COURTYARDS AT WESLEY CHAPEL WELCOMES VISITORS FOR HOLIDAY RIDE On Saturday, Dec. 9, the famed Wells Fargo stagecoach is coming to Charlotte for one day. The Courtyards at Wesley Chapel is sponsoring the visit as part of the community’s holiday celebration, which will include free rides on the 160-year-old, horse-drawn stagecoach. First utilized in 1857 to deliver mail across the Southwest, the Wells Fargo stagecoach is a piece of American history, and it travels to select locations to give people the experience of riding in one of these carriages. The Courtyards at Wesley Chapel offers low-maintenance living. Each new home includes a private garden courtyard, and homeowners have the option of adding a second-floor bonus room and a fully finished, walk-out basement. The community will include a grand clubhouse with fitness center, gathering areas, screened-in porch, saltwater pool and a pickleball court. Phase 1 is nearing completion, with 27 of the 43 available homes already sold. Six new homes are currently under construction and will be available as quick move-in homes in early 2018. Epcon Communities is offering special incentives for buyers who purchase a home at The Courtyards at Wesley Chapel before the end of 2017. The holiday event will take place at 1619 Cuthbertson Road in Wesley Chapel and will feature free stagecoach rides, as well as hot chocolate and apple cider. Visitors can register to win one of the prize giveaways, and Wells Fargo will be giving stuffed ponies to children in attendance. For more information, call 866-276-5969 or visit epconcommunities.com.

Savings Update

Refinancing can be smart for mortgages above 5 percent By Sabrina Karl

Although many homeowners have refinanced during the last five years of historically low mortgage rates, you’re not alone if you don’t have your own rock-bottom rate. Maybe your credit score prevented you from getting a top rate at the time, or perhaps you opted for an adjustable-rate mortgage that has since seen its rate rise. Or maybe refinancing seemed so daunting you just never got around to it.

less on interest. That means you’ll build equity in your home more quickly.

Whatever the reason, if your APY is above 5 percent, you’re a good candidate to investigate refinancing. That threshold comes from two factors: a national average for 30-year fixed mortgages that’s currently hovering around 4 percent, and the rule of thumb that refinancing is often worth it when you can lower your rate by 1 percent or more.

Obviously, the lower the rate you can lock in, the better, assuming the associated costs are reasonable. Fees vary widely, so shopping for your best option means comparing not just the rate for each mortgage, but also that lender’s estimated refinancing costs.

Of course, some research and shopping around will be required. As the name implies, the national average is a middle number of all the mortgage rates currently on offer across the country. So while some lenders are charging more, you can find others charging less.

While some refinancing options carry a hefty expense that won’t make ecoDrop your rate from 5 percent to 4 percent on a $150,000 mortgage balance nomic sense for you, others will be affordable enough that you can easily and you’ll save about $90 a month. But beyond the lower payment, you’ll also recoup the expense with savings from your new, lower interest rate. be putting more towards principal every month because you’ll be spending Rate Criteria: The rates and annual percentage rate (APR) are effective as of 12/5/17. All rates, fees and other information are subject to change without notice. RateSeeker, LLC. does not guarantee the accuracy of the information appearing above or the availability of rates and fees in this table. The institutions appearing in this table pay a fee to appear in this table. Annual percentage rates (APRs) are based on fully indexed rates for adjustable rate mortgages (ARMs). The APR on your specific loan may differ from the sample used. All rates are quoted on a minimum FICO score of 740. Conventional loans are based on loan amounts of $165,000. Jumbo loans are based on loan amounts of $424,101. Lock Days: 30-60. Points quoted include discount and/or origination. Payments do not include amounts for taxes and insurance. The APR may increase after consummation and may vary. FHA Mortgages include both UFMIP and MIP fees based on a loan amount of $165,000 with 5% down payment. Points quoted include discount and/or origination. Fees reflect charges relative to the APR. If your down payment is less than 20% of the home’s value, you will be subject to private mortgage insurance, or PMI. VA Mortgages include funding fees based on a loan amount of $165,000 with 5% down payment. If your down payment is less than 20% of the home’s value, you will be subject to private mortgage insurance, or PMI. “Call for Rates” means actual rates were not available at press time. ead west out of Uptown and cross the Catawba River for a chance to go back in time to a place where neighbors still look out for each other and life’s simple pleasures delight at every turn. Illustrated with charming cities and towns, mountains, lakes and that quintessential small town feel, buyers flock to Gaston County to escape the hustle and bustle of the big city while remaining just close enough to its excitement and opportunities. “It’s the best of both worlds,” says Candy Thomas with Ivester Jackson. “There’s this quaint hometown feel all across the county, and yet it’s only 25 minutes to Uptown, and even less to the airport. There’s a lot to offer residents here without living in a big crowded city.” Drawn to Gaston County to start a family in a “Mayberry-type environment,” Cramerton’s former mayor Cathy Young, now with Allen Tate Realty, says she “drove across the river” on her move from Myers Park and hasn’t looked back. “I ended up in Cramerton at Cramer Mountain and knew it was home,” she says. “There’s such a great quality of life here.”

