LET’S TALK BUSINESS Profiles and Q&As

o here we are, December once again. Reading about all the Christmas events and carols services in our Festive Feature, it makes me feel so grateful we live where we do. There is such a strong sense of community across the hinterland, and we know how to support each other when the going gets tough. Examples of this bounce off our pages: The team at The Barn on Flaxton who support local charities and Compassion Australia, and Darin and Fiona Browne who run Lily House, foster children and have now set up a church and supportive space in Nambour for the community. There’s also Montville Pharmacist Natalie Lindner and her husband Tristan, who support Compassion International; Jamie Hodges with his ‘t sauce’ helping animals, and the tireless individuals and various Sunshine Coast councillors who stand up for our planet and our future generations - a special mention to Councillor Law here.

A win for climate and community! T he Sunshine Coast Council unanimously passed a motion to acknowledge the climate emergency.

Put forward by Cr David Law, the motion is a win for the grassroots community groups who have been campaigning for the council to declare a climate emergency for the past year.

“For us, this is just the beginning as we continue to advocate for stronger climate action at all levels of government. As a network, we have been working tirelessly to support the climate emergency declaration and are over the moon with yesterday’s result."

After a lengthy debate, the motion passed unanimously with over 130 people tuning in online to watch the meeting. The Urgent Climate Action Network Sunshine Coast (UCANSC) is a network of 11 community groups and individuals who collaborated on the climate emergency declaration campaign.

UCANSC Spokesperson, Natalie Frost, said: “We are pleased with the unanimous support for Cr Law’s motion and look forward to working together with Council to rapidly reduce greenhouse gas emissions by 2030.

The motion passed acknowledges the significant action already undertaken by Council, accepts the IPCC’s sixth assessment report and recognises that

we are in a state of climate emergency that requires urgent and sustained effort to achieve net zero emissions by 2041. It also requests that the CEO prepare an interim report on a proposed governance structure / framework that strengthens Council’s daily actions in response to the climate emergency.

Key to the campaign success was the community support. Individuals contacted their local councillors in support of the declaration and described how the impacts of climate change were already affecting their lives. During the council meeting, Councillor Suarez herself mentioned how her inbox had been inundated by requests for a declaration of a climate emergency by members of the community. The UCANSC network has a membership of over 10,000 and continues to increase in numbers weekly. Where the locals go

Ange Bowen and Danielle Birks in front of the local produce table

It’s very apparent when you arrive at The Barn on Flaxton that they are hugely popular, and the main reason for that success is immediately obvious – they look after their community, and their community looks after them. By VICTORIA MCGUIN

S

ince Ange and Jason Bowen bought this café and gift shop in 2019, it has flourished under their care. And this is the key word – care. This friendly couple love to welcome tourists, but their main focus is being a space for the local community and listening to their needs and suggestions.

“We were both police officers in Caboolture,” shared Ange, “which is where we met. We started out as work colleagues, and one day I was explaining a recent date failure to Jason, saying I needed someone with a sense of humour. “The next thing, he started cracking loads of jokes in the car, and I realised, ‘Oh, I think he likes me!’” Jason smiled at me and shrugged, “Well, it worked, didn’t it?!” The couple were married at their hinterland home in Hunchy a few years later, a place they moved to from Diddillibah. “We looked at the property and I said, ‘too much yard work’. And Jase said ‘yay!’” Ange laughed. Having both worked in cafes before joining the police force, Ange was on the lookout for something they could build on together, and along came The Barn on Flaxton. “I knew I wanted to focus on the locals and regulars,” Ange explained. “So many places are closed by 3pm, as they tend to cater more to the visiting tourists, but we wanted to be a place for the community, which is why we are open 8am-4pm, seven days a week.” The venture has become a family affair, with Ange’s

sister-in-law, Danielle Birks, buying into the business a year ago, and Ange’s daughter and nephew working part-time. “We also have a family of three sisters working here,” shared Ange, “and all our team are locals. Everyone involved bakes the different desserts we sell, with Chef Dan making the seasonal meals. It’s a wonderful team, and Jason and I are so lucky to have them.” (It says something about their reputation when I was later in a shop in Montville and shared that I'd interviewed Ange and Jason, to which the shop owner replied, “Oh, I’d love to work there”!) Not content with making fresh, healthy, generoussized meals and tempting desserts, Ange realised there was an opportunity to do more. “My little vision from when we took over was to raise funds for our Compassion Australia young girl in the Philippines, called Nicole, and we started this with a tip jar.

“Then I found out many locals wanted to donate their surplus fruit and veg somewhere, so we created a space for them, with the mantra ‘Don’t let it hit the ground, and we’ll take it’.” All money raised from the local produce goes directly to Nicole, her family, her school and village in Barangat Gatas in the Philippines. “Last month we raised over $1,500. We also have seedlings for sale out the front from a local lady, and this goes to the village as well.” Ange, Jason and Danielle also support the Blackall Range Lions Club, the MADD Brothers hinterland Movember group, and sell locally made lemon butter and tomato relish to support Restoring Hope Parkinson’s Therapy.

When Covid hit, the team quickly realised that many members of the community would be isolated and decided to start offering home-cooked takeaway meals; personally delivering them during lockdown. These meals proved so popular they still continue, but without the delivery service.

Once everything began to gingerly open up again, the team were back with a new deli counter selling local and regional produce ideal for picnics, along with the $10 takeaway meals, and they have recently been approved an alcohol licence. “It means couples and friends can now have lunch and a glass of Chardonnay, or a beer,” said Ange. “We had a couple walk out once because we couldn’t offer that to them, so the next day Danielle said, ‘right, we are getting that licence!’”

“They had their annual fundraiser here two weeks ago and it was a great success, which is brilliant!” smiled Ange.

Funds from seedlings for sale go to Compassion Australia 

I asked if they are thinking of expanding to evenings, due to their popularity. Ange and Jason shook their heads, with wry smiles. “No evenings!” said Ange. “After nightwork policing, it’s so nice to do days.”

Ange and Jason Bowen always have welcoming smiles at The Barn on Flaxton 

Jason still works two days a week in the police force. “It’s a good balance, and it was very helpful during Covid to have another source of income to support us. But I’m lucky as I don’t do nights any more.” As we talked, a steady flow of customers weaved their way through the gift shop, full of work by local artists (once again), from uniquely framed mirrors and delicate wind chimes to furnishings and pottery, before being tempted by the smell of fresh coffee, cakes and tasty savouries. I asked what their favourite part of running The Barn on Flaxton was, but I suspected I knew the answer:

TIPS FOR LANDLORDS OF RETAIL PREMISES – PART 1 As a landlord of commercial premises it is important to identify what business your tenant will be carrying out from your premises so that you can prepare a lease that will comply with the requirements of the relevant act involved. In Queensland commercial leases generally speaking come under two distinct areas; the first being retail shops which are governed by the Retail Shop Leases Act and the second being non retail shops governed by provisions of the Property Law Act. I shall concentrate my discussion on leases that come under the Retail Shop Leases Act. When negotiating with your prospective tenant these are some important tips to keep in mind: • DISCLOSURE – both you and your tenant must provide disclosure in the particular format provided by the Retail Shop Leases Regulations. As a landlord your disclosure must be in the form of a Lessor Disclosure Statement annexing a copy of the lease. The Lessor Disclosure Statement gives information about the lease such as the term of the lease, the option periods available, the rental payable, whether bond is payable etc. Importantly note that this information must be given to the tenant at least seven days before the parties enter into the Lease otherwise the tenant will be at liberty to terminate the lease at any time within the next six month period. • YOUR TENANT also has to provide you with disclosure to. In the Lessee Disclosure Statement the tenant gives you disclosure of way of a Lessee Disclosure Statement as well proof of both legal and financial advice from their accountant and lawyer in a Financial Advice Report and a Legal Advice Report to say that they have been advised of their legal obligations as a lessee and had the financial implications of the tenancy explained. • TERM AND OPTIONS – keep in mind what you want to do with your premises when you negotiate the term and any options (further terms). An example is a lease that has an initial term of three years with two options each of three years’ duration. It is important that you note that legally, as long as your tenant is not in breach, you have to honour the lease for the whole period of time until the end of the second option period – in this case a period of nine years.

