Jennifer moved to Sitka, Alaska with her parents when she was nine years old. Sitka is a small island town, known for its majestic beauty, snowcapped mountains and amazing deep-sea fishing. Q & A WITH DENNIS BOBOC It appears as though everywhere we turn, there is another ad or hand written sign in the ground at every stop light promising huge returns in the real estate investment business. We sat down to get the real scoop from a seasoned pro who has been in the business for nearly two decades. Dennis Boboc is the owner of The Flipping Truth and ready to take the real estate world by storm with a whole new way of buying, selling and investing.
1. When and how did you get your start in the real estate investment game?
I had the amazing opportunity back in 2002. At that time, I knew very little about investing in real estate. I purchased my first property which was a small condominium and put a little money and labor into remodeling it as best as I could, then purchased a single family home. Out of curiosity, I advertised my condo for rent using the Craigslist.com website and I ended up renting it out for almost double the mortgage amount I was paying each month. That extra income helped me pay my monthly mortgage on the new single family home I purchased. Six months later, I decided to relocate to a different state to be closer to family and friends, which prompted me to sell the home I lived in
ultimately making me a substantial profit in only six months! It was all over then. I knew I had to be in investment real estate in some capacity or maybe even full time. I started working with real estate developers and construction managers, learning how to develop a property from start to finish. I was able to shadow great investors, developers and contractors.
2. What’s the biggest misconception people have getting into the investment side of real estate? The biggest misconception people have these days is that the real estate flip/development business can be operated with very little effort and with a "hands off " approach. The TV shows that showcase investors who flip homes and most flip education companies are the two biggest factors in why the majority of people who start this business, fail in this business. The flip/development space requires major financial risk, daily management and oversight and a great team of people to work with. This takes years of learning, networking and a good chunk of money to start with. I feel so sorry for the people who pay anywhere from $20,000 and up for education in this space and are left empty in the end. I have had the privilege to help over 150 new investors learn how to successfully flip/develop properties in 3 different markets. It's never an easy task, but it can be extremely rewarding.

3. There are so many schools and programs offering classes on real estate investing with many charging a substantial amount of money. What would be your expert advice for potential investors looking to get involved? This is a fun but also sad topic to discuss. I'm amazed at the number of real estate flip education platforms, which have started over the last 8 years or so. Many self-titled real estate "guru's, coaches and mentors" are making millions off poor innocent people. They promise wealth and prosperity and preach a “hands off � approach to investing with no money needed to begin. Hundreds of thousands of people have paid $20,000 to $120,000+ for this watered down education. The RE investment business cannot be learned and practiced in a webinar or ballroom type setting. Years ago, my acquisition brokerage was the premier broker for the largest flip education platform in the country and I saw first hand how almost 100% of the investors that came to me after they completed the schooling had little knowledge on the overall process as well as no additional funds to invest and no team to support them through a project. They came to me confused and empty and needed help. Our brand, The Flipping Truth was birthed out of the frustrations of these investors. I believe the best way to learn this business is from one-on-one training and partnering. This is what we offer our investors. is the Appraiser? BY Brad Mollen AZ Res. Cert. #20826
WHO IS THE APPRAISER? The appraiser is the person who is hired by the buyer’s lender to provide an independent opinion of value in order to secure the loan. This is not to be confused with the home inspector whose job is to inspect the home for the potential buyer and inform them of any defects, deficiencies or items that could pose problems in the future.
WHO CHOOSES THE APPRAISER? CAN I PICK MY OWN? No, homeowners can't pick their own appraiser. In fact, mortgage professionals can't even choose the appraiser. After the real estate crisis in 2008, many regulations were put into place including the Dodd/ Frank Act in 2010 which helped to establish increased appraiser independence. It was believed by many, that previously there was too much collusion between lenders and their preferred appraisers. Therefore, boundaries were set regarding who could assign appraisal assignments and who could communicate directly with the appraiser. To satisfy these new requirements, many lenders utilize third party appraisal management companies (AMC). The lender collects the fee from whomever the purchase contract dictates and then orders the appraisal through their preferred AMC. That order is then assigned by the AMC to one of the independent fee appraisers on their panel or rotation.
