ocated just southeast of Uptown, Union County is one of the fastest growing areas in North Carolina. Offering safe, family-friendly living and the perfect combination of rural and retail, it’s no wonder this vast county and its charming small towns are in such high demand. “Union County has that small town Southern charm with an Uptown spin on food, fashion, and art,” says Deb White with Helen Adams Realty. “Coupled with the lower taxes, a diverse range of housing options, and great schools, it’s a win-win for homebuyers looking to have it all.” Stacey Sauls of The Stacey Sauls Group with Keller Williams Realty lives in Marvin and says her relocation clients are especially drawn to Union County for the school system, low taxes—“in relation to Mecklenburg County”—and all the athletic fields and parks. “The whole area has a really friendly and inviting feel with all the people cheering on their kids at sporting events, gathering at the farmers’ markets on the weekends, and attending the various parades throughout the year.” One of her favorite parts, however, is the accessibility. “We are so close to all the shopping and dining on Rea Road, and it’s only a hop, skip,
and jump to downtown Waxhaw,” she says. Known as one of the most quintessential small towns in the area with its quaint mom-and-pop shops, inviting sidewalks, and bustling Main Street, Waxhaw is also steeped in rich history with buildings dating back to the 1800s. “It adds to the charm of the area,” says Sauls. “The Museum of the Waxhaws and the Andrew Jackson Memorial are also there. It’s a nice celebration of the town’s past.” Looking towards the future, the connectivity of Union County is only getting better thanks to the highly anticipated completion of the Monroe Expressway. “It’s going to be awesome for the area,” says George McDowell of The McDowell Team with Premier Sotheby’s International Realty. “What’s happening is drivers will ultimately be avoiding 26 lights on Highway 74—I counted them one Sunday morning—thus allowing those in the eastern Union County area to get to Uptown in a little over 30 minutes if it’s not prime rush hour time.” Imminent growth is sure to follow making the area even more desirable. “I think the areas along the interchanges are going to boom,” says McDowell. “People who live

there now have a pretty long drive to grocery stores and retail centers, so if things start developing similar to what they have along I-485, then I think it’s going to be good for everybody.” Another perk to living in Union County? According to McDowell, it’s the lake life. “A lot of people don’t realize it, but there’s a beautiful lake here in Union County called Lake Twitty,” he says. “What’s cool about it is, if you want to live on the lake and be within 40 minutes of Uptown Charlotte, you can do that here.” Beyond the lake, there’s a multitude of housing options from luxury golf course communities, amenitydriven neighborhoods, large acreage lots, and more. “Union County has a neighborhood to fit most lifestyles,” says White. “It all depends on what stage of life you’re in. There’s an array of golf-course communities, downtown loft apartments, subdivisions with fantastic amenities, and there’s even a neighborhood with an airport runway.” As for the market, it’s great. “Union County’s real estate market is doing very well,” says Sauls. “Being a desirable area has increased home values, and overall it’s just a great place to put down roots. I love it here.”

ost of us know having homeowners insurance is a smart way to protect ourselves financially in the event of a disaster. But what many of us don’t know is exactly how much coverage we need, what type of damage is fully covered, or what discounts we may be missing. To help sort out what’s what, our experts are here to share the top things

property and they decide to sue you,” says Robin Price, president of Allen Tate Insurance. “Homeowners insurance is required to be in place prior to closing on a home purchase to protect the homeowner and the lender who holds the mortgage.” HOW MUCH COVERAGE YOU NEED Simply put, the better your coverage, the less you will have to pay out of your own pocket if an accident occurs. It’s a good idea to insure your home for replacement value, which is the amount needed to rebuild and replace its contents. To calculate this, your insurance agent will use a replacement cost estimator, and they may also inspect your property to make sure it is insured for 100 percent of the replacement cost. “It is always important to note that home insurance is based on replacement cost values and not on market values,” says Drew Patterson, a
private client manager with Windermere Insurance Group. “Our clients buying in Madison Park, Sedgefield or Elizabeth will generally have a lower insurance value than what they are purchasing a home for.” REPLACEMENT COST VS. ACTUAL CASH VALUE If you have the option to insure your home and belongings for replacement cost or actual cash value, Patterson recommends the former. “The homeowner never wants to see the term ‘Actual Cash Value’ in their policy,” he says. “’Actual Cash Value’ is a loss settlement option where the insurance company would pay the depreciated value for the home or contents. ‘Replacement Cost’ is replacing old with new, which makes it the desired loss settlement option.” WHERE TO SHOP AROUND The good news is you’re not required to buy insurance from the company your

