lying squirrels intrigue lots of us. Wayne Plybon agrees it’s a rare treat to encounter one. His opportunity came a couple of years ago. “I was cleaning up around a tree about 50 feet from the kitchen window when I accidentally knocked the bluebird house down,” he said in an email after my recent column about flying squirrels. “I quickly noticed the resident had three to four young ones.” He didn’t want to disturb the squirrels further, so he and his family went inside and watched through a window. The mother squirrel would grab a baby by the neck, take it to a partially hollow tree deeper in the woods, then climb 50 feet up a tree near the new den site. “She would glide back to the bluebird box, grab another by the neck, and repeat the process. Four times, I believe.” You have to love a squirrel that doesn’t chew on the deck, eats slugs and snails,

and has such compelling, luminous eyes. And is a caring parent. I plan to put up a flying squirrel nest box at our house. You can buy a box starting at about $30 and discover lots of box plans online. Ghosts? Home buyers aren’t afraid of ghosts—or are at least willing to put up with a few haunts and floating chairs if it means living in a better neighborhood at a lower price. One-third of those surveyed by Realtor. com said they’d be open to living in a haunted house, and another 25 percent might be. (Depending on how much the seller is willing to cut the price.) With Halloween looming, the licensed site of the National Association of Realtors queried more than 1,000 online respondents. Other results: – 48 percent of those who’d live in a haunted house said they could tolerate hot or cold hot spots
– 45 percent wouldn’t be put off by strange noises – 20 percent said they could even abide levitating objects and the feeling of being touched This is kind of spooky: Twenty-eight percent of those who responded said they had lived in a haunted house, and another 14 percent think they might have. Snakes are much in the news these days, and some of the copperhead incidents have been scary. It’s also the time of year to check your propane tank, to see whether you’ll need a refill before bitter weather arrives. So, here’s a quick reminder: Snakes— and other things that bite and sting—can be hiding under the cap on top of the tank. Lift it gingerly. Your home’s curb appeal isn’t likely to encourage a sale on its own, but it’s definitely capable of ruining one. And even if you’re not selling your home, you probably still want to make sure it’s not a complete eyesore. With these tips, you can have a home that immediately says “come on in” instead of “leave and never come back.”

THE PRICE IS RIGHT According to Derek Blanton of the Wing Team at RE/MAX Executive, you don’t need to spend a fortune to improve your home’s curb appeal. The most important thing is to make sure your home looks well cared for, which doesn’t require much. For instance, one of Blanton’s biggest recommendations is to spend a little money to get your home pressure washed. Homes in the South are prone to growing algae on their siding and roofs, Blanton explains. And while algae on the outside of your home doesn’t necessarily mean it’s present within the home, buyers who aren’t from the South might not realize this. Blanton recently took an interested buyer to see a beautiful house, but visible algae on the siding of the home deterred them from even going inside. He says you should be able to hire someone to pressure wash your home (including

your driveway and sidewalks) for only a couple hundred dollars or so—a small price to pay for a big improvement. Another inexpensive way to step up your curb appeal is to go to Lowes or Home Depot and purchase a few seasonal, potted flowers. This can instantly freshen up your front porch and make it look more inviting. Blanton also recommends spreading mulch and maybe a few flowers around the mailbox area. He says you don’t need to go overboard here—this isn’t money you’re going to get back, and too many shrubs or flowers can make a yard look cluttered. But springing for a few details can make all the difference. PUT YOUR BEST DOOR FORWARD Your front door and shutters play a huge role in your home’s curb appeal. when taking in your home for the first time. If your front door is paintable, Blanton recommends making sure it’s freshly painted before you put your home on the market. He also recommends painting your shutters, although he says many shutters nowadays are plastic and pretty inexpensive to simply replace at a hardware store, especially if you want to save the hassle of painting them. If you have actual wood shutters, you can simply sand them down and paint them—another inexpensive option that can make a huge difference for your home. And while you’re at it, make sure your garage door is painted and doesn’t have dents or cracks in the windows. While you might be used to living with small scratches and dents, prospective buyers will notice them immediately. Kyle Rose, owner of The Green Team in Charlotte, says you should be able to find a company that can take care of your lawn for cheaper than you can—that’s the reason these companies exist. While people often want to handle all their landscaping needs on their own (including fertilizing grass, aerating it and keeping it looking healthy) sometimes the cost of buying the correct lawn care products can add up to more than simply having someone do the job for you. If you don’t want to spend a ton of time or money on the work, trusting a professional might be your best bet. Blanton says you should ask your realtor to give you recommendations for good lawn care companies that can help keep your lawn looking good for a great price. chill in the air is just the nudge gardeners need to look over the houseplants that have spent the warm months outdoors and bring them inside for winter. Most popular houseplants are of tropical origin, meaning they won’t tolerate freezing cold. And despite the Piedmont summer heat, we can count on it freezing, sooner or later. So now is the time to bring in your plants and give them the best and brightest spot in your house or apartment. Even if you kept them on a covered porch, they are accustomed to a higher level of light than they’ll get indoors. A window facing west or south should be good enough, even in the shorter, dimmer days of winter. While they required steady watering during hot weather, the ritual of watering should slow down now—but you still need to keep watch. Plants that have been in a pot for some time may have filled it with roots, leaving less room for soil to hold water. That means you still have to pay attention to watering, just not in the daily way