Unfortunately, like with any profession, there are good and bad AMCs. Some AMCs select the appraiser solely based on the fastest turn time or lowest fee in order to maximize their profit. This common practice comes at the cost of ensuring the best appraiser is selected for the assignment. Statistics show that more real estate transactions are cancelled per year due to appraisal issues than lender or realtor mistakes combined. So make sure that the lender involved utilizes a reputable AMC.
WHAT DOES THE APPRAISAL PROCESS INCLUDE? The appraisal process typically begins with the appraiser collecting data through several sources including tax records, MLS (multiple listing service) and industry websites. The focus of this research is neighborhood market trends, sale statistics and recent comparable sales data. For the sake of simplicity, in most typical cases, search parameters are limited to sales approximately in a one mile radius of the subject property, from the last 3-6 months, 5-10 years of the age of the subject and within 20% smaller or larger in livable area. When the appraiser comes to the subject property, they will measure the exterior dimensions of the home and deduct nonlivable areas such as the garage and storage to arrive at a gross livable area square footage. They will take numerous photos of the exterior and interior of the home documenting any and all upgraded features. An appraiser will
be most interested in notating any remodeling or improvements made within the past 10 years and/or items with costs exceeding a few thousand dollars. Examples might include extensive wood flooring, solid surface counters or a fully remodeled bathroom. Not that all your new switch plates aren’t fantastic, they just may not have a nominal effect on the overall market value of the home in the appraiser’s eyes. This is your opportunity to compile your own list of items or features to supply to the appraiser that you believe sets your home apart from others. The appraiser will also do an exterior visual inspection of the sales they considered to be the most relevant and “comparable” to the subject property. All of this information is then compiled, analyzed and reconciled within an appraisal report that is submitted to the buyer’s lender. Due to very strict confidentiality guidelines, once the appraisal is completed, the appraiser is only allowed to discuss the appraisal and its contents with their client. Have you ever met an athlete that didn’t at least inspire you in some way? I had the pleasure of interviewing six real estate industry professionals who are also athletes and was left with a feeling of empowerment and inspiration. Being a real estate professional and athlete myself, it was awesome to how parallel some of the characteristics and values were yet how different the journey and stories were. Strength, perseverance, work ethic, dedication, drive and motivation were all common themes, yet each with a different purpose, strategy, and reason why they do what they do. Overall being an athlete gives a person insurmountable strength which in turn translates to business and serving others at a very high level.
Meet Jon Storey, Business Development Manager at First AZ Title. Jon is father to a 6-year-old daughter and soon to be newborn daughter. With a background in multiple sports, it wasn’t until post-college that he started training at the gym with a personal trainer, Kelly Schmidt, owner of AIP, and pro IFBB physique competitor. Jon’s competition career as an NPC Men’s Physique athlete began the moment his daughter Macey called out Jon after looking at Kelly and his competitors asking Jon why he doesn’t compete. “That’s when I found my inspiration for the sport. She (Macey) is my accountability partner.” During his first show his first time competing in the sport. Jon was planning on taking a year off competing to train hard and refine his physique by increasing muscle mass and aesthetic symmetry yet just decided on doing a July show instead. Jon’s decided to compete now instead of waiting a year because Macey wanted to see her dad get on stage sooner.
