what’s new? compiled by Whitney Berongi
letter from the editor One thing I love about Charlotte is there’s never a shortage of things to do. Although, being a homebody myself, my idea of a good time is curling up on the couch with a glass of red wine and a magazine. That’s why I’ve loved working in various capacities with The Charlotte Observer over the past seven years—it’s given me the opportunity to meet fascinating people and discover many of the city’s hidden gems that I normally would have been too introverted to do on my own. We like doing the same for you—taking you inside stunning homes you wouldn’t normally get to see, giving you a local’s “tour” of Charlotte’s hottest neighborhoods, introducing you to designers and, this week, inviting you to two events. One is an expo for Baby Boomers, covering everything from 55+ communities (with our very own Allen Norwood—check out p.20) to planning your next vacation.
STUDENTS BENEFIT FROM DAVID WEEKLEY HOMES SCHOOL SUPPLIES DRIVE David Weekley Homes recently hosted its third company-wide CARE School Supplies Drive in 18 cities across the country. In Charlotte, school supplies were collected for HopeMatch, an organization that provides services and assistance to underserved families in the Greater Charlotte area. Approximately 2,700 items were collected from homeowners, team members and vendors during the drive. Sixty team members sorted the supplies and delivered them to the organization so students could begin school with the tools needed to be successful. In addition, a donation was made to HopeMatch to purchase a new laptop for the organization. The drive was an initiative of the company’s CARE program, which is a charitable and volunteer program that partners team members, homeowners, homebuyers and community partners with nonprofits to make a positive impact in the communities where Weekley builds. This is accomplished by company team members volunteering countless hours to different organizations in their communities. Visit davidweekley. com for more information. ALAN SIMONINI HOMES ANNOUNCES PHASE II RELEASE PARTY – SOUTHPARK CITY HOMES Potential homebuyers and agents are invited to the Phase II Release Party of Alan Simonini Homes in the SouthPark City Homes community on Saturday, Sept. 23, from 10 a.m. to 2 p.m. Visitors can tour the model unit and pick out the location of their new home in Phase II. The three-story townhomes feature two to four bedrooms with three full baths, a two-car garage and an open chef’s kitchen. Homes range from 3,104 to 3,137 square feet and come with an optional elevator. Priced from the $600,000s, SouthPark City Homes is a 26-home development with 13 homes sold in Phase I already. There are two homes available for immediate occupancy and all of the remaining homes are under construction. In addition to the Phase II Release Party, visitors can stop by the model home Monday-Friday, from 11 a.m. to 6 p.m., and Saturday and Sunday, 1-5 p.m. For more information, please call Kevin Thompson at 704-724-7466 or visit southparkcityhomes.com. Email real estate news to homedesign@charlotteobserver.com.
The second is the Chinese lantern festival at Daniel Stowe Botanical Garden (p.28). So feel free to grab a glass of wine and curl up on the couch with your issue of home|design...then, go mingle at one of the Queen City’s hot community happenings.

R
ooted in history, steeped in tradition and yet open to innovation, York County stands out for its intriguing mix of old and new. Quaint downtowns rich in Southern hospitality mingle with booming new developments, while the natural beauty of the mountains and picturesque Lake Wylie offer serenity with their stunning landscape. Spanning the North and South Carolina border, York County offers a “one-size-fits-most” lifestyle that appeals to the modern homebuyer. “Old is new again in York County,” says Robin King with The Robin King Group of Allen Tate Realtors. “This county is absolutely steeped in history, and I’m finding buyers are drawn to it.” From historic King’s Mountain State Park—where the Patriots defeated the British and Nanny’s Mountain was mined for iron in the Revolutionary War—to the quaint revitalized downtowns, King says York County is a gem for history enthusiasts. “This county has preserved the historic monuments and turned them into beautiful state parks for hikers, campers, horseback riders and history buffs. It’s really unique,” she says. York County’s small historic towns only add to the appeal. Renovation efforts have transformed the
downtowns of York and Clover into walkable communities sprinkled with modern shops and restaurants housed in historic buildings. In downtown Clover, the streets are lined with “yesteryear homes,” says King. Investors are renovating the homes, she adds, preserving their historic features and adding in modern conveniences, making them a win-win for homebuyers. “They love owning a piece of history.” But that’s not the only draw. Many buyers head south of the border for lower taxes, award-winning schools and the relaxing lake lifestyle. “Fort Mill, Tega Cay and Lake Wylie have seen tremendous growth in the past few years due to the close proximity to Charlotte, lower tax structure and school systems,” says Drew Choate with The Lake Wylie Man Team of Wilkinson ERA Real Estate. “But my favorite part is the lake. My family spends a lot of time on the water, and it’s a great place to simply wind down and enjoy the outdoors.” Lake Wylie’s 325 miles of shoreline offers an outlet for those seeking respite from the excitement of Charlotte and those seeking adventure out on the water. “There are competitive ski and wakeboard teams, paddleboarding groups and sailing clubs,” says Choate. “And then you have the lake

