Located at the intersection of Randolph and Sharon Amity Roads, and bordering some of Charlotte’s most exclusive neighborhoods— namely Myers Park, Eastover and Foxcroft—Cotswold delights with a charm all its own. Centered on the historic Cotswold Village Shopping Center and nearby to highly-rated schools, Uptown and the airport, this warm and friendly neighborhood is as convenient as it is desirable. “Tree-lined streets meander through neighborhoods surrounding the Cotswold Village shops where walkers, runners, strollers and bikes, old and young and the old and the new all come together,” says Ashley McMillan with Dickens Mitchener. “I’ve lived here for 20 years and watched our neighborhood transform from a hidden gem into a thriving neighborhood with construction on every street. It’s exciting to be part of the energy as both a neighbor and a Realtor.” Only moments from Uptown, Cotswold’s attractive location and competitive price points make it a hotspot for new development. “There isn’t a lot of open land for new developments in Cotswold,” says McMillan. “But several developers are taking advantage of infill projects. They’re buying lots with older homes and either renovating the existing home by adding more square footage, or,
more likely, tearing them down to build a larger home—or subdividing the lot to build two homes on each property.” It wasn’t always this way. “Prior to 2005, in-town and new home development predominantly took place in other areas like Eastover and Myers Park,” says Scott Pridemore with Pridemore Properties. “As prices for teardown opportunities in those neighborhoods increased, buyers turned to Cotswold for a more affordable option to build or take on a major remodel.” With Cotswold Village and new shops and restaurants like Publix and Fresh Chef Kitchen continually moving into this trendy neighborhood, it’s becoming easier than ever to forgo the car and embark on a family stroll. “Cotswold has become more walkable in recent years,” says Pridemore who’s lived in the area for a little more than a decade. “My family and I regularly walk to Starbucks or Panera on the weekends, and our favorite place to eat with the kids is the Pizza Peel and The Improper Pig.” Like many families, Pridemore was drawn here for reasons too numerous to list. “It’s hard to pick a favorite part of living in Cotswold,” he says. “But, if I had to, I’d say it’s our neighbors, it’s location, and it’s convenience—to our kid’s school, the office, entertain-

ment and restaurants.” McMillan echoes that sentiment. “We chose Cotswold because at the time we were expecting our first child and knew a lot of families in that neighborhood and wanted to be close in town,” she says. “And though we have lots of new, wonderful neighbors now, we also have many that have been here as long as we have—it’s been our ‘village.’” With a mix of housing styles from mid-century modern to new construction, townhome communities and more, Cotswold appeals to a large buying audience looking for their own village. “There’s a great mix of old and new homes, from traditional brick ranch style homes to larger new construction homes in transitional and craftsman style,” says McMillan. “And the price point is still somewhat affordable—there were 62 houses sold in Cotswold in the last 90 days with prices ranging from $250,000 to $1.8 million.” It’s safe to say Cotswold’s real estate market is thriving right now. According to Pridemore, the market is strong, buyer demand is high and inventory is low. “However, three key factors still come into play—condition, price and marketing exposure,” he cautions. “You have to have all three working for you even in a fantastic community such as Cotswold.”

F
or Jordan and Leslie Sykes, living in a mid-century modern home was never in the plan. And the duo definitely didn’t plan on being part of Charlotte’s Mad About Modern home tour—the sixth-annual event slated for next Saturday, September 9. “We often joked it would take dynamite to move us out of Plaza Midwood,” Leslie Sykes says. The Sykes loved their small bungalow, but say it had started to feel cramped with their two growing children and two dogs. Drawn to the craftsmen style, they spent a year scouring Charlotte real estate listings when 3517 Johnny Cake Lane became available. “We knew the second we walked in,” Sykes says. a wood shop, perfect for hosting Leslie’s woodworking hobby, and a place for retro video gaming (cue in Jordan here). Large trees surround the house. There is original 1960s James Bond wallpaper in the basement bathroom that’s in pristine condition. “It was everything we ever imagined in our craziest homes’ dreams,” Sykes says. But this era of design was all very new to them. “I was a little scared,” Sykes admits. A lover of architecture and all things research, Sykes jumped into hours of searching, finding midcentury pieces on Craigslist or local shops, passionate to fill their space with mid-century finds. A Medallion Home, everything runs off electricity. Sykes wanted to add a pair of 1960s Chambers ovens to their round kitchen to replace the 1990s Whirlpools that were installed at their purchase date. Sykes dug until she found an electric set in Maryland, had them shipped to Johnny Cake Lane, and with a little rewiring they fit perfectly. “Julia Child cooked on a Chambers,” Sykes smiles.

