers who, in many cases, have built with us time and time again.” Mr Hickinbotham says the company always welcomes feedback from its customers as it strives to offer new levels of excellence, not just in the end product but the whole building experience. While the feedback is overwhelmingly positive, any concerns or suggestions on how the building experience can be improved are always welcomed so improvements can be made. “Every customer rates the organisation out of ten for overall quality and service,” he says. “We also ask them whether they would build with us again and recommend us positively to friends and family. I am proud to say our average score is around 9 out of 10 with close to 100 per cent saying they would build with us again. This is a source of great pride to everyone in the company.” Stephen and Samantha Corns of Fulham Gardens described their building supervisor as “awesome” and were over the moon with every aspect of the selection and building process. “The entire process was really exciting for us,” she says. “Thank you to the entire Hickinbotham team and the contractors and especially the building supervisor for building our beautiful home. We love it.”

So what is the very last thing that happens before a Hickinbotham customer picks up their front door key? The customer and the site supervisor go through the house together to make absolutely sure that everything is just as it should be. If there are any problems, we want a Hickinbotham person to be there and make sure they’re fixed.

The lines of feedback communication include focus groups of people currently building with us, follow-up phone calls from our staff and an online feedback page where people can leave a comment. As well, mystery shoppers are employed to anonymously visit our display villages and report back on their experiences.

This final inspection is just part of a much larger process that Hickinbotham has designed to ensure that our customers have the best possible experience. This process has been developed by asking the experts. And the experts are the thousands of customers we’ve had over the years.

...90% of customers rate our customer service as 9 out of 10 or higher. We are proud of that outcome and we’re always working to better it.

Everyone who builds a house with Hickinbotham is asked to rate every aspect of the building process and each staff member’s performance. As Hickinbotham’s Operations Manager, Kylee Harry believes we can only improve what we can measure. “Hickinbotham is really keen to hear feedback about everything, from the very first contact a person has with us to the first three months of living in one of our homes.”

“All these insights are so valuable to us,” Kylee says, “And what customers say has a positive impact on how we operate.” Feedback information is shared with management and sales staff so that service standards go beyond customer expectations. The information also shapes the in-house customer service training that is on-going for Hickinbotham staff.

Knowing that customers want a top quality finish and on-time completion, we’ve put robust quality control systems in place so homes come in on time and on budget. Highly trained supervisors project manage the construction and report regularly on progress. Customers also want direct communication, so we have grown our client services team to keep track of project milestones and answer questions. Here’s a feedback figure that Hickinbotham is proud of. Following the final key handover, 90% of customers rate our customer service at 9 out of 10 or higher. We are proud of that outcome and we’re always working to better it. “A happy customer is the best advertisement we have, and a source of pride for everyone.” says Kylee, “It’s something money can’t buy.”

Culture

Hickinbotham has developed over 50 community estates and while there may have been advancements in urban planning along the way, the core objective has always been the same, to create a place THAT residents LOVE AND are extremely proud to live in.

It’s hard to put your finger on exactly why a master-planned Hickinbotham community feels better. But it does. There are the obvious things, like the careful balance of residential areas and open spaces; the sense that the designs of the homes are in harmony with each other; and the effort to preserve and incorporate natural elements of the landscape. But that is all part of a bigger picture. When Hickinbotham starts working to create a new community, our planners walk the land and think about what it can offer. First, they draw on Hickinbotham’s own experience in building over 50 previous communities, then they apply the latest thinking in what it takes to make a place where people don’t just live, they live well. Communities are also designed specifically to get the most out of their surroundings, whether it’s Seaside at Moana or the country setting of Eden and Liberty at Two Wells. Since the beginning, Hickinbotham has worked hard to make its communities more water-wise. At the building stage, and where possible, innovative infrastructure is put in place that allows water to be stored and reused for parks and other amenities. Hickinbotham also tries to incorporate community designs that mean people can use their cars less because shops and open spaces are located for easy access by the most number of people.

27

Get to know Hickinbotham

In the last 10 years, the value of Andrews Farm homes has increased by 92.6% according to RP Data. There is also the underlying principle of learning through play. A successful example is Starfish Park, which is a community playground at The Rise at Victor. According to Dr Fraser Mustard, who is world-renowned for his work in early childhood development, “Play expands intelligence, stimulates the imagination, encourages creative problem solving and helps develop confidence, self-esteem and a postive attitude towards learning”. Starfish Park was designed to incorporate his principles of learning through play. One of the great benefits of designing a community from scratch is being able to think beyond today and into tomorrow. Hickinbotham was the first developer to put telephone lines underground and protect established trees from removal, features that are now of great value to their communities. Today, Hickinbotham planners ask themselves what this new community will need five, 10 or 20 years from now. Allowances are made for schools, community facilities, shops and transport. It’s about giving communities what they need to grow easily and well in the long term.

“We loved the outlook over the nearby hills and sea and we’re able to shop at Victor and Goolwa and visit nearby wineries”. Steve Oakley, The Rise at Victor

28

“There are lots of young families like ourselves and it’s great to have play space for our children to safely ride their bikes and scooters”. Helen Stone, Seaford Rise

Just one example of where Hickinbotham has delivered a great community outcome is the Andrews Farm development of almost 2000 homes. A thoughtfully designed northern suburb established in the 1980s, all the Hickinbotham community design elements have come into play to create a lively and efficient community. It’s a great place to live and the market knows it. In the last 10 years, the value of Andrews Farm homes has increased by 92.6% according to RP Data. According to the Real Estate Institute of SA’s past president, Greg Nybo, “This is a staggering increase in value and it has helped to set up families for life.” So Hickinbotham master-planned communities don’t just deliver for home owners, they’re also a great opportunity for investors. Whether it’s new developments like Seaside at Moana and Eden and Liberty at Two Wells, or more established communities like The Rise at Victor, Coast at Seaford Rise, Barossa Estate at Nuriootpa, there are opportunities for people to create the lives they’ve always wanted with all the benefits of thoughtful and innovative community design.

“The estate has larger blocks and beautiful scenery and it’s a peaceful place to live. It gave us plenty of room to build our preferred design, the Preston (single storey, four-bedroom home with 15.91m width), which we love because of the smart use of space and the open-plan living area”. Holly Carter, Barossa Estate

Bordered by Ocean, Waterport and Mentone Roads, the estate at Victor Harbor, has been designed and constructed entirely by Hickinbotham, ensuring an attractive and harmonious development in which residential styles complement one another. “Just 10 minutes from the centre of Victor Harbor, The Rise at Victor offers a high quality, master-planned estate and great value house and land packages,” says Hickinbotham Managing Director, Michael Hickinbotham. “At Hickinbotham, we pride ourselves on building communities not just houses - and we’ve been doing this since 1954.”

32

“Nowadays it is uncommon for one company to develop an estate and build most of the houses in it. However, we find this results in a more appealing streetscape and desirable place to live.” “Plus, dealing with the one group of companies for both your house and land makes the whole process a lot simpler, quicker and more affordable for our clients.” With allotments ranging in size from 360 square metres to 800 square metres, the estate has house and land packages to suit singles, couples and families. Some allotments have sea views, while others are adjacent, or look on to, reserves. “Open space is one of the key features of the estate, with 19.5 per cent of the development dedicated to reserves,” says Michael. “There will also be walking and cycling trails, and easy access to adjacent areas.”