Music, community and worship come alive inside the blue welcoming walls of the new Ignite Church on Short Street in Nambour.

Designed as a safe house where girls could have babies in a supportive environment. Fiona is also a qualified psychotherapist with a Bachelor of Social Science and Diploma of Counselling, who is passionate about changing the lives of vulnerable women and preventing child abuse.

The modern, music-inspired, familyfocused, bible-led and high-tech enabled Ignite Church is now open, and passionate about helping the local community. Founders Darin and Fiona are an inspiring couple. Darin is a successful international musician, a dedicated church pastor, has toured with Dr Bill Newman, won the Scripture Union Queensland 2018 Father of the Year award, and has dedicated his life to helping others.

Foster parents for over two decades, they also have three adult daughters and five grandchildren, and together have a shared love for helping people.

Darin and Fiona Browne are all about making a positive difference 

“I want to know that my life has made a difference. When I go, I want to know that there is something that I have left behind that is a change for good,” Fiona said.

• EARLY NOTICE OF THE NEW MARKET RENT – prior to exercising the next option in the lease your tenant is entitled to request and be provided with the new market rental amount. In part 2 of this article I shall discuss Notices about option periods, Bond, legal costs and the Tenant as an incorporated entity.

Tove is Easton Lawyers’ full time principal lawyer and also the Hinterland’s longest serving principal lawyer serving since January 2004. She specializes in all commercial law matters as well as wills and estates, leases, partnership and company matters. She has always had a policy of providing the first consultation free of charge. Ignite welcomes everyone, says Pastor Darrin Browne and wife Fiona - image Rebecca Mugridge

Ignite will also have the Ignite Youth Group aimed at teenagers, with Youth Pastor Josh Gibbs and the Kids Hope program that is run through the local schools.

“We are so happy to be here. It is very central, air conditioned, and very well presented, but also still down to earth, because Nambour people are real good downto-earth folk, salt-of-the-earth folk. “We love Nambour, love the town, love the people, love everything about it.” You can find Ignite Church at 29 Short Street in Nambour, all are welcome each Sunday from 9.30am. You can also find more about them online: Sunshine Coast Church - Ignite Church Sunshine Coast

“We have a fantastic Youth Pastor (whose wife also runs the Kids Club), and we have a dedicated upstairs space for the Youth Group where they can play loud music and run video clips and things,” said Darin.

“We have always wanted to help people, we fostered kids for 20 years and we found that once kids leave foster care a lot just flounder, because there is nothing out there. That’s why I set up Lily House for the girls, they are just hurting and want someone to love them. “People need to feel accepted and significant and feel love.” Darin and Fiona both speak with great passion about the importance of connection for people. “We have always believed we had a greater purpose in life than just going through life, we believe that of every person. We want to help people reach their dreams and destiny. It is not just about playing church; we want to really help people,” said Darin. “If there are people out there who are looking at their life and frustrated and saying, ‘Well my life is not amounting to anything’, come and see us. We are here to help.” Fiona and Darin say Covid has been hard for so many people and they noticed a spike in loneliness and feelings of isolation in people. But out of it is also an opportunity. “In many ways, it was an opportunity to reset. To look at what your priorities were and what is really important. For many that is usually relationships. And people are lonely, they have been cut off and lonely. So, we want to provide that love, friendship and support.”

“Through the local chaplains we are also going into a local school, working with the principal and helping kids that need help. Not pushing any religious barrow, just helping kids.” Ignite Church also runs a Ladies Group described as, “not there just to talk about cutesy things and crafty bits. Instead, we are all about building real community among women of all ages, from young mums to older women.”

With statistics saying that people who attend church or have a strong community around them tend to live longer, are healthier and less stressed, it becomes important to find ways of making connections, joining a community and feeling less socially isolated. “You can have 500 Facebook friends and be the loneliest person on Earth. You need that in person contact and connection,” said Darin. “I think too there is a relief to having faith in something outside of yourself, it doesn’t have to all rely on me and my own strength. There is something greater out there that can help me,” said Fiona. Darin’s favourite quote after the last two years and Covid is one many can relate to and be inspired by. “A set back is just a set-up for a comeback,” Darin smiled.

ith large classrooms with smart screen whiteboards, new playground equipment courtesy of the hard-working P&C, and a kitchen garden that brings fresh produce to the school canteen, Conondale State School is delivering education for the 21st century and beyond.

by JACQUI HENSEL

New Principal, Scott Willis, who joined in April 2021, grew up in the nearby Mooloolah Valley and was thrilled to be able to buy a home there with his new wife Teisha and take on this position. “The staff are wonderful, and many have over ten years of education experience. To have very caring and cohesive staff who are so invested in this school is a gift to both myself and to the students.” Scott chose to go into education believing that he would be able to help people. With that in mind, he began his country service and found his niche in small schools. Conondale State School Principal, and local Superman, Scott Willis 

“I enjoy the impact brought on by teaching. With education you can help this group of students, who then go on to help another group. The impact grows and you can make more of a difference,” Scott muses. “So then with the principal’s role, I thought I can help more kids, the teachers and the parent body too. We need innovative and creative people in today’s society, and we also need happy and inspired people. If I can do anything to help foster that, then that would be great. “Early in my teaching career I read a book called Teach Like a Champion, by Doug Lemov. In the text it described a range of strategies for engaging and teaching students. The J-Factor or the ‘Joy-Factor’ is one that has always resonated with me.” According to Doug Lemov, “The J-Factor is a way to incorporate joy into the children's learning. The students will work harder if they are having fun learning. The J-Factor is not only about reinforcing learning, but also about making the students feel welcome in the classroom.”

Scott’s efforts to bring a sense of fun and joy to the classroom have seen him take on many personas including a few superheros. He is always keen to be involved. Scott says he works around structural, strategic and relational leadership. “I think it’s important to build relationships with the teachers, students, the community, and the parents. So, I have three pillars, passion, integrity and impact. “Small schools are a beautiful microcosm of the real world,” Scott explains. “They give you a chance to really hone in on the student’s needs. The experiences are unlike anywhere else. “The students get one-on-one teacher-aide time, as smaller cohorts allow wonderful opportunities for our students. We come together as a whole school, not just a segment, to do things together - like the kitchen garden program or the Master Chef competition we had recently. “I believe it’s a warmer experience for the students. All our kids play together on the playground. The behaviour here is just beautiful. Sharon and Kelly Schofield both had a positive experience being at Conondale State School 

“No-one gets left out. Disputes are handled on a one-to-one basis. The kids here are respectful and polite, and their academic work is fantastic. The culture here is so strong, it will shape the child.” Scott believes there are plenty of opportunities for leadership, mentoring and other roles the students take on, which prepares them for high school. “We see students from Conondale go on to high school and they are very motivated learners and leaders. They are there on awards nights and they are in leadership roles,” he says proudly. “It’s important to build relationships first, as we know kids learn best from people they like. Getting to know everyone is one of my favourite things. “I like to know all the kids’ names on the first day of school, but if the school grows, as I intend it to, then that will get a bit trickier,” Scott chuckles. “I like to go out and talk to the parents at pick up and drop off time. I have a letterbox on my wall and I love to get letters in there. I hope that I am encouraging open and honest communication.” We don’t just have to take Scott’s word for all the positive outcomes of Conondale State School.

Principal Scott Willis with students Xavian, Anika, MahlaLily and Bella

Former student Sharon Schofield loved the school so much that she made sure to send her daughter Kelly there too, becoming the third generation in Sharon’s family to attend the school. “I don’t think everyone realises that Conondale is so close to Witta and Maleny. While Kelly was at the school she really thrived,” shares Sharon. “I love the fact that no-one can slip through the cracks, as everyone knows everyone and it’s a great supportive environment. I especially liked that the big kids and the little kids are all mixed together. I found this was good for building leadership skills and confidence. “Kelly transitioned to Maleny State High School with ease. The responsibilities they were given in year six built up her belief in herself. She has so much confidence in talking to her teachers and the self-belief and courage to give anything a go.” Conondale State School is a 15-minute country drive on the Maleny Kenilworth Road from Maleny. Anyone interested in further information is welcome to call the school on 54351333 and make an appointment to speak to Scott.

