DAVID WEEKLEY HOMES MAKES DONATION TO THE ISABELLA SANTOS FOUNDATION As part of the recent grand opening festivities in the South Charlotte pedestrian-friendly community of Waverly, David Weekley Homes donated nearly $500 to The Isabella Santos Foundation in honor of Pediatric Cancer Awareness Month. A $5 donation was given to the foundation for each visitor who registered with a sales consultant in Waverly between Sept. 1 and Oct. 10. harlotte has a lot to offer for folks across the spectrum. With its strong economy, vibrant culture scene, pro sports venues, international airport and more, it makes sense that people would be drawn to the lifestyle that this beautiful city provides. While many Gen Y professionals are relocating for business and breweries, an interesting trend shows baby boomers following suit, making up the second fastest growing demographic group in the Queen City. “One thing Charlotte is benefiting from that not all cities can claim is the strong boomer relocation market,” says Nanette Overly, VP of sales and marketing for Epcon Communities. “With their children relocating to the Queen City for the good economy and strong job market, boomers are following to be close to their grandchildren and stay involved in their lives.” Beyond the grandkids, several baby boomers in the Charlotte market are drawn to the idea of a fresh start. “Many are not quite done working yet but are ready to start something new, and Charlotte is great for that,” says Overly. “Uptown is thriving for the boomers, but we find the majority still want to have a little
bit of yard space in communities that are close to everything like shopping, bike paths and golfing.” This new lifestyle also frees them up for traveling at the drop of a hat. “It’s not uncommon for them to lock their door and go away for three weeks and travel,” says Overly. “They don’t have to be concerned about how much vacation time they’re eating up anymore, and beyond their household things travel is really their number one expenditure—it’s where they want to invest their resources, because it’s the return on those experiences that’s so important for this demographic.” To keep up with demand, the Charlotte region is booming with new senior-living communities like The Courtyards on Lake Norman in Cornelius and Overture Providence at Rea Farms that place wellness at the forefront of their designs. “At Epcon, we put walking trails in our communities and are even starting to put pickleball courts in—they’re just so popular,” says Overly. “Boomers want to be more active and see this rightsizing opportunity as a way to be free to do the things they want to do—not what they have to do.” Before moving into this new life-

style, however, it’s important boomers take a few things into consideration, says Cindy Barnes with The Allen Tate Company. “They first need to consider what kind of lifestyle they want or need,” she says. “Do they want a smaller home with a master on main with little to no maintenance, or do they need a community that offers a transition to different levels of healthcare?” Also, if they are looking to sell their current home before making the move, Barnes says it’s important they “package their product” in a way that appeals to a younger buyer, since that’s likely who will take new ownership over the home. “Their home may require some painting, kitchen updates or removing dated furniture,” she says. “Their best bet is to talk to an agent who can develop a strategy to maximize the value of their current home.” Overall, this next chapter for boomers is an exciting one. “It’s not a move they’re hesitant to make or that they’re making in a bittersweet manner,” says Overly. “Boomers are looking forward to this next step of what life has in store—more freedom, more flexibility and continued independence.”

Shagreen This material—or at least look alikes—are making a comeback by Vicki Payne

ou’ve probably seen this rough, granular surfaced leather material used on a variety of surfaces but never knew what it was. Originally used for elegant book bindings, pocketbooks, and small boxes and cases, its look is very distinct. Shagreen, once made from horse hides, is now made from the skins of sharks and rays. It looks delicate, but it’s water resistant and very durable. When swords and daggers were once the vogue, shagreen was used for hilts and scabbards.