Long-time supporters of the environment, Hickinbotham has a well-earned reputation for water initiatives. In addition, passive solar power design will be maximised through allotment orientation and house design. “This results in a harmonious approach as architectural styles are designed to complement each other and the allotments are planned with building in mind, making the packages extremely affordable,” says Michael. The Rise has a wide selection of generous sized allotments to suit all buyers, with large sections of the estate featuring sea views. Coast at Seaford Rise is another of Hickinbotham’s integrated developments, with over 400 allotments all sold out. For more information visit theriseatvictor.com.au or phone 08 8366 0000

Vine Living Set on the banks of the North Para River, the estate features majestic 100 year old gum trees and is surrounded by farmland. In a new style of development, Hickinbotham has master-planned the whole community from house designs and streetscapes to fencing and landscaping. A reserve that links to the Linear Park and Barossa Bushgardens is a feature, and vineyards have been incorporated to acknowledge the Barossa’s position as Australia’s most famous wine region.

The Rochestor at Barossa Estate

Leading architects, designers and planners collaborated to create a unique community that captures the essence of the Barossa.

The development addresses a growing demand for housing in the Barossa, driven by the economic growth of the region and the increasing ‘tree change’ trend, which sees city workers and commuters seeking a more rural lifestyle. “After talking to Barossa locals, the overwhelming message we received was that the community wanted the area to grow but in a way that retains its heritage and unique character,” says Managing Director, Michael Hickinbotham. “We invited leading planners, architects and designers to collaborate in creating an estate that captures the essence of the Barossa, and our design team set out to understand what made the region so special, studying its townships, streetscapes, style of homes, colour palettes and landscaping.”

Natural features such as 100 year old majestic gum trees and the North Para River have created a charming setting for Barossa Estate – already home to over 100 residents.

“The result is a range of architect-designed home elevations that incorporate traditional and contemporary styles. Harmony and synergy are achieved through design features like wide eaves, elevated roof pitches, colour palettes and natural materials like solid stone and timber.” Barossa Estate is a beautiful community that reflects the heritage of the region and residents are proud to call it home. Get to know Hickinbotham

Sixty years helping people with the biggest financial and lifestyle investment they’ll probably ever make, means Hickinbotham is doing something right. When Hickinbotham started building its first house in 1954, it also started building its reputation. Sixty years later, Hickinbotham is South Australia’s longest established building company and more people trust Hickinbotham to help them build their homes than any other builder. Hickinbotham’s core principle of providing South Australians with quality homes at affordable prices started with its founders - Alan Hickinbotham and his father, Alan Hickinbotham senior, who was a leading academic. Together they were committed to traditional ideas of excellence and service but they also wanted the company to be forward looking and innovative. Today, the company’s Managing Director, Michael Hickinbotham, is proud of the standards set by his late father and has committed himself to building on them.

“I loved working with my father through all the ups and downs,” Mr Hickinbotham says, “A key lesson I learned from him was about respecting the people who are important to the business. Our customers of course. But also, our excellent staff and subcontractors. The idea of giving value underpins every relationship.” Even in the earliest days, Alan Hickinbotham knew that to build the best homes, you had to work with the best people. Today, Michael seeks out leading architects and designers so Hickinbotham homes are more than just beautiful and well made. They have comfortable living spaces, clever storage, great natural light and they’re kind to the environment. “Everyone who builds a Hickinbotham home benefits from over 60 years of us evolving with the industry and with our customers,” Michael says, “We’re always fine tuning our ideas and pushing the envelope to achieve better outcomes.

We have a tremendous amount of corporate memory that puts real depth and value into every home we build.” When Alan Hickinbotham and his father built that first home, he couldn’t have known how far his ideas would take his company. Today, approximately one in four homes constructed in Adelaide are built by the organisation. The company has also created more than 50 communities around the State. But for the many

thousands of people Hickinbotham has served, there is still a focus on the particular needs of each person they build for. “After our long history, people come to Hickinbotham expecting an experienced company that builds great homes,” Michael says, “We make it our business to deliver on that. We have checks and balances in place because we want every person who builds a Hickinbotham home to have the same great experience.”

do your RESEARCH!

As quality manager of British Aerospace, John insists on the best quality when building.

Happy investors!

Whether they’re larger portfolio owners or small investors trying to build some security for the future, South Australian investors have been turning to Hickinbotham for years.

Working as a quality manager for British Aerospace, John will not tolerate second best or builders that cut corners. He knows what to look for in a builder and he’s found Hickinbotham meets the standards he expects of a quality builder.

Investors list quality building practices, competitive pricing, attention to detail and unwavering customer service as major factors in choosing Hickinbotham and the fact they’re supporting South Australia is a bonus.

“We see building as a better investment. We know when we build with Hickinbotham that it’s quality and a lack of worry. We’re happy when we do the handover that if there are any minor problems, they’ll be sorted out straight away”, says John.

John and Lorraine Williams believe building gives the owner a better chance to put their stamp on the property, create it exactly how they want it and can add value. Buying an established home, they say, means buying a property that’s already had the value built-in and taken out by the former owner. When they chose to build upon emigrating to Australia some 20 years ago, the decision was an easy one stick with a local company whose reputation has always been above reproach. John and Lorraine are working towards a comfortable retirement and the security, quality and price of a Hickinbotham home as an investment is making that a reality.

John says Hickinbotham’s help in finding suitable land was a major advantage, adding the builder would contact them day or night the moment a suitable block became available. Lorraine, who also works north of Adelaide at Lyell McEwin, is impressed with Hickinbotham’s standard inclusions. She says they helped make their investment properties more viable from the outset. “We’ve found we got a lot more with a Hickinbotham home,” she adds. “A lot of things other builders called extras are standard with Hickinbotham. We have looked at other builders but there’s been a $20,000 difference. That’s so important when you’re building an investment property.”

clever thinking Great home design doesn’t happen by accident. Hickinbotham works with the best designers but an important part of our design strategy is using the ideas and opinions of the people who live in our homes.

“This is a dream home for anyone who loves to entertain,” Ruth says, “But we also wanted this kitchen to be a place where the family could easily spend time together. Our buyers are telling us that’s exactly how it works, which is great.”

Ruth Vagnarelli still gets a thrill every time she walks through a newly built Hickinbotham home. As Hickinbotham’s Design Director, she loves to see so many design ideas in place and working. Today, she’s taking another look at the Preston Alfresco.

Focus groups and customer surveys are an important way that Hickinbotham knows how their designs are working. The designers combine this information with the latest advances in home construction to make sure all Hickinbotham customers get the features they want and need.

“It’s easy to see why this is a top seller,” she says, “There is such a sense of luxury here but we designed it to be totally functional as well. Look at all this clever storage space.” The Preston Alfresco is four bedrooms and 250 square metres of comfortable living areas, stylishly functional domestic spaces and lots of natural light. The impressive gourmet kitchen has everything a keen cook could need – plenty of bench space, lots of cupboards and a huge walk-in pantry.

“One thing that often comes up in surveys,” says Ruth, “is how important quiet spaces are for a family. The Preston Alfresco has certainly been designed around that idea.” To minimise noise spilling over from the home theatre, it has been put at the front of the house, away from the living areas. The children have their own zone as well with a substantial multi-function bathroom right there to help keep the junior chaos localised.

“Another world away from the children’s bedrooms is the master bedroom,” Ruth says, “We actually designed it to be more like a luxury retreat.” The master bedroom is in its own quiet corner of the house. All the bedrooms have built-in wardrobes but in the master bedroom you’ll find a his-andhers walk-in robe plus a spacious ensuite with an extra large shower and a double-bowl vanity. “There are so many great things about the Preston Alfresco,” says Ruth, “But I think my favourite feature is the thing that gives it its name – the alfresco entertainment area.” The alfresco area flows naturally from the living and dining area into the sunshine and fresh air. It’s a natural place to entertain guests or have some outdoor time with the family. “South Australia has a wonderful Mediterranean climate,” says Ruth, “I love that the Preston Alfresco gives families a great place to enjoy it.” Visit the Preston Alfresco and see why it’s one of South Australia’s most beautiful homes.

