HOK traces its roots back to 1949, when Co-Founder George Hellmuth joined two partners to form the architectural firm Hellmuth, Yamasaki and Leinweber. When that partnership dissolved in 1955, Mr. Hellmuth recruited two of his star employees—design deputy Gyo Obata and production deputy George Kassabaum – to lead a new fledgling practice based in St. Louis, Missouri, and bearing the names of the three gentlemen. Advocating diversity in terms of building types, services and locations, their vision positioned HOK remarkably well to adapt to the changing global landscape which has grown to become the world’s highest ranked International design firm by Engineering News Record Magazine in 2016.

We believed in sustainability before it became fashionable. In the early 1990s, HOK was already designing with sustainable practices and published The Guidebook to Sustainable Design (John Wiley & Sons). HOK has certified 300+ projects under LEED, WELL, EDGE, Estidama, QSAS (now GSAS), BREEAM, Green Mark and Green Globes, and have hundreds of additional projects pursuing certification under these standards as well as the Malaysian Green Building Index and China Green Star programs. Certification is not the end result; we view these standards as tools to promote integrated design and to validate performance.
We have designed a wealth of solutions that improve building performance while limiting resource consumption, helping our clients across the globe to recognize that projects can be delivered without compromising aesthetic goals, program requirements, building performance or budget constraints.
HOK designs healthy places. In each project we look for ways to incorporate the restorative effects of nature. Our approach emphasizes accessible and lush outdoor spaces for work and play. We also create healthy interior environments that prioritize the biophilic principles of daylight, natural ventilation, nontoxic materials and indoor greenery. We were an early adopter of the International WELL Building Institute’s WELL Building Standard, a performance-based system for measuring, certifying and monitoring building features that can improve health and well-being. Regardless of whether a project is seeking certification, we look for every opportunity to apply WELL-inspired design concepts related to air, water, nourishment, light, movement, thermal comfort, sound, materials, community and mind. The design for @4240 Duncan enabled the adaptive reuse of a 183,000 SF, 1948 telephone handset factory as a LEED Platinum workplace for 500 high-tech jobs. This project was HOK’s first with Wexford Science & Technology. Large floor plates and highly adaptable mechanical systems enable @4240 to support tenants ranging from individuals needing a hot desk to small startups and established research organizations.



For this 182,000 SF project, HOK was challenged to design a building that would serve as a hub for workers and visitors to Cortex. The multi-tenant building provides highly flexible space for entrepreneurs, researchers and tech-sector employees to work, collaborate and unwind in one location.

4210 DUNCAN
HOK designed 4210 Duncan as a new, 320,000 SF mixed-use development in the Cortex Innovation Community. The unique design of this facility is the largest to date in the district with nine levels of mixed use office, lab and restaurant/retail.
This new home to BioSTL is a renovation of the 1930 Crescent Building, which is listed on the National Register of Historic Places; creating 90,000 SF of office, lab and modular spaces for biotech startups.

HOK’s first commission at Cortex was the design of a 165,000 SF flagship, multitenant building that also happened to be the nation’s first coworking wet lab model. Planned for flexibility, the building's infrastructure can support a mix of wet and dry lab, office and commercial space In 2014, HOK also completed fit out for an accelerator lab for original location of Biogenerator, Square and other tenants.

designed to maximize usable floor area while minimizing core element footprints along with highly adaptable mechanical systems enable the building to support tenants ranging from small startups to established research organizations. The building’s economy was partially driven by a “half-tilt-up concrete / half steel frame” construction which yielded a 9-month construction schedule as well as a low $145/sf construction cost.

HOK worked with Wexford and Colliers International to promote and showcase the building in broker and innovation community events. Virtual reality and video were used to help brokers and candidate tenants visualize and position the property. These activities resulted in the building being fully leased in 9 months, exceeding Wexford’s forecasted
4220 Duncan is a multitenant lab-ready high-tech workplace anchoring the Cortex Innovation Community. The building and its site are designed to support tenants engaged in life sciences, research, technology, innovation, and entrepreneurship – and to actively build the greater innovation community through its Innovation Hall component.

DESIGN
4220 Duncan achieved LEED Gold on a very tight budget and acts as an important node in the health and diversity of the Cortex Community. As part of Cortex’s “Network of Innovation Spaces” which support and enhance programming for a diverse array of small and large scale events in quasi-public multi-function interior and exterior amenity environments, 4220 has hosted events focused on personal health and wellness, education, arts, STEM initiatives, and even weddings.

Exterior amenities include grade-level terraces at the east, west and south, as well as a partially sheltered double-high ‘grotto’ event space and single-level covered open gallery that line the concourse between the tower and are both carved out of the new 900-car garage to the south.