communities where you can enjoy a very casual lifestyle and enjoy getting outdoors and out on the water. There’s a good mix.” While lakefront properties are highly sought after and “command a premium price,” according to Choate, there are also many non-waterfront communities offering amenities or larger, more private lots that are popular with buyers. Citing Baxter Village and Springfield in Fort Mill, Laurel Creek and Meadow Lakes in Rock Hill, River Hills and The Coves in Lake Wylie and several on the Allison Creek Peninsula in York to name a few, Choate also mentions heading west for high-acreage lots. “That’s where buyers looking to have more privacy and that ‘away-from-it-all’ feeling can find what they’re looking for,” he says. York County’s wealth of offerings has catapulted it into the spotlight, and, as a result, the real estate market is booming. “New apartment complexes, both entry-level and luxury neighborhoods, are popping up everywhere, and communities close to the Catawba River like Riverwalk in Rock Hill have seen very strong sales this year,” says Choate. “Our office had a record year, both on and off the lake, in 2016, and it looks like 2017’s activity will surpass that.”

Glamour Simple touches will transform any style from flat to fab by Vicki Payne
I
ndustrial, farm house, minimalist, mid-century modern, contemporary, transitional—all labels used to describe today’s design trends. Each has a distinctive look and style. But when executed, most of these looks lack one important element: glamour. I’m not talking about old Hollywood and starlets. Glamour décor has charm, appeal, attraction, opulence, bravura, polish and panache. You can transform any style

with touches of glamour. For example, industrial décor features lots of metal and reclaimed wood, reminiscent of bygone factories and mill houses. The more rustic and simple the lines the better. Upholstery substrates are generally a combination of leather and neutral linen fabrics. The colors include wood tones, black, gray and brown. Exposed brick walls, distressed wood floors and worn oriental rugs provide the perfect backdrop. Glamour can soften the hard edges associated with the industrial look by simply introducing luxurious fabrics, like cut-velvet brocades and exotic skins, to upholstery pieces. Define the windows by painting the mullions black, and add
homes.charlo+e.com
warmth to the space by dressing bare windows with stylish lined linen drapes. Keep them pulled back, and allow the window’s black bones to show. Mid-century modern is a style that screams out for glamour. Instead of using orange or turquoise tweed fabrics on upholstered chairs, experiment with buttery leathers. The Salon chair from Baker is a show stopper, upholstered with soft, cream leathers. Don’t forget your background—dress your walls with a rich grasscloth or metallic wallpaper. The Nara chest by Bill Sofield featuring distressed gold redefines modernism. Magnolia Home has brought farm house décor front and center. The basics include a monochromatic color scheme:
shades of white, pale gray, taupe and soft green. Appealing is the recycling and repurposing of ordinary items into one-of-a-kind accessories. Without glamour, the room can end up looking like a flea market. By introducing fresh white flowers and fern-like houseplants, old painted items take on an unsoiled appearance. Transform the room with a sparkling clean crystal glass chandelier. Sometimes, glamour is a combination of the exterior and interior. The great view out of a high-rise apartment brings it into the entire space. Your job is not to distract from that natural glamour. Most homeowners give little thought to creating a landscape based on how
it impacts the interior view. This is what designers call “The View Corridor.” Baker Furniture selected the perfect setting to photograph the Lola chaise by designer Laura Kirar. They know how important it is for design and function to work together, and the photo serves as a brilliant example of how to create bravura with a classic piece of furniture and a stunning view corridor.

