ctober 2020 ended with a total of 990 properties sold in the Greater Victoria Area. This represents an unprecedented increase of almost 60% more sales compared to October of last year. COVID all but shut down our historically busy spring and early summer market here in the Capital. What we have been experiencing over the last three months truly is “Spring in the Fall” for our local market, as buyers are quick to snap up well priced, and well presented homes. Pent-up demand and low supply of inventory is resulting in tremendous competition and often multiple offers.

this same period last year, and an 11% decrease from the 2,389 active listings at the end of September 2020. When observing single family detached absorption rates, the October market remained quite strong across all the various neighbourhoods of Victoria. Absorption rates for single family detached houses are below two months of inventory in all municipalities but two. On the peninsula we recorded 1.33 months of inventory in Central Saanich, 1.18 months of inventory in Sidney, and 1.09 months of inventory in North Saanich. Single family home sales were up by 53% from October of 2019. Sales of condominiums were up approximately 71% from October of 2019.

October continued to have very strong demand in the sub $1.5M single family market. Demand for luxury property extends through the higher price ranges with 2.5 months of inventory between $1.5M and $2M. Over $2M, interest continues with 3.23 months of inventory. Finally, over $3M the absorption rate is 5.68 months of inventory. Excellent numbers all around and certainly strong evidence of the Seller’s Market we are currently experiencing. The October benchmark price for a single family home in the Greater Victoria Area has risen slightly from September, up from $793,000 to $795,200. Townhouse benchmarks rose from $612,300 to $617,100. Condominium benchmarks also rose slightly from $502,600 to $504,500.

The highest priced sale for August was a Saanich area waterfront home selling for just over $5M. The lowest priced non-strata freehold, non-manufactured, home in the Victoria Area (not including Sooke) was a Colwood single family home, approximately 1,300sq/ft, for $510,000.

October had 412 single family detached home sales in Greater Victoria. Of those, 155 sold over the $1M mark. 50 sold above the $1.5M mark. 28 sold over $2M and there were 6 sales over $3M.
