CONNECTION

Connection to the landscape and adjacent warehouse

Criteria

After years of successfully procuring, shipping, managing and constructing embassies worldwide, the international division of BL Harbert had outgrown their existing 12,000sf space with its inefficient layout. GA Studio worked to: Create a visual and functional connection to Landscape & Warehouse Facilitate office knowledge transfer with the use of open offices and central common spaces.

Improve efficiency with departmental adjacencies based on employee surveys. Create a sense of corporate Identity with a showpiece illustrating the craft and refinement of a world-class builder.

Site Concept We sought to take advantage of the natural features inherent to the site. The main circulation circles a courtyard which terraces down to a detention creek. An attached elevated footbridge carries you across to the adjacent warehouse. I participated heavily in the site concept and detailed the courtyard through the construction drawing and construction administration processes.

ADJACENCIES During the programming stage, I conducted a questionnaire to learn about important departmental adjacencies and employee needs. The new building would incorporate a donut circulation – the further one moves from any place, the closer they are to their start. I worked with two other team members through concepts in revit and diagrams for owner presentations.

For ten years, the International Division has worked from a small, multi-tenant oďŹƒce building as its operations began. Rapid growth necessitated the need for relocation and aorded the opportunity for a cohesive corporate identity. I worked through the interiors with one other team member. We sought to emphasize attention to detail, craft, and refinement of material that would showcase the client’s abilities as a an international builder.

BL HARBERT

RENOVATION Recreating a building in the woods.

Criteria

Planted rooms were created by adding green buffers at the perimeter and midpoint of the parking areas.

The owner came to us concerning a multi-tenant corten office building built in the early 70s originally surrounded by trees. We were tasked with developing a master plan and accompanying booklet for the evaluation, renovation, and construction process. The plan included an analysis of the current building and landscape, proposed improvements, and phasing that would minimally impact an occupied building. The forest on three sides had been stripped, and the roadways widened. The only way to see

the building was through four bays of parking, and over decayed pedestrian bridges. I entered the process early in the analysis and completed the booklet still used by the owner today.

Green buffers were added to shield the parking from building view.

PHASING Because the building would remain occupied, the project required a phasing plan. The first phase included exterior improvements, the second an addition of a fitness room and bathroom upgrades, the third an exterior communal court, and the fourth included lobby upgrades.

MASTER PLAN CONCEPT Because the original concept could not be recreated to serve the tighter site constraints, a new solution was necessary. The answer was to choreograph the visitor’s perception of a building nestled in the woods through enclosed exterior green rooms and walkways. The incorporated diagrams along with suggested improvements and tenant plans were included in the master plan book.

Interior Upgrades

FITNESS ADDITION For the fitness room, we extended the first floor to take over an existing rarely used loading dock tucked under the second floor of the building.

The owner wanted to aord his employees the luxury of state of the art amenities. With rentable square footage as a valuable asset, there was little room for additional program in the existing building. We decided to add a small addition to the building that would maintain the building’s character and

utilize square footage within the existing reverse pyramid footprint. I worked as project manager on the 3500sf addition/ renovation.

Interior Upgrades

The existing building lacked a common and convenient vertical circulation. I’m working with the owner to convert an existing stair, not necessary for code, into a visible stair for public use. This project is currently in the construction document phase. It includes the renovation of the public spaces and stair conversion on all three floors.

Improving the machine

BOOKLET The initial product was a booklet illustrating the strengths, weaknesses, and opportunities available in a new office park as it was being developed in Huntsville, Alabama.

Corporate Office Properties Trust (COPT) is a publicly traded company specializing in real estate and development of some of the largest corporate office parks in the country. They came to GA looking for efficient improvements in developing new office buildings. GA analyzed typical COPT

office buildings and parks and suggested improvements.

I worked to provide multiple iterations using the previously developed COPT standards and proposing some additional eďŹƒciencies. One suggested improvement included using a standardized self-supporting precast panel for the exterior skin. The panel would be cast and pre-glazed o-site, then transported and erected more quickly than conventional construction.

Trade Shows

While working with GA, I was given additional tasks outside of the realm of traditional projects. I’ve been the in-house developer/gate-keeper for the GA studio website and marketing material. Four years ago, GA studio developed a manufacturing company called BLOX in association with and in support of our main oďŹƒce. I was tasked with storyboarding the initial website, marketing brochure, iPad application,

database layout and designing and building a prototype unit to take to national trade shows.

Buick Building

The Buick Building was a collaboration between our team and the ownercontractor on the re-use of a 1920s Buick dealership into a multi-tenant oďŹƒce building. I worked closely with the owner to develop the building core and shell and two tenant fit-outs.

CONCEPT The owner was very interested in preserving the original character and story of the building. The existing windows were removed, stripped, and restored to their original glory. Interior spaces were designed to be minimal and modern contrasting but complimenting the existing building.

MODULAR

OFFICES

Prototype Office

Ga Studio is currently developing its prototype for a modular office building with two slated to be built by the end of the year. One will be the office show piece for a stone fabrication company, and the other will function as GA Studio’s own office space. The concept is to create a self-sustaining, portable building.

GA Studio and sister company, BLOX, will take on the design, manufacturing, and transportation process. I am currently working in a team of three people, along with input from the rest of the studio, to develop the first prototype.
