ROWLAGH FOR TOMORROW URBAN N TION REGENERAT EGENERATION PROJECT DESCRIPTION: Urban expansion focused on alternative ‘greenfield’ growth centres within Dublin, the research question consider the re-activation (urban recycling) of existing areas such as Rowlagh.The street as the primary configurational element structures the urban interventions initiating the place making activation for the choice of urban centres stimulating the flow of people and goods that can translate into social and economic benefit. The place making activation entails the physical restructuring that combines economic, social and environmental benefits over time directly impacting on the quality of life for residents.

PROJECT DESCRIPTION: The project anticipates an alternative to oil dependency and the consequent spatial proposition of renewable energy sources on the island of IJsselmonde, Rotterdam. Utilising the principle of double space use, current agricultural land under salination pressure (climate change) is exchanged to energy fields, and current empty port facilities to vertical food farms. The energy field strategy incorporates solar, osmosis and bio energy (anaerobic digestion) balanced with water recycling, eco fish farming, and wetland recreation.

PROJECT DESCRIPTION: The project aim was to create support opportunities that provide/encourage inclusion, connection, participation and accessibility of the spatial-functional main network and the urban economy. The goal was to restructure the urban configuration to establish an overall legible spatial structure which acts as an interconnected neighbourhood urban support node. The strategic location gains its importance through multi-modal corridors which interchange and converge at a strategic location, and the convergence and concentration of different convenient large scale uses and services.

HAARLEM TOWARDS A LEGIBLE SPATIAL STRUCTURE ANALYSIS AND DESIGN OF URBAN FORM
PROJECT DESCRIPTION: Successful street neighbourhoods are not discrete units but are physical, social and economic continuities. The urban public spaces act to interconnect neighbourhood fragmentations through a slow-moving structure of soft mobility with a clear movement strategy and the ability to bridge urban spatial barriers. The network of carrying structures for soft mobility is balanced with a network structure of rapid obdurate mobility. The concentration, junctions, moments of shift for each network creates neighbourhood foci in the case of soft mobility, and nodes in the case of rapid obdurate mobility.

C HESTERFIELD Residential Development at Chesterfield, Blackrock, Co. Dublin. RESIDENTIAL
CLIENT LIAISON CONSULTANT CO-ORDINATION DESIGN DEVELOPMENT TENDER DOCUMENTATION PROJECT DESCRIPTION: A new upmarket residential development in an affluent area in Dublin overlooking Dublin Bay. The scheme comprises 3 blocks ranging in height between 4 and 6 storeys with a total of 142 no. apartments. The site also entailed the refurbishment of Chesterfield House (a protected structure and period home) and its cartilage and its mature foliage. PRODUCTION INFORMATION & TENDER ACTION: A Fixed Price without Quantities procurement was followed. Responsibility included establishing the drawings and specification to form part of the tender and contract. With the QS kept control over the procurement, and the sign-off of Interim Certificates on a monthly basis.

The 3 Star Hotel Facility will provide 144 no. bedroom suites. There is also significant competition for this 3 Star offering in the catchment area which has had an effect on the operation of the Radisson Hotel Airport.

This contemporary scheme’s disposition aims to maximise the site potential, but at the same time respect the sensitive nature of the site within a UNESCO heritage town through scale, balance and decorum.

The design concept and retail strategy is based on a linear shopping street experience. The simplicity & cost efficiency of the retail store sheds are balanced with the emphasis on the street mall finishes and striking mall roof. The stores are serviced directly from the rear by service yards, hidden behind earth embankments gabion walls.

CONCEPT DESIGN DESIGN DEVELOPMENT STATUTORY SUBMISSIONS PROJECT DESCRIPTION: Due to the sensitive character of the historic setting and mature foliage, the building aims to maximise floor area and at the same time minimise visual impact. The Clubhouse main entrance between the existing foliage, is modest in character, opening up the vista onto the terrace deck overlooking the 1st & 18th hole. The southern façade aim to maximise the views and solar orientation of the restaurant, lounge and bar facilities at the upper level.

CLIENT LIAISON DESIGN DEVELOPMENT STATUTORY COMPLIANCE PROJECT LEADER PROJECT DESCRIPTION: Dromoland Castle Hotel has functioned as a luxury hotel since 1962. Due to the sensitive character of the historic fabric and its high profile, a conservation Impact Report were carried out. The intervention deemed to be appropriate in the context of the continued high profile success of the Hotel in the future included an intimate spa consists of six luxury treatment rooms, two dedicated manicure & pedicure rooms and an outdoor hydro spa covered with a gazebo for all year round use.

CONSULTANT CO-ORDINATION UNIT DESIGN CONCEPTS DESIGN DEVELOPMENT STATUTORY SUBMISSIONS PROJECT DESCRIPTION: The proposed development is the 4th phase of the overall 6 phases of development known as Stapolin Village for which there were an adopted Action Plan by Erskine Tovatt. The proposal comprises the construction of 400 residential units. The accommodation is arranged in 7 no. urban courtyard blocks and 2 no. terraces. A public park is located in Phase IV which provides a high level of residential amenity to the surrounding sectors.

The subject site, Cell 1, is part of the northern node and is within the designated first phase; bounded by the disused railway line to be re-instated to the east. The main distributor road runs through the site. The scheme aimed at providing ±207 units. The Unit Mix are 85 No. Houses, 98 No. Duplex and 24 No. Apartments.

A unit total of 416 Units in a mix consists of apartments, duplex units, terraced houses, semi- and detached houses.

PROJECT DESCRIPTION: Summerseat is a new residential development within the commuter belt of the greater Dublin area, by passed by the N3, within Clonee Village. The scheme consist of a unit total of 377 Units, a mix of apartments, duplex units, and terraced houses. Considerable emphasis were placed on the pedestrian links, permeability and the amenity value of the river stream linear walk, a central open space, the existing mature oak trees, and the buffer green zone between Clonee and the Fingal border.

This leads to the three character types of urban space definition, the Semi-Private Courtyard Block, the Circular Open Space, and the Terraced Houses Open Square, each defining the character zones within the scheme.

The development includes a central east west boulevard which will function as a Quality Bus Corridor. The Grid is divided into two main Districts, the East and West, and further into Precincts. A hierarchy of street types and associated built form and street widths provides for a varied environment with a clear understanding of the type of street you are on and where it leads you to.

Three separate residential cells each with its own identity provide: The provision of legible, coherent layouts within each cell incorporating the use of squares and crescents and good quality Class 2 open spaces with a high degree of surveillance; An internal road pattern that encourages safety for pedestrians and cyclists.

CLIENT LIA IAISON AISON CONSULTANT CO-ORDINATION DESIGN DEVELOPMENT STATUTORY SUBMISSIONS PROJECT DESCRIPTION: Southmede apartments are strategically located on the Wycham By-pass near Dundrum Town Centre and the LUAS Ballaly stop, comprising 152 apartments. The site is on a slight slope, wedged between two busy arterial roads and a river stream. The concept called for a pedestrian thoroughfare slicing the point block in half, allowing the maximization of the site and at the same time a sense of sheltered walk/esplanade. The retention of the existing mature trees and stream was vital to the scheme.