House to home

floorplan know-how

architect Peter Nielsen We asked experienced plans. ins and outs of house to help explain the

Architects and builders have their own way of presenting plans, but there is an overall industry standard. If you can read one plan, you should be able to read them all.

There are three main types of house plans: Floorplan sketch shows the basic layout and dimensions of a home. It is simple and is not always drawn to scale and is often “prettied up“ with diagrams of chairs, tables, beds and other furniture. Construction floorplan is very detailed and includes everything, even the kitchen sink. “The builder will eventually be working from this plan, so check it carefully, as the final contract is signed on the understanding that these drawings are correct,“ says architect Peter Nielsen. Construction floorplans are usually drawn to a 1:100 scale. One centimetre on the plan represents one metre, or one millimetre is equivalent to 10 centimetres. Site plan shows the exact position of the house on the allotment in relation to the boundaries. Each council has its own specifications on how close a house can be built to boundaries, Peter advises to double check this plan carefully.

50

01 Measurements - Four sets of parallel lines are the entire measurements of the house, down to the width of walls, and they are always expressed in millimetres. The top lines refer to the largest dimensions like exterior walls and then work in toward the centre of the plan. Holding a ruler against one of the measurement markers explains the part of the plan the measurement refers to. 02 Roof Overhang - Dotted lines around the outside of the house shows the width of the roof overhang. 03 Roof Angle - Dotted lines across the whole floorplan represent the different roof angles. 04 Veneer Wall - A diagonally lined border on the outside of the house with the black line underneath denotes a brick veneer wall. 05 Windows - Window dimensions are in metres and expressed as four digit numbers - the first two digits refer to the height of the window, the second to the width. Take the

window in the living area of our plan. It is listed as 21:24, which means it is 2.1 metres high by 2.4 metres wide. The type of window to be installed is shown on the side elevation drawings. 06 Doors - The door widths and the direction in which they open are all noted. 07 Openings - Double dotted lines with dimensions indicate an opening. The first dimension is always the height; the second is the width. 08 Lights and Switches - Curved dotted lines on the ceiling lights show corresponding wall switches. 09 Abbreviations - Building plans use all sorts of abbreviations like ‘obsc’ next to bathroom and toilet windows, which means obscure glass, ‘dp’ shows the location of a down pipe and ‘mb’ denotes the metre box position. Most of these are fairly selfexplanatory. If there is anything out of the ordinary, it is written out in full on the plan.

SUBDIVIDE The key to making money is by adding value, which is why savvy investors are making the most of the housing shortage by subdividing and building.

that is competitively priced to suit their allotment, fast build times and the peace of mind in dealing with a company that has been around for 60 years.

A significant under supply of housing is adding to tight rental markets, says Housing Industry Association senior economist Andrew Harvey.

“We have over 300 designs and can show clients what is working well for investors. We offer an 18-week build time guaranteed on approved homes, plus the security of a 25-year structural guarantee which means something when you have been in business as long as we have,” says Operations Manager Kylee Harry.

Past President of the Real estate Institute of South Australia Greg Nybo agrees, stating “we simply need more housing stock”. This is music to anyone’s ears who is looking to secure their financial future by subdividing and building multiple homes. Whether you want to unlock the equity in your own home or perhaps you have found a site that is ripe for development, Hickinbotham has the experience and know-how to guide you easily through the process. As the largest builder in the State, we have huge volume buying power and can offer outstanding value for money. On top of that we understand what investors need; the right design

“Put simply we have the know-how to save clients time and money plus we produce an outstanding result.” Whether you want to demolish an existing home and rebuild or subdivide and build multiple dwellings, we can guide you easily and efficiently through the process involving planners, surveyors, conveyancers and engineers. We have long-standing relationships with quality experts who can assist and offer competitive rates for Hickinbotham clients. “Our team

TYPICAL ELEVATIONS

The Affordable Architect Series opens the door for more people to buy a house and enjoy the security of home ownership. “We can build homes at such affordable prices because the company has enormous buying power that is unmatched by any other builder, meaning substantial savings can be passed onto clients,” explains Managing Director, Michael Hickinbotham. “By adding leading architects to the equation, we bring a fresh approach to living - offering innovative, environmentally sustainable homes at a price first homebuyers can afford.” The architect fees are paid for by the company, which increases the number of people who have access to high quality, affordable, architect-designed homes. With almost 50 different designs in the collection there is a wide choice of floorplans as well as elevation styles. “We also offer suggestions for possible extensions to allow people to buy what they need now, knowing the house can evolve with their family in the future by adding more bedrooms if, and when, they can afford an addition.” Hickinbotham understands that different designs suit different allotment orientations. Rather than just site any plan on a block, the Affordable Architect Series means you can now choose an architect-designed home that best suits your specific allotment with the correct solar orientation, and at a price that suits your hip pocket. True energy efficiency will only be achieved with a sustainable plan as a base - without this, the rest is just window dressing. Clever design, good house orientation and garden layout can all help reduce heating and cooling costs. In winter, the arc of the sun is shorter and the angle lower. To maximise the warming winter sun, the main living rooms should face north, and the windows on the northern side of the house should be large. In summer, the arc of the

sun is much larger and the angle higher. A roof overhang, a verandah or a pergola with a deciduous creeper on the northern side will prevent the hot sun penetrating the main living areas in summer. The partnership with Hickinbotham has allowed awardwinning architect Max Pritchard to achieve his long term ambition of improving the aesthetic and energy efficiency of houses in the volume building market. ”It’s hard for an individual to have an impact in this area because we just can’t build anything like the price that Hickinbotham can,” says Max. “The concept of usable outdoor space, encouraging people outside, is the basis of sustainable design. I want every space to be a really pleasant environment and the relationship to outdoor and indoor is central to my designs.”

Hickinbotham approached Max because of his commitment to sustainable architecture. Innovative design with an environmental focus that is affordable was our brief. We asked Max to produce a range of homes that are kind to the environment yet extremely liveable and at a price within the reach of homebuyers on a budget. The result is a beautiful series of extremely affordable homes with a style that is uniquely Australian. Designed with a relaxed, contemporary lifestyle in mind, these homes are flooded with space and light and make a feature of fabulous open living rooms that seamlessly flow out on to their central courtyards. The designs marry the principles of sustainability with good living and great design. You can explore all the Affordable Architecture Series floorplans from page 429.

LED LIGHTING LEADS THE WAY

ENERGY-EFFICIENT LIGHTING - WHY LED? LED OPTIONS

With the increasing global focus on the importance of energy efficiency, we are all conscious of finding ways to make better use of our natural resources. Add ever increasing government regulations to this, and it becomes obvious that traditional light sources such as incandescent and halogen lamps, are fast becoming obsolete. While LED lighting has been around for decades, it was never considered suitable for general lighting applications because of excessive cost and relatively poor brightness levels. However, with LED technology advancing rapidly over the last decade and the intensity of the light output increasing, the price tag has also dropped dramatically, making the many benefits of LED lighting accessable to everyone. The extremely high efficiency of LED lights can reduce your running costs by up to 70%. Almost all of the energy they use is converted into light,

compared to traditional light sources that consume a large portion of the energy by producing heat. Naturally, with almost no heat generated, your room temperature remains unaffected, saving on cooling costs during the warm months. It also means that LED lights are a safer option and virtually remove the possibility of heat damage to the surrounding environment. Another superior feature of LEDs is their extremely long lifespan. Clipsal’s quality LED range offers downlights designed to last 50,000 hours, meaning many years of trouble-free use after installation. Think of the savings in both cost and time from not needing to change blown lamps on a regular basis. As LED technology advances, Clipsal remains committed to offering you the latest products that provide you with benefits to make your life easier. LED Downlights - LED lamps cost less to maintain and have an extremely long lamp lifespan compared to traditional low voltage downlights. They convert almost all of the electricity they consume into actual light output - making them the smart lighting choice. LED Cabinet Lighting - These lights are the perfect solution to highlight any features of your home. Low running costs are achieved by high quality light output from low wattage LEDs. LED Strip Lighting - For enclosed spaces, such as behind splashbacks, in pelmets or for home theatres, this versatile lighting option is ideal because it produces almost no heat. A GOOD VALUE HOME? If you want to know what makes a good value home, look no further. We’ve asked top architect, Max Pritchard, and the winners of The Block Sky High, Alisa and Lysandra, about what to look for. 63