e were touring the models at Cresswind, a new 55-plus community going in near Mint Hill, when we ran into a couple of prospective buyers. Serious shoppers, judging from the sheaf of papers under one fellow’s arm. After running into the same pair at the next model, my wife and I started chatting with them. I explained that The Charlotte Observer will host CLT Boomer Expo on Oct. 7—more about that free, day-long event in a moment—and the folks from Cresswind will be there to answer questions. I’ll participate, too, so I asked what sorts of questions they’d considered while evaluating 55-and-older communities. For instance, a few buyers have told me they were surprised to learn after they moved in that their monthly owner’s fees didn’t cover all the landscaping and exterior maintenance they thought it would. Of course they had asked about the amount of the fee—but, in their excitement, they just hadn’t asked all the related questions.
SPECIAL ADVERTISING SECTION . THE CHARLOTTE OBSERVER . SATURDAY, SEPTEMBER 9, 2017
The fellow with the papers under his arm said, indeed, some communities handle front landscaping only, while some take care of the entire yard. Some handle certain exterior maintenance; others, like Cresswind, don’t. He shared the cost of fees at popular communities he’d visited and what the fees cover. Now, that’s how you do your homework. The homes at Cresswind range from about 1,450 square feet to more than 2,500 square feet. You can learn more about floor plans and pricing at kolterhomes.com/newhomes/cresswind-charlotte. The six models are bright and open. Ceilings range up to 11 feet and doors are 8 feet tall. Boomers do love their granite and stainless steel—and there are plenty of optional upgrades on display. Kolter Homes, like other top 55-plus builders, understands its customers. The fellow with the papers said they might upgrade the most public areas, like the kitchen, and be a little more frugal in the guest suite.

Makes sense. And I’ve heard a few buyers say, if they had to make such choices again, they’d spend more on outdoor spaces and less on the costliest quartz countertops. When you downsize, outdoor spaces loom large. If you have questions about a move to a 55-plus community, drop me an email. I’ll raise them at the event. Better yet, join us at the CLT Boomer Expo from 10 a.m. until 4 p.m. on Oct. 7 at Olde Mecklenburg Brewery, 4150 Yancey Road. The folks from Cresswind will be part of a question and answer session from 11:30 a.m. to 12:15 p.m. Observer Food Editor Kathleen Purvis will host a session at 10:15 a.m. Mann Travels will help you plan your next big trip beginning at 12:30 p.m. Others on hand will include author Sarah Crosland, Bath Fitter, Blue Waters Financial, Carroll Financial, Mellow Mushroom, Mint Museum,

hen designer Jacy Painter Kelly was asked to design the interior of a model home in the Bailey Springs subdivision of Davidson, her goal was to appeal to families with young children who were looking to move to this up-and-coming neighborhood. With the help of designer Kerri Robusto, her partner at 431 Designs, Kelly successfully took a blank canvas and created a colorful and stylish interior that made this new development the envy of homebuyers everywhere. For Kelly, who also owns Jacy Painter Kelly Interiors, this project appealed to her background in pre-construction design and new builds. “Since it was a model home, we had about four months to plan and purchase,” she explains. “Once the floorplan was chosen (by the builder), we made all the interior selections including flooring, lighting, paint colors, cabinets and tile.” They were also tasked with furnishing the entire home,

which was about 3,000 square feet. Because the neighborhood would cater to growing families, their goal was to appeal to this demographic with a mix of organic materials, modern accents and unexpected pops of color at every turn. “We dedicated two bedrooms to children and designed the bonus room as a playroom/younger hang-out space,” Kelly says. “We wanted to use lots of color on this one and keep it casual and fun since the floorplan was less formal and more open.”
For their design inspiration, Kelly and Robusto didn’t shy away from bold color choices, and they got especially creative with different shades of blue. They even painted the entire fireplace—from floor to ceiling— navy. “We wanted the palette to put people in a good mood,” Kelly says. “We started with the window fabrics in the main spaces and drew inspiration from there. They were loaded with color, and we carried that into all the other spaces in fun ways. We pulled in bright patterns as well to

show how possible it is to mix patterns and maintain a cohesive look.” When it came to selecting the furniture, fixtures and finishes, they looked for unique items that were neutral enough to balance some of their bolder accent pieces. “We started with a furniture layout on paper for each room,” Kelly says. “That helped us narrow down each piece for each space. challenge to the job. “This meant we didn’t have constant access to a space and had to make a lot of selections based on paper plans,” Kelly says. “Once we got keys to the space, we had to make a couple of small swaps as things had changed during construction—but we expected that.” The result was an eclectic mix of modern and glam that blended the best of both Kelly and Robusto’s design styles. “This model has definitely gotten the best response out of any models we’ve completed,” Kelly says. “It’s been a couple years since we wrapped this one up, and we both still have clients mention

the color and vibe when talking about their own wish lists.” For homeowners of new builds starting with their own blank canvas, this design team offers a few tips. “Start neutral with the big pieces, like couches, and then mix in color from there. It’s less scary because it’s easier to change down the road,” Kelly says. And if incorporating lots of color feels too daunting, use different shades of the same color, or opt for a colored accent wall instead of painting the entire room. “Don’t be scared of using color in unexpected places,” Kelly adds. “Like the pink counter stools.”

