s impli C ity o F transa C tions Should we organise any maintenance repairs on your behalf, these can also be paid from your rental funds. On the occasion that repairs are major (for example, replacement of a hot water service) and the rental funds held in your trust account will not be enough to cover the cost of repairs, we will in the first instance try to negotiate revision of terms with the service provider prior to approaching you to contribute funds. i n F ormation on d emand Our Trust Account Manager is available during business hours to provide clarity and assist with all financial aspects relating to your investment. Following the closure of each financial year, we will provide a fully itemised summary of all transactions, income and expenditure, in an easy to read format ready to forward to your accountant. 11

Homburg Real estate’s dedicated team of professional residential property manager’s work closely with specialised partners, offering an extensive selection of service extensions to optimise your investment.

All of the weekly rents are paid into our Homburg trust account and then disbursed to you at the end of each month, (or twice monthly if you require). Each month, you will receive a fully itemised statement via email, your income and any expenditure. A summary of statements, detailing all transactions for the year, will be issued to you at the end of the financial year.

We can pay many third party accounts on your behalf, including Council Rates, SA Water Invoices, Insurance Premiums and Land Tax.

Our aim is to ensure that we have every aspect of your investment growth strategy covered and provide the ability for you as a valued client to sit back and watch your investment grow.

Partnering our team, are Quantity Surveyors and Depreciation Specialists to ensure that you receive the maximum benefit at tax time, Insurance Consultants that specialise in Tenancy and Investment Insurance, Residential Property Debt Collectors, Utility Connection Services, Smoke Alarm Technicians and many more. All of which we have strong professional working relationship.

We can pay all of your accounts pertaining to your investment property; council rates, water rates, maintenance, etc. Copies are sent to you with your end of month statement.

Routine Inspections are carried out every 16 weeks, a report of the inspection is forwarded to you at the completion of inspection. Additional inspections are initiated by the property manager if the inspection fails to achieve required standard. Any maintenance or other matters of an urgent nature are reported to you immediately to enable us to take the necessary action. m aintenan C e & r epairs We engage the services of qualified and suitably insured Trades People to cover any maintenance that may be required. Insurance Consultants that specialise in Tenancy and Investment Insurance, Residential Property Debt Collectors, Utility Connection Services, Smoke Alarm Technicians and many more. Water r ates Tenants are responsible for all water usage and supply charges. Landlord is responsible for Sewer and any Government Levies.

All staff have been trained across all aspects of the Act and its amendments. Homburg pride themselves on continuing to update Property Managers, to prevent exposure and protect your investment. Your property is in safe hands.

Tenants pay rent via several methods into the Homburg trust account. These include, Direct Transfer, Direct Debit or Cash (at either of our offices). Tenants must pay their rent ON TIME, EVERY TIME, inline with the Tenancy agreement to avoid escalation. This is stated transparently to our tenants on signing their lease. s e C urity b ond At the commencement of the Tenancy, a Security Bond of 4 weeks rent is collected (6 weeks if rent is in excess of $251 pw) and lodged with the Tenancies Branch Office of Consumer and Business Affairs. a rrears Rent arrears is checked daily and followed up with appropriate action immediately and consistently until a resolution is achieved.

m anagement s ervi C es Prevention is always better than a cure, and is achieved by attention to detail from beginning to end. That’s the promise of the team.

An “Initial Inspection” is carried out prior to the tenant taking possession of the property. It consists of a complete written and photographic report on the condition of the property inside and out. The tenants receive a personal copy and sign off their legal responsibility for the continued condition of the property.

Your property will be listed on our Homburg website, in the local newspaper and realestate.com.au plus other mediums to promote your property. The charges for this are passed onto you at cost. Our website accommodates Tenant registration. As part of our “Leasing Fee”, we take photos and detailed notes to create the promotional profile to the market.

This initial inspection detail is for the “Final Inspection” at the end of the tenancy, to assist in maintaining property standards. The “Final Inspection Guide” and “Initial Inspection” documents are supplied for your information and kept on file for access on demand. We can also undertake a furniture inventory, if the property is furnished (at an extra cost). t enant s ele C tion We have a strict tenant selection process to provide all information requested on our extensive “Application Forms”, along with relevant supporting ID. We phone all referees supplied on the forms as well as past landlords and employers as well as the TICA data base (Australia’s largest tenancies data base). Tenants are considered if the information supplied reaches the standards we require and discussed with you for final approval. Approved Tenants will meet with their property manager to sign the agreement, and to understand the expectations required of them by the landlord.
