Luring those from across town, out of state and even around the world with an almost magnetic pull from Lake Norman—the largest manmade body of fresh water in North Carolina—this highly sought after area provides the ultimate escape from the hustle and bustle of daily life. “People are attracted to Lake Norman for the lifestyle,” says Julie Cash with J. Cash Real Estate, who relocated to Mooresville from Winston-Salem in 2012 and hasn’t looked back. “It’s like living a vacation at home with all of the year-round activities, vibrant towns and friendly people. I just love living here.” Unsurprisingly, that sentiment rings true for a lot of residents. “People love the lifestyle Lake Norman offers along with its great proximity to Charlotte and our international airport,” says Jessica Simpson with Ivester Jackson Distinctive Properties. “This area is attracting buyers from all over the country and even the world.” Spanning four counties and nearly a dozen townships along more than 500 miles of shoreline, even the most discerning buyers are sure to find their dream home in Lake Norman.

“There is absolutely an area for every type of buyer,” says Simpson. “From large planned country club communities such as The Point, to neighborhoods large and small and more rural areas—whatever you desire, Lake Norman has it.” For instance, according to Cash, Denver is the place to be for a “rustic, off-the-beaten-path setting,” Davidson is a hot area thanks to its charming, walkable downtown and Iredell County is a hit for those looking for a high-performing school system and lower taxes. But, if the buyer is a “9-to-5 in Charlotte,” she advises looking at Cornelius and Huntersville for an easier commute. However, if waterfront living is at the top of the list, choices range from condos to new developments, fixeruppers and teardowns. “I’m finding that a lot of my clients are looking to buy on the lake,” says Cash. “They’re exploring their options, whether teardowns or large-scale renovations, just to be on the water, and they’re not settling for outdated homes.” “Sisters Cove is a new lakefront neighborhood in Mooresville that’s doing well,” adds Reed Jackson with Ivester Jackson Distinctive Properties. “Homes can be built with private

There are a number of ways to enjoy this beautiful lake, from waterfront parks to golf courses, boating to fishing and lakeside restaurants. “The Blue Parrot Grill is a great spot to unwind after a hectic week and then, Port City in Cornelius is always nice,” says Cash. “And we also have all kinds of fitness classes, paddleboard classes and even yoga on the lake—I’m very interested in trying that!” With its laid-back vibe, charming towns and picture-perfect setting, the numbers have it—life is better at the lake. “The real estate market has been strong all around the lake,” says Jackson. “We’ve recently had an uptick in homes going under contract for more than $2 million in The Point, the Cornelius area has been strong all year in all price segments and Davidson and the West Shore have both been very active in the $500,000 to nearly $1 million range. From being out on the lake, walking Jetton Park and Saturday mornings at the Davidson Farmers’ Market, the lifestyle here can’t be beat.”

hether you’re looking to refresh your current decor or you’re starting from scratch, the right window treatments can transform a room. From drapes to shutters to shades, there’s no shortage of options. To help select the best window treatment, our designers are sharing some basic parameters for choosing the ideal size, shape and style for your space. “The first thing you always have to address is function,” says Traci Zeller, owner of Traci Zeller Designs. “What do you need these window treatments to do? Do they just add softness, filter the light, or block out the light completely? Consider the look you’re trying to achieve. Consider the shape of the window, how much space you have above or on each side and the width of the panels, because this affects what type of window treatment will fit.” Also keep in mind that every window is different. “Have them custom measured, and figure out what your best option is,” says Lauren Clement, owner of Lauren Nicole Designs. “You don’t want to buy anything fabric-wise that doesn’t work, because it’s not inexpensive. It’s better to be calculated about it the

first time.” Next, you’ll need to determine what colors, patterns or textures you favor. “People are still going for that linen look, and geometric patterns are still holding strong,” Clement says. “We’ve seen a huge resurgence in bold floral patterns. Like everything, there’s always a time and a place so they’re not for everybody—but a lot of these big blooming florals are coming back in a modern way, and they can add a playful element to a space.” With any intricate pattern you’ll generally have a lot of colors, so you can easily create your palette for the room based on that one fabric. “If the fabric is pleated or a roman shade, it can give you depth and movement instead of pattern, pattern, pattern,” Zeller says. “If you have a husband who maybe doesn’t want a whole chair or tons of pillows covered in floral, the drapes aren’t shouting at you. Instead you get this pretty movement and sense of color.” If you’re looking for a simple or inexpensive way to punch up your existing curtains or shades, there are a number of ways to

do this, too. “If you have something solid, add decorative tape. This is a fun way to give it a custom feel,” Clement says. “If you like your fabric, you can also change out the hardware since there are lots of options with metallic finishes.” And while many ready-made drapery panels come with a rod, Zeller suggests swapping this piece out. “Use drapery hooks or rings and give them a pleated look,” she says. “This makes them look a lot more expensive.” If your style is a bit more on the unconventional side, however, you don’t need to be limited to traditional drapes. “I’m seeing people opt for lightweight materials or even a mesh screen shade,” Clement says. “With those you can do a roller shade that can visually go away and offer more blackout capability. Lightweight, natural linen products work best on the main level in a laundry room or kitchen where you want some privacy but don’t want to block out all the light. Stylistically, those give a nice casual feel, while still letting sun in.” Screen shades are another great alternative because they can be tucked under a