“CONSIDER OUTDOOR SPACES” MAX PRITCHARD - ARCHITECT For Max, good value comes from using and enjoying all the spaces in your home, “Having rooms that you hardly ever use doesn’t represent good value,” he says, “It’s tempting to have multiple living areas. But having one brilliant space that you get lots of use out of is always going to be better.” Max also asks home buyers to think about using one space in more than one way. For example, having a study that can double as a spare bedroom. When he’s designing a home from scratch, Max always thinks first about orientation. The ideal is for living areas to face north so they catch plenty of warm winter sun. This can make a real difference to energy usage. “If the living areas can open up to a pleasant outdoor space, that’s great too,” says Max. Obviously, not all homes can have ideal orientation so then other things have to come into play in terms of locating rooms. “You have to think about how people want to live,” Max says, “One person might love the idea of morning sun streaming into their bedroom but someone else thinks it’s a disaster.”

64

For Max, one of the most exciting developments is the move to energy efficient and sustainable design. Architects can now capitalise on new products and ideas to deliver a more usable and efficient home. One thing Max warns people against is using faddish design and decoration, “You don’t want to be kicking yourself in five years time about those ridiculous tiles,” he says, “Think timeless. Think sustainable.”

LAYOUT IS EVERYTHING ALISA AND LYSANDRA - WINNERS OF CHANNEL 9’S THE BLOCK SKY HIGH One reason Alisa and Lysandra came out as winners on The Block was their talent for design. They believe that a home gets a big value boost from a good kitchen and bathroom but also from the quality of the general layout, “Good layout makes things really flow,” says Alisa, “it can make a space seem much bigger than it is.” The Block has often told us that the kitchen is the ‘heart of the home’ and Lysandra agrees, “It’s the place where everyone in the family spends time. It’s a great bonding space. So a good kitchen will make a home much more saleable,” she says.

House to home

“By making your own choices you have more control in getting your house to feel like a home.”

WHAT DOES HICKINBOTHAM DO TO ENSURE VALUE FOR YOU?

The sisters also think people should put a lot of thought into the bathroom because it adds a very important note to a home. “It’s a place where you can create a real sense of luxury. It becomes a very memorable feature, beyond being ‘just a bathroom’,” says Lysandra.

01 EMPLOY THE BEST TRADIES Some of the State’s most skilled tradespeople work for Hickinbotham, including some whose families have been working with us for over 30 years.

The ideal starting point for Alisa and Lysandra is to build your own home. “There are usually a lot more compromises when you buy an established home,” says AIisa, “By building your own, you’ve got more control. You can give it the features that you know make a great home.” An important lesson learned from The Block was how much difference styling can make, especially to a home with layout problems. “It can change the feel of an entire build,” says Alisa, “and turn a house into a home. So it’s worth doing it well.” For both sisters, what makes a home a good value house is being happy with it. As Lysandra says, “If you’ve made it work within your budget and you like the result, then that’s what it’s all about. That’s value.”

02 IT'S ALL ABOUT THE STRUCTURE Building with Hickinbotham is a safe choice. Your home will stand the test of time, backed by our 25 year structural guarantee and quality certification program. 03 A FAIR DEAL We know times are tough so our aim is to help out where we can. Hickinbotham’s Torino Display at Mt Barker

Get the brief right Ask yourself lots of questions. The basics - How many bedrooms and bathrooms? Do you need a study? How big should the kitchen be? Also consider the way your rooms are zoned to ensure areas for privacy and flexible areas for entertaining. Think about the outside of your home, what kind of garden, low or high maintenance? Do you want an alfresco area? Remember to consider what you might need in the

future, thinking about all of this now could save you money later! How do I want my home to look? If you cannot define the style you want, you will never be able to create one. Do you want your style to be minimal, contemporary, classic or traditional? Remember, if you opt for trendy ideas, these can go out of fashion quickly. Make a visual diary with pictures from magazines and take photos of any housing elevations that appeal. Visit display homes to gain inspiration. Four seasons Always consider what your home will feel like throughout all the seasons. This will help you to decide where to place windows, doors and skylights in order to optimise sunshine and light.

Lock in the design before building A good building consultant knows about the practicalities of implementing your design and can save you money by achieving similar outcomes in smarter ways. Be willing to make adjustments and avoid making changes after building has begun because this is costly and will significantly delay the completion date.

Develop colour schemes Colour is one of the most fundamental elements of design. Colour schemes can make or break the design - as can room layouts so consider them carefully. Get inspiration from home magazines and display homes.

study

Less is usually more Many people will go overboard when designing. Once you have your ideas and plans on paper, take a step back and consider them over a few days.

Get accurate floorplans to scale Use your floorplans for furniture selection and placement - you don’t want to end up with a sofa that is too large for the room. Decide if you want an extra big fridge, a walk-in pantry and what size oven and cooktop. These need to be considered before your kitchen layout is finalised as this will affect the overall design of the benches and cupboards. Display homes can give you an idea of space.

THE SELECTION PROCESS In 10 simple steps So you’ve chosen your Hickinbotham design, signed off on your master plans and received your construction report, what’s next? Step 01 Visit our Design Selection Centre Visit Hickinbotham’s state-of-the-art Design Selection Centre, where you can choose all the colours and finishes for your home in one location. Step 02 Meet with one of our design consultants A trained design consultant will work through the entire design selection process with you, ensuring that the colour scheme you choose is right for your home and your lifestyle. The whole process takes around 2.5 hours, and clients are encouraged to come armed with ideas and pictures of the type of colours and finishes they like. “The design selection process is all about helping the client develop a vision of how their home will look, and we generally get the process underway with an informal chat about their home over a coffee,” says Hickinbotham’s Operations Manager, Kylee Harry. Step 03 Choose your exterior Start with the home’s exterior, including brick colour, roof tiles and paint colour, it’s important that each element complements the other. Step 04 Make your paint selection Once the exterior is complete, it’s time to move inside. The first interior decision is paint selection. Client’s choose one colour for the entire home, so it’s important to select a neutral tone that will work with planned décor. Hickinbotham’s colour experts will advise clients on how they can customise their home once they have moved in – through feature walls, soft furnishing, art and home accessories.

Hickinbotham’s one-stop Design Select

ion Centre

Step 5 Fabulous floors and doors Next up are the floors and doors for the new home. Again it is important that there is consistency between all the rooms in the house. Choices include timber floorboards, tiles and carpet. Step 06 The kitchen connection The kitchen requires considerable planning, so quite a bit of time is devoted to this area of the house. Decisions include benchtops, cupboards and appliances. Hickinbotham’s consultants can be as hands-on or as removed as you like throughout this stage of the process. Popular Hickinbotham kitchen choices range from the modern, all white with stainless steel appliances to the classic jarrah routed cupboards with stone bench tops. Step 07 In the bathroom / laundry The final rooms in the house to be reviewed are the bathroom and laundry, where choices for tapwear, benchtops and cupboards need to be made. Step 08 Detailed assessment Decisions done! Next you will be given a print out of all your selections – so you have them on hand for convenient review. Step 09 Refine your look Hickinbotham understands the importance of a well-considered decision. That is why at the end of your selection process, you have time to review all the choices you have made. You can come back to the showroom to review your selections at any time. Step 10 Lock it in Once you are 100 per cent sure about your decorating choices, it’s simply a matter of signing the paperwork. Hickinbotham will then make your dream a reality.

