WELCOME

Middle Tennessee holds a special place in my heart. Growing up, my family purchased a 100-year-old farmhouse and 84 acres in a small town south of Nashville. My brothers and I grew up playing in our creek, climbing all over the barn, and hiking up our “mountain.” Our happiest childhood memories were spent at that house and in the Nashville area, especially Franklin, which was a fun weekend destination we loved to explore. The opportunity to move back here and grow a business has been a dream come true for me, and for my brother who has been involved in Home + Design Greater Nashville from day one. The history of this magazine begins 20 years ago when my family opened a publication in Naples, Florida, dedicated to the high-end home market. Fast forward two decades, and that publication is thriving in capable hands after its sale in 2018, and is the premier resource for Southwest Florida residents seeking professionals to help them create their perfect luxury home. When I moved back to Tennessee, I quickly realized that the highend home market in Nashville deserves the same great exposure. While there have always been beautiful homes here, the Greater Nashville area has recently become a design destination in its own right. Home + Design will showcase a range of diverse interiors and exteriors each issue as we highlight the people and companies who contributed to each project. There is so much talent in this region, and an abundance of amazing homes to feature. We want to thank you for joining Home + Design Greater Nashville’s inaugural issue! A

s a showstopping member of the 2019 Parade of Homes, this project represents the amazing work transpiring in the Greater Nashville building and design community. Here, classic lines have been given a new perspective and no expense was spared on the quality of the materials and workmanship. The team behind this project is understandably proud of what they accomplished here. “As a Parade home that is also for sale to the general public, we really considered the balance between creating something that pushed the design envelope, but was still a home someone would want to live in as we began the design process,” explains architect Michael Hathaway. “As the project grew, the plan for the home was centered around the idea that great design should respond to a sophisticated lifestyle based on elegant entertaining and an emphasis on comfortable family living,” he continues. For Summer Ignagni, Owner and Designer at Let It Be Designs, the home’s exterior determined the design inside and allowed her to use a mixture of modern elements grounded by timeless pieces. “I wanted this home to stand out among the other amazing options at the Parade, and both myself and the builder, Jay Luna, were striving to create an interior that was contemporary but never cold,” she explains. “With a project like this one, I had to imagine the kind of family who would be interested in this home and community, and then create a flexible, yet design-focused interior that would appeal to a range of potential homeowners,” she adds. Her use of interesting lighting details, luxurious finishes, and creative art choices has come together in a balanced and friendly home, perfect for modern entertaining in the Greater Nashville area. The home features five bedrooms each with their own private bathroom, as well as two additional half baths for guests. Fun elements, like a small ballet studio next to one of the guest bedrooms, or the fully decked out media room, offer unexpected ways for the home to be enjoyed, truly creating a lifestyle centered around home and family.

The home’s Georgian Revival exterior is a contemporary interpretation of a classical style and a timeless facade. “We knew we needed to choose timeless and solid materials for the exterior, so a mortar rubbed brick was chosen to ground the home,” says Hathaway. The Georgian heritage is emphasized by the strict symmetry, dormers, front porch with cedar columns and brackets, and the traditional buttressed and parapet walls. The wide front porch provides a great spot to connect with others, and extend the homeowner’s living and entertaining area.

Through the double entry doors, the large hallway and room-like foyer was specifically designed to surprise people coming to view the home. Ignagni selected light wood floors for their warm, natural tones and opted to leave them bare. “I wanted to keep the beautiful grain visible when you enter the home, and I think the choice to not use an entry rug keeps the space more contemporary,” she explains. The chic entry table is topped with two marble lamps and behind, an original work of art. “It’s actually painted on the wall and then we framed it. It was one of the ‘middleof-the-night ideas’ I had while pregnant and I am so pleased with how it turned out. It’s been a conversation piece and I love watching people realize that it’s not a painting hung on the wall. It’s a fixture of the home now,” laughs Ignagni. The lucite and brass chandelier from Graham’s Living introduces the amazing lighting choices that fill the home. In fact, one of the design themes woven throughout is the clever and imaginative use of lighting.

The powder bath’s dark walls and ceiling packs a visual punch, illuminated by contemporary, linear sconces and a sparkling square chandelier with multiple individual crystal tubes. Ignagni chose to use chrome in this bathroom, which reflects the light into all the corners. The hammered chrome sink bowl is filled by a unique lucite and chrome faucet. On the wall, a silk textile offers an abstract take on a natural pattern and a pop of color.


The unique home office appeals to everyone. Since the study is right off the entryway, it is a central and prominently seen room, and Ignagni chose a variety of items and a mix of textures. “I had so much fun selecting the furniture for the office,” she says. “The pieces are either to the trade only or one-of-a-kind items, so the room has a special feel that people gravitate towards.” The grayblue leather sofa was selected for its curves and because the low back allows for uninterrupted sightlines. The focal point of the room is the glass-topped desk supported by two dark wooden base columns. Lighting here brings in brass and gold tones and illuminates the original abstract painting by a local artist. The decision to face the spines of the books to the inside keeps the room light and bright and doesn’t distract from the rest of the design. “Since this home was part of the Parade, I wanted everyone who came inside to connect with the design of the home. Books can be very personal, so turning the spines in eliminated the risk of someone focusing on the titles and content of the books and less on the home itself,” Ignagni explains.

The home’s great room features soaring 20-foot ceilings and dramatic lighting details. Ignagni chose the long, hanging black pendant chandeliers to fill up the airspace. Twin, light gray velvet sofas frame modern nesting tables, all set upon a handmade area rug from Turkey. “The profile of all the furniture in this room is low, so I knew we needed a table that was lower than the standard height to keep the seating area proportional” says Ignagni. Accent pillows add a pop of color. The handcut Black Forest Marble fireplace mantel is a piece everyone involved in the home is proud of, and is a consistent favorite element of all who have visited. Flanking the fireplace, applied molding adds visual interest. “I knew I didn’t want to do built-ins so the choice to do a simple pattern behind two benches means the fireplace remains the focal point,” Ignagni comments.

The kitchen is a study in elegant Calacatta Cervaiole marble surfaces, one of a kind fixtures, and top-of-the-line appliances. “The black and gold faucet was the first of its kind ever produced and we were lucky enough to use it in our kitchen,” says Ignagni. It perfectly complements the black farmhouse sink and the matte black stainless steel appliances from Dacor’s Professional line. These beautiful appliances are fingerprint resistant, perfect for a busy family. A steam oven for healthy cooking, warming drawer, griddle with industrial style knobs, and a professional grade ice maker are just some of the great features offered here. The cabinets are finished in the color Deep Space. According to Devan Erwin from Franklin Kitchen Center, “There are six door styles in eight different colors on the cabinets throughout the home. In the kitchen, we selected a door and color that’s more contemporary but still warm. The builder really gave us the creative license to make this kitchen special, and we are thrilled with the way it turned out.” Across the kitchen, a hidden pantry features an espresso machine and microwave by Miele. The gorgeous veining of the marble behind the range provides a beautiful focal point as you look through the great room and dining room into the kitchen. Ignagni finished the space with gold accents in both the lighting and contemporary barstools. The open floor plan moves from the great room into the dining area. Blue-gray built-ins create more storage, while adding beauty and function. Backlit, glass cabinets provide a place for special items to be displayed and drawers with linear gold pulls are perfect for hiding serving trays and dinner party necessities. The custom cabinets are floating with toe-kick lighting which adds a contemporary flair. “Finding a table for this space was a little bit of a challenge,” explains Ignagni. “The space is large so the table had to match the scale but a round table didn’t feel right in this very square room. I finally landed on this amazing oval option from Worlds Away, along with chairs from Caracole, and I love how they sit in the space.” Above the table, the beautiful light fixture with swirling ribbons of gold metal is the perfect accent.