CREATING MAD ABOUT MODERN When asked to be part of the Mad About Modern tour, Sykes says she was hesitant, as their house is still undergoing renovations. Her hope for swinging open their doors is two-fold. “I hope people see this is a house still in process. It can be slow,” Sykes says, adding they are trying to restore as much as they can instead of replace. “I hope they also see they can go into a midcentury house and make it their own.” Some of the Mad About Modern staff lovingly reference the Sykes home as “The James Bond house.” This includes John Kincheloe, board member of The Charlotte Museum of History. Kincheloe laughs as he mentions James Bond and says he is passionate about the seven homes on the tour; each one has a story to tell. “The mission for Mad About Modern really was to promote historical preservation for these homes and showcase the intrinsic beauty in each of the properties,” Kincheloe says. A native of Charlotte and architect at LS3P, Kincheloe says he’s watched the city evolve. “A lot of these mid-century

modern homes were being targeted and torn down—and at the same time, Mad Men was popular so there was enthusiasm for art and furniture of this style. There is a real opportunity to preserve these homes and piggyback off that momentum,” he says. This year, seven privately-owned SouthPark-area homes are featured in Mad About Modern. Each is designed and decorated in the mid-century modern style, which was popular from 1935 to 1965, Kincheloe says. Of the homes, six are dated as historic, and one was built in 1991, which was selected to prove the lasting influence of mid-century design in today’s architecture. Presented by The Charlotte Museum of History, this is the first year the home tour has included a designer showcase home. Located in the Landsdowne neighborhood (circa 1965), the home was purchased last year by Hans Krug, a SouthPark retailer. Krug collaborated with the Designbar team, Evaru’s Ashley Delapp and Sarah Catherine Garvin of the Sarah Catherine Collective to flip the house, reworking the layout to give it an open floor plan with large windows. The project allowed each designer to put their stamp on the space, making it a showcase of

mid-century and modernist designs. The hope is that the showcase home will be a living referral for the rich resources Charlotte has for midcentury modern design, says Holly Schoolmeester, chair of the Mad About Modern home tour committee. “Midcentury modern homes are approachable, and the hope is this house will show mid-century style can easily be done. There are resources around Charlotte,” she says. WHAT IS MID-CENTURY, ANYWAYS? “Aspects of mid-century architecture include an open floor plan and the blurring of lines between indoor and outdoors spaces. A lot of them are built around outdoor pools or outdoor patio areas with a number of rooms that open up to those areas,” says Kincheloe. He notes a lot of these houses have unique details such as blenders being built into the kitchen counter. NEW CLASSIC? In some ways, says Mary Beth Navarro, public relations chair for Mad About Modern, mid-century may be trending as the new classic. “Certain elements of the [mid-century] style have major staying power, including the focus on natural light and

open spaces in architecture and the classical and clean shapes of the furniture,” she says. “Mid-century modern furniture, in particular, was created to be functional, not just beautiful, and to fit into the smaller suburban homes being built after World War II. So these pieces seem particularly relevant today as more people are moving into urban areas and living in smaller spaces.” Kincheloe chimes in that people are really drawn to the approachable, smaller footprint of the mid-century modern styles, and Mad About Modern helps promote this thought. “People really want that feel of openness—a smaller footprint but a more open usable space,” he says. The smaller footprint and open feel is what drew Schoolmeester and her husband, Ken. Schoolmeester says that almost on a fluke, she attended the Mad About Modern tour in 2013—and that day, their plans for the future changed. “We were sitting drinking a glass of wine and my husband looks at me and says, ‘We have to buy a mid-century modern home!’
I thought, ‘What? We barely knew what that was a couple hours ago!’” Schoolmeester laughs. After a year of searching, they found one that the couple restored. “Most people would have torn it down, but it had incredible bones.” In 2015, the Schoolmeester’s home was featured on the Mad About Modern tour. “It was such a positive experience,” she says, adding that 1,200 people came through their home that day. “The appreciation for restoring our house was incredible. We talked with people who had seen our home for generations.” Schoolmeester says she hopes this year’s tour gives further appreciation for the historic structures in the Queen City. “Buildings come down and others go up— and I am not against progress, but there is something to be said for culture and history in our city.”
