Spring is upon us here in Middle Georgia. As many of you know, most of my work is spent working outdoors so this time of year is always my favorite. This spring is bittersweet, though, since this issue of the newsletter marks my last as your Chair of the Board and President of Historic Macon Foundation. Our organization has had another fruitful fiscal year and bright days are ahead.

Some of my highlights over the past year include the inaugural Design, Wine and Dine event, which we hosted in early March. Organizing and executing a multi-day event is never easy, but thanks to the leadership and hard work of our staff and volunteers, the event was a raging success. Plans are already in the works for next year. At the Cottage, we hosted national experts to help us evaluate the efficiency and relevancy of our headquarters. For many of us, the Cottage represents the legacy of our 50 years serving the community and we are proud that the building will continue furthering our mission. One of our highest profile advocacy issues this year was the tragic loss of Tremont Temple Baptist Church. We presented a viable alternative to demolition, but in the end the project was too far along for our solution to be fairly considered. Going forward we hope to be more proactive and work towards a watch list that our staff and volunteers will use to guide our advocacy efforts. Finally, I would like to end on a high note. As many of you know, in December Josh Rogers announced his resignation at HMF and new appointment at NewTown Macon. We were thrilled for Josh and the opportunity, but we knew that HMF would need a leader to continue and accelerate our momentum. On March 10, Ethiel Garlington started as our Executive Director. For those of you who have met Ethiel, I know you’ll agree that the Search Committee should be commended. We are overjoyed that Ethiel and his wife, Michelle, have moved back to Georgia. Please make plans to attend HMF’s Annual Preservation Awards and Meeting on Tuesday, May 6. Our community has plenty of preservation successes to celebrate this year, but we cannot continue that success without your support. Our new slate of officers and board members is a dynamic group of leaders. HMF has a bright future ahead and I was honored to serve as your President this year.

Dear Friend of Preservation, I am writing to introduce myself, and to thank you for your commitment and support as a member of Historic Macon Foundation (HMF). My most recent background has been in preservation field services in East Tennessee, serving for Knox Heritage and the East Tennessee Preservation Alliance. On March 10, I began my new post here and am honored to hold the position as your Executive Director of HMF. Michelle and I are grateful for your Southern hospitality and thrilled that Macon is our new home. We extend congratulations and wishes for great success for Josh Rogers as he takes on his new position as President and Chief Executive Officer of NewTown Macon. Josh helped lead HMF to some of the most successful years in our history and we are grateful that he and Meaghan are staying in Macon. Part of my initial focus as Executive Director will be to engage new community partnerships and to reach out to the Macon-Bibb community to understand how we can better serve our members and non-members. From there we would like to continue building a wider base through dynamic, relevant, and mission-based programming and special events, such as the exciting variety of events scheduled for National Preservation Month in May (see page 06). We are grateful to be considered one of the nation’s leading preservation non-profit organizations, thanks in large part, to the tenacity of our staff and volunteers. In the coming months we plan to build on that foundation and strive to be more proactive in order to stay ahead of potential advocacy issues. After all, at HMF we pride ourselves on being creative problem solvers. One of