BATHROOMS

One of the best things about building a new home is having a clean palette to work from. It’s your chance to decorate your home just how you want it and to inject your own sense of style. If you’re in need of inspiration, turn to home magazines, TV shows, display homes and homeware stores – they’re all bursting with ideas on how to create the perfect home. Selecting the right colour combinations is often the key to a successful home décor. Here are some tips to get you started: > Go mono. You can’t go wrong with a monochromatic palate. Monochromatic colour schemes often feature variations of a single colour or hue – such as whites, creams and neutrals. Guaranteed to create a spacious and contemporary atmosphere, these schemes can be brightened or updated through the inclusion of bright accessories and soft furnishings. > Crazy with colour. For a striking and vibrant feel, consider a complementary colour scheme that uses directly opposite colours like shades of orange and purple. A good way to do this is by introducing a feature wall into a room or by using contrasting cushions against your sofa. Consult a colour wheel to ensure the colours you’ve chosen are complementary. > Be dramatic. For warmth and drama, you can’t go past red and orange tones. However, they can make walls seem closer together, so use them where you want to create an intimate and cosy atmosphere.

72

The best exterior house schemes, take their inspiration from the natural environment – hues and textures that complement the neighbourhood. Homes in a beach setting require different palettes to homes in tree-dotted landscapes. The key is to not choose too many colours. Variations on a single hue work well, with interest added though texture.

Defining your decorating style can take time! And then, just when you think you’ve nailed it – your tastes change! One decorating rule experts agree on is that a neutral base palette is a foolproof framework. Keeping the background scheme to just a few colours enables you to add accent pieces that brighten the room, reflect your personality and can easily change when needed. Here, a similar base palette of off-white walls and neutral floor covering has been used to create two completely different looks. This room combines vintage pieces with bright bursts of blue for a look that is both timeless, and bang-on trend.

White and Wood One of the strongest trends in interiors this year is the combination of white and wood. It’s modern, but warm – the best of both worlds. Here at Hickinbotham’s Seaford Meadows display home the kitchen pays homage to the simplicity and purity of Scandinavian design, which lends itself beautifully to beach house decorating.

WHICH WHITE? White is one of the best colours or non-colours to use when you want a fresh, light-filled space. Be sure to choose a clean white as opposed to a creamy or tinted white to keep it modern.

05 EMBRACE MINIMALISM Simple reigns in the bathroom and it's all the better for it. For a large house you may want to mix up the tiles and have some distinction between the adult and children's bathrooms. Unexpected elements that you wouldn't think work too - for example, these wooden coat hooks keep the room looking organic and natural - not like a hotel. A cute woven basket to hold toilet rolls looks great and adds an organic texture. Bathrooms can be tricky spaces to light, as you need a general light source that will light your face from in front rather than above.

FLOORED ORING WHEN CHOOSING THE COLOUR AND TYPE OF FLO THE BIG PICTURE FOR YOUR HOME, IT’S IMPORTANT TO THINK OF

Choosing the right flooring can be one of the toughest jobs of all. Floors have an enormous visual impact and are often the starting point for the home’s decorative scheme. On top of that there are the practical considerations of punishing wear and tear. TIle Style For timeless, long-lasting flooring, tiles are your top option. They’re cool in summer, soak up the sun in winter and can’t be beaten for wet areas. Glossy glazed ceramic finishes are water-proof and need no maintenance, while smooth matt surfaces, which are less slippery, are better for floors but may need sealing. Porcelain tiles are denser than ceramics. They can be glazed, unglazed or polished, and can mimic the look of natural stones. Unlike ceramic tiles, they’re the same colour all the way through, so any chips won’t show as much. On Board with Timber Timber floors are one of the strongest trends in interior design. For good reason – timber floorboards work

in any style of house, they are hard wearing and provide a subtle link to the natural environment. Popular choices include Tasmanian wattle, bluegum and creamy blackbutt. Carpet Magic Occasionally, interior designers, suggest carpets are out of fashion, but the truth is, they are an essential element of home comfort, especially in the bedroom and they can’t be beaten in terms of sound absorption and insulation. All Natural Natural flooring materials like sisal, coir and jute have a warm beauty and because they’re made from spun vegetable fibres, they have eco-friendly credentials. They come in various colours, whether natural or dyed (with shades from creamy biscuit to smokey greys and blacks), and a wide range of patterns and textures (from ribbed to herringbone). Because of their tight weave, most natural flooring materials wear brilliantly and resist dirt.

ENERGY EFFICIENT

Low-energy technology meets good looks in today’s vast range of lighting choices. Ambience at the flick of a switch. It’s easy to feel overwhelmed by the huge array of light fittings in today’s market. Here are five lighting looks that will radiate style!

05

04 06

01 Over exposed Lighting components – exposed electrical cord and the humble light bulb – take centre stage this season. Transparent globes will feature strongly as either pendants or occasional lighting according to Beacon Lighting’s Product Knowledge Specialist, Denise Hammond. 07

02 Touch wood From pendants to table lamps, wooden lights – shade included – are everywhere. The boom in wooden lights is due to LED technology, which produces very little heat. 03 Molten metal The use of bronze, brass and copper in lighting is hardly new, but the latest look is less bling and more mellow. With an understated patina, today’s metallic finishes are all about the detail and look best set against a dark, moody background.

LED Lux microchip mini-globe / Beacon Lighting 05. Ledare LED bulb / Ikea 06. LED Lux downlight / Beacon Lighting 07. Hectar floorlamp / Ikea 08. Hayman table lamp / Freedom.

104

04 The supernaturals Plant fibres, recycled materials and handcrafting techniques have been put to use to create a sustainable generation of lights. Textured, organically shaped pendants are environmentally friendly and contemporary. 05 Smart light Low energy lighting is no longer a trend – it’s a necessity. Most light fittings now embrace low-energy globes such as CFLs (compact fluorescent lights) or LEDs (light-emitting diodes). Energy efficient globes may cost more up-front, but they pay off in the long run.

WHAT MAKES this CREATIVE TICK? Top decorating tip? Keep your palette neutral and add splashes of colour with cushions and accessories, this way your scheme won’t date and you can easily and inexpensively update the space later. What things do you treasure most in your house? Treasures gathered over the years that have a special meaning or make me smile, like the carved wooden Brahma’s head in our hall that I bought with my daughter while on holiday in Robe. What is your homes interior style? My style is relaxed, contemporary. I like spaces to be uplifting and to make me feel good. In the formal areas I have chosen the classic feel of black and white, layered with neutrals and subtle accents of colour. I wanted the casual areas to be more lively and fun so I added bright colourful cushions and throws, quirky art pieces and wall hangings. The best things about Adelaide? Having a neat, organised home, makes for a simpler, more streamlined life. But when the clutter piles up and the washing basket is overflowing, an organised home can seem impossible. Yet the solution is easier than most people think. Storage! It doesn’t matter if you are home alone or managing a family, functional storage is the key to domestic harmony. But where do you start? The first step is to cull. Moving house brings the perfect opportunity to get rid of unused clutter. A good rule to follow is; if you have not used an item in the past 12 months, ditch it. This applies to clothing, household appliances and outdoor equipment. Be brutal, aiming to get at least two to three boxes of culled items from each room. Once you have rid your home of unnecessary items, it’s time to zero in on your storage needs. Each room will require different storage solutions. When it comes to selecting your storage, the good news is that storage is one of the hottest trends in interior design. From bright boxes to open plan shelves and vertical bookcases – storage has become a design statement in its own right. It’s never been more hip to be organized.