During his off-season training schedule Jon lifts weights 6 days/ week and does cardio 5 days/week. His nutritionist Kelly has him on 4-week programs where foods and workouts are adjusted to keep the body progressing. His favorite healthy food is grilled cod/tilapia with asparagus and sweet potato. When treating himself, his go to for off-program food is Cold Beer and Cheeseburgers or In and Out. He enjoys reading inspirational books by authors such as Grant Cardone. Goal is to prove that “No matter how much time you think you don’t have you can achieve any goal you set your mind to” Meet Frank Martin Jr., Realtor at AZ and Associates Realty Group. From an early age his father taught him discipline and work ethic. Growing up in a blue-collar town in Massachusetts people worked very hard so it’s no surprise that Frank picked up the same discipline and habits. He played football, soccer, and baseball from the time he was very young and embarked upon a long journey towards the dream of playing professional football. Frank continued to play in college, which led him to arena football. Frank’s competitive history naturally makes him continuously look forward to the next challenge. Frank met his wife in the gym and together they focus on a maintaining a healthy lifestyle, which includes building a gym inside their home to allow them the convenience of the lifestyle. To keep in shape Frank’s program includes training for core, overall strength, sprints, plyometrics, and interval training. Frank’s nutritional philosophy revolves around high nutrient dense foods. He juices regularly and enjoys eating salads, lean meats, and greens. When he’s letting himself enjoy richer foods he prefers pizza from Pino’s in Central Phoenix. “Mindset is what makes all of this (fitness lifestyle) work!” He enjoys feeding his mind with personal development tools that inspire a more positive mindset. His favorite quote comes from Muhammad Ali quote “Impossible is just a big word thrown around by small men who find it easier to live in the world they've been given than to explore the power they have to change it. Impossible is not a fact. It's an opinion. Impossible is not a declaration. It's a dare. Impossible is potential. Impossible is temporary. Impossible is nothing.” He also believes that the Amount of continuous effort you apply leads you to success.
Meet Chelsea Stonestreet, real estate agent with Epic Home Realty, and mother to a 5-yearold daughter. Chelsea has spent the last 10 years as a competitive boxer and also competes in the NPC as a bikini athlete with Team Done Done as her coach. Outside of real estate Chelsea also is a personal trainer at Mountainside Fitness. For cardio Chelsea does HIIT (high intensity interval training) 3x per week, and lifts weights 3x/week focusing on different body parts. Her daughter is her inspiration. “She’s watching me and I want to be a good example for her to show her dedication, integrity, and persistence.” As far as nutrition goes, she works very well with structure and uses macros based eating plan eating 5-6 meals per day, 3 hours apart. It helps her feel more organized and translates into feeling more organized in every area of life. “I’ve tried just winging it (her eating) and felt disorganized.” Chelsea goes for 6 weeks at a time eating pretty much the same foods and meals daily then switches it up completely for the next 6-week increment. Her favorite food outside her regimen is pizza, ranch, and wings. When it comes to fine tuning her mindset she reads inspirational books, prayer, writes affirmations, listens to uplifting music, and focuses on gratitude. The gym also keeps her mind clear. Her mission is to show people they can let go of victim mentality and overcome anything with willpower and persistence. She also hopes to inspire others to accept their bodies, be healthy, and embrace their imperfections, stretchmarks and all! Chelsea’s favorite quote is from the Bible, Psalms 46:5 “God is within her she will not fail.” Meet Carla Araujo, Owner/ Managing Broker at AZ and Associates RE Group. Carla, mother of 2 daughters, 12 and 9 and has been working out since the age of 15. “Fitness has always been a stress relief.” Whether in the gym, being a mom, a wife, a broker, or a coach, Carla’s primary intention in life is to serve others. She is truly passionate about the
uses fitness as a vehicle to reach people. Carla has all of her agents commit to her “Fit in 12” program. Agents pay up front for 12 weeks of fitness coaching, meeting 2x/week and upon successful completion of the program, they get their money back as an incentive. She wants to be able to shape and mold her agents creating a strong culture by showing them how to work on themselves. By pushing hard physically and mentally there is a complete transformation. She trains herself 7 days/week with no days off and puts in the work biking, running, and lifting. She grew up with a mother who taught her amazing nutritional habits so she’s never eaten too much junk food or fried food. In fact, it wasn’t until she started competing that her coach had her eat sweet potato fries for the first time, which she now enjoys occasionally. Growing up Carla did experience bullying and suffered from anxiety yet as a result it has built strength, self-confidence, as well as humility. She prayed to God to have a kind heart, to treat others with respect. Though adversity she found her purpose, to serve and to inspire others