The rear of the house is dedicated to the master suite which features a dramatic vaulted ceiling and large windows. Applied molding on the wall behind the bed creates a focal point for the tall space. Suspended from the ceiling, a large chandelier with delicate, candle-like flutes fills the airspace. A comfortable bed with a scalloped headboard by Tritter Feefer is enhanced by two low-profile armchairs from Dovetail. The master bath features a freestanding tub flanked by two floating vanities with ribbed details. The absence of drawer pulls and their monochromatic color keeps their lines sleek while honed Danby White marble counters and tub surround provide a subtle contrast. A large walkin shower, two enclosed water closets, and his and hers walk-in closets provide the ultimate in form and function.

Upstairs, a custom iron railing made on-site leads to a vibrant and whimsical loft. This area is the perfect transition into the guest bedrooms and the large media room. Two armchairs in a shade of mustard yellow contrast with the colorful area rug and the dark backdrop of the geometric shelves. Fun touches like the hanging swing chair signal the upstairs’ more casual feel as a place for family to gather and play. The fully automated media room is perfect for family movie nights and has all the features you might expect at a theater. Blackout shades roll down for matinee showings, and the lights are all controlled with the simple push of a button. Toe-kick lighting adds a practical and theatrical touch. Against the wall, a fully stocked wet bar with wine storage is topped with Fantasy Brown quartzite and open shelving with black metal frames. A comfortable sectional by Ro Sham Beaux faces the state-of-theart roll down movie screen.

The exterior kitchen and seating area is divided into multiple spaces establishing the ultimate outdoor living experience. On the lanai, a double serving area and dining room feature warming drawers, sealed storage, and ice drawer that drains for easy cleaning. The lanai’s Kingsley Bate furniture is protected by retractable screens with a thermal value to keep heat and cold at bay. The porch is also equipped with heaters and large fans, making it a true year-round retreat. Down the brick stairs, a kitchen that rivals the one found inside offers a brick pizza oven and beer tap for amazing game nights. A Big Green Egg and gas grill with side burner are perfect for anyone even mildly enthusiastic about al fresco cooking. Across from the kitchen, the seating area features a modern, curved sectional and a large custom-made wooden box which conceals and protects the outdoor TV.

Summer Ignagni is the sole owner and designer of Let it Be Design Company. With a Bachelor of Science Degree in Interior Design and Consumer Services from Carson Newman University, Summer has designed New Constructions, Remodels, and re-designed spaces in completed homes for the past six years. After working at a residential design firm in Nashville, Summer found that she didn’t want to only design one particular style. The name “Let it Be Design” was based on Summer’s desire to make each space unique to each individual client.She wants every client to feel free to “Let it Be” their home. Original plans called for a more traditional design, but the owners wanted a modern home. The finished structure was built with a contemporary flair using plenty of glass both in the Pella Architectural series windows and the steel front and back doors from Arcadia Steel Doors, which let in plenty of light and allow for a clear line of sight from the front to the rear of the house. Natural Tennessee field stone with limestone accents help blend the home with the backdrop of its Você location. The owners wanted a metal roof, so rain chains were used instead of gutters, and Fourteenth Colony Lighting sconces sourced from Graham’s Living provide light for the front porch. Part of the challenge with this home was the position of the sloping lot. Coffey needed to create a design that maintained the correct proportions, respected neighboring homes, and adhered to the mandates of the association which included preserving the existing trees.

ITUATED in the beautiful community of Você, this home blends natural materials and modern lines to create an elevated living experience in one of the area’s premier communities. Purchased by Country Music Hall of Fame member Eddie Arnold in 1950, Você now sits on the land that he settled with his young family. Here, at what he called “Windy Ridge”, Arnold’s commitment to family, the land, and his community serves as the inspiration for every aspect of the development today. Limited to 52 select homes, each residence features a compact environmental footprint on a naturally wooded homesite. No two houses are alike. All great homes begin with a great layout and the owners had a very specific vision in mind. Specifically, they wanted contemporary styling and a floor plan that had a clear view from the front of the house to the rear. Tasked with these and other requests was Kevin Coffey of C. Kevin Coffey Dwellings | Designs. “We started with a layout the clients liked and embellished it to meet their exact living goals” states Coffey. In addition to creating this desired layout, the design of the home needed to be customized to respect the scale and architecture of the neighboring houses, as well as preserve the existing trees when preparing the site. Originally the plan was for a traditional home, but the owners decided something with a modern feel was a better option for their tastes and lifestyle. This was accomplished by using contemporary lines accented with natural materials, a metal roof, plenty of window space, and see-through steel front and back doors. The home also includes three bedrooms, three-and-a-half baths, a complete in-law suite, elevator, office, and media room. “When building fine custom homes, it is a team effort between our in-house people and the outside talent who are also involved in the project,” says

Alan Looney, president of Castle Homes. As one of the premier custom builders in the Nashville area, Looney was responsible for coordinating all the moving parts to make sure the homeowners got the final product they dreamt of. “It takes a lot of talented people with expertise in their fields to bring our clients the home and the experience they expect,” he explains. “It was a real compliment when the owners decided to use many of the living area designs of our personal house,” he adds. “It’s always great working with a wonderful team

of experts to bring a project like this to fruition,” comments Elisha Howell, interior designer and principle of E. Howell Designs. “Working closely with the design team at Castle homes, our goal was to create an environment that was aesthetically pleasing and practical for the way the owners live,” she adds. The entire theme of the home, including the color palette was set by the wallpaper in the powder bath which the owners fell in love with from the outset. “It’s funny how one item can become the focus of an entire project,” muses Howell.


The staircase running behind the fireplace is a departure from traditional design, while metal stair railings enhance the trim on the doors and windows. The fireplace features a MetroQuartz Luxe base, stained wood panels above, and is adorned with a commissioned painting by Emyo, which is a collage of scenes from places the owners have visited. The custom blue leather sofas from Lee Industries face each other to facilitate conversation in this main living area. The hexagon bookcase and mirror from CFC/Noir are available through Spruce in Brentwood, as are the end tables, coffee table, swivel chairs, and area rug that grounds the room. For the kitchen, designer Elisha Howell worked closely with Melissa Morgan of Melissa Morgan Designs, and selected Cabico cabinets with zero lines in Unique Nova gloss. MetroQuartz Statuario Bianco is used for the countertops throughout the kitchen with a waterfall edge on the island. Appliances are Thermador, including the six-burner gas range covered by a custom hood. Behind the range, the polished Castillo Bianco Carera backsplash with silver details is a showstopping design detail the homeowners love. Bar stools with natural wood legs from Lee Industries are covered in a custom fabric. “I wanted an organic feel to complement the modern cabinetry, so the Tech Lighting was procured through Graham’s Living. The fixtures remind me of branches of a tree,” says Howell.

Opting for one dining area to make sure every meal is a family event, this room features a custom metal table base designed to carry the stone tabletop, both manufactured in Nashville. The clients’ existing chairs were reupholstered to match the décor of the home and a bench seat by Lee Industries in a custom velvet was added. The lighting and wall art from Arteriors was sourced by Howell and is available through Spruce. Below the table, a Turkish area rug anchors the space. Howell worked with Camile Moore on the window coverings throughout the home and in the dining room, the fabric is elevated by a geometric edge detail. The high-gloss credenza by Bungalow 5 sits on a gold base and features architectural door panels. The original art by Angela Simeone is framed by two lamps from Spruce. “We positioned the dining area in the front of the home in order to allocate more space to the porch in the rear,” explains Coffey.

“One of the first selections we made was the wallpaper in the powder bath,” says Howell. “The owners immediately fell in love with the color and the texture, which really set the stage for the whole house.” The Black Edition wallpaper by Papiro is complemented by the vanity from Worlds Away. “The owners wanted lots of light, yet didn’t want to sacrifice their privacy in the master bedroom. The solution was to raise the window sills to provide both,” points out Coffey. “We also thickened the walls to give the windows a little more depth and profile,” he adds. The low profile, leather-wrapped bed from Restoration Hardware is topped with bedding from Kevin O’Brian. Two high-gloss, navy blue nightstands with gold pulls from Bungalow 5 add a touch of shine to the otherwise organic room. Against the windows, armchairs with custom pillows covered in Romo fabric and textured ottomans, all from Vignette, create a sunny seating area. The beautiful Regina Andrews lighting fixture with strings of small, antiqued mirror panels tops off the space and can be found at Spruce. Truly a retreat from a hectic day, the master bath features a freestanding tub and fixtures from Ferguson Bath, Kitchen & Lighting Gallery. Above the space, a Barbara Barry, with gold interior shade hangs over a traditional Turkish rug.

