NET SHEET

Your Seller Net Sheet is something we share with you so you can see an estimate of how much you’ll walk away with at a proposed selling price. This takes into account your loan payoffs, attorney costs, commissions, and other taxes and fees due at closing

COMPENSATION

We aren’t paid until you are paid, so your risk is limited while we spend our time and money on the front end getting your home listed. As a seller, you compensate the listing agent through their respective firms.

SELLER FEES

If you have a mortgage, equity line, or other loans on your property, those will be paid off at closing by the attorney. In NC, sellers also pay an excise tax, which is a tax for the sale of the property. The tax rate is $1 for every $500 of the sales price.

We are highly trained in negotiation, which becomes critical when it comes to repairs or concessions The first step is to decide what to spend money on in order to get your home ready for the market. Once under contract, the buyer will often ask for additional repair credits based on what’s revealed in the inspection report.