HANDY STORAGE TIPS > No bench space? A trolley on castors will provide an extra work surface and double as storage space. > Multi-task. Look for furniture with integrated storage, such as a sofa with built-in shelves, a coffee table with lift-up top or storage ottomans. > Out of sight. Lowlevel shelving behind the sofa is great for storing books. Look for designs with castors for easy cleaning. > Stack it. Stackable dining chairs and stools provide extra seating

options and are easy to store away. > Accessorise. Don't forget to add some useful – and attractive – smaller storage items such as a coat rack, umbrella stand or magnetic wall rack for keys, to prevent smaller items from turning into clutter. > Get creative. Look at storage pieces used in unexpected ways, from vintage trunks in the living room and sports lockers in bathrooms. > Go vertical. Use wall space for hanging racks, hooks and shelving.

Home Orientation When you go into someone’s living room and it’s filled with lovely warm winter sunshine, that room has a northern orientation. In summer, that same room might be cooler because the hot sun is high in the sky and can’t get past the eaves and through the window. So a northern orientation lowers energy bills because heating and cooling happens more naturally.

waterConservation Conservation water The average South Australian home uses 600 litres of water every day. That’s a lot of water in a country that regularly battles through droughts. But modern watersaving devices can slash that figure substantially. Some things to consider – every year a SmartFlush toilet can save up to 35,000 litres of water and a water efficient shower head can save a further 17,885 litres plus 437 kg of carbon dioxide. Simple tap aerators can cut water use by up to 40%. When people talk about water efficiency, WELS will probably come up. WELS is the Water Efficiency Labelling Standards Scheme that gives a zero to six star rating to household plumbing components. All Hickinbotham homes include as standard features, water efficient shower heads and WELS-rated tapware. We also offer four star, dual-flush toilet systems. Hickinbotham has always been an innovator in making better use of rain water. So all our homes come with the option of having a rainwater tank plumbed in for use in the laundry and the toilet. We can also install a system that allows you to switch all your taps between rainwater and mains water.

There’s something wonderful about gentle breezes circulating through a house on a hot summer’s day. You can achieve this ventilation by aligning your windows and doors. Adding roof ventilators also helps cooling by removing the hot summer air that collects above your ceiling. Once installed, roof ventilators cost nothing to operate because they run on solar energy.

SolarSystems Systems Solar Solar is one of the most rapidly advancing energy technologies. By installing solar panels in your home, you can reduce your energy bills and your carbon dioxide output. The panels are placed on your roof or you can use a free-standing unit. Either way, an inverter will also be installed to convert the DC electricity from the panels into home-friendly 240V AC power. How much solar you want is up to you. A 450 watt system powers your lights, TV, video, microwave and toaster. A 3000 watt system powers an averaged size home. One of the easiest ways to reduce power bills and carbon dioxide is with solar hot water. Solar collectors install easily on the roof and heated water is stored in a tank. This can save a household up to 80% on hot water costs. If you want to insure against cloudy days, a gas boosted solar hot water system will do the trick, delivering 90% emissions free hot water.

Insulation Insulation A well insulated home can cut bills for heating and cooling by up to 50%. And when your energy bills are lower, so is your carbon dioxide. Hickinbotham offers high grade insulation such as rock wool insulation which has great thermal and acoustic properties and is fire resistant.

Lighting Lighting It’s amazing to think that lighting represents 12% of all the greenhouse gas emissions produced by Australian homes. The good news is, you can easily cut your home’s lighting-related emissions by up to 50% or even more. The starting point is using the new generation lighting technologies. Compact Fluorescent Lights (CFLs) fit almost all lamps and downlights but they use up to 30% less power than filament bulbs and last longer. They’re also four times more efficient than halogens. LED lights are the latest

113

House to home

TAKE

CONTROL and they’re even more efficient than CFLs and last even longer. One thing CFLs and LEDs have in common is that they will shrink your lighting bills significantly. Be aware that each lighting option has its own characteristics (for example, not all are dimmable), so it’s important to talk to a lighting expert about what’s best for your situation.

Glazing Up to 40% of a home’s heating and cooling is lost through windows. That’s why windows are rated for their efficiency through the Window Energy Rating Scheme (WERS), which gives a rating out of five. You may want to consider double-glazing your windows. That’s where each window actually has two panes of glass with a small air space between. Double-glazing has excellent insulation properties, reducing energy bills by up to 60%. It also keeps out noise. Other options include laminated glass and tinting which can reduce heat transference, UV and glare.

Energy Efficient Appliances Most appliances these days are energy rated and different brands of the same appliance can have very different ratings. Here’s the bottom line – the bigger the star rating, the smaller your energy bills will be and the less carbon dioxide your home will generate.

Cooling/Heating Chances are, a big percentage of your energy bills will come from heating and cooling. But the great thing about building your own home is that you can build in climate control that will reduce your overall costs. Here are some of the options. Inverter air conditioning: Standard air conditioners go full speed to reach the desired temperature then turn off till they have to start again. Inverter air conditioners ramp themselves gently up and down to maintain a temperature. It makes for a smoother, more energy

114

pa rt Cooling and heating are a big of yo ur energy co nsumption! efficient process. Inverters are particularly efficient in situations where they run for a long time. They also heat up a space quickly. Ducted reverse cycle air conditioning: Most heaters create their own heat with an element or flame. Reverse cycle air conditioning takes heat from the air around it (yes, even in winter) and circulates that. That means it can heat for a third of the cost of a bar heater trying to do the same work. When it comes to cooling, the system removes the heat from the room then circulates the refrigerated air back. By ducting a reverse cycle air conditioner, the unit’s air can go across your whole home or into designated zones. Multi-reverse cycle air conditioning: This is where each room contains an air conditioning unit that is connected to an outside motor. This allows energy efficiency while providing individual climate control in all the rooms. Ceiling fans: These low key wonders punch well above their weight. For the price of running a light globe, they can reduce air conditioning bills by up to 40%. In winter you can run them in reverse to bring warm air down from the ceiling. You can circulate even more air by using super efficient fans.

Shading On a hot summer’s day, heat can flood into a house through east and west facing walls and windows. Many Hickinbotham designs use verandahs and eaves to help keep the heat outside. But you should think about using awnings and roller shutters as well. Take a look at the garden as well a beautiful deciduous climber on a well placed pergola can keep out summer heat and bring in winter warmth.

Get to know Hickinbotham

THE GREEN PIONEER Environmental awareness was a passion of company founder and chairman Alan Hickinbotham AM and has long been a Hickinbotham hallmark.

118

Get to know Hickinbotham

AHEAD OF ITS TIME Aerial image of Andrews Farm

At the end of the day, we have no alternative but to treat our environment with respect, and to create a better and more sustainable living model. Fifty years ago, the late Alan Hickinbotham was determined that the new Foxfield Estate in Athelstone would be done differently. At a time when most developers gave no thought to making allowances for the environment, Alan was looking at the Foxfield landscape to figure out ways that it’s natural features could be preserved. “The land had never been ploughed or grazed,“Alan said at the time, “It was a beautiful piece of Australia in its original state and I saw it as our responsibility to treat it with respect.” Alan had grown up north of Adelaide at Roseworthy. This semi-rural upbringing gave him an appreciation for the true value of natural spaces. His science degree from Adelaide University helped shape this thinking as he founded his own business – the Hickinbotham Group. As Foxfield took shape, Alan made sure creeks were protected and native flora was given space. He also went to great pains to build roads around the majestic gums that dotted the area. Many of those gums are still there and Foxfield stands as the first residential subdivision in Australia to receive a Civic Trust Award. And Hickinbotham has won two more Civic Trust Awards for other projects that have advanced the cause of creating communities while minimising the effect on the environment. As passionate as Alan was about the environment, he was even more passionate about the sensible use of water. Both passions have been taken up by his son, Michael, who is now at the helm of the Hickinbotham Group. “The idea that huge volumes of water are constantly flushed out to sea – it’s just so wasteful”, says Michael. “I worked with my father to see what we could do about it.” In the early 90s, Alan and Michael worked with the CSIRO to harvest and polish storm water through a wetland system so it could be injected into the aquifer for future reuse.

