HLC OUTLOOK
Despite facing subdued demand, The Dallas-Fort Worth (DFW) office market demonstrated notable resilience in Q2 2024. The market experienced a net absorption of negative 188,436 square feet, contributing to a slight increase in the vacancy rate to 21.6% — up by 20 basis points from the previous quarter. Despite this slight increase in the vacancy rate, rents are expected to face downward pressure in the coming quarters, signaling the continued stabilization of office assets in the market.
Leasing activity showed consistency with previous periods, totaling 2,679,042 square feet— marking a minor 3.8% decrease QoQ. Despite this dip, rental rates remained relatively stable, with an average gross rate of $31.66 per square foot—a 0.4% QoQ decrease but a 0.7% YoY increase. This stability suggests tenants are willing to pay a premium for quality spaces, though often in reduced footprints and shorter lease terms as they reassess their spatial needs.
Key Transactions and Trends
Leasing activity was primarily driven by firms in the finance and legal sectors this quarter. Noteworthy transactions include:
• Santander Consumer: Renewed 211,087 square feet at 1601 Elm Street in the CBD.
• Polsinelli PC: Secured approximately 41,000 square feet at Old Parkland in Uptown/Turtle Creek, a development expected to be completed by year-end.
Smaller tenants (those typically seeking spaces between 5,000 and 25,000 square feet) remain active, focusing on prime locations in leading submarkets. Meanwhile, larger tenants are adopting a cautious stance, holding off on significant moves until the cost of capital decreases. Notably, HLC is tracking a higher number of large tenants (20,000 square feet or more) than in the past 18 months.
The “Flight to Quality” trend remains strong, with demand concentrated in Class A office buildings. Tenants are prioritizing well-located, modern or renovated spaces with desirable amenities — even as they seek rent relief. HLC anticipates continued demand for Class A properties and growing interest in Class A- and B+ assets throughout the remainder of the year.
Construction and Development
In contrast to national trends, the DFW market continues to see active construction, particularly in submarkets such as Las Colinas, Uptown/Turtle Creek and Upper Tollway. High-profile office development projects include:
• Goldman Sachs HQ2: A 710,000-square-foot development at 2323 N Field Street.
• 23Springs: Granite’s 626,000-square-foot development at 2323 Cedar Springs Road.
• Old Parkland: Crow Holdings’ 187,000-square-foot development at 4010 Maple Avenue.
Recent deliveries include:
• The Quad: Stream’s 345,425 square feet in Uptown/Turtle Creek.
• Southstone Yards: Trammel Crow Companie’s 241,443 square feet in Far North Dallas.
A significant trend seen this quarter has been the availability of top-tier office properties at substantial discounts due to distress sales, driven by lending market disruptions and shifting demand dynamics. For example, One Legacy Circle (a Class A office property) sold for $48 million — a 10.4% discount from its previous trade in 2011. Investors such as Lone Star Capital are poised to acquire these distressed assets, with $5.3 billion in capital ready for deployment.
Conclusion
Though ongoing challenges remain, including slowing demand, rent adjustments and a tight credit environment, HLC remains optimistic about the future of the DFW office market. The region’s population growth (132,790 new residents in the past 12 months,) combined with a 3.5% unemployment rate, supports a positive outlook for leasing activity and investor interest.
