Lancaster Real Estate recorded the highest priced sold home in Palmetto Dunes for 2014 when 10 Catboat sold at $4,300,000 in just 48 days on the market. Other Lancaster Home Sales in 2014 include:
2014 proved to be a good year for the single family home market in Palmetto Dunes Resort, with the average median sales price increasing over 2013 by almost 11 percent to $760,000. There were 21 more home listings year over year with similar sales of 63, so the inventory grew a bit on the optimistic market outlook. There are currently 77 homes for sale with 11 under contract as of Feb 3. Days on market dropped 10.2 percent to an average of 164 days, with listings getting a 92.9 percent list-to-sales price.

Palmetto Dunes Villas & Condos 2014 overall was a slower year for the condominium market in Palmetto Dunes Resort, with the average sales price decreasing over 2013 by 3 percent to $431,339. Listings year over year were flat at 230 units while sales of just 138 units was 11 percent off the 2013 pace of 175.
We attribute this to higher list prices and fewer sales along the oceanfront market, which saw 51 sales in 2013 and just 22 sales in 2014. There are currently 136 condos for sale in all of Palmetto Dunes with 45 of them being in the oceanfront complexes and 15 total under contract as of Feb 3.

Sea Pines Single Family Homes Sea Pines Resort single family homes as a whole saw a slight decline in active listings, down 1.3 percent to 309 for 2014. Although closed sales were down by 3.3 percent, the median sales price rose 7.1 percent to $642,500.
Focusing on the near-ocean homes, those within 8 rows of the beach, the current listing inventory is at 51 homes for sale, two pending (one is a Lancaster Real Estate client) and 33 sold since January 2014. Of those sales, Lancaster Real Estate had the second highest sale at $6.375 million for 19 S. Beach Lagoon.

Sea Sea Pines Pines Villas & Condos Sea Pines Resort villas saw a dramatic drop in new active listings for 2014, down 23.8 percent to just 163 for the year. The number of closed sales followed suit with a 17.6 percent decline to 112, and the median price fell 6.2 percent to $338,500.
The near-ocean inventory remains low at just 28 active listings, with 2 under contract and 45 sold since January 2014. South Beach Club and Bluff Villas have the largest inventory for sale with 6 and 7, respectively — still very low numbers for the size of the complexes.

The closed sales were down dramatically, dropping by nearly 43 percent to just 16 closed sales in 2014. Lancaster Real Estate believes this is primarily due to the distressed inventory coming to an end and list prices demanding a jump from those distressed sales.
There are currently 49 homes for sale, with two under contract (both of which are listed by Lancaster Real Estate). Of the 16 closed sales in 2014, Lancaster Real Estate represented five sellers and one buyer, and had the highest priced sale for the year at $2.45 million for 109 Dune Lane.

Forest Forest Beach Beach Villas & Condos Forest Beach Villas saw a jump in newly listed property for sale, with almost a 10 percent increase in listings from 2013 to 2014 with 273 for the year. Coupled with a slightly lower transaction year of 160 sales, representing a 3 percent drop from 2013, the inventory today is still actually in good shape, considering there are 119 listings (or 7 percent) for the approximately 1,800 units in the area. Lancaster Real Estate currently has three properties under contract in the area.
