The program inspires and mentors emerging leaders in the Charlotte region. RON DUDONIS JOINS AWARD-WINNING, CORNELIUS-BASED OMNIA CONSTRUCTION Ron DuDonis has joined the management team at Cornelius-based Omnia Construction, LLC. DuDonis brings more than 25 years of residential construction experience to Omnia Construction. A Concord resident since 1992, DuDonis has managed construction in many of the area’s premier neighborhoods including The Peninsula, The Point (Trump National Golf and Country Club), The Club at Longview and served as the project manager for the 2006 WCNC NBC-TV televised Levine Children’s Hospital Charity House built in The Club at Longview. With a master’s degree in theology from Ambassador Christian College, DuDonis serves as a volunteer chaplain with the Billy Graham Rapid Response Team, which provides emotional and spiritual care to those affected by disaster. He pastors, along with a team, for the non-profit Wilderness Scout Ministries, mentoring men in all aspects of life with a concentration on military and first responder healing through PTSD. 4TH ANNUAL STOCKINGS OF LOVE UNDERWAY Stockings of Love is celebrating its 4th anniversary of serving Mecklenburg County seniors. The event is an annual charity outreach started by spiritually motivated marketing representatives working in the senior living industry in Mecklenburg County. Each year, healthcare companies donate items to fill stockings with holiday cheer for long-term residents in skilled nursing facilities throughout Mecklenburg County. The stockings are delivered to residents in each facility by caroling elves and Santa Claus. This year, the stockings will be delivered on Dec. 14 to four local skilled nursing facilities. DAVID WEEKLEY HOMES NOW BUILDING IN SOUTHRIDGE David Weekley Homes is now building in its second Ballantyne-area community of SouthRidge, located on North Community House Road adjacent to Ballantyne Country Club. SouthRidge will offer 130 new homes on 55-foot homesites, including singlefamily homes, paired villa homes and townhomes. Sales have begun for the paired villas and single-family homes, and townhome sales will begin in early 2018. ound in many of Charlotte’s most desirable neighborhoods, bungalows—both original and new construction—remain one of the most popular architectural styles in the Queen City. Characterized by their low-sloping gable roofs, generous front porches and simple design, these houses offer an unpretentious charm and inviting feel making them as relevant today as they were decades ago. “Homebuyers love bungalows for their great ‘rocking chair’ front porches where they can sip a cup of coffee and read or have some neighbors over for a glass of wine,” says Jeff King with Savvy + Co. Real Estate. “They really lend themselves to a social lifestyle where everyone knows their neighbors.” “You’ll often find a kindred spirit in these communities,” adds Bobby Sisk with EG Real Estate Consultants. “The folks who buy historic homes have a love for them that’s often shared with their neighbors.” While Dilworth—Charlotte’s first

streetcar suburb—often comes to mind for its strong bungalow presence, other neighborhoods like Eastover, Wesley Heights, NoDa, Wilmore and Plaza Midwood also have their fair share of these popular turn-of-the-century dwellings. “Plaza Midwood is my absolute favorite,” says Sisk. “Here you will find these old beauties lining The Plaza and also tucked along the side streets. It’s a beautiful display of Charlotte’s history.” This historic charm, coupled with amazing curb appeal and a prime location, is what draws folks to these exquisite homes. “A lot of the buyers I work with only want the feel and charm of an older home,” says Sisk. “They’re drawn to the old hardwood floors, the fireplaces, the leaded glass windows, and, even more, they’re drawn to the neighborhoods these homes are in.” It’s also important to note that some of these homes are located in designated historic districts, meaning certain rules and regulations apply.

“If you buy a bungalow in a designated historic district, you’ll need to get any exterior renovations approved by the historic district committee first,” says King. “But this is often a good thing as it upholds the neighborhood’s integrity and keeps it looking like it did the day you moved in.” However, historic quirks like walls with little-to-no insulation, cozy living spaces and painted-shut windows don’t necessarily speak to everyone. “People love the look of an Arts-andCrafts-era bungalow but don’t always want to take on owning a century-old home,” says King. “So we are seeing new construction bungalows going up all over the city these days that are typically much larger than their traditional counterparts.” Looking forward, according to King, the historic home market is only getting hotter. “There is more and more demand and only so many of these homes available in Charlotte,” he says. “It’s basic supply and demand economics—this market’s going to continue to grow like crazy.”