the reasons Michelle and I made the leap to move to Macon is timing. I strongly believe that our community is on the cusp of greatness. Particularly, Downtown Macon has all the signs of a full-blown renaissance. As anyone who travels to other towns will attest, downtowns are proving to be the economic engines they have been historically. With our 551 Cherry Street Loft project about to kick off, we are thrilled to play a role in providing residential opportunities in the downtown area. We can’t do this work without you. HMF will continue to grow and be a positive change-agent as long as we have your support and generosity. None of our work is possible without each of you. This year marks the 50th Anniversary of our work in Macon, and we are excited to officially launch our new logo, which you’ll see prominently featured in the newsletter. As a 501(c) 3 Corporation, a significant portion of a HMF membership fee is considered tax deductible, and donations are fully tax-deductible. 881 ORANGE TERRACE 881 Orange Terrace is already under construction with Cliffard Whitby’s team of Whitby, Inc. and now under contract. The house will be revitalized both inside and out. When completed the home will be a three bedroom and two bathroom home. The rehabilitation on this home will also include a small, rear addition, creating the third bedroom, second bathroom and rear deck. The property is a diamond in the rough with all its original detail in place. The existing asphalt siding has been removed, exposing the original lapped boards, which are in good condition. Any damaged areas on the exterior will be repaired and given a fresh coat of paint. The interior, which boasts high ceilings, heart pine floors and four fireplaces, will be restored. A new kitchen will be installed and the living room and two existing bedrooms refinished. The buyers are thrilled with the home and cannot wait to move.
1282 Calhoun Street 1282 Calhoun St. is currently under construction by Cliffard Whitby’s team of Whitby, Inc. The building, once a single family home, had been converted into two small apartments. Half of the home fell into extreme disrepair so the existing, non-historic add-on needed to be removed. The completed rehabilitation will return the home into a single family home and a new rear addition will create some much needed space. The home will retain its charm and character with three bedrooms and two bathrooms. The front porch will be repaired, the roof replaced, and the lapped siding will be repaired and repainted. The interior was in poor shape due to water damage, but the wood floors and walls are salvageable so they will be refinished and repaired. The rear rooms on the house had begun to collapse, so they will be rebuilt and some additional space added to create 04
new bathrooms, closets, a bedroom, kitchen and deck. Work on 1282 Calhoun will continue through the spring and into the summer.
We are hoping to have the house ready to move in by the fall!
jordan apartments 1268 College Street
Construction is almost finished at the Jordan Apartments building and the four units will be ready for Mercer students to lease this fall. The four units will each have two bedrooms, two bathrooms and reconfigured floor plans. Aside from interior alterations, the building received a new roof, window restoration and repointed brick. Brothers, Robert G. Jordan and James W. Jordan, of the Jordan Realty Company originally built the Jordan Apartments on College Street at Tattnall Square in 1920. Last minute negotiations spared this building from demolition, and Historic Macon is excited to once again see this building come back to life. Russell Poss with R.C. Poss Construction and his team have been hard at work on this project that Rusty referred to as, “quite a challenge.” We have secured a deal to transfer $250,000 in federal and state tax credits to a local resident
in exchange for a $165,000 investment in the projects.