From mountains and lakes to the river and a thread trail that runs the expanse of the county, Gaston County has a lot to offer naturally. “There are so many wonderful outdoor activities available with Crowders Mountain, Kings Mountain and the lake,” says Young. “And the river runs through all the little towns so folks will bring their canoes and kayaks over on the weekends to take advantage of what we get to enjoy everyday.” However, this time of year, the most popular attraction can be found in the small town of McAdenville. “People literally come from all over the state to drive or walk through Christmas Town USA,” says Young who has made a tradition of seeing the lights each year with her family. “With all of the carolers, decorations, hot chocolate and hayrides, it’s a wonderful spot to be. If you haven’t gotten the Christmas cheer yet, you’ll definitely get it there.” Along with the small town celebrations, Gaston County also hosts an annual holiday toy run to benefit its less fortunate neighbors, which is, according to Young, “just another example of how everyone takes care of everyone” here. “This is the 22nd

year, and we will have more than 1,000 motorcycles and truck after truck after truck of toys for the kids that are going to need a little extra help this holiday season,” she says. Beyond the strong sense of community and prime location, Thomas says buyers are also drawn here for the value. “You can buy a lot more home for the money in Gaston County than you can in the Charlotte market,” she says adding that the waterfront areas of Lake Wylie and Mountain Island Lake along with Cramer Mountain and McAdenville tend to be the most popular. “As for new developments, there’s McLean at Lake Wylie and Robinson Oaks across from the new YMCA on Robinwood Lake, which have both been very well received.” Once considered a hidden gem, Gaston County is now on the radar for buyers looking to have it all. “Inventory is lower in Gaston County than it’s ever been,” says Young. “The average days on market now is less than a week, and the majority of homes are selling above asking. I think we aren’t the secret that we used to be—the secret’s definitely gotten out.”

Beth Keim by Bethany E. Starin

THERE ARE A LOT OF DESIGNERS IN TOWN THAT ARE AMAZING, SO I NEEDED A NICHE, SOMETHING NOT EVERYONE IS DOING. I WAS REALLY INTO SATURATED COLOR AT THE TIME AND BUSY PATTERNS SO THAT LET ME DO KIDS’ ROOMS. FAST FORWARD AND I HAVE A GOOD CREW OF

Beth Keim, owner of interior design firm Lucy and Company, established a name for herself in the Queen City crafting incredible children’s rooms, which then launched into full service design. She moves from her East Boulevard space this month to an edgy, open space in South End. Keim puts her signature minimalistic and warm look on spaces in and out of Charlotte.