or apartment dwellers—or anyone planning a party in December—paper-white narcissus are hard to beat. A pot or bowl of these pretty plants in bloom makes a great centerpiece or table decoration you can put together yourself. Paper-white narcissus brings the garden indoors in winter, even if the bulbs never spent a day outside. They are tailor-made for people who have no garden space but have a yen to make something pretty for the holidays. Most paper-white bulbs produce white flowers, but a few types are yellow—not a color I think of for December. Paper-whites are bulbs, but unlike tulips, hyacinths and daffodils, they do not require a long stretch in cold soil outdoors. Once planted in soil or just water, they will break dormancy, grow roots, send up leaves and bloom. What could be easier? You have two basic choices for planting: a bowl of water with the roots well anchored by pebbles or in a pot of soil. In water, the bottom of the bulbs must be right at water level to encourage root development but not allow the bulb to rot—one reason a clear bowl works nicely. You can see the roots develop and keep the water level just right. In pots, set the bulbs so they are close but not touching, with the growing tips just above the soil line. Set the potted bulbs in a saucer to catch water that seeps out the bottom of the

pot. This avoids wrecking the finish on your table. Potted plants should be wellwatered but not left in a soggy state, again to avoid the dreaded rot. Perhaps the greatest challenge is keeping the plants in a cool environment during the early days and weeks to avoid leaves growing too tall. What works best is a cool, sunny spot well away from burning fireplaces, furnace registers and other sources of heat. Heat bring the flowers and leaves along too quickly and they tend to flop over without the help of stakes and string to keep them upright. Fortunately, the Piedmont outdoors is often just right for the development of paper-white narcissus. That means a deck, patio or steps where you can easily grab them and bring indoors if the weather forecast calls for freezing weather. Some years ago, researchers at Cornell University announced they had found a way to keep the foliage and stems of paper-whites from getting too tall and flopping even when grown in warm temperatures indoors. It involved the addition of certain types of alcohol such as gin or vodka to the water in which they grow. red flags Know how to spot potential problems in a flipped house by Allen Norwood

T

he agent and his buyer client were touring a remodeled house. The work was beautifully done, he says. The house had three refurbished bathrooms with fancy tile showers and umpteen other upgrades. The agent says the first hint there might be a problem was when he spot-

ted one of those precast concrete blocks at the base of a deck post. You know, those handy blocks with four fingers sized to accept the end of a treated 4-by-4. The things are easy to use, but, you see, in most applications they don’t meet code. A building inspector would have

caught that. So, what else had been done without permits and inspections? “My palms began to sweat,” the agent says. “I ran back to my office to see if there had been permits pulled for all the work. There hadn’t been a single permit.” He was the most recent of a half dozen agents who’ve shared stories about homes remodeled and flipped without permits since I wrote about the problem last spring. It’s getting worse, they say, as more flipped homes hit the market. The agent says he spotted one recent listing that had been bought in early October and was back on the market by early November. “And there were no permits.” Agents, inspectors, appraisers and other pros are taught to look for clues that work might have been done without proper building permits. Bill Gallagher, who operates the Superior School of Real Estate, would call that precast deck block a “big red flag.” The biggest of the red flags is additional square footage that doesn’t show up on official county records. Gallagher says that was a point of emphasis in agents’ classes a few years ago. Agents are charged with measuring homes they list for sale. “If there’s more square footage than the tax records show,” he says, “that’s a big red flag.” Gallagher lists others: If the bonus room and bath over the garage were

finished after the main house, that work might have been done without permits. If floors are not all the same level, if you have to step up or down to move from one space to another, that might indicate extensive remodeling. All of this is just to remind you again that if you’re considering a flipped house—or any house—you need to check the permits. It’s easy to do online, Lexie Longstreet of Savvy + Co. said in that column last spring. Check not only to see if there were permits for the work, but also how many times the work failed before passing. Said Longstreet: “If you see the plumbing failed, failed, failed, failed before it passed, you say, ‘Okay, let’s look at that plumbing a little more closely.’” The agent who shared the most recent story says his client was lucky, because they scratched that house off the list of homes to consider. The seller surely didn’t feel lucky. “(The home flipper) had to tear three brand new showers apart,” the agent says. The agent shared a download from the N.C. Real Estate Commission explaining when permits are needed in home construction and remodeling. It’s from a continuing education class for those who hold real estate licenses. You can find it atncrec.gov/Pdfs/bicar/Permits.pdf. It’s eye-opening even if you’re not considering a flipped house. You’ll notice that, way up high, it mentions “red flags.” H|D