Porter House The Porter House has been moved onto Wesleyan College’s campus and is undergoing a large facelift. Rain delayed the move for weeks, but with the land finally dry enough to carry the weight of the home, it found a new resting spot. Historic Macon is thrilled to see this significant piece of architecture saved by Wesleyan College and used for years to come. More details and pictures will be included in our upcoming newsletters and e-blasts.
oglethorpe houses One of the three Oglethorpe Street homes, once on Coleman Avenue, is finished! 1029 Oglethorpe Street is on the market for $249,900. The three bedroom, three and a half bath home is over 3,000 square feet and currently qualifies for the Mercer down payment
assistance program. The two houses adjacent have been rehabilitated on the outside and are ready for a buyer to rehab the inside of the homes. Both homes are listed for $99,900 each. Tony Butler Construction has brought these homes back to life so that new homeowners can enjoy them for years to come. 05

May is National Preservation Month! Every year the National Trust for Historic Preservation presents a theme for preservation month and challenges preservation and Main Street organizations to use the month to celebrate and spread the word about historic preservation. This year the theme is “New Age of Preservation: Embark, Inspire, Engage,” and the goal is to excite existing supporters and introduce our mission to a new audience. Historic Macon plans to do just that with our line up for Preservation Month. We will be hosting a series of workshops every Thursday night during the month of May as well as our annual meeting and preservations awards on Tuesday, May 6th. WORKSHOPS The workshops will take place at the Sidney Lanier Cottage from 5:30 to 7:00 p.m. every Thursday evening throughout the month of May. Each session will be presented by local or state professionals and will be free and 06
open to the public. The month will kick off May 1st with the first workshop, “Old Home Essentials.” This session is aimed at preservation novices and new homeowners who are looking to learn as much as they can about their house or the built environment around them. Jenna Lapachinski will discuss the basics of historic building materials and will do a general overview of residential architectural styles. Muriel Jackson, Head of the Genealogical and Historical Room at Washington Memorial Library, will also discuss the tools that are available to help locals learn more about their homes. The second session will be led by Georgia’s African-American Programs Coordinator, Jeanne Cryiaque. Jeanne has been the staff liaison to the Georgia African-American Historic Preservation Network (GAAHPN) and the editor of Reflections, the GAAHPN publication that features the preservation of Georgia’s historic African American resources and cultural heritage since 2000. Saving Georgia’s historic African-
American schools is one of her primary preservation initiatives and she is a founding member of the National Trust for Historic Preservation’s Rosenwald Schools Initiative. She will discuss some of the successes and hurdles of preservation of African American heritage in Georgia. May 15th is “Creating a Maintenance Plan” and will be led by local construction expert Clifford Whitby. Clifford will explain to importance of maintenance and will cover the basics that every homeowner needs to keep up with. A checklist will be given to all participants to help jump-start their own maintenance plans. On May 22nd, Georgia’s Tax Incentives and grant Coordinator, Carole Moore, will explain the incentives Georgia offers to historic homeowners. There will also be additional information available to attendees about local incentives for prospective and current historic homeowners. Preservation Month will wrap up on
May 29th with “Ask the Experts.” The 30-minute question and answer session with Josh Rogers, President and CEO at NewTown Macon, Ethiel Garlington, Executive Director of Historic Macon, and construction expert Russell Poss will be followed by refreshments and informal questions. The goal of this session is to allow homeowners to get any remaining questions answered that had not been addressed in previous sessions. AWARDS Historic Macon’s Annual Meeting will be held at the historic Douglass Theater in Downtown Macon on Tuesday, May 6, 2014. A reception will take place from 5:00 to 6:00 p.m. and the annual meeting will begin promptly at 6:00 p.m. After our annual business has been
addressed, the preservation awards will begin. The Awards honor property owners in four categories: Preservation, Rehabilitation or Restoration in Residential Building; Preservation, Rehabilitation or Restoration in Commercial or Institutional Building; Revitalization Projects; and Stewardship Projects. This year’s event will feature Pratt Cassity, the Director of Public Service and Outreach for the University of Georgia’s College of Environment and Design. Our nominees will be released in an upcoming press release, so keep your eyes open! Historic Macon will also present the Genny Thurston Award for lifetime achievement in the field of historic preservation and the Maryel Ramsey Battin Award for exception contributions to the mission and organization of Historic Macon Foundation over many years. The event
will be free and open to the public. We encourage everyone to come and celebrate the preservation efforts in Macon. We are excited to be celebrating Preservation Month and we hope everyone will join us at our workshops and events! Thanks to a generous grant from the Elam Alexander Trust, Historic Macon will once again host its annual summer camp for local children. The theme of this year’s camp is “Box City,” which will introduce campers to urban design and historic preservation through interactive activities. The Box City curriculum was developed in 1969 by Ginny Graves, a Kansas City art educator, and her husband, architect Dean Graves. Their original curriculum has evolved over the past 45 years, but it still focuses on teaching the principles behind community planning and urban design. Historic Macon’s Box City Camp will build off those principles and give campers the opportunity to plan and build their own city out of recycled boxes and other materials. As a group, the campers will decide the “who, what, when and where” of their city and will work together to construct it. Campers
will need to decide on building scale, style, and organization, while using the urban planning and community development principles they are learning about at camp. Each day during the week the campers will have an additional activity that will teach information about urban planning and the built environment. Special guests will stop by and talk to the campers about the concepts they are being taught at camp. Exploratory walks will be taken around downtown so that campers can see first-hand different building styles and uses. They will learn basics of preservation and the value of old buildings and how the new and old can work together to create an interesting and functional city. Box City Summer Camp will be held at the historic Terminal Station, thanks to the generosity of Macon Transit