valance without distracting from your view. “More people are moving away from plantation shutters, because you really can’t get your view unless the panels are open,” Clement adds. “People are realizing they’re more obtrusive and heavy. I’m taking them off quite a bit. If we’re starting from scratch, they’re typically not a popular option.” While oversized or oddly shaped windows can be a challenge to address, there are plenty of solutions. “If there’s an arch, I love framing it and calling attention to the curvature,” Clement says. “If you’re trying to cover it, your options are more limited. It could be you have to do a shaped shade. Layering shades and draperies is great if you need the coverage. Big windows require more from a window treatment, so sometimes less is more.” In the world of window treatments, most designers will agree they add an element to your design that nothing else can. “It takes a very specific type of architecture and a very specific type of home to not need window treatments,” Zeller says. “Window treatments are like your jewelry,” Clement adds. “You have a statement piece, a little black dress, and what a window treatment can do is really tie a space together.”

LAUREN CLEMENT’S TOP TIPS: 1. Bigger is Better! Measure your space above the windows first, and then if it will fit, challenge yourself to choose a 2-inch diameter pole—or even 2.5-inch. Your finials or end caps will be larger and to scale, which provides more interest and allows your hardware to make more of a statement. 2. Bring the Bling! Finials and end caps are a great way to add jewelry to your windows. A hot trend is Lucite—it’s the perfect amount of bling paired with a more classic metal pole for a nice balance. 3. Material Matters. Consider what else is in the room. If you have a lot of wood pieces, think about selecting metal hardware for balance and lightening up the space. If your space needs to be cozier, look at a larger wood pole. Balancing materials in a room is key. TRACI ZELLER’S TOP TIPS: 1. Leave Room for the Stackback. Make sure the rod you order is long enough to have room for the “stackback” (the drapery when it is pleated down to the sides of the window). I prefer to mount my drapery right underneath any crown molding and outside the window casings. You want to leave enough room for the “stackback” to fall completely outside the window itself so as not to block natural light. 2. Think Outside the Box. Even off-the-shelf rod pocket panels can be hung with drapery pins and rings; it instantly upgrades the look! 3. Make it Sturdy. Consider the weight of the window treatment before choosing your hardware. Especially if the drapery panels are functional, they can get heavy. You may need to use additional support brackets or a sturdier rod.

buyers’ prep If you’re a homebuyer in Charlotte’s sellers’ market, be ready to play ball

T

he Charlotte area’s booming real estate market has pushed inventory down and average prices up. But the sale price isn’t the only thing negotiated. Sellers often are asked to help with buyers’ closing costs and, of course, might be asked to make repairs or improvements after the home inspection. Have sellers, who are in control in this market, slammed their wallets shut? Not entirely—but they are getting stingier, says veteran agent Keith Stewart, who’s with Berkshire Hathaway HomeServices Carolinas in Ballantyne. “Our inventory problem has affected sellers. They’re less negotiable on all things.” How stingy depends on the price range and type of request. Here’s a quick glimpse at that inventory problem. A six-month supply of homes is generally considered balanced between buyers and sellers. According to the August report from Carolina Multiple Listing Ser-

vices, the entire region has a 2.6-month supply. The supply in Charlotte and Mecklenburg County is less than two months. Homes in the city are selling for more than 98 percent of asking price. That’s a tough market to crack, and Stewart says some first-time buyers are still getting help with closing costs when purchasing the most affordable homes. The reason is pretty simple: They must have that help. Without it many cashstrapped first-time buyers can’t buy, and, of course, the seller can’t sell. Those buying move-up homes priced at, say, $400,000 or more don’t ask for help. They don’t need it. Repairs and improvements after the inspection? Well... “Those sellers are more likely to play hardball,” says Stewart, a 23-year real estate veteran. “I tell my buyers, ‘Don’t get too frisky. Don’t ask for the moon. They will say no.’” Stewart recommends that his buyers negotiate an allowance in this tight mar-

ket instead of arguing about specifics. “I tell buyers, ‘You haven’t asked for closing costs up front. We’ve had the inspection.’ Now I go to the seller and say, ‘Mr. Seller, give me $3,000 in lieu of any and all repairs.’ “Mr. Seller might say, ‘I’ll give you $2,000.’ “I go back to my buyer and say, ‘You might want to do that. There is a buyer right behind you who’ll take this deal.’” For most conventional loans, Stewart says, lenders aren’t sticklers that repairs be made. That’s up to the seller. Sellers typically will fix the most glaring problems, though, and turn down requests to make cosmetic upgrades. The seller, with the help of his listing agent, probably handled some improvements before the house went on the market. Painted the front door, perhaps, and cleaned the carpets. Eliminated clutter, for sure. If the inspection shows water in the

crawlspace? “(Sellers) don’t have to repair it, but I tell my sellers it’s the prudent thing to do. If those kinds of things are revealed on inspection, it’s hard for sellers to ignore.” If the buyer doesn’t like the color of the walls in the great room? Well, he can repaint it himself after he closes the deal. The most competitive slice of the market, Stewart says, is from about $250,000 to $400,000. There’s more inventory above that range, but buying in that sweet spot is what he calls a “wild goose chase.” And when buyers get their hands on that elusive goose, they’d better be ready. “I ask them, ‘Are you ready to pay full price? If you find something you like, are you ready to buy it today?’” If not, it will slip away.