Above the master bedroom, on the left wing of the home, is a spacious in-law suite that is completely self-sufficient with its own bedroom, bathroom, sitting area, and a balcony to enjoy the outdoor views. Although a fully functioning elevator provides easy access to the second floor, there are two staircases on either side of the house. The rear staircase features an oversized, corner window and gives access to the study which cantilevers from the rear of the house providing panoramic views over the property. A media and entertainment room sits directly above the garage. Finishing the home, a dog run is available through a doggie door providing a designated outdoor space for the family’s furry friends.

The porch is one of the most used and well loved parts of this home. “We installed motorized screens in the cedar posts that can be opened and closed with the push of a button,” comments builder Looney. When down, they provide a surprising amount of wind and temperature protection. The painted brick fireplace provides comfort in winter, and the built-in heaters in the ceiling ensure the room is cozy regardless of the temperature outside. Swings from Four Oak Bed offer the perfect place to read a book as the afternoon light streams into the space. Sourced from Spruce, Howell added a light fixture by Made Goods which uses layers of gauzy fabric to bring the blue tone found inside into the outdoor space. Lane furniture from Graham’s Living provides comfortable seating options all focused on conversation around the TV and fireplace.

FIRST I M P R E S S I O N S Community Living In College Grove LOCATED SOUTH OF NASHVILLE, a home that embraces the idea of a suburban farmhouse is the perfect fusion of local Middle Tennessee charm and sophisticated design. “The home is grand and at the same time understated and welcoming,” architect Scott Wilson of Scott Wilson Architect explains. “We had to not only meet all of the community building requirements, but we also needed to produce a home that satisfied the homeowners wishes. The project was challenging, but fortunately we were able to design a home that the owners love and it nestles perfectly on the sloping lot located in The Grove.” The Grove prides itself on its reputation as a family-friendly community with a private club that embraces legendary Southern hospitality. It’s picturesque location is a paradise for outdoor enthusiasts, and

includes the signature Greg Norman golf course, resort-style pools, sports courts, parks, and trails, all of which perfectly complement the remarkable club facilities. This is the first residence that greets you when you enter the community, so the pressure to establish a design that set the stage for the home’s interior, and the community as a whole, was felt by all. Builder Shane McFarland was tasked with turning Wilson’s plan into reality. “We take the vision of the homeowner and make sure that the end goal is accomplished by providing our expertise and experience,” explains McFarland. “The project had various intricate details from the basement to the outdoor areas. We worked very hard to make sure all those aspects were taken into consideration

The beautiful interiors were a collaboration between the owners and Marie-Joe Bouffard, Interior Designer and Principal of JFY Designs. “My driving force is to create timeless designs that are uniquely tailored to each client’s individual story and style,” states Bouffard. She continues, “Every project, no matter its scope, is truly a one-of-a-kind experience, so I am dedicated to listening to my clients, understanding them, and expressing their point of view through carefully curated and thoughtful custom-designed spaces.” With many years of experience, and clients with a vision for what they wanted in their home, the intention of completing the perfect retreat was accomplished by all involved.

The suburban farmhouse look was conceived to allow this large home to appear perfectly proportioned for the lot. With a painted brick facade, the exterior features an oversized covered porch, a detached garage providing a covered unloading and storage space, and a landscape package by Daniel Woods that met community standards and enlivens the overall design. The three distinct peaks give grandeur to the design, but are not overpowering from the street. Two slender sweetgum trees accent the tall, sleek look of the home. “The interior is wonderful, but I really like the simplicity of the exterior–it is timeless and will still look amazing in 20 years,” comments McFarland.

As you enter the home, you are greeted by a grand staircase which the owners had seen elsewhere and wanted in their own home. Up a few steps at the first landing is a study which integrates into the home’s layout, but is far enough away to allow for privacy. “The entry introduced the design philosophy for the whole house,” comments Bouffard. “We wanted to establish spaces that felt clean and fresh, but also take your breath away with thoughtful details and pops of color.” The chairs and concrete table from Mr. Brown London and the chandelier from Capital Lighting were both procured from Graham’s Living. The great room is the most important space to the owners. “They took measurements to make sure the area would accommodate their needs,” states architect Wilson. “They wanted a connection with the backyard, so we incorporated plenty of glass to maximize the view.” The tiered ceiling heights help define the rooms while keeping the layout the owners wanted. The beam detail enhances the chandelier by Currey & Company from Graham’s Living. The sofa and chairs by Ambella are neutral and elegant in this important gathering space. The coffee table by Sonders Living introduces metal, wood, and stone elements and the entire space is anchored by an artisan rug from Loloi.

For Bouffard, the wine room was a standout and, “a really a fun space to design.” Her inspiration came from the art above the fireplace. “I found this vibrant, colorful painting by Kelly O’Neal that my clients loved right away and it became the driver for the whole room,” she says. Since this is one of the first rooms you see when you enter the house, Bouffard knew it had to be dramatic, which was accomplished with the vibrant green velvet chairs by Worlds Away, the simple coffee table by Noir, and the overhead lighting by Restoration Hardware, all topped by an intricate ceiling detail.

The kitchen was designed for a large family including an oversized island with a waterfall edge that not only looks contemporary but is durable as well. The hood was custom built as were the cabinets, donning brass accents. The tile backsplash is a white gloss, polygon ceramic from Watson Floor Gallery. Five leather and brass bar stools from Restoration Hardware offer a place for quick meals and lively conversation. Top of the line Thermador appliances from Ferguson Bath, Kitchen & Lighting Gallery and Visual Comfort pendants from Graham’s Living are functional and beautiful. Bouffard accessorized the kitchen to give the room a finished feel. Even the most functional space deserves its own special touches. Connected to the great room and kitchen is the informal dining area. To capture the view, windows and modern French doors were added. When the doors are open, they create an al fresco experience. The high ceiling is accentuated with box beams and supports a chandelier by Capital from Graham’s Living. The custom table is surrounded by seating for six, atop a diamond-patterned rug from The Orientalist. The curtains are a Fabricut Pacific Linen in white from Sallie Contini’s Well Dressed Home.

Comfortable and tailored, the master bedroom is the perfect getaway retreat. The Mr. Brown London bed provides a new take on the classic canopy style with a stamped brass finish. Two Ambella chairs provide seating or a place to set belongings at the end of the day. Two large side tables in a shagreen finish by Interlude Home provide a base for Arteriors lamps. Jaclyn Smith Home Trend fabric in Cornflower by Sallie Contini’s Well Dressed Home softens the windows and, at night, the room is illuminated by a Noir light fixture that hangs from the tall ceiling trimmed with box beams. In contrast to the wooden features in the master bedroom, the surfaces selected for the master bath are sleek and shiny. The light gray cabinets accentuate the tones of the Statuario Venato polished tiles used on the floor and shower walls, accented with elongated, beveled hexagon White Carrara marble. The mirrors are from Restoration Hardware, and the lighting fixture beside the mirrors and over the tub are Arteriors sourced from Graham’s Living. The basement takes full advantage of the outdoor living area by opening up to one seamless indoor/outdoor space. “Installing a glass garage door was a costeffective way to have the room open up to the outdoor living area while allowing the homeowners to still enjoy the view across the pool year round, even when closed,” remarks Wilson. The floors are stained concrete which is perfect for coming in from the pool. The comfortable sectional by Moss Studio is fronted by a Noir coffee table. Poufs from Bobo add more seating options for entertaining. The iron and glass lighting fixture from Troy Lighting mimics bubbles suspended above the room, fitting perfectly with the space’s poolside location.

