Wintermont

Wintermont is a 248 acre retreat community in the North Georgia Mountains. Located on Burnt Mountain near the southern terminus of the Western Blue Ridge, Wintermont features twenty-six residence parcels gathered around a cove forest with walking trails.

Wintermont’s forty-acre common area encompasses a central stream corridor. A waterfall plummets over seventy feet into the gorge below. Among the park community’s many unique features, a discreet observation shelter has been constructed to offer a spectacular view of the falls.

Homestead properties from five to twelve acres are carefully arranged to ensure seclusion. Accessed by a gated, paved road that winds through the property, these high elevation tracts feature hospitable topography, mature hardwoods, mountain views, and headwater streams.

Beneath an attractive rusty metal roof, the barn features an ample three bay area with aggregate concrete floor and rough sawn barn wood throughout. An entrance hall accesses two full bathrooms, laundry, and stair access to the delightful flat above. The flat features exposed timber roof trusses and rustic finishes in a full kitchen and bath. Auxiliary heat provided by a Jotul wood stove. A charming hoist lifts groceries and firewood from below. Available fully furnished including king sized bed. LP gas furnace with electric AC are backed up by a well-maintained 10,000 watt generator. A three room cozy rustic residence finished entirely in antique barn wood and highlighted by carefully designed lighting. A fully equipped kitchen is used in conjunction with outdoor gatherings at the impressive stone fire pit just beyond the front porch. Private bath and bedroom currently sleeps five.

Wintermont’s climate offers an opportunity to reside comfortably in the mountains year round. With elevations from 2500’ to 2800’, summer temperatures are often 10 degrees cooler than Atlanta.

Mild winter weather provides some of the most spectacular days of the year. High annual rainfall supports a lush microclimate associated with points much further north.

Wintermont is easy to reach from metropolitan Atlanta. Less than one hour from the 1-75 interchange, the drive up I-575/GA 515 culminates in a scenic twelve-mile ascent from the town of Jasper below.

Practical access via GA 400 can be utilized as well. The property’s convenient frontage on GA 136 provides excellent routes into numerous mountain districts such as Ellijay and Dahlonega.

Bordering Wintermont’s eastern boundary is the Dawson Forest Wildlife Management Area, a 20,000 acre preserve owned by the Georgia Department of Natural Resources. The Dawson Forest offers opportunities

for exploration and discovery in these ancient mountains and ensures that Wintermont’s natural setting will be protected in perpetuity.