Buyers’ Highest Price Declarations (BHP) How do you guarantee you receive the top price in the housing marketplace when you are in the hottest market for decades? The highest listing price by an agent to win your business does not necessarily mean the most money in your pocket on completion of your house sale. Most homes listed today are attracting multiple buyers. A good agent will present each buyer with a “Highest Price Declaration” and explain to each buyer they are being given an opportunity to declare their “walk away” price that will not be shared with any other buyer. Our most recent experience with this involved 45 inspections on one property in 72 hours with thirteen “BHP’s” . The result was a sale price of 25% over the asking price and $40,000 difference between the two highest bids. (Not like an auction where the buyer with the most money can see the other buyers’ limits.) Since the start of the Pandemic about two years ago, we have seen a house buying frenzy that few people predicted. A combination of government stimuli such as Homebuilder, massive subsidies for business, cashed up frustrated overseas travellers unable to spend in other countries (estimated at $19B pa) combined with the lowest interest rates in history, lit a fire under our property market. In some areas prices have doubled in two years and the average increases nationwide have been around 25% each year. This has made pricing properties for sale extremely difficult. By law, on the Form 6 Appointment of Agency, an agent must base their quote on other comparative sales in the area and make some allowance for the extreme demand at present. Call our agency anytime for further free information on BHP’s, you will be so glad you did.

he Majestic Cinema, situated in the centre of Nambour, has all the elements we have grown to love about going to the movies and is even situated in an area of local historical significance, C Square. C Square has been an important part of Nambour’s history. Evolving over the years through fires and rebuilds: from a town hall to Station Square, Civic Centre and now C Square. Majestic Cinemas CEO, Keiren Dell, is proud to have one of his cinemas part of the local Nambour community for the last six years. “Nambour is a special place, and we love being able to bring movie magic and jobs for locals to the town. For many young kids, Majestic is even their first job.”

Keiren’s background was in financial services before 19 years ago that first Majestic catapulted him into the world of cinema. “I moved to the North Coast of NSW, the Nambucca area, where I ended up becoming involved in the local Scouts with my son. At a fundraiser at the local cinema the owner told me the business was for sale.” And the iconic brand was born. There are now eight in total, including Nambour, with locals often posting on community boards encouraging people to support their local cinema. And there is a story about how the cinema came to be in Nambour. “It is an interesting one,” Keiren says. “I got an email, out of the blue, from a guy whose mother lived in Nambucca and so he knew all about Majestic Cinemas.

“He believed there was a potential for a cinema on the Sunshine Coast and he implored me to fly up and have a look at a site, near Kawana, that area. So, I flew up and had a look at that. But while there, the agent mentioned another cinema location, over in Nambour, that might be worth a look.” Keiren saw something special. “We looked at how many screens were on the Sunshine Coast, we looked at the positioning and Nambour being a hub for the hinterland area. Also, Nambour had some great prospects. Some of that has not come to pass, but it does still have the potential to.” Keiren says he hopes Majestic will be one reason that people will visit the town. “The thing is, having people come to Nambour - and Nambour has had its fair share of stigma - is about giving them a reason to come, and an entertainment hub is that. And now there is the tram and all these other projects going on as well. “It is important for businesses to have people come not just from Nambour itself, but from other places around the Coast and elsewhere as well.” Majestic has a wide range of entertainment and supports the arts with travelling film festivals, movie premieres, foreign films every month, dance school concerts, musicals, local events like a Grease sing-along by Retro Rocks and the Stuffit student film festival. HT team members have seen everything from blockbusters, to stand-up comedy nights, to Guy Pearce performing with former Powderfinger guitarist Darren Middleton! This space is adaptable for so many forms of entertainment. Keiren says variety is important. “It is a case of mixing it up, it’s not just about James Bond. With four screens you can do lots of different things. “We try to do a program depending on the individual site. We have this 350-seat live venue in Nambour to put on shows, and when we took it over it had an arthouse cinema, so we still get those arthouse and foreign movies, we just had a French Film Festival.” The magic of the cinema, Keiren says, is not going anywhere, even if it has been a tough two years. “We need to get people back in to experience the difference, they haven’t had that for a while. It’s the immersion and experiencing it with other people, you can have a great experience at home [with movies] but it is not the same experience.”

Two young locals, Chelsea Curyer and James Carrether, love being a part of the Majestic Nambour team

Comfy seats and plenty of space at the Majestic Nambour for everything from film festivals and concerts, to stand-up comedy and musicals

And Majestic will also keep evolving with technology too. “Cinema has had challenges over the years, everything, from radio, TV, video, internet and so on. And often you have heard, ‘cinema is dying.’ But it has just had to adjust. “We have things now like live streaming, and we are looking at gaming tournaments at cinemas. There is a whole range of things that cinema will adjust to.” Speaking to a couple of cinema-goers as I left, the comments were overwhelmingly positive. “I love having a cinema here and not having to go all the way to the Sunshine Coast Plaza,” said Sarah McGuire. “Everything is easy, from booking to buying sweets, and there are no huge queues! It’s a stress-free pleasurable experience to take the kids here.” Mark Stephens has come here from Forest Glen, “It’s a good space, with comfy seats and the staff are always friendly and helpful.” Gemma Sinclair from Mapleton said, “I like that they don’t just show blockbusters, there are interesting international films, and also the space is used creatively to support the arts around here.”

Desley and Keith Smith take advantage of the Explore by GemLife initiative

“G

emLife is an innovative developer of premium over-50s lifestyle resorts,” explained Adrian Puljich, GemLife Director and CEO, “and we aim to create vibrant communities that reflect the rapidly evolving demands and choices of the over 50s.” GemLife is a family-owned business, established by the Puljich family, which has more than 30 years industry experience. “The family has always focussed on high quality, active and engaged living, with premium recreational and leisure facilities and modern, stylish homes,” shared Adrian.

for homeowners to hire at just $130-$150 per night, about a third of the cost of the typical market rate,” explained Adrian. GemLife Pacific Paradise residents Desley and Keith Smith were the first to use one of the motorhomes, spending a week travelling from their home on the Sunshine Coast to Woodgate and Bargara, just north of Bundaberg, in mid-September. Ms Smith laughed, “My husband was like a boy in a toy shop looking at all the ins and outs of the motorhome and we immediately jumped in and said we’d hire it.”

Indeed, GemLife’s design and lifestyle aesthetic is so popular that there are ten resorts across Australia, either completed or in development, including Palmwoods, Maroochy Quays and Pacific Paradise.

“Having had caravans before, we found it so easy to drive and park and it would be wonderful for long-haul trips, where the distance between towns is too far to complete in a day and you need to park for the night at a roadside stop.

“We take pride in constantly improving our offering by listening to clients, and adapting to suit their needs,” smiled Adrian.

“The motorhome is very comfortable and being able to use this once or twice a year is all the caravanning we need, and I know a lot of others would feel the same.”

He continued: “For example, travel is a huge passion and big part of the lives of so many of our homeowners, and this sparked the idea for the Australian-first Explore by GemLife initiative, which provides access to a purposebuilt fleet of motorhomes at each resort.”

Each of the motorhomes features a commissioned illustration by in-demand international artist Owen Gatley, promoting an iconic Australian destination.

This thoughtful initiative stokes people’s wanderlust and means residents can hit the open road without the cost of owning a caravan or motorhome. “Each established resort now has its own purposebuilt luxury Jayco Conquest DX motorhome exclusively

Inside, they offer a spacious living layout with an electric slide-out for extra room, a double bed, full ensuite bathroom, a functional kitchen, and a washing machine! “We want to make the experience as enjoyable as possible for our residents,” Adrian shared, “and this initiative is just another way to add to the fantastic lifestyle on offer in our resorts.”

Berganns’ Country Charm Take a stroll through the countryside in Witta where Berganns Lane Walk will breathe life into your day.

By SARAH VERCOE

T

he best kind of nature experience is the kind that sneaks up on you. One where you feel privy to a haven that’s hidden from the masses. This is the sense I get as I wander Berganns Lane Walk. Carving my way through lush farmland in the country town of Witta, I breathe in the fresh country air. Witta is a blink-and-you’d-miss-it sort of town. But for what it lacks in size it more than makes up for in quintessential country charm.

the forest, leaving the dirt road behind to stroll grassy walkways overhanging with tree branches and traverse root-covered trails through rainforest, I begin to suspect the trail’s hidden charms. Pausing under the shade of a White Beech tree my senses kick in. In the meadows that flank the trail, the bees, butterflies and birds are a recipe that’s altogether magical for the soul. The council opened Berganns Lane Walk to the public in 2005 after extensive revegetation efforts. More than 5,000 plants were planted, the remnant rainforest at the walk’s western end a reminder of the flora that dominated the area before civilisation took hold. It’s like an habitat-alleyway for wildlife to navigate the surrounding farmland.