It is most often associated with the Art Deco era due to its luxury and exotic appearance. Real shagreen is expensive and only available from high-end leather dealers like Edelman Leathers. Vegetable dyes are used to achieve its soft color palette. Both the colors and small round granule pattern have made this one of today’s hottest new home furnishing materials. Due to the cost and limited availability of real shagreen, manufacturers have learned to duplicate the look and feel with faux materials.

warding off roof leaks Here’s one time when duct tape won’t get the job done by Allen Norwood
Y
ou should not use duct tape to repair the rubber boots around the plumbing vent pipes on your roof. Black roof goop won’t work very long, either. And, for goodness’ sake, don’t try to do it with Tupperware. We’ll get back to the plastic bowl. Fall is an opportune time to inspect your roof. You don’t want to be in the attic or on the roof in the heat of summer. You do want to give it a once-over before winter weather arrives. Then there’s this, according to roof inspection pro Kevin Wheeler: “A $5 leak can turn into a $1,000 leak within three rains.” Wheeler suggests you start your inspection in the attic by checking on those flexible boots from the underside. They don’t last as long as shingles, he says, and those that take the brunt of sun and weather can fail in relatively few years. “People don’t think about them until they see the water stains on the drywall,”

he says. “That’s too late.” Find a safe, stable spot in the attic, then turn off the lights. Look for any daylight around the upper lip of the boots. If the flexible lip is failing, you might spot a sliver of light between the lip and the pipe or, if the lower part of the boot is cracked or torn, even more bright light from outdoors. “Immediately, you’ll be able to see any problem areas,” says Wheeler, who owns Old Time Carpentry. “Any daylight is a potential leak.” Replace the boot, if you can do it safely, or hire someone to replace it. Wheeler doesn’t recommend those little caps that just cover the top edge of the old boot. Replace the whole thing with a new boot, and replace any missing or cracked shingles. “That’s the only way to know it’s 100 percent fixed,” he says. Outside, inspect your roof from a ladder at the edge of the roof, or from the ground. Use binoculars, Wheeler says,
and take your time. Examine the entire roof. Ridge vents, like plumbing vent boots, are potential problems. Lots of modern homes use ridge vents for attic ventilation. Air comes in through the soffits along the lower edges of the roof and exits through the ridge vent at the peak. Wheeler often discovers shingles missing from ridge vents. Perhaps the installer didn’t use nails that were long enough. Perhaps the wind just got under the shingles covering the vent, which are raised slightly above the rest of the roof. Whatever the cause, those missing shingles are potential leaks, too. Elsewhere on the roof, look for missing or cracked shingles, or shiny spots in the shingle surface where the shingle fabric is showing through. If you can see fabric, the protective granules have worn away and the shingles are nearing the end of their useful life.
Wheeler has completed roof inspections through HOCOA, the home repair network. The price of an inspection begins at about $50, he says, depending on size and slope of the roof. HOCOA founder Craig Madans says Wheeler and other roof pros regularly report plumbing boots wrapped in duct tape. Easy to see why. Everybody uses duct tape to patch everything. Tape won’t last, though, according to Wheeler. Neither will that sticky black roofing patch. “It will just heat up and drip into the attic.” Finally, I didn’t make up that bit about Tupperware. Wheeler inspected a roof to discover someone had tried to repair a boot with an old plastic bowl. For the record, that didn’t work either. H|D

The Long and Short of It Choosing between a 30-year and 15-year fixed-rate mortgage byTaylor Arnold
P
urchasing a home is perhaps one of the biggest decisions you’ll make in your lifetime. It means taking into account all your debts, your credit score, your income and your monthly living expenses. As if that weren’t daunting enough, you also need to select a home loan that will allow you to meet your financial goals. To help choose the mortgage that’s best for you, our lenders share their expert advice for making an informed decision during this crucial step in the homebuying process. If you’ve ever shopped for a home, chances are you’re familiar with two conventional loans: A 30-year and a

15-year fixed-rate mortgage. With any conventional loan, you are required to make a minimum down payment of 5 percent of the sales price of the home. So assuming you’ve got that cash saved up and you’ve found a reliable lender, it’s time to decide the best course of action. In short, a 30-year fixed-rate mortgage means you’ll have fixed monthly payments of principal and interest throughout the term of the loan. “The benefit of a 30-year fixed-rate mortgage is that the rate is fixed for the life of the loan so the rate will never increase,” says Donna Schermerhorn, a mortgage loan officer
with TD Bank. “Payments are typically interest heavy in the beginning, but as each month goes on, you’re paying more toward the principal,” adds Rebecca Richardson, branch manager of BrandMortgage. “Some buyers will make extra payments early or make a 13th payment every year if it fits into their budget. Compound interest really was one of man’s best inventions—when you’re paying off a loan, those little incremental sums really add up.” A 15-year fixed-rate mortgage, on the other hand, is a fully amortizing mortgage with fixed monthly payments of principal and interest throughout the
loan’s 15-year term. “One benefit to a 15-year fixed rate is that the product typically offers a lower interest rate than a 30-year fixed-rate mortgage, and in many cases the rate will be as much as .75 percent lower than a 30-year fixedrate mortgage,” Schermerhorn explains. “The main drawback of a 15-year mortgage is that the payment is typically higher by about 32 percent when compared to a 30-year term, so the payment isn’t always a good fit with the client’s budget and comfort zone.” So what does all of this mean for the average homebuyer? “In the short term, you’re paying a loan off faster, so your