to be better. Meet Leo Zuniga, Loan Originator with Homeowners Financial Group. Leo has an 8-year-old daughter and 2 sons, 6 and 4. Leo was an athlete all through school playing football and baseball into college. After college he started training in MMA. During that time he got hurt with a high ankle sprain that took him out for 4 months and realized there’s no longevity in that sport wit this type of injury prevalence. He transitioned to boxing, spent 3 years doing that and competed in a few semi-pro fights. About 4 years ago Leo saw a high school buddy’s Facebook post after winning an NPC Men’s Physique competition and thought, if he can do that, so can I. So he hired coach Kelly Schmidt of AIP to help him on his journey to competing. If he can do it so can I.” “Competing got me really in tune with my body.” He’s at the point now where he can likely do an 8-10 week competition prep, which
takes most people 12-16 weeks because, stays true to clean lifestyle, year round. His current nutrition regimen includes mostly protein and greens eating only low glycemic carbs up to lunchtime. His favorite healthy food is ground turkey and when allowing himself to indulge a little he enjoys chicken tacos at Popo’s on 59th Ave and Bell Rd. Leo trains bright and early at 5am 6 days/week with weights for 1 ½ -2 hours and cardio 25-30 minutes. To strengthen his mind and spirit he practices prayer and determination. EVOLUTION OF FITNESS: THE 21ST CENTURY WORKOUT BY SHERRIE CARNICLE In today’s high-tech, automated world of convenience, the demand for exercise has become a necessity rather than a luxury. Prioritizing time for exercise is where many fall short and as a result, more people are living a sedentary lifestyle. To make matters worse, the standard American diet loaded with excessive fat, sugar, and salt combined with inactivity is the perfect formula for ill health and obesity related disease. As obesity has become an epidemic, the global fitness and health club industry has capitalized and is approaching $100 billion dollars in revenue per year. Times have evolved with greater demands for more exercise, and so has the fitness industry as a whole. Within the past decade the fitness industry has evolved notably with the shift in the market. Before the latest market crash it was more common for people to work one-on-one with a personal trainer, yet as a result of a down market, hiring a personal trainer was considered a luxury and less people could continue to afford it. As a result, new business models emerged with more cost-effective ways to maintain fitness. Local business franchisee, Matt Kafora has been through it all with his experience in the fitness industry and found that these cost effective models specifically like Orangetheory Fitness are “what saved the industry.” Matt Kafora, owner of seven Arizona Orangetheory Fitness locations grew up accustomed to change as he relocated every two years with his father being in the Air Force. When his father retired, Arizona became home base for the family. Within just a few years this location became so successful that he outgrew it with more members than the club could service, so a year later he opened up a second location in Lake Pleasant. After opening the Lake Pleasant store, he opened another location in downtown Phoenix at CityScape. As he opened more stores, they continued to be successful so his next venture was an acquisition in Scottsdale. He blew up the numbers on that store and acquired another location in Moon Valley,
then opened another new store in Surprise. Goodyear, the seventh location is set to open later this year in August. With a track record like that, Matt Kafora is doing something right! To many of us, the thought of designing a space can be overwhelming when we envision the process of hiring a consultant, purchasing items to achieve looks & overall not knowing if the outcome will be the vision you aspire to achieve. Phenomenal news...There is a solution for this. Start with a vision board & a collection of things you love. As you create this board, pay close attention to any consistencies in your taste. Do you see a pattern of curves or straight lines? Do you see depth in color or lean towards the lighter tones? These are ways to gain insight into your design style. In today's world, eclectic is the name of the game. Discard matchy-matchy & replace it with mixtures of elements that overall create a feeling that is reflective of you & your lifestyle. I like to think of interior design as a painting. The most interesting paintings tell a story & the colors captivate the eye from a flowing forward visualization. A great way to achieve a story is to start selecting pictures out of your favorite magazines, Pinterest, Instagram & over time seeing if you can identify a consistent style you admire or aspire to achieve. If you lean more towards an eclectic look, you can have many different pieces which again create visual interest & generate a conversation. If your current style is of the same pieces repeated, start switching out smaller items like end tables, rugs, coffee tables, mirrors, pillows etc to start mixing up the style, yet staying with proper scale & balance. Lots of woods varying in warm grey washed hues to warm neutral hues, textiles & overall patterns with movement are a big hit right now. Everything with a little Ying - Yang and just the right amount of your style is the marrying of an interior space delight!