Anything short of spectacular for the lanai and pool area just wouldn’t do. To that end, the outdoor living area had to feel like a part of the house and not a separate entity. A design that incorporates a pool with three infinity edges, floating step pads, and fire and water features, all accentuate the area’s “wow” factor. The natural terrain did not lend itself to creating multiple levels, so the owners had to get creative with raised, retaining pool walls to accomplish the original design. Special engineering was utilized to allow the pool to be so close to the foundation. Pebble Technology’s PebbleSheen Ocean Blue was used for the interior finish. Accent tile in Black Iridescent Titanium, from Agape Tile, has a hint of navy which complements the Ocean Blue interior. The hardscape is a shell limestone product called Shell Beige that mirrors the color of the home perfectly.

With a modern prairie exterior, or “mountain modern” as Duncan would call it, this home is comprised of a variety of textures and lines reminiscent of the architecture of Frank Lloyd Wright. “With the large overhangs and low pitch roofs, it’s almost like a ranch style house. But we modernized it by bringing in special materials and blending of all these different styles and modern elements,” says architect Andrew Scott, Founder and Design Director of August House Co. This collection of textures is comprised of Hardie board, stucco, painted brick, stained cedar, and a unique textural element of imported 3D limestone. The different sizes of Marvin fiberglass windows create visual interest and are black on the exterior and interior.

estled within a traditional neighborhood in Green Hills is this stunning home boasting modern features and timeless charm. Constructed by BUILD Nashville, a development and new construction company coowned by Jamie Duncan and Shaun Burroughs, the company has been repeatedly recognized as Builder of the Year and has rapidly grown in popularity, especially amongst the younger Nashville crowd. Their modern prairie style, or as Duncan would call it, “mountain modern”, also features elements of California design in the interior layouts of the home, which creates a warm, but contemporary feel. When co-owner Jamie Duncan set out to build her own home, her primary concern was creating something which would integrate smoothly into the neighborhood while subtly introducing an updated modern aesthetic. “We were able to achieve an infill development build with a modern home inside a traditional neighborhood and make it blend seamlessly. That was a really big deal for us. We always try to go into a neighborhood and not disrupt the fabric of the aesthetics,” Duncan notes. “For instance, Denver is an inspirational area for me, with the way they have incorporated the historical and traditional style with the modern design. That’s really where I got my idea of ‘mountain modern.’ They do it in such a way that is not harsh or stark

The living room is an inviting homage to both Duncan’s family and travels. The stucco detail fireplace is wrapped in a custom-made, walnut bench that houses a woven basket with special sentimental value. “I lost my mom almost 3 years ago and she used to hand feed and raise exotic birds, including Scarlet Macaws. Shortly after she passed, I traveled with my husband and my father to the Panama Canal and visited an indigenous area where the tribe made woven baskets from natural resources in the jungle. I can’t tell you how many goosebumps I got when I found one decorated with Scarlet Macaws,” Duncan shares. Because traveling is important to her, she chose a Samsung Frame TV for the space to display travel photos and to act as an additional art piece when not in use. Pairing well with the warmth of the walnut bench, is a brown, leather chair with a brushed gold frame from Universal and a dark wood coffee table from Bernhardt. The custom Lee sectional with walnut base sits atop two layered rugs: one a woven cowhide and the other a textured black rug. Lastly, gold and marble nesting tables from Sprintz incorporate metallic accents into the space.

Introducing a modern aesthetic or twist in the otherwise very traditional neighborhood of Green Hills was a challenge I feel we overcame.” Duncan sought to design a place where her love of art and meaningful design could take center stage. “I created it as much as possible to be an art gallery,” she explains. Throughout the home are various pieces that evoke memories of travels and family which hold a special place in her heart. “There’s nothing on the walls that’s store-bought. It’s all either local Nashville artists we’re really drawn to, or art we’ve found while we

traveled. That’s very important to me,” Duncan states. In fact, it was a 28-foot, two-story art piece ‘Islands in the Sky’ by artist Cory Basil that defined the aesthetic for most of the home. “The whole house was designed around having that art wall, it wasn’t an afterthought, it was created that way intentionally,” says Duncan, “that’s basically what started the floor plan. I knew I wanted something abstract on individual panels that connected like Tetris blocks. So I told him what my vision was and then gave him full creative liberty to do what he wanted.” Because of her breadth of experience with BUILD

Nashville, Duncan not only designed her home’s build but also chose all the design finishes. “I typically make a lot of decisions regarding design finishes for BUILD Nashville. That’s something that buyers get stressed about when they’re designing their own homes. They think that they’ve got to come up with the ideas all on their own but Shaun and I, along with our talented team, can help as much or as little as they need or want.” Duncan explains. After moving in, Duncan collaborated with local designer Jessica Davis for most of the furniture and decorations in the home.


In the kitchen, the island steals the spotlight. “We chose a granite with a lot of deep greens and blacks and tans. It’s a very unique piece from Brazil and sourced locally. We actually used that granite as the color inspiration for the art wall in the Atrium,” Duncan explains. It was the very first design piece she chose for the home. Complementing the island are leather counter stools with brushed gold accents. The frameless, European cabinets by UltraCraft are a mixture of walnut and matte black. To maintain a seamless design, Duncan chose cabinets that open with a touch latch mechanism so excessive hardware doesn’t interrupt their sleek appearance. Finding the perfect floor stain to pair with the walnut cabinets was a detailed and laborintensive process. The flooring in the entire house is a four-inch, sand and finish, red oak in a custom color created by Duncan. “It was a mixture of sand dune and a white stain, both by Bona. It took a lot of work and a lot of samples to get that neutral tone I wanted. Talk about a design challenge! Whatever color we put on the floor made the Walnut look completely different. It was a real balancing act. We were like mad scientists in the garage mixing stain colors,” she laughs. The two-story dining room, or Atrium, complete with a row of 8 skylights, introduces elements uncommon in residential design and caters to Duncan’s desire for an open floor plan that still has distinct spaces. “In previous homes that Jay and I have lived in, it was occasionally an issue with the living room open next to the kitchen. It allowed the sound to travel through those rooms, so if someone was cooking in the kitchen and making a lot of noise, someone else might have a hard time watching TV in the living room. Putting that dining space in the middle was actually our Architect’s idea. It separates those spaces just enough to create a more practical, livable layout but maintains a great flow for entertaining,” states Duncan. A locally made, custom 10-foot walnut table features welded, black metal legs that pair well with simple, tan and cream tweed chairs from World Market. Duncan appreciates functional design choices, “It’s nice to let people know you can mix some cost-effective elements with custom pieces,” she says. Behind the table, the two-story art piece ‘Islands in the Sky’ by artist Cory Basil makes a grand impression and sets the stage for the rest of the home’s art and design.

Duncan’s master bathroom boasts custom Ultracraft cabinets in a vibrant Sherwin Williams shade called Isle of Pine. “I chose green for the cabinets because green just makes me happy. I want to wake up every morning and be in a happy place and I thought if there was a place I could take a risk, it would be in a secondary master bathroom. And of course when I found that piece of granite, it really firmed up my decision to do something unique. I think wrapping that granite up the wall, with the wall mounted faucets, just makes it that much more interesting,” Duncan explains. The Opus White granite atop the cabinets is actually white and green. Accents like the wall mounted champagne bronze faucets from Delta and the Top Knobs cabinet hardware complement the locally sourced vintage Turkish rug.

Unique to this home are two master bedrooms, one for Duncan and one for her husband, Jay. “We actually have our own master bedrooms; mine is upstairs and his is downstairs. My husband and I have been married for 24 years and it’s something that’s unique about us. We started with separate bedrooms about 15 years ago due to Jay being such a light sleeper and me being a night owl. I use our home as a model home to help clients get a feel for what we do and it’s so funny when they say, ‘you know, I want to do that too!’ It seems to be a little bit more accepted in today’s world. I think we all just want to sleep soundly, and because so many people are working more and enduring more stress, therefore having trouble sleeping, they’re doing it in different rooms,” she laughs. In her master bedroom, most design decisions were based around a Mark Carson English painting of Cades Cove in the Smoky Mountains, where the Duncans honeymooned, as well as her parents. “It’s just kind of ironic, but that’s how I like my art; it has to mean something to me. I love the piece for the colors and the texture, but when Mark told me it was an abstract of Cades Cove, I knew it was my piece. I loved it,” says Duncan. The blues and greens in the painting are mirrored in the color scheme of the room. The green velvet bed from One Kings Lane abuts a lucite bench with a mohair cushion, while shagreen side tables with gold hardware pull more texture into the space. Perfect for a bedroom, the windows are all equipped with Hunter Douglas, PowerView shades, which open and close automatically based on sunset and sunrise.