Box Moldings Tips for choosing artwork that shines within this elegant molding by Vicki Payne

raditional style is expressed in many ways. The most impressive is the use of wood moldings. Crown molding turns an ordinary room into one of elegance and style. Wider baseboards and door and window moldings take a home from builder’s standard to custom. One of my favorite types of molding is box molding. These are the individual square or rectangular shapes created out of picture frame-style moldings applied to the walls that divide it into sections. Most often, box molding is used in formal spaces such as the dining room, foyer and living room. To keep the style traditional, I recommend painting the walls and moldings, especially the box molding, all the same color. I prefer white, but I’ve seen impressive rooms painted all black, red or navy.

Most homeowners of traditional homes love the look but find it challenging to display art. It’s virtually impossible to find artwork that fits evenly within the box frames. One solution is to have existing artwork reframed, but this can be expensive. The easiest solution is to follow some simple rules. First, keep the wall space an equal distance on each of the vertical sides of the artwork. If your box molding is 18 inches wide, select artwork that fits inside the box and yields at least 3 inches on each vertical side of the picture frame. Any smaller distance will look like the artwork is crammed into the box molding dimensions. Height doesn’t matter. When hanging art, you always follow the 57-inch rule regardless of the type of molding—that’s regarded as eye level. If you are hanging a pair or group of pictures, the center of the arrangement should still be 57 inches. Keeping all your artwork at this central height creates harmony throughout

your home. The second rule is balance. If you are hanging large art, it is fine to let it span across two or three sections of box molding. The first rule still applies when you cross over multiple sections. The vertical space on the sides of the artwork remains equal distance from the box molding. It is very impressive to fill each section of box molding with a collection of equal-sized pieces of art. It’s best to treat either one wall in this fashion or do all four walls. You never want to do just two walls because it makes the room look out of balance. Box molding is classy. Treat it with respect. Honor it by selecting the right- sized artwork that will do it the justice it deserves.

he season has surely turned to fall when pansies, violas and chrysanthemums show up in garden centers. It makes me so happy to see them—and clear away all thoughts of this summer’s heat and humidity. The fresh look and lovely colors these plants bring are worth every bit of time and effort you put into them. While a few summer plants such as begonias and impatiens remain good looking, they do not possess the seasonal significance of new fall flowers. Plus, these fall flowers have staying power. Mums put into containers in place of summer flowers and given regular water should look good for many weeks. The pansies and violas will probably be with us until next May when they give way to summer annuals. Pansies and their smaller-flowered cousins, violas, work well both in the ground and in containers. The choices in colors are huge and there is something for all tastes, from white and pastels to rich and vivid tones of orange,

purple and red and even beautiful color combinations. With a nice, mild, sunny winter, they should bloom fall to spring with just a bit of hesitation here and there. Basically, pansies have larger, bolder blooms and violas have more numerous, smaller flowers, all atop good-looking green leaves. Both can go solo in a bed or container or used as an edging for a flowerbed. Pansies and violas look especially vibrant when mixed with a planting of daffodils or tulips in artful color combinations. Making these color choices is one of the delights of gardening. Some gardeners may opt for pastels. Others aim for the boldest possible look. Orange pansies are popular in fall because the color is seasonal, particularly when combined with burgundy. How fall is that? Even so, I admire them still in spring, and they seem perfectly suited to create a bright spot. With yellow daffodils or purple tulips, this is dynamite and easy to accomplish. Chrysanthemums are fall’s flower.

Pansies put fresh, new life into a container

People tend to use them most often in large pots set on decks or patios or beside the front door. At this stage, most are sold as wellbudded plants destined to unfold over days and weeks. However, close attention to watering the plants is essential, especially while it remains more warm than cool these days. If you have a

choice, give these plants cool, morning sun instead of hotter, afternoon sun. Without water, a mum will wilt rapidly, shortening its beauty. Check the pot daily while temperatures remain on the warm side. If you set the potted plant on a saucer or tray to catch water, drain it after rain so the plant does not sit in water a long time.

Learn what smart CD shoppers look for By Sabrina Karl For anyone wanting to sock away savings untouched for a few years, long-term CDs can be a smart move since they pay the highest guaranteed interest rates. But since these certificates keep your money locked up for a relatively long period (generally 4 to 7 years), some extra caution is required to make a smart CD choice.