Inspired by a metal fabricator that formerly occupied the site, the architectural design creates a linear, metal façade that floats above an enhanced continuation of Cortex’s south 4200 block network of innovation spaces. This flagship, mixed-use building is the district’s largest to date - at 9 stories, the 316,000 RSF facility provides office, lab, restaurant and retail space organized around a highly collaborative interior Buildinglobby.floor
DESIGN
plates range from 37,000 to 42,000 RSF, with a variety of attributes including large column-free expanses, Gateway Arch views, a 6th-floor terrace and 14-foot floor-to-floor heights. The two upper levels are ‘lab-ready,’ with 14’-6” floor-to-floor heights, tighter structural vibration criteria and ventilation shaft access opportunities.
At the east end of the concourse, an open cascading stair with integrated ‘niche rooms’ at each landing creates an informal amphitheater facing the Cortex Gateway Plaza. This urban park includes tree bosques, a variety of seating areas and an Instagrammable-moment “CORTEX” letters sculpture highlighting the northeast entry to the Cortex Innovation Community district.

One Discovery Square is a one-of-a-kind biomedical sciences building and catalyst for a planned research, education, and product development district in downtown Rochester. It’s the first of several new buildings that will make up the 16-block, $5.6-billion Destination Medical Center (DMC) Discovery Square subdistrict near the famed Mayo Clinic campus. The HOK-led design team sought to create an extension of Mayo Clinic’s highly collaborative culture in a four-story building that includes offices, wet and dry labs, classrooms and tech-based space.
As the anchor tenant of the building spread across three floors, the Mayo Clinic’s goal was to create a state-of-the-art facility that encourages opportunities for collaboration between bioscience researchers and experts. The complementary mix of tenants includes medical device manufacturer Boston Scientific, medical software company Epic, Motion Medical and students from the University of Minnesota Rochester. HOK also worked on studies for Agilent, Exact Sciences and Philips Imaging for tenant spaces in the building.
TENANTS
Mayo One Discovery Square shadowed LEED but did not apply for certification, however, at its heart is the mission of health, healing and wellness that are part of the Mayo brand. HOK was the design architect and lead lab planner, with local RSP Architects serving as executive architect.

To help building occupants accelerate the translation of promising health-related therapies and technologies, the design provides an open, flexible environment with lots of glass, different-sized conference and huddle rooms and an on-site café. Ground-level public amenities, including a double-height open lobby with a staircase and comfortable seating, event space, pieces by local artists and an outdoor entry courtyard, create a sense of community. Tenants have easy access to retail, restaurants and hotels, as well as to the world-renowned expertise of the Mayo Clinic.

TheTexas.new high-quality purpose-built lab and research facility will support resesarch and innovation in the region, and will provide researchers with direct access to one of the world’s largest and most renowned ecosystems of research and academic institutions, top-tier hospital systems, robust public health organizations, and leading medical schools.

The Building I ground floor plan is programmed to accommodate more than 25,000 square feet of lab incubator space which will provide entrepreneurs and early-stage life science companies top-tier, strategically located laboratory and office space. The facility is also equipped with 100% redundant emergency power, enhanced structural vibration attenuation, augmented mechanical systems, 33-foot structural bay depths, and floorplates in excess of 56,000 square feet.
In order to accommodate and provide high-quality space for Houston’s rapidly growing commercial life sciences market, HOK partnered with Hines, Harrison Street and 2ML Real Estate Interests to design the first building in Levit Green – a new mixed-use life science district made up of more than 53 acres adjacent to the Texas Medical Center in Houston,
The 270,000-square-foot commercial facility will offer a curated mix of research facilities, office, retail, residential, and outdoor amenities. The five-story building will also include wet lab and incubator space.

Placing a stake in the ground on a prominent hilltop overlooking the capital city and across the Kansas Prairie, Federal Home Loan Bank has established their new home for 220 employees in this thoughtfully designed and constructed headquarters building. A move that demonstrates commitment to the city of Topeka and the natural environment surrounding them, this LEED Gold certified building has become an instant landmark representing their company’s stability and longevity within the local community.
This building is designed to provide greater operational efficiencies and an optimal work environment for corporate staff following an extensive workplace study and site selection process. The architecture offers large windows framing panoramic views of the landscape, allowing natural light to filter deep into the workspace, and bringing the outdoors inside.

A three-story atrium connects employees on each floor, creating a center hub for connectivity and engagement. A back-lit cast channel glass feature wall sits proudly within the atrium, stretching over three levels, conceptually representing a waterfall.
Sustainable systems were woven in to every aspect of the design. Materials have been carefully selected to contribute to sustainability goals and to aesthetically blend within the natural environment. The structure is clad with Onaga limestone, which is native to the region. The design incorporates FSC certified veneers, Energy Star appliances, employee wellness rooms, bike racks, electric car charging stations, hydronic heating and cooling with geoexchange, and is positioned favorably on the North/ South solar orientation. A new fitness center on the ground level has direct access to an outdoor terrace, leading to a natural trail system which supports health and wellness for all employees.