Nestled above the garage is an annex that hosts Duncan’s office as well as a home theater and exercise room. Scott explains, “The question was how do we make space for everything they’d like to have and make it all blend seamlessly together. The office is in a public, family area but can be closed off for more privacy and functionality.” For Duncan, the smaller size of the room is perfect. “I spend a lot of time in this space working at night, so I just wanted it to feel cozy. BUILD Nashville is a paperless company, so I didn’t need a bunch of storage space,” she notes. Perfectly sized for her work area is a walnut desk, with a glass top and brushed brass accents. Tucked beneath the desk are a gray rolling desk chair and subtly colored rug from West Elm. Illuminating the space is a light fixture made by Elegant Lighting from Graham’s Living. This space also incorporates Hunter Douglas PowerView blinds while the walls, ceiling, and trim are all painted with Gale Force by Sherwin Williams.

Charcoal gray is the predominant theme in the guest bathroom and creates a sleek, modern space. Because the shower hosts a Phantom tub enclosure, which slides on an invisible glass track, nothing obstructs the stunning tile work inside the shower. Equally impressive is the handmade, painted concrete tile floor Duncan chose. “Basically I picked the floor first because it’s a really cool pattern. It’s very random and not perfect, which I loved, because it’s hand-painted concrete tile and feels like art,” she explains. “The tile on the tub surround is installed in a straight lay, horizontal stack so all the joints line up for a modern look. The charcoal gray color really just pulled the colors out of the tile.” In keeping with the theme is a wrapped, gray quartz counter atop a Homecrest cabinet with simple, black, tab pulls. A wall mounted, Ara faucet from Delta pairs well with the bathroom’s modern aesthetic, all illuminated by a unique skylight, which fills the room with natural light. In the guest bedroom, muted colors and a touch of bohemian comfort make the space both inviting and subtle while the windows allow in an abundance of natural light. “A lot of the windows were dictated by the exterior of the home. The question is how do you create a functional bedroom while still maintaining that ambiance on the exterior,” notes Scott. The dark, walnut bed and matching dresser, manufactured by American Drew, is accented by the side table made of glass and brass, which mirror the other metallic pieces found throughout the home. A shag rug grounds the room with a little texture. Different from other rooms in the home, this space mimics the mauves and pinks of the one-of-a-kind piece by Cory Basil. “This is our daughter’s room. She’s in college in Tampa so she doesn’t live here, but she really wanted a bohemian Earthtone style. So, to pair well with the painting and wood tones, we chose a dusty mauve for the comforter,” describes Duncan. Cory designed the artwork to pull the space together.

The outdoor living space, within the screened porch, is where Duncan and her family spend most of their time. With a cedar ceiling, the vision for the space was always at the forefront of the design. “Jamie talked about how she wanted this kitchen, living, and dining area that opened to this large screened porch and also overlooked the pool,” explains Scott. Now that the home is completed, and occasionally used as a model, the porch is often what draws the most attention. “Everyone who has walked in so far loves the way the space is laid out. Especially how we used a 12-foot, Western Windows pocketing aluminum door that opens the living area to the porch. It was really satisfying to be able to integrate the indoors with the outdoor areas of this home,” recalls Scott. The porch provides all the comforts of home while encouraging an outdoor lifestyle. With a Teak dining set and sectional by Kingsley Bate from Graham’s Living, and a full outdoor kitchen, the family can enjoy meals together or even watch television on the sectional while relaxing. A fire pit and hot tub offer warmth on chilly evenings, while a giant Minka Aire ceiling fan cools off warm summer days. Creating a private oasis in Nashville, the resort style pool enhances the outdoor lifestyle which Duncan so enjoys. The furniture surrounding the perimeter is a combination of practicality and design. She chose lounge chairs from Graham’s Living made of rust-free aluminum and sling mesh. “I didn’t want cushions on the chairs, or to have to bring them in and out from the rain. I wanted something that would be good outdoors in the elements,” Duncan emphasizes. A mix of World Market finds such as wicker tables, striped pillows, and a dining table with umbrella, complete the look and match the Teak elements from the porch. A beige daybed amplifies the resort aesthetic. “I felt we needed the daybed to give some substance to the pool furniture and protection from the sun. The look of the space is important because you can see the entire pool deck almost the second you walk into the house. Making sure the whole area reads as fully furnished and livable was important to me,” Duncan notes. Also complementing the geometric shapes of the home, the pool boasts a cantilevered concrete edge which Duncan requested to keep the space seamless.

U

SING A MIX OF natural textures and colors set in the historic and muchloved community of Belle Meade, this home by Chandelier Development is a beautiful family estate with an established feel. The one-acre lot provides natural inspiration and the small city, originally carved out of the land that once belonged to the Belle Meade Plantation, offers tree-lined streets and wooded areas. “We wanted to develop a home that was comfortable for the modern client while blending with its location,” explains Joel Lyons, Chandelier Development’s founder. “Our goal is to create a unique, functional, and livable dream home for every client and each home we build is different from the last since each one is completely custom.” This particular home has a special significance to Joel and his wife Lindsay as they were intimately involved in the interior design and building process. The home is filled with natural colors and textures which makes it an exceptional and whimsical place. There is an almost storybook feel to the home that has been elevated through the use of luxurious finishes like velvet and marble. “We call this an English influenced Arts and Crafts home and tapped the expertise of an architect in Birmingham to create this blended look. We took the English inspiration and combined it with unique, but familiar elements that helped us tie this new construction project to the original period of the Belle Meade neighborhood and city,” Lyons explains. The Arts and Crafts movement was an international trend that began in Britain and flourished in Europe and North America between about 1880 and 1920. Starting as a reaction to the excesses of Victorian industrialization, the Arts and Crafts movement grew from a desire to revive traditional craftsmanship and restore simplicity and honesty to how buildings and furnishings were made. Its influence in both the decorative and fine arts can be felt in design today and represents a push to bring back traditional craftsmanship using simple forms. The style often incorporates romantic or folk styles of decoration which gives these homes their magical appeal.

The home’s mix of natural elements begins with the English Arts and Crafts exterior. Situated on a one-acre lot, the home features natural cedar siding and roof shingles, pecky cypress accents, reclaimed brick chimneys, and copper flashing and gutters to create a whimsical exterior that feels warm and inviting. “When we tore down the original home, we saved the brick and used it throughout the exterior and interior,” says Lyons. “This creates a sense of history to a new construction project and we were able to cut down on the waste generated when demolishing an existing structure.” The home itself is also brick, but has been given a mortar rub to match the Arts and Crafts feel. The wood accents are painted in Benjamin Moore Artichoke which is the perfect contrasting color. A mixture of hydrangeas, boxwoods, horsetail reeds, and maples are used to create the feel of an English garden in Middle Tennessee. Through the home’s arched entry, reclaimed French doors dating back to the 1800s set the stage for the design inside.

The porte-cochère shows off the mix of materials used on the home’s exterior. From the dark Artichoke paint used to pull out and highlight the different facades or the cut concrete driveway, the exterior has a range of custom touches. Copper lighting by Flambeau out of New Orleans matches the flashing, while horsetail reeds are a modern plant that adds a surprising element to the landscaping.

The mix of natural elements found outside is extended into the home’s foyer. Reclaimed white oak flooring and Venetian plaster come together to create a subtle palette that continues through the rest of the home. A reclaimed brick wall, which is actually the back of the fireplace in the great room, serves as a way to create some privacy, blocking the view from the entry. Two chandeliers from Restoration Hardware cast a flash of light into the room as small, individual glass panes defuse the light.