hina has come to the Daniel Stowe Botanical Garden, bringing a wealth of its culture to the garden this fall. The event is a Chinese Lantern Festival, running now through Oct. 29, that features about 800 handmade illuminated figures of animals and plants from all corners of the world—everything from pandas, cheetahs and giraffes to flamingos, frogs and tulips. Stowe management said this is the largest exhibit in the garden’s history. While the lighted lanterns fashioned into flora and fauna are the star attractions of the event, the festival includes Chinese folk art and crafts, Kung Fu shows, shadow plays and a marketplace. Some flower beds and gardens have been refashioned to create naturalistic, Asian-inspired plantings with such plants as Japanese maples, ornamental grasses, bamboo and ferns to enhance the lighted display. While the display is visible and enjoyable in daytime, its lighted beauty

across more than 12 acres will be most beautiful during special evening hours this fall. The hundreds of shapes and figures in the show are the product of Hanart Culture, which has had previous shows in North America, including the Canadian city of Calgary, Alberta, plus Dallas,Texas, Boca Raton, Florida and the Washington, D.C. suburb of Vienna, Va. Some of the exhibits have been used before, some have been partially refashioned and some are brand new, the work of 19 artists the company brought from China, says president George Zhao. A few artisans will stay to keep the lanterns in top form through the fall, he adds. All are handmade, largely created by shaping wire into forms such as small butterflies or tulips to larger ones such as big bears to convey the event’s theme of “The Wild,” which is apt for the display of wild animals in a large botanical garden
such as Stowe. Animal life from all seven continents are included, including the penguins of Antarctica. Strings of LED lights, a far cry from the candles used in olden times, are arranged carefully so all parts of the figure are lighted naturally—not too dark or too light. Weatherproof satin fabric covers each form, and artists spray specially made, long-lasting paint to create the most realistic look possible, says Zhao. That requires a precise eye and close attention to detail, such as eyes and the texture of fur. The festival also gives the garden an opportunity to emphasize plants from Asia with various ones rearranged and such traditional Asian garden elements as rock and raked sand added to complete this fresh look at Asian culture in the Piedmont.
IF YOU’RE GOING Special evening hours for the Chinese Lantern Festival at Daniel Stowe Botanical Garden are 5:30 p.m. to 9:30 p.m, Wednesdays through Sundays until Oct. 29. The garden is at 6500 S. New Hope Road, Belmont. Advance tickets bought online are reduced. Further details, admission prices and events: DSBG.org.

How do high-interest checking accounts work? By Sabrina Karl Imagine a checking account with all the standard transactions you’d expect from a checking account, but paying 2, 3 or even 5 percent interest on your balance. Since most checking accounts pay no interest at all, and even the top-paying savings accounts in the country offer less than 1.5 percent, you’d be smart to ask, “What’s the catch?”
to be signature, not PIN-based, transactions.
These accounts are typically called “high-interest checking accounts”, and though they have a number of strings attached, they aren’t a scam. They’re legitimate accounts, usually offered by smaller banks and credit unions, that simply have very specific requirements for earning the off-the-charts interest rate they advertise.
One caution is to check the account’s balance cap. Most highinterest checking accounts specify a maximum balance that can earn the high rate, with anything above that threshold earning zero or near-zero interest. Sometimes the balance cap is an accommodating $10,000 or $20,000. But accounts with caps of just $1,000 or $2,000 won’t be worth your trouble.

A typical requirement is 12 debit transactions per statement cycle, and I’ve even seen an account requiring 20. The purchases will also have
If frequently using your debit card is easy for you, a high-interest checking account could significantly boost the interest you earn from your regular banking. Just be warned that the bank will only pay that chart-topping rate in months where you meet every requirement.
Other typical stipulations include paying at least some number of bills online each statement cycle, setting up direct deposit, and at some banks, opening a credit card with that institution. Signing up for electronic statements is almost always required.

Points quoted include discount and/or origination. Fees reflect charges relative to the APR. VA Mortgages include funding fees based on a loan amount of $165,000 with 5% down payment.