Sleepy streets lined with blooming Jacarandas and towering fig trees crisscross the town, enveloping a nature walk that’s inadvertently made space in my day to experience the living, breathing world. Not your usual trail, Berganns Lane Walk begins on a dirt road that I just happened across after a pitstop in town; with a handful of letterboxes to the left and a Brown Tamarind tree to the right, the entrance looks more like a private driveway than a public walk.

The trail leads me down a grassy knoll towards a pristine wetland teeming with birdlife, an old wooden footbridge crossing the stream. The area is a known platypus habitat but I’m not lucky enough to spot the elusive monotreme today.

At the surface it’s a repurposed quaint country lane connecting two main roads. But the further I penetrate

I do, however, encounter one very noisy Black Cockatoo squawking as it flies overhead, more finches

than I can count, and a sweet-natured chocolate Labrador out for his daily walk, owner in-tow. Although the trail is a mere 2.2km return walk I feel like I’ve made the journey to utopia. I guess that’s the magic of a walk through the countryside. Exploring nature’s bounty doesn’t have to mean a four-hour hike through a national park. It can be as simple as a stroll down a country lane. HOW TO GET THERE: Find Berganns Lane Walk in the town of Witta, just 8 minutes north of Maleny. You can start the trail at either end with accesses on both Berganns Road or Witta Road.

here’s only one thing more Australian than a meat pie slathered in tomato sauce. Said tomato sauce being homemade and the profits going to charity.

Welcome to ‘homemade t sauce by donation’, the brainchild of Jamie Hodges of the maleny pie guy. “Although I’m not one to add tomato sauce to a pie, I found some people just needed to have tomato sauce on their pies and sausage rolls,” Jamie says. “As I didn’t want to offer store-bought, massproduced sauce, I thought I’d make my own. And rather than take the money for it, I thought best it go to charity.” Jamie adds, “if you’re going to ruin a perfectly good pie with sauce, you may as well do it for a great cause!” Since its inception since December 2013, monies raised have recently exceeded $10,000, all going to the Sunshine Coast Animal Refuge Society (SCARS), Jamie’s

Although, it would be a great condiment to compliment the new line of the maleny pie guy’s frozen ready-to-bake pies and pasties, currently stocked in Maleny IGA and White’s IGA Baringa store. I am reliably informed there are more savoury delights to come…

Australian universities rising in the ranks

A

ustralia ranks equal third in the world for the number of universities in the top 200 globally, according to new data from the 2021 Aggregate Ranking of Top Universities (ARTU).

For the second consecutive year, Australia has 13 universities in the global top 200. The United States holds first place (with 54) and the United Kingdom second (with 27). Seven Australian universities are now in the top 100.

Do you love working with children?

University of Queensland rises in the rankings

The ARTU orders universities by the total score, which is calculated by their aggregate position in the three most influential global rankings – the Quacquarelli Symonds (QS), Times Higher Education (THE) and the Academic Ranking of World Universities (ARWU).

Phone: 07 5485 1891 enquiries@euphoriafamilydaycare.com.au www.euphoriagroup.net.au

US universities Harvard, Stanford and Massachusetts Institute of Technology (MIT) took the first three places in this year’s ARTU ranking, followed by Oxford and Cambridge in the UK. But it is important to note that the US and UK universities benefit from major endowments, philanthropy and

longstanding reputations. In Australia, first place was held by the University of Melbourne (28th), second was University of Queensland (42nd), which rose three places from its previous ranking, and third was the Australian National University in Canberra (44th). Australian universities should be pleased with this result, as those in the top 200 list have an average age of 86, compared to over two centuries for overseas universities in the top 200! To encourage the students, teachers and visitors to the school to enjoy the Peace Pole in contemplation, Mathew Penniket, of Hinterland Constructions, whose children attend the River School, has built a comfortable timber seat around the pole. In closing the ceremony, Councillor Johnston shared some wisdom inherited from his Irish mother: “I would encourage all of you, every day when you get up, to choose to be happy and resolve to be an agent of peace throughout your life.” Maleny’s River School’s Peace Pole ceremony: Back, L to R: Mathew Penniket, Cr Winston Johnston, Rotarians Rick Vickers and Greg Williams, and front, L to R, Regent students: Vince, Diego, Sam, Zaria, Miller, Xanthie, Gaspar, and Principal Ann Donoghue

Putting the heart back into education

May Peace Prevail As a permanent reminder of the importance of peace on earth, tomorrow’s leaders from Maleny’s River School have erected a Peace Pole within the tranquil setting of the school’s lush grounds, celebrating the event in an uplifting dedication ceremony the day after Remembrance Day.

A

n initiative of the Rotary Club which celebrates 100 years in Australia and New Zealand in 2021, a Peace Pole is an internationally-recognised symbol of the hopes and dreams of the entire human family.

The River School’s Neohumanist philosophy of love, respect and kindness to all ensures the Australian Curriculum is delivered within a meaningful framework, that nurtures each child’s development to their highest potential. Putting the heart back into education, The River School welcomes you to embark on a learning journey that fosters connection and a child’s sense of responsibility as a global citizen.

Regent student Miller Finn led the ceremony, sharing his views on peace:

It stands as a silent vigil for peace, reminding us to think and act in the spirit of Peace. Each Peace Pole bears the message “May Peace Prevail on Earth” in different languages on each of its four or six sides.

“Peace is important because it means we are looking after nature which is all around us, as well as people and place. To practise peace, it is best to tread gently and have time for quiet moments to make sure your actions and words do no harm. This Peace Pole has given us a place to sit in peaceful thought.”

The languages displayed on the River School’s Peace Pole are Dutch and Spanish in an acknowledgement of the ancestries of some of the River School students, along with Japanese which is taught at the school, and English.

The idea for Peace Poles first arose after the devastation of WWII. They are located in around 210 countries with 200,000 placed worldwide, in schools, colleges, communities and parks.

The ceremony was conducted by the Regents, students who will be school leaders in 2022, and attended by local Councillor Winston Johnston together with Maleny Rotarians, Rick Vickers and Greg Williams.

“Peace poles provide an opportunity for those who want to contemplate and look forward to a reduction in conflict and hope for living in peace,” explained Rick Vickers.

Maleny High trail riding day Paul continued, “A horse handling demo was presented by experienced horseman Peter Grieve, and Michael Secomb took the bushwalkers out through the picturesque Crohamhurst State Forest, proving to be a mine of information about the local history.”

The event was supported and promoted by several businesses and organisations, including Maple Street Meats, Maleny Bakery, Maleny Vets, Tom Duggan Vet Services, Maleny Rural and Hardware Supplies, Star Discount Chemist, Lights of Eden, Maleny IGA, Maleny Church on the Rise, Maleny Optical and SALT Radio 106.5. The Local Chaplaincy Committee also praised the involvement of the Sunny Coast Trail Horse Riders’ Club and all the volunteers who helped out. “The net amount raised for chaplaincy was over $2000, which is very gratefully received,” said Paul. At the end of the day, the Golden Horseshoe trophy, a memento of the event, was presented to the school, and will be displayed to mark the inaugural horse ride.

M

Maleny State High School recently ran the inaugural horse ride and bushwalk day as a fundraiser for the school’s chaplaincy services.

President of the Maleny High School Local Chaplaincy Committee, Paul Tarbuck, said: “The trail ride took place on a 20 hectare property owned by the Government Department of Environment and Science at Crohamhurst (between Maleny and Peachester). “Maleny High School uses the property for grazing of some of its herd from the school’s Agriculture faculty. This helps to keep the grass under control.”

The event was attended by more than 30 riders from all over the region who enjoyed riding on the beautiful property, opened especially for the fundraising day. Special permission was obtained from the Department of Environment and Science to use the property for the ride.

