Many buyers purchase second homes for their eventual retirement, and use them as vacation getaways before moving in permanently. This allows them the opportunity to

become a part of the community they will eventually be living in full time. This solution is especially beneficial for a growing number of fifty-somethings who are starting to invest in low cost tiny houses, where living in a 500 square foot (or less) space requires a major lifestyle change. Investing in property that will bring in rental income offsets some of the debt that owning a second home incurs, but rentals also bring their own set of challenges, including problem tenants, property damage, and budgeting for added costs like advertising or hiring a property manager. This is not to say there aren’t advantages to owning a second home that is used to generate income. If your vacation or future retirement home is in a desirable location such as a beachfront or on a golf course, chances are you’ll have no problem paying your second mortgage and generating rental income while you aren’t using the home yourself. Even tiny homes are seeing an increase in rental opportunities as more and more people are looking to experience the lifestyle before committing to it. Don’t overlook the tax advantages that come with renting out a second home, especially on a short term basis. The IRS allows you to rent the property out for up to fourteen days a year without having to report the income, no matter the amount. And, if you rent out your second home for longer than two weeks, you can deduct all the expenses incurred during the time property wasn’t in your personal use. So, will it pay you to invest in a second home? The answer lies in part in what your goals are, and whether or not you can you afford to support two houses over time. If you decide to invest in a second home, do so only if you can comfortably afford it both now and in the foreseeable future.

The key to using contrast well is to understand the meaning behind an object, and then to arrange it thoughtfully with other complementary objects. One example is the use of modernist furniture with vintage Persian rugs. The furniture’s sleek lines contrast with the organic imperfections of the textile. One is mass-produced from a single unique design, and the other is handmade following a centuries-old tradition. The contrast between the two serves to enhance the visual impact of both. Contrast is about finding balance in unexpected ways.

A harmonious and subtle way to introduce more contrast into your design is through texture. Most people associate texture in their home with tapestry, fabric, and other textiles. While it is important to consider the contrast and harmony of a fabric’s texture, broaden your view and remember that everything has texture. The stem of a plant, a clay vase, a stainless steel frame—each of these objects has its own unique texture that contributes to the overall contrast of a room.

Nothing makes an impact like color. We express ourselves through color every day, and the color palette of our homes is one of the grandest expressions we make. Dress your home like you would dress yourself. Your colors are your favorites for a reason, and your reverence for them will shine through. Take the time to refresh your knowledge of color theory. It will make the difference between a contrast that elevates a room and one that clashes. An important guideline is to accessorize bold color contrasts with neutral pieces and de-saturated complementary colors. Think about the shapes of furniture and objects in your house. Are they mostly rectangular? Mostly round? Which do you prefer, and why? Contrast between shapes in a room can have as much influence on a room’s mood as color. A beautifully composed room, just like a classic painting, will allow the eye to follow a path through the space. Variations in shape and line create dynamic tension and sophisticated complexity. Mixing curved and geometric pieces is a good way to begin experimenting with contrast.

An effective way to arrange contrasting textures is to mimic the textural balance of the outside world. Think of your floor as the earth and your ceiling as the sky. Arrange rougher, more organic textures closer to the floor. Wool rugs, loosely woven fabrics, and houseplants provide elegant ground cover for your interior. Smoothing out the middle can be velvet chairs, wooden tabletops, and organic stoneware. Above your head might be tall geometric shelves or a brushed nickel fan. Contrast works best when there is a methodology behind it. To maximize the impact of contrast in your home, develop your methods first and decorate according to them. Could you live in a tiny house? There are many reasons why people choose to live in a tiny home, which are defined as a permanent or mobile dwelling of 500 feet or less. Standard sized homes have increased by over 1,000 feet since the 1970’s, bringing steeper mortgages, higher utility bills, and larger carbon footprints along with them. Larger homes tend to increase general consumerism as well, with people feeling the need to fill their homes with more and more “stuff.” Living in a tiny home can reduce all of those issues, but not without some adjustments to daily living. In fact, advocates for tiny homes consider themselves a part of a lifestyle movement. Financial considerations top the list of reasons why more and more people are choosing to live small. Costs to buy, build, and maintain a tiny home is hundreds of thousands of dollars less than a traditional dwelling, creating more disposable income and allowing savings to grow. Single people and those approaching retirement age especially appreciate the thought of reduced living expenses. Many opt to live the tiny life out of a

social conscience. Smaller houses cut down on greenhouse gas emissions, dramatically reducing their carbon footprint. Many tiny homes are environmentally friendly as well, using alternative energy sources and built with reclaimed and recycled materials. Even though space is at a premium in small houses, owners report that their lives feel fuller. They waste less money on non-essentials, spend more time outdoors, and know the freedom of truly getting back to basics. Fewer possessions and a smaller space also means fewer hours spent on home cleaning and maintenance, freeing up time for other pursuits. For those who don’t like to stay in one spot, some types of tiny homes offer easier mobility. Although most small homes are built on foundations, many are not. Tiny houses that are on wheels or mounted on trailers are likened to RV’s, subject to municipal regulations and codes that require them to be moved at regular intervals, usually to rented plots of land. On the opposite end of the spectrum, there is a growing trend among developers towards creating tiny home communities, complete with custom homes built with innovative designs that are comparable in style to their larger counterparts.

For all of their pluses, tiny houses also bring their own unique set of challenges. Building codes and space considerations can dictate not only where the homes can be built, but also what type of plumbing can be installed or what utilities can be used. Something as simple as washing clothes can become infinitely more complicated without full size appliances or a limited hot water supply.