The great room’s pecky cypress accent wall features two gas lanterns which warm the already charming space. The dried and milled cypress, which was sourced out of Panama City, Florida, serves as the backdrop for a tufted gray velvet sofa. “This is a comfortable room and the flow of the home makes for easy access between the kitchen and great room which is ideal for life and for entertaining,” says Lyons. The 11-foot ceilings are tall but don’t overpower the feel of the home’s more historic identity.

The kitchen is framed by a large, pecky cypress beam with decorative corbels. A double island facilitates an extremely functional space while the mix of textures creates an elevated area for entertaining. The natural Tennessee white oak cabinets and hood pop against contrasting white cabinets used around the La Cornue range which shines while other appliances are hidden. The statuary marble in the kitchen’s backsplash is repeated in the dramatic waterfall edge of the middle island where a simple farmhouse sink creates the perfect prep space. The kitchen table from Restoration Hardware is flanked by six stools with brass frames which tie into the other brass elements found on the range, pot filler, and drawer pulls. “The table is made from white oak found in Russia, so it has a different color from the wood we sourced from Tennessee,” Lyons explains. On the floor, Tennessee flagstone continues the theme of natural and locally sourced materials and enhances the dark gray patina of the kitchen pendants. Light abounds in the formal dining room thanks to two adjoining walls of windows framed with custom blue velvet drapes. The marble-topped trestle table and formal blue velvet chairs are made slightly more casual by the vaulted pecky cypress ceiling. A more modern chandelier from Ferguson Bath, Kitchen & Lighting Gallery fills the airspace above.

The focal point of the master bath is a beautiful enclosed shower/tub combination filled with statuary marble used in three ways. In addition to the wall tiles, behind the double brass showerheads, the marble is laid in a herringbone pattern, and smaller round tiles provide contrast on the floor. Antique brass throughout the bathroom continues the prevalent use of warm metals. A simple, yet elegant retreat, the master bedroom isn’t overdone or overfilled which makes for a relaxing boudoir. Restoration Hardware and Bernhardt furniture add to the tranquil feel of the space by bringing in dark colors and light wood accents. While the design is simple, the materials used lend a luxurious feel. Natural light fills the room. Over the two nightstands, brass pendants from Visual Comforts match the circular chandelier. Upstairs, the hallway leading to the lady’s study is a set above the porte-cochère and is an airy transition space that can double as a cozy reading area. Sawn poplar on the ceiling mixes with the tones from the white oak floors, while Moravian Star pendants cast a warm light into the hall. A hair-on-hide rug adds a masculine touch.

The focal point is the mortar-rubbed finish on the fireplace which is surrounded by comfortable furniture from Graham’s Living that features a woven texture frame and high-performance fabric cushions for easy outdoor use. The basement includes a wine cellar, seating area, and media room all clad in reclaimed brick from the home originally found on the property. A comfortable leather sofa adds to the masculine feel of the space where a fantastic entertainment experience is sure to be enjoyed. The wet bar’s cabinets are painted in a navy blue and topped with a matching soapstone. “Here, we treated the ceiling with rough-sawn poplar from Fairview, Tennessee. It brings a more rustic feel to this room while keeping with the theme of wood-clad ceilings,” Lyons states. Open shelves match the look of the ceiling and grant easily accessible storage, while pendants found in the kitchen are repeated in this entertainment space.

I

n an area filled with growing families and young professionals, there is a delicate balance between kid-friendly homes and well-designed spaces. Mom and dad want a home they love, but also need the interior to be durable and child-proof. For Tanya Hembree, Founder and Principal Designer at ONYX & ALABASTER, this home located in Thompson’s Station offered the perfect backdrop to create a chic family dwelling. “We love building relationships with the community around us by hosting events and inviting people into our store and offices, and we met the clients at a special event we hosted in Franklin. We just clicked!” she explains. “They are a young, artistic couple who had brought special pieces with them to their new home, but were having a more difficult time pulling together a complete look with their busy, family-filled lives.” Design geared towards families, especially those with younger children, begins with deciding what a home should be. A home is a place where the most important life events occur, and a sanctuary for each family member. Design plays a big role in that comfort. “When creating elevated, yet kid-friendly rooms, I always suggest using patterns and textures to hide the inevitable wear and tear. However, thanks to highperformance fabrics and stain-fighting fabric treatments, we aren’t limited to dark colors. A white sofa can be comfortable, stylish, and totally kid-proof if you choose a high-performance fabric or add a fabric

protector,” she explains. “The last thing you want to do is panic every time a child walks by your couch with juice or enjoys a snack on your favorite chair.” She also suggests choosing items that are easy to wash like slip-covered chairs and sofas, or pillows with easily removable pillowcases. Storage is key as well. “A home with children can quickly become cluttered, so I love to provide stylish and multipurpose storage options so toys and games have a home after playtime,” Hembree says. Soft surfaces are safe surfaces and make playtime more fun for all. With a wide range of beautiful, durable, easy to clean rugs, available both premade and custom, there is no limit to colors and patterns you can use in your family home. For Hembree, it’s important that she listens to clients and collaborates with them to create their perfect interiors. One of the ways she does this is through a willingness to utilize existing items clients love and feel comfortable with. “I never want to push someone into getting rid of something they treasure. Augmenting or repurposing an item creates a comfort level not only with the finished product, but also with my work and my team,” she explains. Clients trust her to look out for their best interests and budget while designing beautiful spaces. This home is a wonderful example of her ability to weave family items in with new finds as she shifted existing elements to more fitting locations, creating a space that felt highly personalized for her clients.

The front porch is a beautiful launching point for the design inside. Hembree and her team refreshed the landscaping and selected the tall planters flanking the dark wood front door. She then used the homeowners’ existing furniture to create a modern seating area on the porch and accessorized it with new accents and live plants. Whitewashed brick complements the use of arches and dormer windows which are all familiar, traditional elements that have been brought together in a modern way.

In the dining room, Hembree was happy to find the charcoal walls already in place. “When we walked into the house for the first time, I loved the walls. It was a design choice I would have made, so seeing that bold color was confirmation that this was going to be a fun project and the owners and I were on the same page,” she says. The room was originally furnished with items that were too small for the scale of the space. Hembree brought in a larger table with a modern concrete tabletop that sits on a distressed wood trestle. Custom white end chairs with nailhead details add substance and height. The table is flanked by gray rounded barrel chairs and a neutral-toned bench, which keeps the grouping more casual and open. “The goal was to create an interior that was high-end while still being completely approachable,” says Hembree, “The homeowners are both kind, down-to-earth people, so establishing spaces that reflect their personalities was key.” Against the wall, the hutch and mirrors were repurposed from other areas of the home and now fit perfectly in their new location. In each room, real plants are used to inject a punch of green and in the dining room, the healthy Ficus Elastica plant housed in a natural fiber basket adds life and texture.

On the other side of the foyer, the sitting room is an elegant and comfortable space with feminine touches and unexpected elements. Applied molding in a geometric pattern provides texture and the perfect backdrop for the custom velvet sofa with nailhead trim and the unique shearling pillows which tie the dining and sitting room together. Next to the sofa, a Fiddle Leaf Fig continues the organic elements in the space. A linen-wrapped ottoman features a taller wood portion that glides along the length of the ottoman. Underneath, a neutral hide rug anchors the room. The art displayed here, and most of the art found throughout the home, is made by the homeowner. “She is a talented artist and I love that we were able to use her own works to even further personalize their home,� says Hembree. The two armchairs were brought in from other parts of the home and now match the volume and proportions of the room. Custom curtain rods and drapes were added for visual interest and privacy.

The home’s open concept connects the kitchen and living room in one seamless entertaining space. Hembree balanced the kitchen by accessorizing the counters. “Kitchen counters don’t have to be stark or overly cluttered to be beautiful. A few beautiful, but practical items can really dress up a kitchen and establish a finished look. This is an important room that is used constantly for many different activities, but that doesn’t mean it has to read utilitarian,” she explains. At the island, the natural, woven back bar stools were the owners and now fit well with the curated countertops and white, black, and brass pendant lights. White cabinets with farmhouse panel doors offer plenty of storage space. Double ovens and a gas range provide the perfect cooking hub.

