of Alain Pinel Realtors notes that the local market has more recently cooled with extremely low inventory amplified as a result of the holiday season. Although the foreign investor surge has diminished to some extent, there is still a strong pool of buyers, mostly from China and the local technology sector. Hake anticipates a rise in interest rates, but not enough to dramatically affect the market to any great extent.
“The coming year will likely mirror what we just experienced this past fall, with one to three offers being the norm and only the best properties in prime locations experiencing the frenzied, multiple offer presentations,” says Hake.
Appleton-Young predicts healthy sales growth for California and says the Bay Area may be limited by the rigid market competition and lack of local housing options. Yet, she also foresees a number of market opportunities for 2016. For instance millennials, who are primarily renters, have interest in becoming firsttime buyers. Appleton-Young also predicts first time homebuyers who bought with tax credit in 2009 are ready to trade up.

ILLUMINATING SPACE:
TODAY’S LIGHTING TRENDS
8 | APR.COM
When it comes to real estate one thing is for sure–the right light can enhance any space. From LED recessed lights to rustic chandeliers, mid-peninsula homes have incorporated a range of lighting into entertaining and living quarters. “The most important thing in residential interior design is lighting. It’s like having a beautiful painting, but no one can see it,” says Sandeep Sood, principal of Renovation and Design, Inc.
Home lighting can generally be summed into three categories: task, accent, and ambient lighting. Task lighting is often used for reading, shaving, or chopping vegetables. Accent lighting draws attention to certain objects or works of art, whereas ambient lighting illuminates the room as a whole. “Light controls what you see next.... Interior design is all about eye movement. It should be a non-interrupted view. A jerky reaction happens when your eye stops and doesn’t know when to move next,” says Sood. RECESSED & SMART LIGHTS In both entertaining and living spaces LED recessed lights are commonly chosen for their energy efficiency and dimming compatibility. While homeowners tend to insert a trio of eight-inch canned lights in high ceilings, Sood opts against this as it tends to waste light. Instead, he recommends four-inch LEDs to create a narrow beam of light, and places these fixtures near sidewalls to make the room look larger. Recessed strip lights are also very on-trend. These sleek beams serve as accent lights and often resemble windows or petite skylights. In-floor canned lighting has also become a new trend, guiding the eye down hardwood hallways with illuminant lines. Those looking for more tailored mood lighting can try LIFX smart lights. These cable-less bulbs fit into both fixtures and canned lights. Their Wi-Fi, smart-phone compatibility enables residents to customize outputting color, ranging from conventional amber and white to pinks, greens, and blues. ANTIQUE BRASS WITH GLASS Rustic chandeliers in entryways and dining rooms have garnered great appeal. These fixtures have replaced the 1980s crystal with glass-infused brass, nickel or rustic iron.
“Chandeliers are very in right now–it’s a very modern, rustic style. A lot of Edison bulbs are coming back. It seems old world meets new world is in,” says Sood. When it comes to the kitchen antique brass, chrome, and ceramic pendant lights are also seen dangling above islands and kitchen bar seating, creating a focal point amidst communal quarters. These fixtures surged in demand in 2015 and have taken on a range of looks from minimalist to rustic and artistic. Pendant shapes vary from bowls and drums to oblong and caged utility. Lighting has also become an alternative art piece for the home. These alluring centerpieces often incorporate a mix of metal and glass, guiding the eye through art. Whether it’s pendants, hanging sculptures, or chandeliers metal is definitely making a comeback. “A lot of glass and metal will be seen in 2016. A lot of gold and brass–an aged look that has a sleek, minimal design,” says Sood. NATURAL LIGHT Beyond these fixtures, natural light is a tried and true trend that continues to reign in real estate. Tubular skylights have become an effective, affordable, zero-energy method of illuminating dark spaces without the tedious maintenance of conventional skylights. Many contemporary homes have also replaced French doors with a stream of windows, brightening gallery hallways and living rooms with bi-folding glass walls. Regardless of which trend you choose, be sure to successfully showcase your space by combining accent, ambient, and task lighting for greater functionality and ample illumination.

This California law originally went into effect in November 1988 and enables seniors in counties that have adopted Proposition 90 to retain the tax rate of their original property when moving to a home of equal or lesser value in participating counties.