payment will be higher,” Richardson says of a 15-year fixed-rate loan. “A 30-year fixed gives you flexibility, but by opting for a 15-year fixed, you’re mandated to pay that back faster. So it really depends on what your financial discipline is. A 15-year forces you to pay faster, but you have interest rate savings.” According to Schermerhorn, you might also ask yourself a few key questions:
that will make a higher 15-year fixedrate payment uncomfortable for my budget? (For example: job change, having a child, getting married, sending a child to college, payback of deferred student loans, etc.)
• Do I anticipate any change in my circumstances in the coming years
Another way to realistically determine which mortgage suits you best is to simulate the financial responsibility of having that monthly payment before you purchase the home. “Mimic what that mortgage payment will be while you’re still paying rent,” Richardson says. “Take that $1,500 a month you plan to put toward your mortgage, and put it into savings to create the habit and see how that impacts your overall budget.” If you decide you’ll need a longer term to pay off your loan—and the length of that term will put you into your golden years—it’s wise to contact a financial advisor to determine whether or not it’s best to pay off your

mortgage before retirement. “With interest rates so low it can make sense to carry a mortgage into retirement when the retiree is still in a high tax bracket and they can take an interest expense deduction on their taxes,” says Danny Vey, a financial advisor with Edward Jones. “Or if a retiree has concerns about liquidity, once the money is in the house you would have to sell or have an equity line to access the equity if it is needed.” Based on this explanation of the two mortgages, it probably comes as no surprise that the 30-year fixed-rate mortgage is by far the most popular with American homebuyers. In fact, about 90 percent of homebuyers chose this mortgage in 2016, while just 6 percent chose 15-year fixedrate loans. “A 30-year fixed gets you the most house for the least amount of payment,” Richardson says. “It gives the most comfort and flexibility, and it offers stability because the rate is fixed for the rest of the loan. The vanilla option is always going to feel most comfortable because there’s less risk.” H|D

ondominium ownership is unique, and the laws relating to residential condominiums in North Carolina can make insuring condominiums and individual condominium units a tricky task. The basic components of a condominium fall into four categories: common elements, limited common elements, the unit itself and the improvements and betterments to the unit (aka owner upgrades). Each of these have different insurance implications. A separate category for purposes of insurance includes the personal property within each unit, such as furniture, televisions and clothing. Beyond all this, there’s an additional need to protect the condominium association and each unit owner from liability for property damage and personal injury. Overwhelmed yet? The first step in determining who should insure what is to determine which North Carolina law applies to your residential condominium. The North Carolina Unit Ownership Act (N.C.G.S. Chapter 47A) applies only to condos created before Oct. 1, 1986. I’ll refer to this as the Unit Ownership Act. The North Carolina

Condominium Act (N.C.G.S. Chapter 47C) applies to condos organized after that date. I’ll call this the Condominium Act. If your condominium was created prior to 1986, it is governed by the Unit Ownership Act. This Act does not have specific requirements for insurance, but instead leaves the question of insurance to each condominium’s governing documents (the declaration and bylaws). These documents should address what types of insurance should be purchased and by whom. However, a condominium’s governing documents are not always perfect. Beyond what is dictated by the declaration and the bylaws, there should always be an independent review by the association, along with its insurance agent and attorney, to ensure that proper coverage exists both for the structure and the units. The Condominium Act, which applies to condos set up after Oct. 1, 1986, contains specific provisions pertaining to insurance. It provides that “to the extent
reasonably available,” the association must maintain property insurance on the common elements, and, in the case of a building with units having horizontal boundaries (units built atop one another), the insurance must cover the common elements and the units, but need not cover improvements and betterments installed by unit owners. Therefore, improvements or upgrades added by a unit owner must be insured by the unit owner if not included in the association’s master policy. While all this may sound simple, in reality it can be unclear who insures what, or what actually is and is not