you did all summer. And some plants, especially the weeping fig, are famous for dropping leaves when they move to a different amount of light. Do your best to prevent wilting, which leads to yellow leaves. Another cause of yellow leaves is low humidity, which is to be expected in a house with the furnace running. Avoid this by setting your plants on a saucer or plate with pebbles and water, so that a little mist rises as the water evaporates. Be sure to use a saucer or plate that water will not seep through and possibly damage the floor or furniture. Clear plastic saucers are sold widely, are inexpensive and will do the job. Don’t let the bottom of the plant sit in water, however. Keep the water level just below the bottom of the pot. Slower growth also means less fertilizer. But some will be helpful. About once a month, through this semi-dormant season of autumn to late winter, add house plant fertilizer to the watering can at half strength. That should keep the foliage green. H|D
Ask Nancy Q: . How can I protect my tulips from squirrels that like to dig up the bulbs after I plant them?
A: First, take up all the bits of the brown paper-like material that covers the bulbs. The scent will draw squirrels. Second, while the soil remains loose in the days and weeks after planting, cover the area with a large plastic plant tray that annuals are sold in. Anchor it with a brick or large rock. This also works to protect potted tulips, which seem even more vulnerable than ones in the ground. Place the tray upside down so that it covers completely one or two pots. : I live in a subdivision with recorded deed restrictions that address the use of the property, but the restrictions have no provisions for the establishment of an HOA, maintenance assessments, dues or fines. The developers recorded a letter of authority to the HOA that states the homeowners “may” join the HOA. The HOA has created bylaws that purport to automatically make every homeowner in the community a member and has begun invoicing owners for dues. The HOA is also notifying closing attorneys that dues are owed and should be collected at closing. The HOA and letter of authority transferred no real property, and common areas of the subdivision are all in the public right-of-way. The subdivision does have entrance signs, irrigation and lights on the signs that the HOA maintains. Is it legal for this HOA to impose mandatory dues, fees, assessments or fines with no authority to do so appearing in the recorded deed restrictions for the property?

: In general, HOAs have only the purposes and authority that are granted to them by state statutes, the recorded declaration of covenants, conditions, restrictions (the CCRs), the bylaws, and the HOA’s articles of incorporation. For an HOA to impose mandatory assessments on lot owners, the CCRs must specifically indicate that owners are subject to assessments by an HOA just by virtue of owning a lot in the deed-restricted community. If your CCRs do not have language mandating the payment of assessments or membership in an HOA, then those obligations cannot be imposed upon you without your written consent. Based on your reference to a recorded “letter of authority,” there may be more to your story. I suggest that you engage an experienced real-estate attorney to review all of the recorded documents before concluding that you are not obligated to pay assessments or be a member of the HOA. H|D

Are No-Penalty CDs a good choice? By Sabrina Karl When putting your cash into a bank or credit union, there are more choices than plain vanilla savings accounts and conventional certificates of deposit. One hybrid product to consider is a no-penalty CD as it balances the quest for maximum returns with the desire for easy access to your funds should you need them.