HOK worked with developer Balke Brown to study a ground up boutique office building on a prime yet constricted site in a suburban downtown. The 112,00 sq. ft. building was designed to accommodate single or multi-tenant use. The building was studied in a variety of structural systems and settled on mass timber for speed of erection as well as the design aesthetic. The levels of this building consist of 6 tenant floors, 4 underground parking levels, and a ground level for the lobby, a restaurant, amenities space, and ballroom. Features of this design include high ceilings, access to daylight, and use of authentic materials.

The project is pursuing LEED Silver certification. Sustainable design strategies include orienting the building to maximize daylight and views of the natural landscape (restored by the design to a native Michigan prairie) while controlling solar heat gain. Operable windows provide natural ventilation.

The design showcases the past, present and future of Stryker Instruments. Reflective materials incorporated throughout the building mirror their stainless-steel products. Curved edges throughout the building echo the shape of Stryker’s first product: the revolutionary Circ-O-Lectric bed. The building includes an experience center with a timeline wall and product displays that immerse visitors in the company’s history, culture and vision. A hospitality space in the experience center leads into a functioning operating room, customizable to each customer, where doctors and nurses can experiment with products.
The facility houses technical, sales and marketing staff who previously worked in separate buildings. Stryker wanted to bring these roles under the same roof to create a sense of community and encourage synergies that would improve their ability to develop innovative products that solve their customers’ health needs. The contemporary, amenity-rich facility also helps Stryker attract and retain the best people to live and work in Southwest Michigan’s growing life sciences corridor.

Three connecting bridges span a daylight-filled central atrium, linking the technical and office wings. The atrium includes a 175-person lecture hall and an open stairwell with pockets of tables and chairs for breakout sessions. Glass-walled conference rooms hover above the atrium. Additional employee spaces and amenities, including a fitness center and café, encourage interaction and collaboration.
This new research and development center allows for the enhancement and growth of Stryker Instruments’ most important resource—its people—while celebrating the medical technology company’s impact in the health sciences.

Designed with innovation in mind, this center is the seamless fusion of the most cutting-edge architectural achievements in stainability, technology and engineering.
Floor-to-ceiling uninterrupted glass lines delivering a sweeping 360-degree view, a fitness center, 32,000 sq. ft. state-of-the-art café, and outdoor terrace dining provide its employees with a positive, forward-thinking work environment while reinforcing the company’s commitment to its headquarters in the city of Clayton.
The building places a heavy emphasis on health and wellness with a public fitness center incorporated into the office tower and an on-site cafeteria. The campus also incorporates public open space for employees and the community to enjoy.

Centene Plaza Building C is a state-of-the-art facility, featuring a stunning world-class LEED Gold certified building and a pedestrianfriendly business district with open, public green spaces. New retail shops, first-class residential living and innovative architecture and artwork will create a unique setting in the heart of Clayton.
Phase 1 brings a signature, new mixed-use office tower and attached parking garage to a site directly across the street from this client’s existing headquarters—also designed by HOK. The 28-story new tower features street-level retail spaces and floor-to-floor glazing that maximizes interior daylighting throughout the building.

The entrance lobby creates a gateway in four directions: north-south and east-west. A south-facing balcony overlooks the main campus and frames the grand entry porch. These elements are intended to become aspirational icons and landmarks for the expanding medical campus. The workplace promotes interaction between medical specialists and the outdoor environment. Organized as a collection of neighborhoods, the building’s access and collaborative zones occur at the corners and ends of the wings. The Center for Academic Medicine (CAM) at Stanford University School of Medicine will be the new home for the School’s medical education faculty. It is envisioned as a place that will provide educators with innovative spaces for collaboration, the essential tools, and support infrastructure to continue their successful contributions to medical

Built above the Center’s parking structure, the courtyard is accessed from under the great hovering west volume—a porch-like space that hosts a range of functions and frame a generous opening to the courtyard and arboretum. The courtyard features a large ovoid lawn bound by a meandering path to the arboretum. Flanked by trees and shrubs of local species, this path extends the arboretum plats into the courtyard. The courtyard, which can be accessed from both the west and south, is surrounded by activity. Faculty, students and staff from the more public north wing will be drawn to the space and its café, conference and fitness
center. The walkways overlook the courtyard and allow for outdoor access while bridges traverse its edges. Completely open to the arboretum, the courtyard is a visual and experiential vestibule to nature.

Much of the circulation and program areas were moved outdoors to reinforce the connection with nature. The main entrance lobby and principal collaborative spaces are stacked along the southwest corner closest to the historic campus. Conceived as a large hall overlooking the campus, the great room functions as a central collaborative destination for the medical faculty.
The Center’s interior brings the colors, materials and textures of the arboretum directly into the building. Occupants are no more than 30 feet from a window with views to nature.