What first drew you into the world of design? I was a pen and ink and business major but moved to Charlotte 20 years ago to work for a law firm. The wife of one of the attorneys hired me to gold leaf the molding in her dining room back when faux finishing was all the thing—that was in 1998. I left the law firm to launch my own business, starting by painting furniture for kids’ rooms out of my living room. What’s the story behind your branding—Lucy and Company? Right around that time, I was 36 and single, and I decided to go to China and adopt my daughter, Lucy— hence the name of the business. Two weeks after I got back from China, I met my now husband, Keith Keim. The minute I let go, it all fell into place. He was also an

art major and is a mixed media artist with a studio in Charlotte. Together we hand-painted furniture and the walls, designing a lot of upscale kids’ rooms. Why kids’ rooms? Because nobody was doing it. There are a lot of designers in town that are amazing, so I needed a niche, something not everyone is doing. I was really into saturated color at the time and busy patterns so that let me do kids’ rooms. A lot of people were older and having babies—people were spending the money on their children’s rooms. It just worked. What’s your current niche? We evolved the business into a full service interior design firm. Fast forward and I have a good crew of six

people—doing full blown houses and I haven’t done a kids’ room in years. My style has been more minimalistic and neutral. I am a huge black and white fan. My personal style is a lot cleaner and simpler. What’s part of the design process you love? Art and lighting are huge at the end of the project to bring it all together. That is one thing people have the hardest time with. When it comes to artwork it really has to speak to the client. I will bring pieces from one of the fabulous galleries in town and say this is what I see in this room—but if you don’t love it it won’t hurt my feelings. Artwork is subjective and hard, and lighting will create an ambiance in a room—it will highlight things. It is just very important to me. And it’s pretty. I am a big abstract art lover.

Five of Beth’s must-haves for inspiration: 1. Edgy New Space I’m in the process of moving shop. Come Jan. 1, we are going to be at the Atherton Lofts. I need some new energy. I need a change of scenery with big windows and exposed pipes and a loft—and we can walk places for lunch. It’s exciting. 2. Morning Quiet I am an early riser. From 5:30 to 9 a.m. is my quiet, creative time. My days are chaotic with emails, text messages, phone calls, vendors, subcontractors—it’s constant. That early morning quiet is where I design rooms. 3. Pinterest I can’t do without Pinterest. We create design boards that to us makes perfect sense and everything is in our heads, but our clients need a bigger visual than that. Like we might find a color or tile sample, but if we find a room on Pinterest it’s helpful in the visual standpoint for clients. 4. Nespresso coffee with cream I’m a huge Nespresso fan. I’m a definitely a two-cup girl in the morning, and I take one at night. It doesn’t make me jumpy, it calms me down. 5. Music and Crime Dramas I need background music to work. Lately, I’ve been listening to Foo Fighters. Maggie Yackel, my right arm designer, and I are also obsessed with listening to crime dramas in the background. When we go out of town and we are held up in a hotel room working, crime dramas put us in a calm place where we can listen and create design boards. That’s our little thing.

customer comes into the paint store and asks, “Can you put semitransparent deck stain in an aerosol can?” Frank replies, “Sure.” The customer explains, “Great. I’ve got a place on my deck I just can’t get to. I can’t brush it—but I can spray it.” Sometimes, you just really need a spray can, whether you’re staining the deck, painting a speaker grill or brightening your holiday décor. And Frank can help with that. Frank, for those of you who don’t already recognize where this is going, is Frank Harrelson of Eastway Paint. His store’s online site calls him a color guru. That’s correct, but doesn’t reflect how much he has influenced designers, muralists and faux-finish artists over the years. Back in the ‘90s, when faux finishing was exploding in popularity, artists learned about techniques and materials from Frank. Designers explored nuances of color with his help. Back then, when I interviewed artists and designers working on showhouses, their

answers to questions often started this way: “Well, Frank....” So the other day, when the folks down the street joked about spray painting their faded window wreaths, I thought: “Well, Frank....” I called to see if he could, indeed, mix a paint to restore a faded Christmas wreath and fill a spray can with it. Sure, he said with a laugh. Or, say, if someone wanted to spray a centerpiece basket to match or complement the runner on her holiday table? Perhaps freshen up an antique wooden toy with just the right red? Absolutely. “We can handle any paint, solvent or water-based, in any sheen,” he said. A can costs $8.99 and arrives at the store precharged. Eastway adds the paint, which is extra. Each aerosol can holds about 4 or 5 ounces of paint. You could buy one of the small airless sprayers designed for DIYers. They work well after you learn a few tricks—be sure to clean thoroughly—but it’s pretty easy to spend $100 on one. I’ve also seen inexpensive disposable aerosol guns, sort of throwaway airbrushes, that pull paint from small glass jars. Reviews are all over the place. I’ve never used one but would welcome comments from

