DID YOU KNOW?
FOR SALE
According to the National Association of Realtors, Charlotte is projected to be among the top 10 housing markets for 2018, putting it ahead of major markets like San Francisco, Seattle and Denver.
Top Properties of 2017
That’s a Wrap Record sales and low inventory define 2017 by Julie Cooper
C
harlotte’s real estate market sizzled through 2017. Home sales were up, interest rates were down and many turned to homeownership as rental prices soared. Despite certain challenges, the market remained strong—but will 2018 be just as prosperous? “In 2017, we experienced record sales and growth,” says Sarah Szczodrowski with Dickens Mitchener. “Interest rates remained below 4 percent, many homes sold quickly and with multiple offers, homes averaged less than 60 days on the market and rental rates continued to rise, making homeownership even more attractive.” According to Reed Jackson with Ivester Jackson Distinctive Properties, the luxury market saw the same momentum. “The upper markets were hot, particularly between $500,000 and $2 million in list price,” he says. Attributing Charlotte’s booming market to its enviable proximity to the mountains
6P
and the coast, temperate climate and attractive tax structure, Jackson says the Charlotte Douglas International Airport is the unsung hero of the equation. “The expansion of Charlotte’s airport is one of the least discussed but largest influencers on the positive direction of the local real estate market,” he says. “With more than 160 non-stop international flights, it’s really allowed Charlotte to get further into the game on corporate headquarter relocations.” However, even though the market is holding strong, it’s still not perfect. “From a disadvantage standpoint, all that growth can also place a lot of stress on infrastructure,” says Jackson. “Given the inability to fund some of this through the government, the possibility of more privatization with roads and schools looks likely.” Another challenge the market faced in 2017, according to Szczodrowski, was the lack of homes for sale. “Inventory continues to be short,” she says. “Until
builder inventory increases or investors put their portfolios on the market, the inventory will continue to be low. Many homeowners who refinanced or purchased in the past four years will renovate and stay put instead of selling if interest rates increase too much.” Even more, the proposed tax reform is also a concern. “The proposed tax changes limit home interest deductions and state and local property tax deductions, which some believe will hamper real estate markets,” says Jackson. “Will this be offset by the reduction in personal and corporate tax rates as well as the proposed doubling of the personal exemption? The stock market seems to think so.” The neighborhoods closest to Uptown remained highly sought after, but even the Lake Norman and Union County areas had a strong year. “Union County showed a strong resurgence with Waxhaw and Weddington posting nice double-digit
increases in sell through,” says Jackson. “Myers Park, Eastover and SouthPark all had very solid years. And at Lake Norman, Cornelius showed high demand, The Point posted a strong second half after starting slow and the $500,000-to-$1million range in Davidson and Denver were both very active areas.” As for 2018, it’s forecasted that infill developments will be on the rise and the market will keep getting hotter. “Infill is very active with lots of smaller enclave and townhouse activity going on in places like SouthPark and Myers Park,” says Jackson. “Overall, Charlotte has tremendous momentum. Historically, at some point things will slow down, but right now it looks like the first half of 2018 will be good. For the second half, it’s likely we’ll see rising rates, although they have so far defied experts by staying near 4 percent. If that happens, we could see some pullback from the robust numbers we’re seeing now.”

n a market that’s saturated with realtors, it can be tough to find your niche, says Wes Collins with Dickens Mitchener & Associates. But for Collins and 26 others, they’ve found their place—voted by their peers as the “rising stars” of the Charlotte real estate market. “It’s an honor to be here,” Collins says. “Every Charlotte-area resident knows an average of 15 realtors—that’s a huge number. It’s definitely hard to differentiate yourself.” That’s why the gathering Dec. 12 at Fahrenheit in Uptown to celebrate these Real Estate Rising Stars of 2017 felt significant and lighthearted. The rooftop was buzzing with laughter and conversation as the sun set behind the skyline. Those present gathered for a group photo, laughing as the wind hit their faces.

“Being a real estate agent is hard, and sometimes a little recognition is all you need to keep going,” says Joe Purvis, commercial photographer who shot the cover photo. “I took this photo because I like doing something for people who deserve it.” Kelly Catanese with Dickens Mitchener & Associates, says she loves her job, and the Charlotte market is constantly changing and growing. “Being here is definitely a thank you to our clients,” she adds. Buck Brice, real estate advertising executive who managed the event, closed out the time with a thank you to the agents: “This is the biggest class to date,” Brice says. “They were named by the leaders of the industry as up and coming talent.” Without further ado, here are the Rising Stars of 2017.

Thanks to her diligent work ethic and knowledge of the market, Ashlee Durrance is able to help her clients find the right home, in the right location, for the right price. Her commitment to customer service ensures that each of her buyers and sellers has a smooth and satisfactory real estate experience. When she’s not selling real estate, Ashlee enjoys reading, walking her black lab Harley, dining out with friends and family, working out and, of course, as a former retailer—shopping. “Ashlee has shown persistence and poise in navigating for her clients in real estate. t’s awkward trying to balance your cocktail and appetizers at a party. Then a friend comes over for a holiday hug—overload! What I wouldn’t give in those situations for a few fashionable little tables scattered about the house. We have all been there. Don’t leave your guests in the lurch searching for a safe spot on the floor or the arm of a chair to set their drink or plate. We all know that only leads to disaster.

Small, well-placed tables solve countless problems for hosts and guest sthroughout the year. A single chair is just an island until it is paired with a little table. Then it becomes a welcoming spot to sit and enjoy a cocktail or cup of coffee. There is no limit to the exciting and unique pintsized tables available. Make sure you select a table that is sturdy and can’t be rocked over by a passing knee or misstep, but manageable enough to move about as seating demands. Bernhardt Furniture introduced an amazing selection at the fall furniture High Point Market. My favorite were the honed white marble tables. They match any decorating style, from contemporary to farmhouse. Don’t worry about etching the marble surface. Honed is a finish that is smooth and flat, virtually eliminating etching problems associated with marble. If white isn’t your color, consider one of the many metal tables available. Silver, bronze, gold and hybrid finishes are all fashionable choices. Hybrid is a mixture Bernhardt Furniture introduced a marvelous collection of little tables at Fall Market.

Can I prepay my mortgage? By Sabrina Karl
With mortgages being the longest-lasting debt for most Americans, paying that obligation off early is tempting. And if you consistently have money left over after paying bills each month, investing some of that surplus in your mortgage can indeed be a smart move.
safe from prepayment ramifications. That’s because the bulk of prepayment penalties target payoffs during the first two to five years of the loan. Paying off the debt in those early years by selling the home or refinancing can trigger the penalty.
But whether it’s wise given your particular situation has to start with whether your mortgage allows it. Penalties for prepaying your mortgage were fairly common in the 1990s and early 2000s. They’ve since fallen mostly out of favor, but some lenders still impose them, especially for subprime mortgages.
But if you’re beyond the five-year marker, or are your using a lump-sum inheritance or other windfall to pay off some, but not all, of your mortgage, most lenders will take no issue with this prepayment. Similarly, adding a little extra to your payment every month or making 13 mortgage payments a year instead of 12 also typically doesn’t incur any penalties.
So your first smart move before paying anything beyond your monthly obligation is to check your closing documentation or call your lender to find out if any Whether mortgage prepayment makes sense for you depends on a variety of type of prepayment penalty is stipulated. This is also a good question to ask if factors we’ll address in a future article. But no matter that conclusion, understanding the rules in place on your current mortgage – or a new one you’re you’re currently considering a new mortgage. considering – is a critical move.