“There are so many wonderful shelves in this home, perfect for displaying family keepsakes and decorative pieces. I wanted to combine items they already loved with new accents,” comments Hembree. “Keeping the color scheme consistent creates a curated and sophisticated feel to the items. It also minimizes the feeling of clutter.”


The owners wanted to keep their comfortable white sectional, so Hembree incorporated a mix of elements to complement it and tie the rest of the room together. Anchoring the space, the white and gray geometric patterned rug with a fringe edge quickly became one of the owner’s favorite elements in the home. “When I design for a family, I like to include a variety of soft textures, especially in the rugs,” explains Hembree. “So much family time is spent on the floor, so I wanted to make sure this room was comfortable for everyone, including mom and dad as they spend time playing in front of the TV or fireplace.” In the middle of the room, the coffee table’s round shape represents another way Hembree likes to keep things safe for little ones. Rounded edges and surfaces tend to be safer for the inevitable bumps and falls that come with children playing in a well-loved home. The table’s beautiful, distressed wood perimeter is connected to the top with pie-shaped planks that join the edges in an almost herringbone pattern. In the background, adjacent to the living room and kitchen, the light and bright breakfast nook is a comfortable space for casual family meals. “The original table setting was great for the room, but I felt it didn’t fit with the style of the new, reworked spaces. I needed to provide a more layered look that integrated the new elements we brought in with their existing pieces,” says Hembree. She started by rewrapping their pre-purchased tabletop with metal and added decorative rivets. Additionally, gray velvet head chairs to give the table more weight and scale. A bench and two matching cream side chairs mirror the seating arrangement in the dining room, lending continuity between the two eating areas. The table is accessorized with a hand-carved wooden bowl.

The focal point of the master bedroom is the beautiful bed wrapped in luxurious sherpa-like fabric. The soft cream tone stands out against the greige walls and the large scale of the king bed matches the size of the room. Mismatched end tables now host a pair of brass lamps with leather bases and black shades. “The sitting room at the front of the home is feminine because it’s her special space. The master bedroom is a shared space, so bringing in more masculine touches was important as I crafted a room that felt comfortable for both husband and wife,” Hembree explains. One way she accomplished this mix of masculine and feminine was to move the leather chair now sitting in the corner of the bedroom in from the sitting room. The mid-century modern lines, black tucked leather, and warm, wood frame made the chair much more suited for this space. Next to the chair in clean and modern pots, a snake plant and ZZ plant add color and help define the seating area. Custom lucite rods and elegant drapes finish the space.

For the homeowner’s new baby, Hembree created a nursery with a subtle lamb theme that is soft and sophisticated for the new addition. “Their new little boy was born two days after we finished the room so we were working with a tight timeline,” she laughs. “The room was designed around the photo of the adorable Highland sheep taken by a family friend.” A dark green accent wall was painted by the homeowners, a sweet and personalized touch. The new gray and brass statement crib stands on its own as a functional design element. On the floor, a soft rug with textural geometric patterns brings in light gray and cream tones. A reading lamp provides dim light for the cozy seating area with a linen covered chair and a fuzzy stool. The oldest boy’s room was redesigned to create a space for a child moving from crib to bed. “This new room was all about giving him something fun during a family transition and to get him excited about a ‘big boy bed.’ The low profile canvas tent really speaks to his adventurous and playful personality,” Hembree explains. Here, the artwork features a cute Highland cow. “Both bedrooms are on the same floor so choosing a second Highland animal with a different energy creates continuity,” says Hembree. A soft rug with modern shapes provides a great surface for playtime. The seating area was created by repurposing an existing chair accented with a new gray cube pouf, chrome reading lamp, and storage baskets for a wonderful reading nook for bedtime stories.

Since the home is in a new construction community, giving the owners a private place to enjoy the outdoors was vital. Hembree added outdoor drapes to the lanai, a beautiful and functional touch. Custom outdoor furniture and a modern, concrete coffee table facilitate a comfortable outdoor seating arrangement and mimic the colors and textures found inside, providing continuity between indoor and outdoor living areas. On the other side of the lanai, a daybed swing is a fun alternative to a hammock and offers the perfect place for kids to play or adults to relax. One of the ways Hembree designed a finished family home was through styling the shelves and nooks, and outside was no different. Glass, wood, and greenery add an elevated earthy feel and help to break up the expanse of painted brick. Even here, items already owned by the family were used to personalize the outdoor living room.

P

unctuating the skyline with a sleek glass exterior, 505, an impressive 45-story skyscraper from Giarratana Development, introduces ultra-luxury penthouse living to Nashville. “A building like 505 is something that’s completely new to the Nashville market. At present, there’s nothing comparable to it in terms of the high rise building, and the level of finishes and luxuries that are in the penthouse. It’s an exclamation point on a city that is exploding in growth, but nothing else is like it. You can’t help but notice 505 on the skyline. Plus you’ve got views that no one else in the city has,” explains Jenny McClain, Chief Marketing Officer for Giarratana Development. With a building as stunning as 505, it was essential for the interior to be equally impressive. “The sheer amount of glass lends itself to a unique, modern, upscale feel for sure, so you’ve got a sleek, attractive exterior that matches the interior where it is lux and stunning,” McClain elaborates. Several of the lux interior spaces were designed by Ashley Middlebrooks, interior designer with Mitchell Gold + Bob Williams. Middlebrooks has successfully incorporated the exterior beauty of the building into her designs during an impressive two year partnership with 505. Ensuring that 505’s architectural charm is both appreciated and respected in her work, Middlebrooks has now designed the model units and several units for residents. Her latest project was the 505’s two-story penthouse.

The living room best exemplifies the designer’s vision for the penthouse: to pull the outside in. “I would describe the style in this room as warm, cozy, and sexy, with clean lines,” Middlebrooks summarizes. “The colors and tones used in this unit were specific to the colors from the view while I was there. You see the skyline. You see the sunset with the caramel undertones. You see the mountains in the greens and blues. All the colors outside those windows are what I wanted to bring into that space,” explains Middlebrooks. Curated artwork by Ed Nash depicts the Smoky Mountains, adding a modern Tennessee touch. Also reflecting the mountains, a Delaney mirrored buffet rests against the opposite wall and pairs harmoniously with the artwork. A prefinished red oak floor by Nelson Series, in the color Denali, perfectly contrasts the room’s white accents best seen in the overstuffed sofa. Upholstered in Sunbrella, a high performance fabric, the sofa invites guests to both lounge and enjoy the views. Two plush, patterned, velvet chairs offer extra seating in the expansive space while complementing the colors and patterns in the pillows Middlebrooks selected. Thoughtfully placed near the seating area, a porcelain Addie pull-up table and a Lisbon three-tiered side table provide space for beverages. A natural tone Power Shag rug rests beneath a leather ottoman while a ventless, glass fireplace with dark wood accents warms the space.

This beautiful condo offers over 3,000 square feet and is perched 520 feet in the air, bringing an entirely new level of living to the Nashville. “The overall style of the penthouse is transitional with clean, classic lines,” states Middlebrooks, “nothing overly modern and nothing super traditional. It’s especially unique because of the views, the extra high ceilings, and the exaggerated architecture. I wanted to set up a beautiful space where prospective buyers could see more than just something they’d have to envision themselves. I wanted them to feel the energy pouring out of it when they walk in.” Because Middlebrooks captured the energy of Nashville in her design, the penthouse perfectly complements the sights outside its floor to ceiling windows. “You don’t want to do anything that distracts from looking out a window or seeing outside. Because of this, I chose low, clean frames, zero obstructions, and very neutral, warm colors overall,” she explains. Through the various fabrics and artwork she chose, Middlebrooks creatively

pulled the colors of the skyline into the home. “I curated artwork by artist Ed Nash to accentuate the color scheme, vibe, and furnishings of the entire space. Every piece was hand selected, and mirrors the views throughout most of the home.” Middlebrooks’ goal for the penthouse was to create a space that was both beautiful and strong. A combination of masculinity and femininity, achieved as she worked with Mitchell Gold + Bob Williams to supply nearly all the penthouse furnishings. Through a variety of leathers and dark woods paired with overstuffed furniture and lush green plants, Middlebrooks achieved the balance she knew would perfectly complement 505’s impressive architectural style. “There’s a warm inviting element to the penthouse that only a certain level of designer and contractor can achieve. That doesn’t happen often, especially at this height,” adds McClain. With a stunning open floor plan, endless views, and the perfect balance of comfort and prestige, the 505 penthouse is an explosion of space and luxury currently unmatched in Nashville.


