Our attorneys and professionals have experience addressing issues related to water quality, due diligence, entitlements, wetlands, historic preservation, health and safety, hazardous materials, biotechnology, insurance and litigation.

AHS RESIDENTIAL

Holland & Knight represented a real estate developer in obtaining the entitlement approvals for a 420-unit residential community, the largest multifamily development approved in Miami Gardens, Florida, since its incorporation. Because approval occurred during the COVID-19 pandemic, negotiations with city officials had to be completed virtually. This was one of the only investments that the client pursued during the pandemic in 2020.

DEZER DEVELOPMENT

Holland & Knight represented Dezer Development in land use matters in its proposed redevelopment of the Intracoastal Mall, located in North Miami Beach. The city granted approval of the mixed-use project, including 2,000 residential units; 375,000 square feet of retail, restaurant and entertainment uses; 200,000 square feet of office use; and a 250-room hotel. The buildings will be up to 45 stories tall and the project will feature the creation of a new waterway.

FUSE GROUP

Holland & Knight attorneys are working with Fuse Group on approvals of a multiparcel development spanning more than seven city blocks that includes a total of up to 700 apartments and up to 250,000 square feet of office, lifestyle, restaurants, entertainment and retail space. The effort will reestablish the Sistrunk Corridor in Fort Lauderdale, Florida, as the focal point of the neighborhood.

Among other items, our attorneys sought approvals for rezoning a 3-acre city block from industrial to a mix of residential and commercial use, as well as obtaining governmental incentives to help fund this redevelopment effort north of downtown Fort Lauderdale.

THE RELATED GROUP

Holland & Knight represented the Related Group in zoning and land use approvals for its One Island Park mixed-use office project on Terminal Island. One Island Park was designed by the award-winning international architecture firm, Arquitectonica. The project will consist of two, five-story, 75-foot-tall Class A office buildings, dining options including a cafe and a rooftop restaurant, an exclusive mega-yacht marina, and a private bay walk. Located at 120 MacArthur Causeway, One Island Park will share Terminal Island with the U.S. Coast Guard Base Miami Beach and the Fisher Island Ferry, which transports residents and guests to and from the luxury island.

WAREHOUSE & DISTRIBUTION CENTERS

The development of industrial, distribution and warehouse projects saw a substantial increase in 2020. Holland & Knight land use and real estate lawyers worked on multiple warehouse and distribution center projects throughout southeast Florida, including unincorporated Miami-Dade County, Doral, Hialeah Gardens, Miami Gardens, Opa Locka, Homestead and Pompano.