lender recommends. “You may elect to use any insurance company you like,” Price says. “An independent insurance company (like Allen Tate Insurance) allows you to shop from a variety of regional and national insurance carriers to provide you with the best coverage for your individual needs at a competitive price.” You can also use sites like insurancequotes.com or netquote.com to get free home insurance quotes.
“This policy is known as an ‘open peril’ policy, which means the policy must specifically state that a loss is excluded for no coverage to exist.” While standard home insurance policies will cover theft, vandalism, fire, windstorms, lightning, hail, and liability, earthquake and flood coverage are not included in the North Carolina homeowner policy. WHERE TO FIND THE DISCOUNTS Homeowners will typically receive a 10- to 15-percent discount by insuring their home and car with the same company, but what many may not realize is some insurers will offer lower prices for installing things like alarm systems or replacing a roof. “We are starting to see additional credits related to homes becoming ‘smarter,’” Patterson says. So upgrades like lightning suppression systems, generators, security systems, and water flow devices that detect leaks can all translate to big savings. And in most states, including North Carolina, having a good credit score can lower your insurance premiums as well.
WHEN TO FILE A CLAIM (AND WHEN NOT TO) Patterson says most insurance companies react better to large claims than small ones. “Frequency is viewed worse than severity,” he says. “Insurance companies are great at getting small losses back from the homeowner through the loss of ‘claims free’ credits.” In other words, think twice before making a smaller claim because it can cause your current rate to soar.
WHAT TYPE OF DAMAGE IS ACTUALLY COVERED Homeowners often learn too late that flood insurance is not included in a standard policy—so it is crucial to know exactly what damage is covered in the event of a disaster. “The HE7 is the broadest homeowner form offered in North Carolina,” Patterson explains.

HOW OFTEN TO REVIEW AND UPDATE YOUR POLICY “Annual checkups are always good to review your policy and make sure you have not had any life changing events (marriage, birth or adoption of a child, child going off to college, etc.) that might affect your coverage,” Price says. Additionally, if you have a homebased business, your insurance agent can help make sure you have proper coverage and protection. If you want to offer your home as a vacation or rental property, you’ll need a different type of coverage as well.

hink daffodils, think yellow—but the sunshine color is not your only choice when picking daffodils to plant this fall. The choices extend well beyond the beloved solid yellow daffodils such as Carlton or Dutch Master that are so loved. But both pink and orange are such spring-like colors that it’s great to add them to flower beds or container gardens, just to add a little interest. Look over the array of boxes holding fresh bulbs in garden centers, or flip through the catalogs for a glimpse. These varieties tend to include pink or orange as the center or edgings of cream or white daffodils. For example, the Salome daffodil is considered pink for its lovely pink center ringed in white petals. This is a long-lived, high-performing daffodil that has been around a long time and stands out in a flowerbed. Fortissimo is more dramatic, hav-
ing a bold orange center cup ringed in bright yellow petals, a standout. Not only is the color bold, the blooms are large, and can be 6 inches in diameter. Professor Einstein is another choice, but its reddish-orange center has white petals all around it. Expanding your color choice allows you to cater to your particular tastes as well as offering contrast to other spring colors, such as the bright azaleas in bloom with the daffodils. October is a great month to pick these bulbs, but you can delay planting until November to allow time for bed preparation. Don’t overlook the chance to plant daffodils in large containers, where they will prosper. Topping them with pansies of a great color, perhaps purple pansies over yellow daffodils, gives dramatic results and extends the time of enjoyment because pansies have a very long season of bloom. A: Leave them in the pots. The foliage will die down naturally with cold weather. But the roots will do well in the pots and be ready to send up new growth in spring. Why 15-year mortgages are worth a look By Sabrina Karl The 30-year fixed mortgage is the apple pie of home financing, with roughly 9 in 10 borrowers choosing the long-term option. But that doesn’t mean it’s your only or best choice. For many homeowners, a shorter 15-year loan offers considerable savings.
option. Over 30 years, a $150,000 mortgage at 4 percent will cost about $258,000. Meanwhile, borrowing the same $150,000 for 15 years at 3.25 percent will cost just $190,000, saving you almost $70,000.
There are just two differences between 15- and 30-year mortgages: first, the length of the term, and second, because the lender’s risk with you lasts 15 years instead of 30, the interest rate. A rule of thumb is that 15-year rates run about 0.75 percent lower than their 30-year siblings.
Of course, the benefit doesn’t come without its trade-off. The monthly payment for the 30-year loan will run about $716, while the 15-year mortgage will require committing to a $1,054 payment.
For most borrowers, the choice comes down to affordability. A 30-year loan offers the lowest monthly payments, allowing the flexibility to buy a more expensive home than you could with a 15-year term, or leaving more money for competing priorities such as retirement or college.
Still, if you can afford the higher payment and your income is reliable, the 15-year term will save a considerable sum, and get you debt-free sooner. Indeed, it’s a particularly great option for those approaching retirement.