“The event didn’t involve a competitive aspect,” added Paul, "it was simply a day when people could enjoy the surroundings and one another’s company in an unique way.” Pictured, in addition to some of the riders, is the Chaplaincy Committee President, Paul Tarbuck, with Chappy Donna Turner, Sunny Coast Trail Horseriders’ Club President, Pat Croft and Maleny High School Principal, Deb Stewart, with the inaugural Golden Horseshoe.

GET WELL Deceptively wise, heartbreakingly beautiful and just plain hilarious. Get Well is a collection of Michael Leunig’s work over the past four years - a time when, quite remarkably, all has not been well with the world. “Simple rhymes, homemade aphorisms, sentimental yearnings, many daggy jokes, funny faces and mysteries from the heart abound in this collection of cartoons - which cause me to wonder what is becoming of me and my world,” says Leunig. More than ever, Leunig shines a light on questions about sanity and madness, innocence and corruption, friendliness and unfriendliness, joy and despair, and the possibility of an overriding eternal wisdom and beauty. Get Well will soon be available at leading and independent bookstores across the Sunshine Coast and hinterland.

Using rusted steel, natural found objects, and experimental tensegrity Smithing, he has found a way to bring to life his meaningful sculptures. Working as a live events camera operator for the past four years, he experienced a long-awaited artistic reckoning to create – a passion he has had his entire life. The COVID-19 isolation, and subsequent hiatus from live event work, has allowed him to explore his artistic passions and make the sculptures he had always dreamt of. His travels around Australia for work, accompanied with his past inspirations, have set in motion his current artistic style. His recognition in the last two Sculpture on the Edge exhibitions reinforced his love for sculpture making and ignited a hope for a future career as an artist. Since then, he has used his time to channel his creativity and spent many weeks in concept development to create many large-scale pieces. Most recently, he has been commissioned to create a permanent street sculpture, celebrating a rich cultural heritage, to be displayed in the heart of Nambour. His recent collection of tensegrity-based sculptures all carry the same message – that balance is an integral part of our ecosystem and without each symbiotic component, the whole ‘sculpture’ would collapse. Finn finds there to be a literal and deeper metaphorical aspect to all his creations that emphasise this message. Finn intends to create larger and more “aweinspiring” sculptures with the inspiration he gets from past creators/inventors like Nicola Tesla and Dr Seuss. He hopes to inspire his audience to toy with how the sculptures were made and the endless possibilities of creating something from nothing. Finn says, “I've always made it a priority to never lose that flicker of madness we all have” – and this shows through his works.

FLYING HIGHER! In a Covid-defiant ‘Flying higher’ stance, The Holmes Prize for Excellence in Realistic Australian Bird Art returns to wow art lovers. Until December 12, seven days a week, 35 exquisite artworks from bird artists all over Australia will be on display at the Mary Cairncross Scenic Reserve in Maleny. In 2015 Dr Gary Holmes—a keen collector of realistic bird art— accidentally unveiled a niche in realistic bird art in Australia. World-renowned Australian bird artists were competing in bird art competitions globally, and yet there was nothing in their own backyard. It was then that Dr Holmes and his wife Dr Margaret Anderson set about addressing the void. Fully funded by the Holmes family—with a total of $20,000 up for grabs—the competition attracts artists of international repute, some of whom are local Queenslanders. Letters Road sense

So much dangerous driving around here – I see it EVERY DAY: mobile phones (still!), speed, and not using indicators. I also see some people on bikes who seems to have no idea of how vulnerable they are, wearing dark colours so they are hardly visible, and young people, in particular, not wearing helmets.

During Queensland Road Safety Week a couple of months back, a policeman told me that wearing a helmet is actually the law. As for hoons, who we are sick of, I found out if you manage to catch dash cam footage that shows the licence plate and driver of any vehicle breaking the law, you can send it to Policelink and they can prosecute from that information. So, if you can safely gain footage of bad drivers, send it through to the police. Let’s make our roads safer!! Matt Jamieson, Woombye

Australian Identity? With regard to Angus Richard’s contribution to Local Musings (HT November 2021), it was disappointing to see him firmly plant his feet in very shallow soil. Almost 60 years ago, he says, Australia was predominantly a JudaeoChristian country with almost 90% of the population identifying as such’. Where did he get this statistic? He then goes on, if I read this correctly, to describe how through multi-culturalism we have lost the coherent

and design to the basic needs and survival of native plants and animals.

So, where is the mention of Indigenous Australians? Surely they are the originators of what it means ‘to be Australian’? And I doubt their Australia is/was predominantly Judaeo-Christian.

This means that urban planners and developers follow a series of steps, usually set early in the planning process, to achieve a positive outcome for biodiversity. Sadly, although largely missing this opportunity, we can at least protect precious remnant habitats.

While I understand his underlying sentiment that we have become more fractured, and that having common values is helpful to a cohesive society, I feel his execution of this point is a little skewed. It glaringly leaves out any acknowledgement that, actually, if we really wanted to be ‘Australian’ we would follow the belief system and values of the Indigenous Australians before Christianity or anything else. Lucy Watson, Palmwoods

Bushland and urban design I have lived in Maleny for 25 years and around 5 years ago I joined a walking group based on the coast. This is how I learnt about the small pockets of bushland saved largely through the efforts of locals. These are now oases that provide relief from the continual rush and noise of the coast. Yes, it is an oasis for us humans, and for other creatures equally deserving of a place to be. I am no planner, but I see that the roads planned to invade parts of Ben Bennett Park in Caloundra, whether they be one or two-laned, will strike a death knell for this already pocket-sized reserve. There are other ways the coast (and hinterland) could have developed - ways that build nature into urban design, by linking urban planning

Crossword

True love lasts forever It’s the World Cup Final, and a man makes his way to his seat right next to the pitch. He sits down, noticing that the seat next to him is empty. He leans over and asks his neighbour if someone will be sitting there. ‘No,’ says the neighbour. ‘The seat is empty.’ ‘This is incredible,’ said the man. ‘Who in their right mind would have a seat like this for the Final and not use it?’ The neighbour says, ‘Well actually the seat belongs to me. I was supposed to come with my wife, but she passed away. This is the first World Cup Final we haven’t been to together since we got married.’ ‘Oh, I’m so sorry to hear that. That’s terrible…. But couldn’t you find someone else, a friend, relative or even a neighbour to take her seat?’

Quick Quote

“Never allow someone to be your priority while allowing yourself to be their option.” – Mark Twain

Some of the reasons for protecting bushland reserves include connecting to nature to increase our own health and well-being, contributing to climate change adaptation and mitigation, and to conserve nature for its own sake. It is not too late to protect Ben Bennett Park and other bushlands from destruction. For instance, consider signing this petition at https://chng.it/s4ZQ6LWxjy. At the same time meander in Ben Bennett bushland and love what it offers. Regards, Dr Marcelle Holdaway

Mechanic saved the day On October 22nd by nephew was getting married at The Chapel in Montville and we were all staying at Altitude. When it came to getting to bride, the wedding car, a classic XY GT Falcon, would not start. Panic was an understatement! A phone call to Montville Mechanical and Lathan came to the rescue. He not only turned up within 15 minutes but had to go back to his workshop and get extra gear to fix the problem. A huge shout out to Lathan! Kind regards, Lizzy Grove

THE DAY BEFORE CHRISTMAS

It was the day before Christmas And throughout the store Every employee was preparing for war With all the surfaces cleaned and polished It was clear the true memory of Christmas had been abolished Out came the manager dressed in his festive suit Fantasizing about selling all his expensive loot And after a rousing speech which struck a festive chord He flung open his tinsel-covered doors to the horde And with sudden vehemence and aggression, they poured And some of the more excitable customers even roared And into the shops with speed, they raced Bustling and bumping other in their haste For the safety of others, they completely ignored As they searched for the gift that was so adored For they had been completely brainwashed and beguiled By the wishes of their own small spoilt child A tide of children was pilling on Santa’s lap To beg for some plastic throwaway … But then suddenly a loud cry came from the back Jesus had tripped over Santa’s overfilled sack Immediately they turned, stopped, and stared As the bearded mouth opened some even felt scared “I thought this day was about me you greedy fools Not finding your husband the perfect set of tools And how come I no longer get the slightest bit of attention Even on Christmas Day I don’t hardly even get a mention And why is it you’re fighting in this crummy little store For a gift that your relatives will find an absolute bore Think about it, you could be at home with a cup of tea Relaxing in a quiet arm chair in front of the Christmas tree Or if you must, you could be browsing online Looking for Christmas gifts for your relatives just like I do for mine.” © Gudrun Harris-Rosenfeldt

Poetry is an arrangement of language, artistic word pictures that attempt to inspire imagination, evoke emotion and provoke humour. Poets are illustrators of words that create beauty and intensity, and the HT is proud to give them a platform.

