hile the Queen City is full of new construction, modern high rises and contemporary chicness, there are still pockets where its rich history is carried on and celebrated today. Buyers flock to these neighborhoods for their uniqueness, character and the story each creaking floorboard tells. “From the parquet floors to the beautifully grained woodwork and hand-carved fireplace mantels, historic homes have an alluring charm and mystique that can’t be duplicated in a new home,” says Frances Miller with Premier Sotheby’s International Realty. “I grew up in historic homes—my mom and dad are historical fanatics,” says Miller, who lives in a Dilworth bungalow built nearly a century ago. “From personal experience, I can say there is so much to be said for holding the heft of history in your hands each day, in being the current caretaker of a historic property and adding your piece to the history that already saturates the walls, floors and windows.”

In Charlotte, six designated historic districts exist where time stands still and cookie cutter homes are virtually unheard of. “These neighborhoods— Dilworth, Fourth Ward, Plaza Midwood, Wilmore, Wesley Heights and a small portion of Myers Park—set the tone for much of what Charlotte is today,” says Miller. “Homeowners who live within the historic district respect the heritage, design and thought that went into the development of these original neighborhoods and strive to maintain that integrity and character.” Even though historic homes beckon with the tradition of yesteryear, many in the Charlotte area have been renovated to suit the modern lifestyle. “These homes tend to be made of many small rooms, and today’s buyers prefer a larger, more open feel, so it’s not uncommon to see a home go from four smaller living area rooms to one big space,” says Sarah Martin with Savvy + Co. Real Estate. “They’ll also keep a lot of the home’s unique features and quirks but give it a ‘facelift’ with updated kitchen and

bath countertops, cabinets, paint colors, plumbing fixtures and things like that.” During the renovation process, Martin says it’s wise to be prepared for some “bumps in the road” and surprises—both good and bad—along the way. “Buying a historic home is a wonderful idea and can be very rewarding,” she says. But buyers also need to expect the unexpected— “Who knew there was a staircase behind this wall?”—and understand there might be a little more time and financial investment needed. But overall, an investment in Charlotte’s local historic districts proves to be a wise one. “All these historic neighborhoods are in fantastic locations and provide easy commutes to almost anywhere in the Charlotte area,” says Miller. “They’re close to town, highways, shopping and restaurants, and there will always be people smitten with being able to own a part of history. In my opinion, this segment of the market will continue to hold appeal and value for many years to come.”

for sale by owner When it comes to selling your home, it’s probably best not to go it alone

he latest news about for-sale-by-owner homes, or FSBOs, seems counterintuitive. Lots of markets, including Charlotte’s, are booming. Some homes are selling in days, and average prices are rising. Wouldn’t it make sense for sellers to try their luck with those kinds of odds? Apparently not. Only 8 percent of recent home sales were FSBOs, according to the 2017 Profile of Home Buyers and Sellers from the National Association of Realtors. For the third year, that’s the lowest share recorded since 1981, when the report was created. Area Realtors won’t get specifics on the Charlotte market for several months, so a direct comparison to the latest national figures isn’t possible. But Roger Parham, president of the Charlotte Regional Realtor Association, says Charlotte tends to track with national trends. “I haven’t had to deal with more than one FSBO this year,” he says.

There’s basically one reason owners try to sell their homes without agents: They hope to avoid paying commissions. There are umpteen reasons why they might not want to try. Selling is a lot more complicated than it used to be. The more I learn about the due diligence provisions in the standard contract, for instance, the more complicated that process seems. It’s part real estate, part psychology. Pricing is crucial, and it’s complicated, too. What’s more, aggressive buyers often demand discounts from sellers who aren’t paying commissions. Parham, who’s with Allen Tate and on the board of directors of the NAR, explains it this way: If you sell your home yourself, you’re likely to deal with a buyer’s agent, and might have to deal with lenders, inspectors, surveyors and appraisers. “There could be more than a dozen people,” he says. “I deal with those people every day—and any

