C

harlotte’s real estate market sizzled through 2017. Home sales were up, interest rates were down and many turned to homeownership as rental prices soared. Despite certain challenges, the market remained strong—but will 2018 be just as prosperous? “In 2017, we experienced record sales and growth,” says Sarah Szczodrowski with Dickens Mitchener. “Interest rates remained below 4 percent, many homes sold quickly and with multiple offers, homes averaged less than 60 days on the market and rental rates continued to rise, making homeownership even more attractive.” According to Reed Jackson with Ivester Jackson Distinctive Properties, the luxury market saw the same momentum. “The upper markets were hot, particularly between $500,000 and $2 million in list price,” he says. Attributing Charlotte’s booming market to its enviable proximity to the mountains

and the coast, temperate climate and attractive tax structure, Jackson says the Charlotte Douglas International Airport is the unsung hero of the equation. “The expansion of Charlotte’s airport is one of the least discussed but largest influencers on the positive direction of the local real estate market,” he says. “With more than 160 non-stop international flights, it’s really allowed Charlotte to get further into the game on corporate headquarter relocations.” However, even though the market is holding strong, it’s still not perfect. “From a disadvantage standpoint, all that growth can also place a lot of stress on infrastructure,” says Jackson. “Given the inability to fund some of this through the government, the possibility of more privatization with roads and schools looks likely.” Another challenge the market faced in 2017, according to Szczodrowski, was the lack of homes for sale. “Inventory continues to be short,” she says. “Until

builder inventory increases or investors put their portfolios on the market, the inventory will continue to be low. Many homeowners who refinanced or purchased in the past four years will renovate and stay put instead of selling if interest rates increase too much.” Even more, the proposed tax reform is also a concern. “The proposed tax changes limit home interest deductions and state and local property tax deductions, which some believe will hamper real estate markets,” says Jackson. “Will this be offset by the reduction in personal and corporate tax rates as well as the proposed doubling of the personal exemption? The stock market seems to think so.” The neighborhoods closest to Uptown remained highly sought after, but even the Lake Norman and Union County areas had a strong year. “Union County showed a strong resurgence with Waxhaw and Weddington posting nice double-digit

increases in sell through,” says Jackson. “Myers Park, Eastover and SouthPark all had very solid years. And at Lake Norman, Cornelius showed high demand, The Point posted a strong second half after starting slow and the $500,000-to-$1million range in Davidson and Denver were both very active areas.” As for 2018, it’s forecasted that infill developments will be on the rise and the market will keep getting hotter. “Infill is very active with lots of smaller enclave and townhouse activity going on in places like SouthPark and Myers Park,” says Jackson. “Overall, Charlotte has tremendous momentum. Historically, at some point things will slow down, but right now it looks like the first half of 2018 will be good. For the second half, it’s likely we’ll see rising rates, although they have so far defied experts by staying near 4 percent. If that happens, we could see some pullback from the robust numbers we’re seeing now.”

n a market that’s saturated with realtors, it can be tough to find your niche, says Wes Collins with Dickens Mitchener & Associates. But for Collins and 26 others, they’ve found their place—voted by their peers as the “rising stars” of the Charlotte real estate market. “It’s an honor to be here,” Collins says. “Every Charlotte-area resident knows an average of 15 realtors—that’s a huge number. It’s definitely hard to differentiate yourself.” That’s why the gathering Dec. 12 at Fahrenheit in Uptown to celebrate these Real Estate Rising Stars of 2017 felt significant and lighthearted. The rooftop was buzzing with laughter and conversation as the sun set behind the skyline. Those present gathered for a group photo, laughing as the wind hit their faces.

A Southerner at heart, Michael Baker grew up in Covington, Va., and after getting a degree in marketing and economics he spent a decade working for Schumacher Textiles in sales and marketing. With mortgages being the longest-lasting debt for most Americans, paying that obligation off early is tempting. And if you consistently have money left over after paying bills each month, investing some of that surplus in your mortgage can indeed be a smart move.