CHRISTMAS EVE Slip out the side door At the edge of the bush Fleeing the Christmas Of gilded gifts and tinselled tree Sacrificed turkey Varnished and trussed.

Crouch Knee- hug Listen.

To the parted grass Of the wallaby track.

In the fading forest Kookaburras carol

A shout from the house Freeze like the quarry Down wind of the forest ....... Silence ........ Reach the deep sides Of eucalypt forest Slalom down The dry timbered gully

Silent shadows grow.

Breach a rock stream Tearing its rhythm Lulling my feet In cold clear crystal. The climb to the bloodwoods Sharpens my breath.

A wallaby scents ....Thud, thud, thud....

A Rosella's bellsong Stills the evening. Dark mist eddies Old branched gums Cradle the night. The forest waits The birth of new Light. © Sue Cadell

LOCAL MUSINGS

Liar, liar, planet’s on fire By Doug Patterson

L

iars must be called out and exposed. This is even more critical when the liar holds a position of trust in public office. In fact, the higher the position held by the liar, the more critical it is for this to happen. However, it takes absolute certainty and extreme courage to call out and expose someone who is popular, successful, powerful and a leader. Every Australian must share my shame when the President of France, Emmanuel Macron, called out and exposed our prime minister, Scott Morrison, as a liar. It is too little too late for Malcolm Turnbull to now say Scott Morrison has a reputation for telling lies, when he didn’t have the certainty and courage to call him out years ago. While our ‘robust’ media have carefully used euphemisms like spin, evasion, misrepresentation, misdirection, deception, back-flip amongst others to describe many of the Prime Minister’s answers to questions in parliament and in interviews, it has so far managed to avoid actually accusing him of lying. A few upset and angry members of the public haven’t shown that restraint - particularly during the 2019-2020 bushfire crisis, but he has to date deflected these accusations. After all, he is our prime minister.

However, the writing has been on the wall for a number of years now that Scott Morrison has a very flexible understanding of truthfulness. The succession of ‘Grant Scandals’, all of which passed through and were heavily influenced by the PM’s office, should have acted as a warning. Then there were the crises backflips during the fires, sexual harassment in parliament and the Covid pandemic that highlighted the lack of veracity in his leadership. Finally, his shifting position on climate change and the need for climate action, and his opposition to a Federal Integrity Commission to rein in the excesses of some Australian politicians, mean that fewer and fewer Australians feel that they can trust him. This then is perhaps the most serious consequence when a Prime Minister acquires the reputation of being untruthful. You can’t trust him – or his government. Every State Government in Australia has expressed difficulty working with the Federal Government over the run of the covid pandemic. For a frightening number of Australians, social media conspiracy theories are now more credible than government pronouncements.

Recent climate action negotiations have revealed that even his coalition partners don’t completely trust him. As bad as this loss of trust in domestic politics is, it appears to be even worse on the international scene. Impromptu television shots of delegates at the G20 and Glasgow conferences highlight the isolation of Australia’s Prime Minister. Time after time, he was caught outside informal group discussions, isolated, alone and lost. On the world stage, it seems Scott Morrison has become a pariah – but then, who wants to associate with a liar that you just can’t trust. What I can’t understand is that we seem to have accepted the fact that we have a PM who is a liar and that’s okay. I haven’t heard one call for him to resign – but I’ll make that call. Resign Scott Morrison! You are not fit to be my Prime Minister. I want honesty and integrity in my government and you have made a mockery of both. Even Barnaby Joyce has more integrity than you, but God help our environment.

Unsettled? A new survey reveals many Australians are feeling unsettled as Beyond Blue launches a new push to support the nation’s mental health and wellbeing. Beyond Blue CEO Georgie Harman said, “The pandemic and the transition to living with COVID is affecting us all in different ways and it’s understandable if you’re a little unsure about what to feel right now, or if you’re feeling a few different things at once.” A new early intervention initiative called Mixed Emotions will now appear on radio, digital channels and streaming services, reassuring people that mixed feelings are common and encouraging people to reach out to

the Coronavirus Mental Wellbeing Support Service. “So we want to reassure people that you don’t have to have the perfect words. Our empathetic counsellors can help you make sense of how you’re feeling. Just talking things through can make you feel less alone, give you some practical advice, and contribute to better mental health,” Ms Harman said. “Beyond Blue is here for everyone, no matter who you are, where you’re from or what you’re feeling. You can call if you’re worried about someone else. You don’t have to be in crisis to call us. Summer is coming and rain is on the cards – so it’s time to start brushing up on measures to avoid mosquito bites. Queensland Health’s Acting Deputy DirectorGeneral and Chief Medical Officer, Professor Keith McNeil says, “Ross River virus infections account for the largest number of human mosquito-borne disease notifications in Queensland, and the summer months lead into the peak time for Ross River cases.

BreastScreen bus in Beerwah

“Biting can be experienced at any time of day, but some species are most active at dusk and dawn.

The BreastScreen Queensland mobile service is at the Beerwah Community Hall until December 10, 2021, providing free, high quality breast cancer screening to women in the area.

“Regularly apply insect repellent, wearing loose, light-coloured clothing to cover up arms, legs and feet and use other insecticide-based mosquito control devices where possible.

Breast cancer is the most common cancer in women, affecting 1 in 7 Queensland women.

“Around your home, you should empty containers holding water at least weekly and ensure flyscreens are in good order so mosquitoes can’t enter your home easily.

The BreastScreen Queensland Program is provided free to women aged 40 years and over. Women aged 50 to 74 are strongly encouraged to have regular breast screens every two years. To make an appointment at the BreastScreen mobile service, just call 13 20 50 or book online at breastscreen.qld.gov.au. BreastScreen Queensland also has permanent locations at Caboolture, Caloundra, Nambour, Maroochydore, Noosa and Gympie. Referrals are not required.

Pharmacist Natalie said, “We visited Montville as a young dating couple and dreamed of living here one day. We eventually took the plunge into business ownership and have not looked back. It is always a juggle being a mum and a pharmacist, but despite the challenges, I love it.”

Natalie shared how they hoped to own a business that could support their family and make a difference on a local and global level.

“We are passionate about releasing children from poverty and are avid supporters of the organisation Compassion International in its ministry around the world, releasing children and their families from poverty, in Jesus’ name." Having worked in other locations as a pharmacist, Natalie shared how special it is to be a pharmacist in Montville. “The work is interesting and rewarding, working closely with local doctors and health care providers and serving this warm community. It’s genuine when I smile at work.

“I love that in small business you get to do a bit of everything, from consulting about vitamins, checking a Webster pack or cleaning shelves, to mixing up a cream, ordering jelly beans, or showing a customer how to use a medication management app. The list goes on!” she laughed. “When you are involved in people’s healthcare you naturally become a part of their life. There are sad days when a customer passes away, and joyous days

when you hear of a new baby, both of which I have experienced recently.” Working through the pandemic has had many ups and downs, especially in the world of pharmacy. “Many changes have had to be implemented and the community has been very understanding. “I love the comments from locals when they enter the pharmacy and I ask how they are. Some regulars spring to mind: ‘Any fitter and I’d be dangerous’, ‘Fair to middling’, ‘I’m good tomorrow’, ‘Well I’m in here, aren’t I?’ ‘Very well thank you, how are you girls?’ “I couldn’t do it without my team, Tracy, Deb, Jess and Emryn - they are a caring, experienced and hardworking group of ladies who also love working in this community.” Natalie plans to meet the health and wellbeing needs of the community for a long time to come. “We are always open to suggestions for ways that we can serve our customers in the best way possible - whether that involves carrying a new product or considering a new service, so please pop in and say hello,” Natalie smiled.

Grace

In early March, Grace returned to Australia Zoo Wildlife Hospital to practice climbing trees in a fenced plantation, and to socialise with other koalas and make the adjustment to more natural living so she could be released.

