A
fter an incredible first 2 quarters of the year that saw property sales in Edinburgh increase by more than 50% on the previous year. There has been a slowing down recently, especially for flats, with supply outweighing demand. The main reason for this is the influx or Airbnb/holiday lets coming back into the market place due to the changes in legislation that Edinburgh Council have implemented. The housing market though still remains particularly buoyant with demand outweighing supply. There is just not enough good quality stock in the traditional Edinburgh hotspots, such as Blackhall, Craigleith, Ravelston, Murrayfield, Trinty, Morningside, Newington, The Grange etc. Hopefully once our children return to school after the summer holidays the situation will change in the autumn before the seasonal downturn. Edinburgh though has remained as a popular destination for investors, and owner occupiers alike, and I see no reason for this to majorly change anytime soon. The pandemic has caused certain markets in the UK to ground to a halt , especially after the Stamp Duty holiday, but we remain on track for another very successful year, and hopefully that will continue through 2022.

SPRINKLES MORE SURPRISES ON FESTIVE TRAIL

More sparkling installations and new festive finale confirmed for 2021.
T
he winter spectacle, Christmas at the Botanics, has confirmed more installations for this year’s trail when it opens on 25th November, including a new festive finale. Running for 32 nights at the Royal Botanic Garden Edinburgh, friends and family will be able to come together to explore 15 dazzling installations along the onemile route and experience the outdoor twilight trail. The latest installations confirmed for this year include Digital Rain, Fireflies in the Wood and the cascading Sea of Light which will feature as the festive finale: • Digital Rain – is an immersive installation
by Bespoke Lighting and Video, featuring LED pixels that ‘rain down’ on those below to create a shimmering shower of light. • Fireflies in the Woods – is an enchanting installation from Electric Foundry, containing 100 points of light that twist through the tress to create a magical woodland wonderland. • Sea of Light – brings an enthralling mix of sound and light technology, from awardwinning company ITHACA, that flows across the landscape in spectacular, glittering waves. To meet current Scottish Government guidelines, reduced capacities and a oneway system will be in place for the comfort of visitors coming together to celebrate the festive season. If you didn’t manage to get your bulbs in the ground before it froze, you can still plant them in January in individual peat pots.
Make sure to provide much-needed nourishment for the birds whose natural food supplies may have been buried in winter storms.
4. Pruning Winter is actually one of the best times of year to prune the deciduous plants in your garden; when plants are dormant, they are less likely to transmit disease or attract insects.
8. Make your bed Prepare perennial beds for spring in March. Clear your beds by removing weeds and dead foliage and then re-cover plants at night.
9. Grow! Cold frames and floating row covers will help satisfy your urge to grow and get a head start on spring.
10. Prepare for Spring When Spring is close, branches of pussy willow, quince, crabapple, forsythia, pear and flowering cherry can be forced indoors.

Countdown to the stockbridge Community Radio station
A
S the festive season approaches, we also begin a countdown to Edinburgh’s Mix 1 Radio launch. Located in the heart of the bohemian Stockbridge village, the station has had its challenges to overcome plotting a course to air. The main issue was full fibre broadband; a critical part of the station infrastructure. Originally an install by our national telecomms provider proved unsuccessful, however, we’re delighted to say the studio and offices now have a more than adequate hook-up to the outside world and are currently planning the route ahead. At the heart of any radio station studio is a professional playout system, not too mention very powerful PCs in tow. Mix 1 Radio have chosen an excellent sytem provided by PlayoutONE, based in the UK and Canada. This although complex to learn will stand the station in good stead going forward. Mix 1 Radio has a roster of volunteer presenters from Edinburgh and beyond (including Nova Scotia). Its also on the look out for further local volunteers to help contribute to and run the station in
a number of roles including: presenters and journalists, social media, technical back-room staff and event organisers. Another area that will be critical to the success of the station will be funding. To that end the station will need partners, sponsors and advertisers going forward. The station’s partnership with NE Media should hopefully help to fill that important area. One of the many presenters scheduled is James Shields (pictured left) or ‘shieldsy’ who is the official match day stadium announcer for Hamilton Academical FC and therefore no stranger to a microphone. hristmas is coming, and with it the weather is getting colder, the heating is on, and our skin is wondering what is going on. So how do you keep that healthy glow in wintertime? Moisture is key here, so keep your fluid intake up. Drink plenty of water, if you feel like you need a warm drink, have hot water infused with lemon, or treat yourself to a nice tea, such as Arbonne’s Bio-Hydria Herbal infusion with antioxidants, Rosemary and Thyme, which all support hydration from the inside out. Antioxidants are important because they help combat free radical and oxidative stress which can occur on your skin and in your body. The body’s production of antioxidants decreases as we age, so it’s important to find ways of increas your levels, to support your overall well-being and your skin. You can also eat your way to more moisturised skin, ensuring you eat plenty Omega-3 or Omega-6 fatty acids, such as oily fish and flaxseed oil, but for the most part you will want to ensure your skin is hydrated from the outside too.

