Cheroko Farms, is a 613-acre tract of land about 15 miles northwest of the city of Canton, the county seat of Cherokee County. It lies about 1/3 of a mile west of Hancock Mountain Trail on the east side of Fairmount Road. The property is adjacent to the Cherokee/Pickens County line on the north and to the Cherokee/Bartow County line on the west, approximately 45 miles northwest of the Atlanta Central Business District (CBD). The primary road through the tract is called Silver Dollar Trail, which starts at the easternmost entrance gate on Salacoa Road and meanders northerly, then westerly to an entrance on Fairmount Road. PROPERTY LOCATION

The primary roads are Highway 108, Salacoa Road, Pleasant Arbor Road, Jerusalem Church Road, and Highway 140 (Reinhardt College Parkway). Highway 108, also known as Fincher Road, extends from Pickens County south to Highway 20 in central Cherokee County in a southwest-northeast direction. It is a paved road which generally winds its way through the mostly hilly northwestern part of Cherokee County. Salacoa Road provides access to the northwest corner of the county; it is a paved road between Highway 140 on the south, extending in a northerly and then westerly direction to the Bartow County line and then continuing to Highway 411. Pleasant Arbor Road intersects with Highway 108 near Waleska and extends in a northwesterly direction to merge with Salacoa Road about three miles away. It is also a paved, two-lane road. Jerusalem Church Road is a paved, two-lane road about three miles east of the Bartow County line between Salacoa Road and Henderson Mountain Road in Pickens County. The subject property is in the Salacoa Valley, in the northwestern part of the subject neighborhood, which generally is the lower-lying land along Salacoa Creek. Salacoa Creek meanders along in a mostly east-west direction roughly parallel to Salacoa Road. Posey Mountain, White Mountain, and Fuller.


AREA TOPOGRAPHY

Mountain lie to the north of the Salacoa Valley in Cherokee and Pickens Counties. Garland Mountain and Johnson Mountain lie to the south and west, respectively. The terrain of the neighborhood is rolling, somewhat steeply rolling in places, but with mostly moderate hills and nice views. The map above provides an overview of the general topography of the area. The area is dominated by agricultural lands, timber tracts, and very low density residential uses along roads. Reinhardt College is located in the neighborhood. It is a 540-acre residential campus with 1,000 students established in 1883 in Waleska and which has an estimated economic impact of $42 million annually on the community.


PROPERTY IDENTIFICATION The subject property consists of 613.03 acres of predominantly vacant land called Cheroko Farms by the property owner. The acreage is based on the January 26, 1988 boundary survey by Adams-Sims & Associates, Inc. for Dr. F. James Funk, Jr. of 614.03 (identified on the survey as Tract I) less the 1.0-acre parcel donated to Cherokee County for a fire station; a copy of which is retained in the appraiser’s files. The property is located in the 23rd District, Land Lots 155, 169, 170, 171, 190, 191, and 192 of Cherokee County, Georgia. It is also identified by the Cherokee County Tax Assessor’s office as Tax Map 2302, Parcel 022. The tract lies on the north side of Salacoa Road, on the east side of Fairmount Road, and 1,600 feet west of Hancock Mountain Trail/Cagle Road and. The property is adjacent to the Cherokee/Bartow County line at its westernmost point and is adjacent to the Cherokee/Pickens County line on its northern boundary. The property is about 8 miles northwest of Waleska and 15+ miles northwest of Interstate 575 in Canton.



SHAPE AND SIZE The subject property consists of a 613.03-acre tract that is irregular in shape. The north property line is formed by 2,700 feet on the Cherokee/Pickens County line. The western boundary is approximately 3,000 feet on the east side of Fairmount Road. The property’s southern boundary is irregular, with a portion of it formed by its frontage on Salacoa Road. The property is about 6,700 feet at its deepest point and is about 6,100 feet wide at its widest point. A 1-acre parcel for a county fire station is excluded from the tract at the southeast corner and a less than 1-acre parcel for a cemetery is ‘notched-out’ about 1,200 feet north of the fire station.

FRONTAGE AND ACCESS The property has ‘lengths’ of frontage on the north side of Salacoa Road, a winding, two-lane road in this area with a 60’ right-of-way. The frontage totals about 5,500 feet. The tract also has 3,100 feet of frontage on Fairmount Road, a winding, paved, two-lane road with a 30’ right-of-way. Both Salacoa Road and Fairmount Road provide access west to Highway 411 in Bartow County about 3+ miles away. Interstate 75 is about 15+ ‘straight-line’ miles to the west, although the distance via actual roads is somewhat longer. Access to Interstate 575 in Canton is also about 15+ miles away via Salacoa Road to Highway 140.


TOPOGRAPHY, VEGETATION, AND FLOODPLAIN The property has moderately rolling to more steeply rolling topography in the northern 150+ acres. The topography ranges from a low of about 860 feet near a forked creek on the southwest side of the tract near Fairmount Road to a high of more than 1,100 feet in the northern 150+/- acres. The land fronting along Salacoa Road is relatively low-lying and gradually sloping toward the north. An intermittent creek running near the southern property line and the sloping topography was used to create a 6-acre, man-made lake near the road frontage. Another creek on the western portion of the tract forks into two creeks extending in a north-south direction near the northwest property line. A 2-acre pond is centrally located on the property on the north end of the central pasture area. The property is a combination of wooded areas and pasture. In addition to the central pasture area, the western one-quarter of the tract is also pasture. Mr. David Chadwick, caretaker of the property, indicated that a total of 235 acres were originally cleared, stumped, and planted in pastureland. Mr. Chadwick also stated that the timber on the tract was harvested about 40 years ago; the wooded areas are a natural regeneration of a mix of pine and hardwoods. Approximately six years ago a selective cut of the pine and mature poplars was made, but the timber company only cut the pines that were easily harvested; none of the steeper areas were cut and some of the mature pines on the gentler slopes were also left standing. The timber company clear-cut a 40 to 50-acre and another 25+-acre pine stand; these areas were re-planted in loblolly pines which are now 6’-12’ high. Much of the hardwood on the tract is mature timber, primarily oak and red oak, but Mr. Chadwick indicated that there is not a substantial amount of timber value on the property. National Flood Insurance Rate Map Number 13057C0020D, Dated September 29, 2006, does not appear to show any flood hazard areas on the subject property.


POTENTIAL USE Great for horses, family compound, hunting operation or cattle farm, Low-density residential development, agricultural uses, and private use for recreation/homesite, with longer-term investment potential property also allows agricultural/forestry, recreational use, the use for one ‘estate’ on the property or division into several large acreage tracts for re-sale, or hold as an investment for future development.


ADJOINING PROPERTY INFORMATION The immediate neighborhood is a mix of farms, timber tracts, forested land, single-family homes fronting on the county roads, and an occasional acreage tract used as an ‘estate’ for the personal use of a single buyer sometimes including a large, good-quality single-family home.