A month ago, Grace was finally ready to head off into the wild. She had been selected to participate in a research program run by the University of Sunshine Coast and so is fitted with a satellite tracking collar.

to care for a very young koala that had been found on a "Keep Left" sign in a busy intersection in Cleveland.

Queensland Department of Environment Guidelines recommend that koalas are returned to a 5km radius of their original location so she was returned to parkland near Cleveland where she was found.

After four days and nights of trying to find her mother to reunite her with, rescuers resolved that the juvenile koala would need to be raised by a carer and I was lucky enough to be chosen as her foster mother and she was named Grace.

Within a few days some local male koalas were seen to seek out Grace's company and then return to their own favourite trees. Grace was also tracked visiting the boys and then returning to her little parkland of trees in the urban area near Cleveland.

Koalas require a special licence and a lot of trust in order to be assigned to a carer, but in a lot of ways they're actually very straightforward to rear, especially compared to how difficult many of my macropods have been. Grace was a delight to care for except for her fussiness on eucalyptus leaves. Koalas are renowned for being picky eaters, but my job as her carer was to ensure that she had

ime becomes quite amorphous when you’re watching a forest grow. As you drive from Maleny out to North Maleny on the eponymous North Maleny Road and look to your right you will see the young forest that Barung Landcare, to their enormous credit, planted. I honestly can’t remember if it was eight years ago or fifteen years ago that it was planted, but as every day goes by, the forest is growing in both size and complexity An intact rainforest is the climax of biodiversity on the planet, and this is what we are creating here right now. Can you imagine what it will look like in three or four hundred years? What an incredible gift to leave for future generations, our children’s children’s children. In a relatively short space of time, a couple of decades at most, with the growth rates that we experience here on the plateau we can easily reestablish the magnificent forest that once blanketed our mountain range. I believe our role as humans is to be stewards of the earth. I also believe in the sanctity of human life, which is why I somewhat paradoxically often recommend pruning or even removing trees near people’s homes. I would like to see the trees in our built environment managed and safe, and have our open spaces returned to the forests that they once were. We can no longer pretend that we are not intimately connected to the land and all life on the planet. It is now time for our governing bodies to shift from an economic imperative to a planetary perspective, or at the very least include and recognise the necessity for nature conservation.

the opportunity to browse a variety of fresh eucalyptus branches known to be popular with koalas each day. Finding enough appropriate leaves to feed a koala every day is challenging and time-consuming work. To help me cope with this, earlier this year, I put a call out to residents of the Sunshine Coast to assist with growing koala food trees from seed. It was lovely to see so many offers of help, several local businesses offered to be distributors. I purchased appropriate seeds and they were sold at cost price. Some people were successful in the germination of the seeds and have now passed on seedlings for planting. Many of the seedlings are now planted in local neighbourhood properties close to boundaries, to enable koala carers to access leaf in years to come. The trees will be kept around 2-4m to enable the fresh growth to be within easy reach. Grace predominantly chose to only eat Blue Gum (Eucalyptus Tereticornis) leaves. A koala develops its taste for particular leaves from the pap it has received from its mum. Grace arrived into care at 1.2kg, so her favourite eucalyptus leaf was already determined.

Currently I have a new orphaned koala in care named Locket. Fortunately, she's much less picky about what kind of leaves she eats, and I have been very lucky to have the assistance of Montessori College in Forest Glen who had established a plantation to support koala carers four years ago. The juvenile eucalypts are now at the perfect age and size for leaf harvesting, which is done for me, and I feel very spoiled by being able to collect "drive through" leaves three times a week. The school has also taken on some of the germinated seedlings from the community project and one day their plantation will be able to support even more koalas. Wildlife care isn't a one woman show, and I'm deeply thankful of our community members who choose to give their time, land or money to help me and other carers out. Any and all offers of assistance are thoroughly appreciated. Rachel Aspinall is privately licensed to rescue animals and happy to do so, or will call other groups for help when needed. Phone: 0407 881 008.

Native vines and scramblers The Barung Native Plant Nursery grows a range of native vines and scrambling plants that can be used in a variety of garden settings.

by MEGAN LEE - Barung Landcare

U

nfortunately a lot of invasive species wreaking havoc on our local native forests are non-native vines, which were most commonly brought to Australia for ornamental purposes.

We have Native Jasmine (Jasminum volubile) which has beautiful white perfumed flowers, Scrambling lily (Geitonoplesium cymosum) which is a charming climber with white flowers and dark berries, and we also stock the Richmond Birdwing Vine, (Pararistolochia praevenosa) which is the principle host plant for the Richmond Birdwing Butterfly caterpillar!

Think dramatic flowering climbers covering outhouses and fences, and beautiful green vines draping over garden features, balconies and meandering up the sides of houses. Today, many of these introduced vines have escaped or been purposefully dumped in the bush. And in the absence of their natural predators and competitors, they now pose a significant threat to the survival of vulnerable native wildlife such as the Southern Pink Underwing Moth and other species that rely on diverse, healthy ecosystems to survive. Invasive vines outcompete and even smother entire understories, trees and

canopies, and threaten the diversity of forest ecosystems. By making more conscious and informed choices about what plants go into your garden, you can help avoid these environmental catastrophes and support native wildlife and forest ecosystems to survive and thrive in our region.

Barung native Plant nursery

We have a range of other native species available too, so pop in and have a chat with our friendly staff about your native garden for wildlife, and how you might like to integrate some beautiful native vines and scramblers into the design of your home garden or conservation project.

back to nature

W

e are the only animals which domesticate others and use them as commodities or as our servants. We are also the only species that turns others into pets. It seems to be something that human beings cannot resist. It is hard to ignore the attraction of the bright, intelligent eye or our own subjective response to the quality we call cuteness. And if these features are expressed in creatures which boldly approach us, we are hooked.

Pied Butcherbird - image Patrick Colley

Why do we do it; this feeding thing? I have heard people say that they do it to give something back to wildlife, which has lost so much. But the species we feed have been winners in the world we have engineered to suit our own needs.

One of the principal elements of human inclination towards “lesser” animals, is to feed them – the ducks in the park, the water dragon under the café table and, of course, the Butcherbirds, magpies and Kookaburras that come to picnic tables and to our decking. In some places, these birds appear with a confidence not to be deterred.

Our real motivation is difficult to deny. Just like those who, despite warnings and pleas, feed dingoes on Fraser Island, we feed garden birds because it entertains us. Sadly, that entertainment can cause nuisance, damage and distress to other people and other things down the line; and hinders better understanding and conciliation with nature.

Most people who feed birds, feel pleased with their results. But all is often not as it seems. Feeding large, confident species which have gained from habitat changes caused by urban development, improves their circumstances at a cost to others. Butcherbirds and Kookaburras are predators. Predation is important and natural in a balanced system, but feeding predators promotes an increase in their numbers to a level that upsets that balance. Last year, when pottering in my garden, I was followed by a Willie Wagtail. Now he is away over the fence, because my steps are dogged by up to seven magpies. I recently met a lady with binoculars along the Maleny Trail boardwalk. She told me that she could no longer enjoy the small birds in her garden; they were gone and it upset her. Neighbours had been feeding an increasing number of Butcherbirds. The likely connection was compelling.

In the Wild

W

NOTE: A good alternative to feeding is the provision of a bird bath. Positioned near enough to bushes to enable a quick escape but open enough to allow us great views, a bath can please us with appearances by anything from Thornbills to Bowerbirds.

Low down in your garden

hen it comes to re-establishing native vegetation we tend to concentrate on the planting of trees and shrubs and, if we’re lucky, maybe a few Lomandra. But to truly re-establish a diverse ecosystem we must help establish all the groundcovers too such as grasses, herbs, small shrubs and ferns.

Planting native groundcovers in your own backyard (as well as trees and shrubs) is often even easier than in big revegetation projects, because the small plants are vulnerable to weed competition and your input with mulch and weeding can be vital in establishing native groundcovers.

Groundcover plants are crucial in providing a safe home for ground-based animals such as skinks, frogs, snakes, bush rats, antechinus and of course a whole host of insects (don’t say yuk, think of them as bird food!).