Authority. Camp will begin each day at 9:00 a.m. and will run until 3:00 p.m. Historic Macon will provide snacks for the campers, but they must bring their own sack-lunch and water. Nicole has a Master of Architecture degree from Kansas State University and Jenna has a Master of Science degree in Historic Preservation from the University of Vermont. In 2013, the Friends of Rose Hill Committee was successful in advocating for Rose Hill to be the recipient of $300,000 from the special-purpose local-option sales tax (SPLOST). With a portion of that money, the committee has overseen the restoration of the gatehouse roof and information kiosk, identified and helped contract for the reconstruction and repair of more than a dozen retaining walls, paid for the installation of fences and upgraded security systems, planted seven new trees in 2013 and nine new trees this winter, and created a new website with new search features and photos of each gravesite. Besides the work using SPLOST money, Friends of Rose Hill has committed their own funds to launch an exciting new project resurrecting the fallen obelisk that was atop the Johnston monument
before it was destroyed by a tornado in 1954. There will be an official unveiling of the restored monument. Watch our website (www.historicmacon.org) and enewsletter for the date and time. In addition, Rose Hill Rambles continue to be very popular. The next Ramble will be held at 2:00 p.m. on Sunday, April 27th, at the main gate. Jim Barfield will lead this spring’s Rose Hill Ramble. His talk will feature the grave of Macon’s famous architect, Neel Reid. The ramble also will touch on the graves of the nine victims of Macon’s 1880s mass murder, and Confederate burial grounds. Learn about these fascinating Maconites while gently strolling through this historic park. Jim will, as always, regale interested participants with tales of Macon’s past and will introduce them to some of the folks who made this community what it is today. Rambles are free for Friends of
Rose Hill, $5 for non-members and $3 for students. No advanced registration needed. There will be a Rose Hill Clean-up in advance on Saturday, April 26th, from 10:00 a.m.–12:00 p.m. Come with work gloves and any handy yard tools you might need. We will meet at the main gate. New HMF LOGO Burt&Burt
To help honor Historic Macon’s fifty years of service to the community, a Fiftieth Anniversary Committee has enlisted Burt&Burt to update the HMF logo. The committee also plans to create programs and events this year to showcase Historic Macon’s legacy. Our objective was to create a mark that represented the forward-thinking mission and expansion of Historic Macon Foundation. The mark had to eliminate preconceived notions of HMF and allow new, current, long-standing and potential members to feel ownership in the mark. Our goal was to avoid imagery and typography that would be identified with a specific architectural period or “address.” HMF has grown beyond the “mansions of College Street,” expanding into other neighborhoods, making an impact in urban development as well. As for the imagery—the logo—we took our inspiration from a bird’s eye view of the city, using elements to represent our public parks (many of which are triangular parks), land plots and roads (especially those like Mulberry and Poplar with medians). We were able to subtly craft the letters HMF within a representational street plan of Macon.

Historic Macon is planning a three-day get-a-way to the Reynolds Mansion on Sapelo Island. Reynold Mansion can only be reserved by private groups and many Historic Macon travelers have gone year after year. This year we will visit on November 21–23, 2014. If you are interested in this trip, register online at historicmacon.org/ events/sapelo or contact Janis Haley at jhaley@historicmacon.org or call 478-742-5084. Reservations and room assignments will be on a firstcome, first-served basis. Deposits are required by June 30, 2014. The estimated trip cost of $600/person includes lodging, a welcome cocktail party, all meals, a full island tour, ferry and some transportation while on the island.
Thomas Spalding of Sapelo built theoriginal structure known today as the Reynolds Mansion. The house served as the Spalding manor from 1810 until 1861. During the Civil War, Union sailors vandalized the Mansion. In 1912, Howard Coffin of Detroit purchased Sapelo and rebuilt the Mansion,
Sapelo Island is the fourth largest of the twelve barrier islands along Georgia’s 90-mile Atlantic shoreline. The island is now owned by the State of Georgia.

restored the original tabby walls and foundations, and updated the interior décor. In 1934, Coffin sold Sapelo to tobacco heir Richard J. Reynolds, who remained the owner until his death in 1964. Historic Macon held its new spring fundraiser, Design, Wine and Dine, at the beginning of March. The event was a two-day exhibition of demonstrations by culinary, decorative, visual artists and wine experts, capped off by a soirée on Saturday evening. The twelve demonstrations, party and book sales netted approximately $26,000! The Events Committee, staff and Board hope to turn this fundraiser into an annual event with more demonstrations and a vendor fair. We thank everyone that attended this year’s DWD and we hope to see you next year! Special thank you to our volunteers and sponsors for making this event a success!