It was a massive project that attracted international attention. It was also used to establish national standards for water storage. Now the parks, ovals and gardens in the area can be watered from the aquifer for half the usual cost. Around the same time, Michael travelled to 10 countries in six months looking at new ideas for water conservation. One result is the wastewater reclamation plant that was built in 1994 for the township of Renmark. It was one of the first water projects of its kind in Australia, purifying the town’s effluent so it can be reused for irrigating and environmental purposes. Now the town’s waste-water is put to good use instead of polluting the Murray River. Not long after, Alan received a Member of the Order of Australia award for services to housing, urban development and to the community. Hickinbotham’s environmental ideas have always been innovative. Michael used to talk to his father Alan, about a future where Hickinbotham and Australia would build its communities in a more holistic different way. Together, they saw a series of nodal villages - sustainable communities that don’t rely on car ownership. There’d be an old-style town square ringed by shops and high quality, energy efficient housing. The town’s wastewater would be reclaimed and reused in homes, gardens and in public spaces. Any excess water would be stored in the aquifer for future reuse. This water would be used for productive purposes that would create employment opportunities and to beautify the green-belts that separate and intersperse the nodal villages. “I feel that this is an idea whose time will come,” Michael says, “At the end of the day, we have to treat our environment with respect and create a better model for giving life to the communities we create.”

He always dreamed of building his own house and was so taken with a Hickinbotham display home he even insisted on choosing the same colour scheme. Kwadwo built the Viscount “The Hickinbotham building consultant worked with me for months to find exactly the right block and design to suit my budget and she also helped me arrange finance. Although I looked at other builders, I found the value in building a Hickinbotham home second to none.

KENNETH SOWARD After realising the benefits of property investment Kenneth decided to pursue property development, researching suburbs where there is high demand for new homes and purchasing the land early. Kenneth has now built two investment properties. Kenneth built the Milano and the Orchid. “I have built two investment properties with Hickinbotham because the building consultant and the short construction time impressed me. The build time was exceptional. I signed to build two houses with two builders. By the time the tenant was moving into the Hickinbotham home, the slab hadn’t even been poured by the other builder”.

DALE MARTIN & KYLIE MILLER After having built their first home with Hickinbotham, Dale and Kylie considered no other builder when they decided to upgrade from their Kingsborough to a family home, the Viscount. The couple love the extra space and the ability to change aspects of the floorplan to suit their lifestyle. Dale & Kylie built the Kingsborough and the Viscount. “We loved our first Hickinbotham home - it had a lot to do with the building consultant, we were kept upto-date the whole way through the building process and it was a very pleasant experience. We like the Hickinbotham designs as they are well laid out and maximise useable space and you can modify them to suit your style. The Viscount is practical and suits our needs both now and in the future”.

MORGAN BILLINGS First fix carpenter Morgan Billings runs his own carpentry business and has been contracting to the Hickinbotham Group for the past five years. With a staff of five, he’s erected more than 500 first fix frames in that time and seen first-hand the quality standards Hickinbotham employs throughout the building process. It’s no surprise, then, that Morgan has chosen Hickinbotham as his builder when he decided to get into the investment market. “Hickinbotham provides a strong investment because they’re the biggest builder in South Australia and have been for such a long time,” he says. “I was always told bricks and mortar was the safest investment and I’d like to think here in Adelaide it’s a strong market and knowing I have these properties behind me, it’s definitely going to help me prosper in the future. I’ve watched the construction of both my investment properties and I’ve respected the quality put in by all tradesmen.”

Shane & Monica first read about Hickinbotham’s Affordable Architect Series in the weekend paper and were immediately impressed with the concept. They were one of the first clients to sign up to build a house from the series, falling in love with the F09. They decided to knock down their existing home and build their dream, green home. Keen to transform the home into a ‘retreat’, they made a few modifications by adding sliding doors to their bedroom in readiness for the pool they plan to install down the track. Shane and Monica built the F09.

It’s not just a home loan. It’s bigger than that. It’s about a place to raise your family… the community you’re going to be part of. It’s about setting yourself up. Yes, banking is about money. But it’s about something bigger too. It’s about the good that money can bring. We know full well the difference a bank can make. We know that successful customers make for a successful community. And that’s why we set out to make both. So yes, we could just care about money. We could just see our customers as numbers. And we could think that a loan is nothing but an interest rate. But we’re bigger than that.

TOP The Hickinbotham family haven’t only built South Australian homes. They’ve helped build the South Australian wine industry. David Hickinbotham has wine making in his DNA. David Hickinbotham was always interested in wine making. But it was a near catastrophe that caused him to put more of his energy into it. “I was involved in a head on car crash in 1999,” he says, “I ended up with a broken neck so I had to give up my day job.” Obviously, his day job was working in the family building business. But David has always been passionate about wine and has been a keen winemaker since the 1970s, when the family established the Clarendon vineyard in the Adelaide foothills. The Clarendon vineyard began by supplying high quality grapes to the makers of iconic Australian wines like Penfolds 707 and the legendary Grange Hermitage. “We started getting serious about our own winemaking at Clarendon in 1995,” David recalls, “Then in 1999 we launched the Paringa label. We wanted to make the best $10 shiraz on the planet.” It certainly hit the mark with wine critics who lined up to give their praise. Critics like the prestigious Wine Spectator magazine which put the Paringa Shiraz twice in its Top 100 wines out of 20,000 wines it reviewed each year and said the 2001 drop was, “… an outstanding wine for an outstanding price.” The hallmark of the Paringa wine range has always been exceptional quality and great value. This is exactly the same principle that drives the Hickinbotham home building operation.

The prestigious Wine Spectator magazine put the Paringa Shiraz TWICE in its Top 100 wines out of 20,000 reviewed each year.

Another shared feature of the businesses is innovation. That’s why Adelaide University named its $3 million Hickinbotham Roseworthy Wine Science Laboratory in honour of David’s grandfather, Alan Hickinbotham Senior. Alan was a huge influence as the South Australian wine industry was finding its feet. In the 1930s, he became known as the father of Australian winemaking education. So it’s not surprising that Alan’s grandson, David, has also proved to be such an exceptional wine maker. At one stage, David and his wife Dena were successfully running 400 hectares of vines at Paringa, 100 hectares at Clarendon and 80 at Finniss. But when David’s father, Alan Hickinbotham, sadly passed away in 2010, there were big changes.

David and Dena Hickinbotham at their Paringa Vineyard

The Paringa vineyards were sold and David and Dena moved to a 162 hectare vineyard an hour’s drive south in Currency Creek. They took the Paringa wine label with them and despite leaving so much winemaking history behind, their winemaking success continued. Wine Spectator magazine told its two million readers that Paringa’s 2013 shiraz was, “Smooth and inviting, singing sweetly through the extended finish.” It also put it in its Top 100 of the year with just four other Australian wines. “I left the Hickinbotham building business to do this but it’s one of the building ideas that helped us get to this point,” David says, “We offer outstanding value - the best wine at a price people are happy to pay.”

Making the dollars work

Planning for a comfortable retirement ?

When savvy investors do their sums, building a new home easily comes ahead of buying an established home. Here, we run through some of the reasons why.