someone who has. Lots of professional painters and other commercial users buy the spray cans from Eastway and its sister store, Rainbow Paint in Gastonia. Garage door installers, for instance, use them to touch up any nicks and dings with the same paint used in the factory. “The paint holds up better,” Frank said. “It’s a better paint than in most off the shelf spray cans.” Residential painters use them to paint items like speaker grills, which have small holes that a brush or roller might fill with paint. They buy paint for the walls, ceiling or woodwork and have a bit put into an aerosol can for small items. Anyway, sometimes you just need a spray can. Like that customer who asked about stain in a spray can, I have a couple of places on my deck that are hard to reach with a brush. In fact, I can’t even see the areas without standing on my head. The carpenter bees have found the unstained spots and made themselves at home. Turns out Frank’s a bee guru, too. Allen Norwood: homeinfo@charter.net

take advantage of your landscape for holiday greenery by Nancy Brachey

M

aking the most of your landscape goes beyond its beauty display— it also means taking advantage of beautiful greenery, twigs and berries to decorate your mantel and tabletops. This is a way to give individuality to your house decorations, and it is not difficult. Many evergreens, and even some bare twigs, possess distinctive characteristics—an oddly bent twig, beautiful foliage

or a multitude of red berries. Look over your landscape closely, and you may be surprised at the range of choices. Many broadleaf evergreens, such as English laurel, camellias, various hollies, nandina and tea olive, possess beautiful foliage that is the right scale for vases and other arrangements. So are needleleaf conifers such as various junipers, Japanese cryptomeria, pine and Leyland cypress. These complement

A selection of greenery and berries makes a festive arrangement

broadleaf evergreens to make an elegant seasonal arrangement. Adding pine cones, glass ornaments or ribbon bows helps complete the look. Magnolia leaves look lovely on mantels—I especially like the small-leaf magnolia called Little Gem. Its size is just right for mantels, wreaths and tabletop arrangements. Some plants bring extra color with their nice shapes and texture. Nandina, for example, offers burnished red on its foliage. The popular variegated ligustrum brings green and white that can liven up a vase of flowers, such as red carnations. And don’t overlook such hardy plants as rosemary. This herb, which can be snipped easily without harming the plant, brings soft fragrance and a different color, gray-green, to an arrangement. Some gardeners even select plants for berry production. These include the Nellie Stevens holly, nandina and vari-

ous deciduous hollies. The deciduous hollies include winterberry, which has some named varieties such as Sparkleberry and Red Sprite. They bear copious amounts of red berries on leafless stems in December. They are pretty in the landscape and very useful indoors for decorations. As you gather leaves, herbs and stems, look for those in the best possible condition. That means the shiniest and freshest. Cut the stems longer than you expect to need and take them to a sink to wash the leaves, top to bottom. Keep the stems in a bucket of lukewarm water until you are ready to arrange them for your projects. Cut greenery in water lasts a long time, especially if kept away from heat sources. Cut stems that are simply placed on a mantel without water have a shorter life before wilting, so it is best to delay placing them until you are ready for a gathering.

Ask Nancy Q: . How often should I water the poinsettia that came as a gift last week? A: Often enough so that it does not dry out and allow leaves to wilt. They will likely turn yellow as a result. Check the plant every other day by touching the top of the soil to check for dryness. If it feels dry, water it now. Put it in a sink and let water flow through the root zone. As you do this, you will learn how often it needs water, perhaps every four or five days. Often that depends on how close to a heat source the plant is located. The warmer the place, the faster it dries out. Nancy Brachey: nbrachey@charlotteobserver.com