The dining room is where the warm, natural tones really take center stage. The solid, dark wood table is paired with tall Anthony dining chairs in Muskogee oak leather which complement the nearby living room. “Organic is the best word to describe the leather, fabrics, and textures I chose in this space,” Middlebrooks explains, “but the Ed Nash artwork selected pulls in all the colors of the living room.” Middlebrooks chose to keep the space clean but still rich and inviting. “I didn’t want a lot going on. I just wanted it to be very sleek because the dining table providing a space to look outside was most important. I also didn’t want to take away from that six foot tall painting,” she recalls. Beneath the expansive painting, Middlebrooks placed the Lisbon console, with a chocolate finish and copper-toned handles. Floating delicately above the room’s dark tones and masculine textures is an eye catching chandelier by Arteriors Lighting. “One thing that I’ve always appreciated about our designers is their attention to creating spaces that are not only beautiful and thoughtfully designed but also are a welcoming and inviting place for people to sit down and have a conversation,” remarks McClain. With a combination of wood-like melamine and high gloss laminate cabinets from Snaidero, the kitchen boasts a clean and sleek look. The Oslo oak and cappuccino colors pair perfectly with the polished quartz backsplash and island manufactured by Cambria. Nestled against the vast island are three Gage counter stools made of boulevard velvet, each accented by a metal frame. The modern choice both complements the polished space and adds a plush element to the many clean lines. The decision to use velvet counter stools in a muted color was essentially to let the barstools blend in with the tones of the space while adding texture. “I chose the muted color for a soft aesthetic that retained a bit of an industrial feel,” explains Middlebrooks. Adding to the industrial theme are several metallic and chrome elements like the faucet from Kohler and the accent mirror. With items like the mirror and miniature potted plants, Middlebrooks was able to make the space feel lived in and soften the industrial appearance with some comforts of home. McClain states, “The goal is always to be functional yet stick with the style of our designer to keep it clean and the lines neat. We strive to maintain an important function for the spaces we offer the market. We don’t want to ignore the need that people want to have another place for socializing while they are cooking in their kitchen.”

“This space has multiple purposes; it can become whatever the owner wants it to be. I thought of it as a reading nook, but it’s designed to be a spot for conversation and cocktails with friends without the distraction of television,” Middlebrooks explains. McClain adds, “You’re not going to live on this level just to watch television, you are there for the views, entertaining guests, and having meaningful dialogue. This is a space for intimate conversations while overlooking the north of the city.” Because this sitting area is a small, transitional space between rooms, Middlebrooks opened it up by hanging mirrors on the walls, opposite the windows. Her goal was to amplify the feminine aspects of the design. “You’ll notice the transition from the more masculine living room into this feminine space in between, and then it immediately transitions into the bedroom which is a combination of both feminine and masculine styles.” This was achieved by adding Everson chairs in harbor blue velvet and an inviting Mona Sofette covered in striated Pippin cream velvet. With space for cocktails in mind, Middlebrooks chose a Vienna coffee table with an antique brass finish and a gold toned Handler pull up table with a marble top. A natural cowhide rug from AshBlue further brightens the space.

The focal point of the master bedroom is the exquisite, Tall Butler bed, made of Caspian-Anthracite leather, towering six feet in the air. Middlebrooks emphasizes, “It’s my favorite leather we have in the Mitchell Gold + Bob Williams showroom— the color is somewhere between stone and brown; it’s very rich. It was another instance where we brought in those natural, organic, elements to reflect the natural beauty outside.” With a custom-designed platform, Middlebrooks knew the bed would be perfect in this space. Furnishings like the Perla chandelier with an antique brass finish and lucite crystals harmonize with the feminine flair of plush linens on the bed. The blue Poppy swivel chairs, made of Indie-Shale, are the perfect contrast to the dark woods and leathers. At the foot of the grandiose leather bed, stands the Bella Settee, a small-scale, high back sofa, made of boulevard velvet. Decorating the floor with texture is a hair-on-hide Marseille rug. The romantic synergy of Middlebrooks design pays homage to the stunning sunset views every evening. “Lying in bed and looking at that view is everything,” she maintains.

The pristine master bathroom design is clean and simple. “Less is more and when you have this panoramic view, you don’t need distracting colors. The intent is to keep it clean. Keep it minimal. You don’t need a lot to make it stunning up there,” says McClain. Most grand entrances in the home incorporate a fashion forward door, by Metrie, painted with Perfect Greige by Sherwin Williams. A quartz countertop, by Caesarstone, flawlessly joins the muted color palette with a standard eased edge and a polished finish. A Marmi Visa Statuario Gold porcelain tile elevates the build in both an aesthetically subtle but luxurious way. The focal point of the room is a detailed tile wall in the shower by Mosaïque Surface. It’s comprised of a stunning combination of Balmoral Beige, Calacatta Oro, Oxford Beige, and Oxford Gray tiles. As with most of the home, all the design elements work in harmony without competing with the view.

The 8th floor of 505 boasts many exclusive amenities for condo owners. One such space is the Tuscan-inspired Carmen wine cellar. “It’s walking into Tuscany in the center of Nashville, Tennessee. It’s the most stunning example of a wine cellar I’ve ever seen. You really are transported to a different place,” reveals McClain. There’s more history to this space than meets the eye. Like every great design, it starts with a story. “The Carmen wine cellar is my favorite room in the building. It’s named after Tony Giarratana’s mother, Carmen, who passed away during construction. He’s a very passionate Italian, so he and his mom would have lots of conversations over wine. It was something that he treasured and when she passed away suddenly this was his way of honoring her which I think is really fantastic,” shares McClain. In honor of his mother and his love for conversation, Tony’s influence is clearly seen. “It’s a place that fosters a unique intimacy that isn’t anywhere else. It’s a stunning space,” McClain emphasizes. The combination of stone, wood, and old world charm is all anchored by the custom table. “While Tony and his wife Lisa were in France, they came upon a 17th century table that sits around 10 people. They bought it, and it’s up in Tony’s penthouse. However, he had a replica made for the cellar that seats 22,” states McClain. Another exclusive amenity is the demonstration kitchen and common area for residents. “The building has wonderful spaces for gathering. This space is for entertaining. It’s not just functional, it’s also beautiful,” McClain notes. Giarratana Development has encouraged a sense of community among the residents at 505. “I think, ultimately, when we’re deciding how to use these spaces we consider how people are wanting to use the space in their home. A building like 505 is an instant magnet for those who want to come visit and often there’s not enough space for a large dinner party of 10 or 15 in your unit. So, Tony, being the thoughtful developer he is, really incorporated those large meaningful spaces for owners to entertain and be together with friends and family. That is what is most important to him: to give them a place to do that in the best building in the city,” says McClain. More than just providing community spaces, Giarratana Development strives to creatively introduce Nashville to what the 505 lifestyle entails. “This space is not only for owners to utilize but, as a building, we’re educating people on what this lifestyle really means. Being able to host events and have celebrity chefs visit has been a fantastic way to invite people in and help them understand what living downtown in 505 means. They really are just learning what that looks and feels like... and smells like,” McClain states.

Resembling an upscale, urban loft, the fitness center combines sleek design and panoramic views for a one-of-a-kind workout. “The fitness center is on level seven and is accessible to everyone in the building. It’s a very urban, gritty space that was created for people to sweat their best out. When Tony Giarratana shared his vision for the space, he asked the designers to make it a space that Rocky would train in,” says McClain. With wood-inspired flooring, exposed brick, and cutting edge equipment, the 505 fitness center offers far more than most gyms. Any workout will be completed with ease while gazing upon Music City. “On level seven you still have panoramic views.