Buying a property is a huge event. There’s even more at stake when that property is bought as a retirement investment. So Darren Bray of Bray Business Management is always happy to answer any questions that come up. Build or buy is one property investment question that comes up all the time. “So once you get tenants in the house, you want the running costs of maintaining the house to be as little as possible,”

126

stamp duty

Darren says, “Established houses have wear and tear issues all the time. The maintenance and repair bills are pretty constant.” Overall, Darren thinks a new house will probably cost less to maintain. If problems come up, you have various new house and structural warranties to fall back on. New houses also have a big advantage when it comes to stamp duty. “New properties get stamp duty concessions that can really add

BORAL ROOF TILES

THE FACTS ABOUT As a guide, stamp duty on a $ 400,000 established home in SA is about $19,000. Stamp duty on a $200,000 block is around $6,800 with no stamp duty on the build. That’s a saving to the investor or homeowner of around $12,000.

up for an investor,” Darren points out, “For example, a new property pays less stamp duty on settlement than an established property. That’s an immediate saving”. “Other elements of the stamp duty equation are quite complicated but they come out in favour of building,” he says. Stamp duty is paid as a percentage of around four or five per cent. When you buy an established house, it’s a percentage of the value of the land and the building. When you build a house, stamp duty is calculated on the land value alone. Let’s say the stamp duty on a $400,000 established home is about $19,000. In contrast, a $200,000 block of land will be charged around $6,800. The new home that is built on that block attracts no stamp duty at all. Regardless of the value of the home you build, that’s a stamp duty saving of about $12,000. New home builders can also get benefits from the negative gearing rules. Negative gearing allows an investor to claim their losses on an investment property’s income, against their other income.

So if less is coming in as rental than is going out as costs, the difference can be claimed. “But the negative gearing rules can start helping at the building stage,” Darren says, “If your property is intended specifically for tenants, there are non-capital costs you can claim back.” Non-capital costs include interest paid on borrowings, rates, taxes, repairs, maintenance and depreciation on fixtures and fittings.

“Governments want people to build new properties,” Darren says, “So investors should do their research. There may be all sorts of grants out there to help.” Another key thing for Darren is building the best quality home you can with a reputable and established builder like Hickinbotham.

BORAL PAVERS AND RETAINING WALLS

Welcome to

the good luck club Since ancient times, builders of homes and ships have incorporated a ‘lucky coin’ in the body of the building or vessel as a dedication of good luck to those who live or sail in it in the future. The practice is believed to date back to pagan times, when people in Ireland would bury a new coin with that year’s date in the foundation stone of a new house. They believed the coin would bring prosperity, and that the owners would never be without money. The ‘lucky coin’ tradition was also embraced by the Romans, with archaeologists discovering a coin under the mast of a Roman ship found in London’s River Thames. They believe the coin was placed under the mast to ensure the ship had good luck. Hickinbotham tradesmen have revived this practice and now place a lucky Australian coin in the foundation of every home the company builds, in the hope that it will bring good fortune, health and prosperity to all who reside in it. To commemorate the dedication, a sister coin is presented to the homeowners when the home is handed over. According to Hickinbotham Construction Manager David Swinden, placing a coin in the

foundation of a new home is a lovely custom that dates back to ancient times and one that Hickinbotham is pleased to resurrect. “Builders are naturally a little superstitious, so it is a bit of fun and a nice way of wishing those who will live in the home the best of luck for the future.”

DID YOU KNOW According to the Chinese art of Feng Shui (which means ‘the natural forces of the universe’), coins act as wealth magnets. Giving someone three coins tied with a red ribbon represents sharing wealth and luck and the act is believed to bring good luck and positive Feng Shui to both the giver and the receiver. Visitors to the ancient city of Rome are encouraged to throw a coin into the Trevi Fountain to ensure they return one day.

TRADE SECRETS THE CARPENTER Nathan Hyland, Hyland Constructions Nathan has been working as a carpenter for 16 years and the last nine years have been with Hickinbotham. Nathan has a real passion for carpentry and being able to work outdoors in the fabulous South Australian sunshine makes it even sweeter. Building great homes for people is very satisfying and moving between different worksites on a new job every few days keeps things interesting. “It’s not really a repetitive job, every house is different - it’s something new every day.” His key to success - “Caring about what I do and being very organised, you could say I’m a bit pedantic too!”

In all good measure

Most people have heard of measure twice cut once’ but an insiders tip is to, where possible, hold trim in place and mark it with a pencil rather then using your tape measure as it’s more accurate.

130

Nail it

Air-powered trim guns are so much faster, with better and neater results. No splits, no pre-drilling, no knocking the piece out of place as you hammer.

Proper spacing

When framing a floor your carpenter will take note of any concentrated loads from above and if solid blocking is required. It is much easier to put it in before the floor is laid.

THE BRICKIE Brad Lindsay, Bricklayer Brad has been a brickie for 25 years and has been working with Hickinbotham for over 10 years. Brad loves his job, finding it extremely satisfying seeing a house come together from the ground up. It’s solid and stable and there’s always regular work from Hickinbotham. Brad prides himself on being very careful and paying attention to detail. Getting it right is very important to him. Whilst he has many years of experience, he still believes that you never stop learning and that there’s always room for improvement. “I care about the quality of my work, I want the client to be happy with their new home. I try to be really neat too because it’s hard to rectify any issues down the track.” His motto is to take a little bit longer and get it done right so you never have to come back and fix anything. Brad says “I believe Hickinbotham has got the entire building process down pat – they are a very organised business. The supervisors are great, very professional and supportive and the staff in the office are friendly and efficient.”

Technique

Did you know there are many ways to finish off joints before mortar dries: the flush joint, the ruled joint; and the recessed joint!

Levels

A brickie will traditionally use three tools to ensure a perfect level when laying the brick course. A spirit level, line and pins (pictured) which is basically a string line that is kept taut over the full course of bricks as a visual guide for the level.

The mix

The 4:1:5 mix needs to be consistent. Bucket batching is a good way to get the exact mix.

THE CONCRETER Matt Spurling, New Form Concrete I have been working as a concreter for 15 years and love being able to work outdoors and use my hands. It is physically challenging and keeps me reasonably fit which is appealing too. I have always enjoyed concreting and could not picture myself doing anything else! I have been working with Hickinbotham for about four years so far and hopefully for a very long time to come! The best thing about working for Hickinbotham is the job satisfaction that I get from seeing a great end result from all the hard work that goes into laying a good foundation. I am a true perfectionist!

Take control

As concrete dries it will shrink slightly so adding control joints creates a straight line break rather than allowing random cracking to form.

The pour

Pouring concrete is not a job where you can take a long lunch break half way through! The trick to a good pour is to have enough workers available to complete the pour quickly.

Solid foundations Framework for concrete should always be the same height as the thickness of the slab.

Painting will be faster and cleaner if you mask first. Remove masking tape or papers before the paint is too dry as removal later can lift and break the dry paint leaving a cracked and jagged edge.

Smart choice

Taubmans Easycoat is a water based paint formulated for interior surfaces. It is low in odour and has been exclusively engineered with Microban® antibacterial protection which inhibits the growth of harmful bacteria, mould, mildew and fungus; enabling a cleaner, fresher and safer home environment.

THE PAINTERS Ilona and Denes Bodjo

Get rolling

A good roller holds the sleeve in place. It may sound simple but choosing a roller that is sturdy and designed to keep the roller cover from slipping off while you paint can make a world of difference when painting.

Husband and wife team Ilona and Denes love painting as much as they love each other. They have a lot of fun working together, providing each other with mutual support. The satisfaction of seeing the end result of a hard days work is also much of the reason why they love it so much. Their meticulous nature, which they insist is necessary if you’re a painter and their strong attention to detail is the reason why work keeps flowing in. They take on every job personally, viewing it not as an empty house but as someones home. Knowing that they play a part in someone’s dream is important to them, they want the new home owners to feel good as soon as they walk in. They’ve worked with Hickinbotham for over eight years now and enjoy being part of the team. “The supervisors are great, they always take good care of us and they are so organised. They show genuine care for their clients.”