one of them can kill your sale.” If homes are indeed selling in days in your neighborhood, you might not need marketing, he says—but you’ll need someone to guide you through the convoluted process. Here are a couple more tidbits from the report: FSBOs sell for less than those handled by agents. FSBOs sold for a median price of $190,000 last year. That’s up from $185,000 the year before—but still lower than the median of $250,000 for homes sold through agents. Homes sold by their owners sold more quickly than those sold with the help of agents. Fifty-eight percent sold in less than two weeks. That doesn’t seem to make sense at first glance, either, but the report says that’s because the buyer is often someone the seller knows. I’m betting owners in slower markets, especially those that have missed out on the appreciation of the past few years,

are more likely to try to go it alone. And that owners in robust, appreciating markets are more comfortable hiring agents. That could help explain some of the nuances and apparent contradictions in the report. So, should you try to sell your home yourself? My wife and I have done it, as I’ve written before. Back in the 1980s, I stuck a sign in the front yard one morning before taking our son back to college. My wife and a buyer’s agent were waiting at the kitchen table when I got home at the end of the day. We were very lucky. Since then, we’ve relied on seasoned pros. Parham says he and other Allen Tate leaders talk to agents about do-it-yourself sellers. “We tell our agents, ‘When you come across FSBOs, be nice. Within a few weeks, maybe 30 days, they’ll be calling...’” H|D

Put scent in your landscape

F

ragrance in the landscape is something many people desire but don’t always get. That is because shrub selection tends to be governed by the color and timing of flowers as well as size and usefulness for such purposes as an evergreen screen. Yet fragrance is not that difficult to achieve. Some shrubs, such as the famous gardenias, produce robust amounts of scent when in bloom, while others are more subtle, drawing you closer to sniff and enjoy. For robust scent, several shrubs that are less known stand out and can be added to the landscape this fall. For spring, there is the outstanding Korean spice viburnum—a dense, deciduous shrub, possibly 6 feet tall, that produces intensely fragrant clusters of white flowers flushed with pink. There is much to choose from among viburnums these days, but this should certainly be considered if only for the strong scent. A second choice, and this is for scent and bloom in late winter, is Daphne odora. The

winter daphne is a lovely, small evergreen that is slow growing and makes a great choice for a visible, shady spot near the front door or along a walkway. It eventually reaches several feet high and demands high planting so the root ball is not sunk into the surrounding soil where it can be highly susceptible to root rot and drop dead. By high planting, I mean to set only the bottom couple of inches of the root ball into the soil. Then add light soil to cover the rest of the root ball and top with mulch such as pine needles. This helps ensure the soil drainage the plant demands. A third producer of robust scent is wintersweet, which is an early-to-mid winter bloomer that makes a statement both with size and scent. The blooms of Chimonanthus praecox are yellow on the outside and purple on the inside, and the shrub is a big one, rising 10 to 15 feet tall and maybe 8 feet wide in a sort of fountain shape. Though it is a space-grabber, wintersweet is worth it for its great winter inter-

When it makes sense to refinance By Sabrina Karl When you took out a mortgage on your home, chances are you choose the best option for your needs at the time. But because personal and financial situations change, as do housing markets and interest rates, the best mortgage for you today is not always the same one you currently own. That’s when it may be time to refinance. Even though refinancing isn’t cost-free, it can be a smart move for a wide range of reasons. Probably the most common motivator is to lower your mortgage interest rate. If currently available rates are 1 percent or more below your existing APY, refinancing may be worth the cost to lower the amount of interest you pay and therefore your monthly payments.

Another attractive reason to refinance is if you hold an adjustable-rate mortgage (ARM) and either decide you’ll be in the house long enough to make a fixed-rate mortgage pay off, or see that your ARM is now charging more than currently available fixed-rate mortgages. But there’s still another frequent reason for refinancing, and that’s to turn home equity into cash for other purposes. If you refinance to a loan amount that’s higher than your current mortgage balance, you’ll receive the difference in a payout. Many homeowners take advantage of this opportunity when they need to fund a large purchase or a home renovation project.
