hen it comes to the ultimate country club lifestyle, South Charlotte is hard to beat. Home to the prestigious Wells Fargo Championship PGA Tournament and nearby to great shopping, restaurants, Uptown and an international airport, this golfing mecca has a lot to offer. From stately homes with lush manicured yards to amenity-driven clubhouses and on-site restaurants, South Charlotte’s country clubs are a “hole-in-one” with buyers looking for an all-inclusive, resort-like lifestyle. “From the family-oriented, neighborhood-type club to the more executive-style clubs, there really is something for everyone,” says Christine Hotham with Helen Adams Realty. “Some have strong kids’ programs, swim teams and summer camps, while others host more adult or formal events like whiskey tastings and pickleball lessons. Homebuyers really enjoy the lifestyle these clubs provide by catering to all ages and interests.” From Firethorne Country Club to Providence, Piper Glen, Longview and more, there is a vast array of clubs to consider. But for Hotham, it’s all about Ballantyne. “I’ve been a member of Ballantyne Country Club since 2000, and it’s definitely my fa-

vorite,” she says. “But luckily, I have had the pleasure of playing golf and tennis at most all of the other clubs in my 18 years here and find each of them boasts something unique and special.” Quail Hollow, for example, is garnering a lot of attention this weekend with the excitement of the Wells Fargo Championship, where golf greats like Tiger Woods and Phil Mickelson will be competing on its pristine 18-hole course. “The tournament is a huge draw for locals, but folks come from everywhere to spend time on the beautiful grounds, watch the players and then try out Charlotte’s hot spots in the evening,” says Cindy Barnes with Allen Tate Real Estate. “We are lucky to have an event of this caliber at our doorstep.” Residents of these premier South Charlotte clubs are also fortunate to benefit from the convenience of their location day in and day out. “Here, you get to live in a beautiful part of the city, enjoy Uptown events and be close to the airport too,” says Barnes. “Your country club, the gym, great schools and shopping centers are all around the corner. lotte a very appealing and smart place to buy a home.” For those concerned with traffic, Barnes says it’s really not an issue. “I recently sold a home in Ballantyne to someone who works in Uptown,” she says. “He parks at the end of the LYNX Blue Line, hops on the train and misses rush hour traffic. It’s a great asset to the community.” The Ballantyne Corporate Park also saves folks a lot of time that would alternately be spent commuting. “Many don’t even need to make the Uptown commute anymore,” says Hotham. “Snyder’s-Lance, Extended Stay America, Synchrony Financial, MetLife and many more have all put financial stakes right here, naturally bringing up all levels of job growth. Not only that, but housing, schools, restaurants and consumer businesses all benefit from the corporate park’s growth.” As for the real estate market, according to Hotham, inventory is low but sales prices are steadily increasing. “It’s a good time to buy or sell in South Charlotte,” she says. “There is a wonderful mix of housing options, in all sizes and price points—the perfect opportunity for all to find their dream home!”

German native, Monika Nessbach is engaging, has a trendy vibe and a contagious laugh and her fun designs reflect just that. Nessbach says it’s her goal to create spaces that have a WOW factor. She’s been in the Queen City for about 20 years, first as a student, then as a corporate career woman and now as a full-service interior designer/business owner. Her spaces have a modern edge, and she characteristically takes on commercial and corporate spaces. She says it thrills her to be part of a team of designers across the city helping shape what the Queen City will be for years to come. Q: What first sparked your interest in the world of design? A: “I always loved design and art and anything that’s beautiful. Right out of high school I was really interested in graphic design. But I figured because I had a knack for speaking foreign languages (speaking four languages) and loved traveling, I would go into business/languages. I moved to the United States in 1999 to get an MBA at Pfeiffer University. Halfway through my corporate career (several different roles at Continental Tire), I realized I didn’t love it. I was good at it, liked it but didn’t love it with my heart. Design is my second career after 14 years.”

Continental Tire expanded their headquarters in Fort Mill and Nessbach designed common areas to include details such as tread patterns of original Continental tire treads and a backlit logo, which lights up at night and is installed on modular wall panels.

Q: How did you make the switch to design? A: “I was redoing my house when I realized I loved interior design and subsequently took about nine years of design classes at night while working full time. I worked on residential design projects on the side with friends. Then, I had the opportunity to be part of the Symphony Guild Designer Showcase. To do this, I had to officially have a business, so within a month and a half, I launched. The then-CEO of Continental Tire came to the designer showcase, and the next week called me into his office. He asked if I would redo his executive boardroom—and after that, be part of the design team for a 16,000-square-foot expansion. The project was featured in Design Bureau Magazine. This project gave me confidence, and after long deliberation, I left in January 2014 and started doing design full time.” Q: Do we see your German roots show up in your designs? A: “My style is very modern coming from Europe— and we love international influence. At first, I did have to tone down my modern vibe a tad. When I moved here, modern design wasn’t as popular in Charlotte but it is becoming so now. Commercial and corporate is mainly what I focus on, and for that modern design works.”

Q: How are residential and corporate spaces similar? A: “Design is so interlocking. Residential spaces are starting to use more and more commercial materials and fabrics. And in corporate design, the trend goes towards creating informal and comfortable (residentialinspired) spaces where workers want to stay and spend time—nooks and crannies where people feel at home and want to hang out.” Q: Talk about a space you created and are in love with. A: “Last summer, I designed Cantina 1511 in Uptown. There needed to be brand elements of the Park Road location but transferred to Uptown demographics. From the moment you walk in, you see the space is engaging and super fun. You see the 8-foot face of Frida Kahlo, half in pop art style and the other half as a sugar skull. Walking down into the space, you will see neon lights, oversized numbers and blue shutters for the bar front with lime yellow barstools. The private dining room is decked out in a custom cacti wallpaper and white molded dining chairs. I love that for hospitality we can think outside the box and have a little fun with it. People expect to be wowed in a new space.”

Q: What are your future goals? A: “I just got certified to champion projects with the city and state. Educational institution projects intrigue me because you would have to make it attractive to kids and integrate technology and think outside the box on how to engage students—I would love it.” Q: What part of the design process makes you feel most alive? A: “My favorite part of the design process is the initial design phase. I have always been a daydreamer, and dreaming does not know any frontiers or barriers. After that, I love when a project is complete and I see everything in place. It’s such an amazing feeling of accomplishment to see that your design is actually working. Do you know what I love most about my job? I am part of the creation of what Charlotte is for years to come and that is so exciting.” Q: Talk about running a business. A: “Owning a business is hard, hard work but exciting at the same time. Growing it is hard, too. The responsibility is big, but I get to create the culture and that’s what I love most. I can bring my two dogs to work and take the team out for ice cream or lunch in the middle of the day. I get to have a street artist from New York come paint a mural. It’s mine.” Q: What defines your style? A: “We are definitely not afraid to take risks with the designs. You walk into a space we designed and my goal is for people to say “wow!” and be wowed. I want to make design fun, not formal or still or unapproachable, where you feel like you can be part of the space and want to be there.”

Two terms in an ARM’s fine print tell you how the new rate will be calculated: the index and the margin. The index is a market benchmark to which your rate is formally pegged. Many ARMs use the 12-month LIBOR index, but there are several others. Each ARM will name the index with which it is linked, and that index will fluctuate with market conditions.

Anyone considering an ARM will want to carefully compare different products according to index and margin rates, as well as adjustment caps and maximums, as digging into these details can help differentiate between otherwise similar-seeming ARMs.