covered under existing insurance. Here is where it gets a little tricky. The Condominium Act and the governing documents define the “unit” boundaries, and what are common elements and limited common elements. These definitions parse through uncommon terms such as “lathe, furring, wallboard, plasterboard, plaster, paneling, tiles, wallpaper, paint, flooring” and other hidden aspects of the “unit,” such as the “chute, flue, duct, wire, conduit, bearing wall, bearing column, or any other fixture partially within and partially outside the designated boundaries of a unit.” Depending on various things, these items may be a common element, or a limited common element, or a part of your “unit,” or not. Upgrades, like a kitchen or bathroom
renovation, can further complicate the analysis, as “improvements and betterments” are the responsibility of the unit owner. Another important consideration is that the association’s coverage may not fully compensate a unit owner for a loss, and may include a large deductible that could potentially fall to the unit owner. In other words, this is not just a onesize-fits-all analysis. A careful review of the applicable law, the condo’s governing documents and the existing master policy of insurance with a knowledgeable insurance broker can help associations and unit owners avoid the many pitfalls that could result in a lack of coverage, or inadequate coverage, to the condominium or its individual units and their contents. grow in a wide range of soil conditions and tolerates both air pollution and heat, rarely has a pest problem and grows rather slowly. The tree is capable of reaching 100 feet—but don’t expect that in your lifetime. Not only does it have a distinctive appearance, the ginkgo has an ancient history. According to the Smithsonian, it has been depicted in ancient Asian art as well as the more recent Art Nouveau movement of the late 19th century. Because it grows tall, ginkgo makes an excellent street tree or centerpiece for a lawn. The one thing to be wary about is that the tree produces male and female flowers on separate plants. That becomes a problem only with female trees because the fruit that follows the flowers is very foul-smelling, especially
when it falls to the ground. However, modern propagation methods have overcome this problem by producing trees for sale only from male plants. Thus you get no obnoxious fruit. Often, when looking at trees for sale in garden centers, I see tags that note this. It is something to make certain of when you get a tree. Most of us are accustomed to the slow shedding of foliage by most shade trees, something that keeps us busy with rakes for many weeks in the fall and early winter. But ginkgo is different. It tends to drop all its leaves within a few days, and they are still that lovely, clear yellow. That makes for a pretty sight on green grass and allows you to do the raking once instead of going back for more leaves again and again. H|D
Ask Nancy Q: . What should I do about a nice pothos plant that got very leggy through the summer? I brought it inside, and it doesn’t look right anymore.
A: You can cut back the leggy stems, which will improve the appearance of the plant and give you material to root in water for new plants. The plant should continue to grow through the winter, though more slowly than in the warmer, longer days of summer.

What is the loan-to-value ratio? By Sabrina Karl For lenders, extending mortgages is a risk calculus. The riskier it seems that a homebuyer will repay their mortgage in a timely manner, the higher the rate the bank will offer. Meanwhile, for applicants appearing to be safer bets, banks extend more attractive terms.
Lower LTV ratios will garner better rates, within certain tiers. For instance, 80% is the standard threshold at which almost all lenders will offer a lower APY. That’s not to say you can’t get a mortgage with a 90% or higher loan-to-value. FHA loans, for instance, are generally only provided for LTVs of at least 90%.
One of the top-level measures lenders use to determine the risk factor of any applicant is the loan-to-value ratio. This calculation determines what share of the home’s value will be mortgaged, by dividing the requested loan amount by the home’s appraised value.
But while 80% is a worthy goal for any homebuyer aiming to get their best deal, dropping the ratio even lower can earn you still better rates. Most lenders will lower their rates at every 5% or 10% LTV mark, so putting enough money down to achieve a 75% or 70% loan-to-value ratio will reward you with a lower APY. Take the example of a home appraised at $250,000.