Anyone can be prone to dehydration, which can leave your skin looking sallow and unhealthy. Venison steaks with stirstir-fried sprouts!
Serve delicate slices of seared venison with a bubble-and-squeak-style hash made from Brussels sprouts, floury potatoes, walnuts and fruit. Absolutely mouth-watering!
Ingredients • floury potatoes 400g, peeled and cut into chunks • lemon ½, zested and juiced • venison steaks 2 • olive oil 1 tbsp • brussels sprouts 400g, trimmed and quartered • ginger peeled and finely grated to make ½ tsp • apple or pear ½, peeled, cored and finely chopped • walnuts 20g, chopped • cider or rice vinegar 1 tbsp • white miso ½ tbsp (optional)
Method STEP 1 Cook the potatoes in a pan of boiling salted water for 18-20 minutes until tender, then drain. Mash with the lemon zest and juice. STEP 2 Heat a frying pan over a high heat until very hot. Rub the venison steaks with half the olive oil. Season, then sear the steaks for 2-3 minutes on each side, or until cooked to your liking. Transfer to a board and leave to rest for 5-10 minutes. STEP 3 Heat the remaining oil in the frying pan over a high heat, and fry the sprouts, stirring frequently, for 4-6 minutes or until slightly golden at the edges and tender. Stir in the ginger, apple or pear and walnuts, and fry for another minute. Add the vinegar, miso (if using) and 2 tbsp water, then stir everything together with a pinch of salt. Serve the rested steaks over the lemony mash, with the sprouts on the side.

s we’re approaching Christmas and the end of the year it is an ideal time to reflect on the state of Edinburgh’s private rental sector (PRS). The rental market in the whole city and specifically in Edinburgh North is exceptionally buoyant and has gone into overdrive since June this year. The average rent city-wide is at its highest ever level of £1,157 per month and the stock level available to prospective tenants has fallen by over 65% since the summer. The central drivers behind these significant figures throughout Q3 was the
opening up of the city bringing foreign workers, and those that had left town through the various lockdowns, back into the market. This coincided with the student population descending on Edinburgh en-masse with all colleges and universities now fully open for business. With the severe lack of supply continuing as I write, we see it being a landlord’s market for some time to come until this imbalance corrects itself. The typical ‘quiet winter period’ will certainly not be making an appearance this year! These demand factors have driven rents

The Energy Crisis
Are all Energy Companies the same? Working in the utilities business for the last 10 years a lot of people are coming to me at the moment for advice. The most asked questions are what do I do? Do I stay with my current provider or do I switch. Will my provider go bust? Most providers won’t accept new customers on the standard variable tariff at the moment, because it loses them money, and some providers are now defaulting customers to an expensive fixed tariff with no mention of a standard variable price. On renewal it will automatically roll onto a new fixed tariff. British Gas is now charging £100 Early Termination Fees on some new tariffs if you leave early. If you think there is not much to choose between companies here are the two cheapest and two most expensive quotes on comparethemarket.com this morning for an average user. That is a household that uses 2,500 kWh electricity and 12,500 KWh Gas. If you use more these figures will be higher.
The last few years were great for consumers. To encourage competition the government encouraged new entrants to the energy market. Many of these companies chose to entice customers by offering loss leading tariffs, in the hope that they could make profits from these customers in the following years, but savvy consumers used to switching would then switch to a better deal on renewal dates making this business model unsustainable. If you think your supplier is in danger of going bust then ask how sustainable were their prices? Are they stable? Were they profitable? Can they afford the losses they made? The jury is out on Bulb at the moment but many smaller companies are vulnerable and most will probably fail. Multiservice companies are cushioned from wholesale energy prices rises because they don’t just rely on energy for their profits. Only when you are armed with the correct information can you make an informed decision for your own circumstances and remember these high prices are not going to go away anytime soon.