Control of groundcover weeds is crucial while establishing native groundcovers, for example lawn grasses such as couch, carpet grass and kikuyu need to be eliminated and subject to ongoing control through blanket mulching and or weeding. Once well established though, native groundcovers can outcompete and shade out the weeds.

Groundcover plants are also crucial in providing the food resources such as seed, fruit, leaf and tubers to everything from birds, butterflies and beetles right through to wallabies and The great thing about many groundcovers kangaroos (if you’ve got a really big backyard). is that they are easy to grow yourself by either directly transplanting around your garden or Groundcover plantings can be very establishing in pots to plant later. rewarding for you if you love your native fauna, because they can be very rich in the resources Plants such as Native Violets (Viola banksii), they provide and in effect act like a magnet for Native Pennyroyal (Mentha diemenica) and native fauna in your area! are just a few of our local native groundcovers that you can propagate easily through cuttings and runners. Native Grassy plants such Flax Lilies (Dianella sp.), Matt Rushes (Lomandra sp.) and Kangaroo Grass (Themeda triandra) are easy to grow from seed or transplant as seedlings. All the plants listed (and so many more) can be available at Forest Heart ecoNursery. Our home is buzzing (or should that be tweeting) with a huge diversity of small birds at the moment, including Red Brow Finch, New Holland Honey Eater, Golden Whistler, Redbacked Fairy Wren, Lewin’s HoneyEater, Whip Birds and many more. None of our plantings are much older than 14 years, but the dense plantings of groundcovers and low shrubs near the house provide home and food for these little critters and so many more.

V

ictim to some recent wild weather and high winds was a magnificent 40 m Grey Gum (Eucalyptus propinqua) that came down at Mount Mellum. Thankfully, where it fell was in an open grassy area on Barung Landcare President Ian McMaster's property.

by MEGAN LEE - BARUNG LANDCARE

Rather than being cut up for firewood, the destiny of this majestic tree is to become a significant part of the new Barung Nature Centre’s Stage 1 development at the Maleny Precinct which is currently underway. “The vision of the Barung Nature Centre is to, not only be a hub for community connection and education,” explains Barung Landcare General Manager Doug Evans, “but to also be a leading example of sustainable building design which uses locally sourced materials, and local labour, to deliver what we envision to be a wonderful asset to the Sunshine Coast community. “By using locally sourced and milled timber from our Barung President’s property, well, you don’t get more local and sustainable than that!” Stage 1 of the development will see the Barung Native Plant Nursery at Porters Lane be relocated to the new Precinct site on Parkland Dr where the stunning ‘Barung Seed Forest’ has already been established by the Barung Landcare team. The timber panels which are currently drying will be used on the walls of the new workshed, and some carefully carved benchtops will be used for the sales desktop. Ross Doherty, who is overseeing the project at the Precinct, said, “The link created between conservation and sustainability with this simple act really shouldn't be understated. Every time I look at the walls and the sales desktop I will know exactly where that amazing piece of timber grew!” With more storms predicted strong winds (unfortunately) may bring down more trees around the region. If this is the case and you have appropriate hardwood trees available, Barung Landcare would be keen to hear from you. If you would be interested in donating your tree for harvesting, please contact Doug Evans doug@barunglandcare.org.au

Flipping risks are high P

roperty buyers should be increasingly wary of the promises of fast gains from flipping real estate, according to Pete Wargent, co-founder of BuyersBuyers Australia’s first national network of property buyer’s agents. Mr Wargent said, “as we approach the peak of each market cycle, in all asset classes, new markets entrants increasingly chase the allure of quick gains, and this property market cycle will be no different. “But flipping property in a hot market in the expectation of fast returns can lead to regrettable decisions, especially as the costs of tradies and materials are currently very high. “The media headlines have reported such trends lately in the U.S. as speculators have turned to online apps and algorithms to help them flip properties quickly, hopeful of a quick profit, but shortcomings in the models and processes have seen many come unstuck.” Doron Peleg, CEO of RiskWise Property Research, noted that the transaction costs involved in the buying and selling real estate increase the risks of nominal losses for those looking to flip properties. Mr Peleg said that the average duration of property ownership has increased over recent years, yet still 5 to 10 per cent properties can be sold for a nominal loss.

“It’s fairly well recognised that due to transaction costs, such as stamp duty and real estate agent’s fees, buying and selling property in Australia too frequently can be a costly experience. “Homeowners intuitively understand this, and the average holding period for houses has increased over recent years. However, recently due to low stock levels owners have feared being unable to execute a suitable move, and the average holding period for houses is now more than a decade across most parts of Australia” Mr Peleg said. Mr Wargent said the property market is expected to be strong in 2022, but there will be no repeat of the rapid

price gains experienced across the country in 2021. “More listings are coming online now, but competition for A-grade properties remains fierce. Even within suburbs and streets, there are nuances best interpreted by local market expertise and, in a rapidly moving market, an expert buyer’s agent offers invaluable insights.” “The statistics show that a well-executed purchase at the right price with a properly carried out due diligence process, combined with a reasonable time horizon, will greatly reduce or eliminate the risk of capital loss.” For more information on this, visit buyersbuyers.com.au

e recently had 45 inspections in five days, resulting in 15 written offers being presented to the owners, selling well above the asking price! If you are thinking of selling, this could be you! The market is still powering on and does not show any signs of slowing. With the Queensland border scheduled to open in December we are expecting an influx of Southern buyers coming to the Hinterland in search of a new home. Buyers are desperate to secure a home for the new year and in some cases are willing to pay well above the asking price. Contrary to popular belief buyers do buy over the Christmas/New Year period in readiness for new school enrolments and job transfers.

Our office will be closed over the Christmas/ New Year period but we will be available via phone and email. Inspections will still be run over this period by appointment only. Properties are really scarce at the moment so, if you are thinking of selling, now is the time to achieve a premium price for your property. We will be open for the Maleny Late Night Christmas event on December 10 from 5pm-8pm so pop in and say hello, we would love to meet you.

his has to be the most confusing property market on record with some ‘experts’ forecasting a continued growth in property prices until 2023 and some forecasting a drop, even crash, early in the New Year! On the positive side, open borders (national and international) will increase the level of demand, and on the negative side increasing inflation, interest rates and the number of properties on the market will reduce the demand, as well as possibly increase the supply. I guess whatever happens in the new year, the prices currently being obtained, for the limited number of sellers on the market, has certainly never been stronger.

Maybe knowing how much your property has grown in value, particularly over the last 12 months, is the first step to determining when is the best time to look at selling. It is our experience that nearly all appraisals carried out over the last few months have resulted in price levels exceeding owner expectations. Call Blackall Range Real Estate on 5499 9966 for a free, no obligation price appraisal and see if you too are pleasantly surprised.

arely a day goes by in the real estate market where you aren’t asked what you think is going to happen next with property prices. Expert property analysts put the recent exceptional increase in property prices, which is above 30% across the range, down to very low borrowing costs, as well as the ability for more people to work from home. Since the start of the pandemic, there’s definitely been a shift in what people really want out of life, which has accelerated their tree change timeline. It’s fair to say that the dynamics of the work/life balance have changed forever. Add to this the desirable location of the beautiful green rolling hills of the Hinterland, and it’s no surprise that it’s been a time like

Damian Green no other for real estate sales. Buyers will continue to face tough competition when trying to purchase their next property. With most of our property sales finding as many as six offers to purchase, there are a number of eager buyers who’ve missed out not just once, but several times on buying their next property. With demand still outstripping supply, the frantic hunt for the perfect place to call home is set to continue well into 2022.

fter enjoying 10 highly productive years with Pia Buick Real Estate, I am thrilled to announce that I have recently joined the dynamic team at market-leading RE/MAX Hinterland. Over the years I’ve had the pleasure in engaging with many people in our local community. And when it comes to the sale process, establishing a track record for negotiating and completing sales has certainly helped to underpin my longevity in the market. In the short time I've been on board, there has been nothing more satisfying than to hear compliments like this coming in from buyers and sellers alike:

Damian Green and the team at RE/MAX Hinterland excelled themselves yet again. Damian went above and beyond and we can't speak highly enough of him and his colleagues. The RE/MAX team are all not only excellent agents but really good people. Thank you. Jane. If you would like to discuss any part of the property market, as a buyer or seller, myself and the team here at RE/MAX Hinterland welcome the opportunity to meet with you.
