Brett: Are home values still going up in the Paradise Valley Real Estate Market this year? How does this compare to March and April of 2013? Chris: I see the home values continuing to have a slight rise. The market has rebounded a good amount since the lowest peak. Compared to 2013, prices have gone up overall and there has been an increase in sales. Buyers have been sitting on the sideline waiting for a home that will work for them. Brett: Are there certain areas or neighborhoods in Paradise Valley that are in higher demand than other areas? Chris: At this time there is a demand in a number of different areas. Gated communities. View properties. Properties on larger pieces of land. Smaller homes with quality finishes are also in demand. Brett: Are you still seeing foreclosures and short sales?

“Pricing can be the biggest error a homeowner can make when selling their home.” Brett: I read through your “Paradise Valley Monthly Market Report”. Very informative publication. What gave you the idea to have such a publication? When did you start it?

Brett: How is the luxury spec home inventory in Paradise Valley?

Chris: I launched the Paradise Valley Monthly Market Report in the fall of 2013. I have enjoyed publishing this report month after month. I wanted to give back to Paradise Valley and give the truth. I want my Monthly Market Report to be the only source for their real estate knowledge. I have teamed up with Mike Orr to give the facts of what is going on in the real estate market.

Brett: Is there any type of inventory that is short in supply? Chris: Quality construction and finishes with smaller square footage. There is a shortage of great homes with good locations under $2,000,000 in Paradise Valley. Also newer homes from the high $2,000,000 range to the mid $3,000,000 range. Brett: Would you consider it a Buyer or Seller’s market in Paradise Valley right now? Why? Chris: This is one of the first times I have seen the real estate market on an equal playing field. It is a great time to sell and a good time to buy. Although as we see more inventory enter into the market the buyers are staring to gain a slight upper hand. Brett: I noticed you have many impressive Listings in Paradise Valley. How are you getting so many high demand Listings in such a competitive market? Bridgette Marie Photography

Chris: 1) My clients will always be dealing with me from the start through the finish. Personal attention is key. My clients always comes first. 2) No one or no other company can come close to the amount of marketing we have, giving our clients the maximum amount of exposure and a large amount of buyers looking at their home. 3) My knowledge - It is important to hire the best in a specific area. Paradise Valley is where I have sold since the first day I started selling real estate.

Chris: We have not seen many foreclosures or short sale this year. We will have the occasional foreclosure or short sale but they are selling at market value.

Chris: We have a shortage of new luxury spec homes. The current inventory can not accommodate the buyers looking for new homes. We should see a rise in new construction from the previous years. We also have a number of home owners building their dream homes.

Chris: I am very thankful for my referrals which keep me busy. I have a strong marketing plan and my clients get the most exposure for their homes which results in sales. Brett: What advice can you offer Paradise Valley home owners considering to sell their home? Chris: Be sure to understand the market and the values. Notre Dame MSA Graduate Chey Castro Rises to Top DC Ranch & Silverleaf Realtor By Denise Meridith

A

person can be very successful at doing something, but still be dissatisfied. An outsider would have looked at Chey Castro, with a MSA from Notre Dame, making good money as a successful senior financial analyst, with a top real estate development firm like DMB Associates, and think he had everything a young man could want. He took real estate classes at the Arizona Department of Real Estate to build his knowledge base, but had never needed to take the tests for a license. He was following his parents’ (both successful CPAs) example. But Chey spent lonely days in his office, just him and Excel spreadsheets, creating the same monthly financial reports, never involved in the decision-making. Chey wanted more. A friend of Chey’s suggested he watch “The Secret,” a 2006 film produced by Prime Time Productions, which detailed the law of attraction (i.e., positive emotional states can attract the desired outcomes) that was being promoted by Oprah, Ellen DeGeneres, and Larry King. After much reluctance, Chey finally decided to watch the film and his life changed forever. Chey went into work the next day and, while sitting at his desk, he “asked the Universe” (as the film suggests) to give him a career where his phone would ring constantly with people wanting his advice and guidance, where he would be out of an office environment and be able to make his own schedule, where he would be able to create his own path and be compensated on his actual production, with no limit on the amount he can earn each year, and above all to be a decision-maker where his opinion/ advice is truly listened to and valued. Within two weeks, a sales assistant position at the exclusive DMB master planned community, Silverleaf, miraculously became

available. That was Chey’s first signal that this “Secret” stuff might actually really work. Most people with no sales experience and a comfortable corporate job might have completely ignored another one of those “internal job postings.” But when Chey got that email that day, it was as if something smacked him in the face, and, as “The Secret” encourages, when an opportunity presents itself, you need to act on it! Sure the job would require a 50% pay cut, an active Arizona real estate license, and the embarrassment of now being an “assistant” when Chey’s colleagues in the finance world were only worried about what their title was. Chey attacked the challenge and when asked in the interview why they should hire someone with zero sales experience to come work at one of the top sales offices in the Valley, Chey calmly replied “it is like teaching someone how to play golf. You want someone who has never played before so you can teach him the right way.” Chey also didn’t have the required active real estate license; but because he already took the classes about a year prior, the job was his if he was able to pass the tests and have the license before the two-week start date. With his new positive attitude, Chey treated the challenge like a good ole’ all-nighter in his days at Notre Dame and easily passed the tests on the first try, after a few days of studying the material again after the long break. He spent the next two years being a sponge and, as he likes to say, “earning my MBA in Sales.” A strong work ethic is his mantra. Chey has spent the last six years at Russ Lyon Sotheby’s International Realty and he says

that he has truly found a career that he loves and is passionate about. He was not even deterred by the recession, working 80-100 hours a week, digging in when others were getting out of the business. “I like the fact that there is no typical day,” says Chey. “I could be responding to inquiries about my ad that just came out; suddenly taking a previous client out to see a house he just drove by; or building a relationship by taking a new client out golfing.”

In the past, quality sound equipment was reserved only for the music enthusiast; only those who could afford such luxuries purchased home theater and high-end audio. This is not true today. Most movies and TV programs are now formatted for “surround sound.” Another big change in the world of audio is the availability to get any song or program you want, when you want, through digital delivery, such as streaming. Wireless systems and automation are the new standards. Home theater rooms are more popular and affordable than ever, and both traditional surround-sound systems and wireless products have made their way into homes. Great sound is something that you sometimes do not realize you are missing… until you hear what it is supposed to sound like. The right audio delivering clean, accurate sound is just as important as watching a good, quality picture. Luckily, many showrooms today, like the ones at Starpower, feature exclusive demo rooms where you can hear the differences between speakers and full sound systems, and find one that appeals to your individual taste. You can find quality speakers at different price points and great audio products on sale. If you don’t mind having last year’s model, you can find good products for a good price. Of course, if money is not an issue, and you want the latest and greatest, you can get speakers rarely seen or heard outside of Hollywood studios.

• A good sales person might have some suggestions that you have not considered yet. They should also help you compare product features. Tell them your audio plans. They can help you decide what is right for your unique situation.

• Make selections appropriate for your room size. You might not want to purchase huge tower speakers if your space is limited. ometimes a bad economy can open up opportunities for innovative individuals and companies. Jason Mitchell and James Wexler began operations of Desert Bridge Capital in late 2009, right in the midst of the biggest recession in Phoenix history.

Jason: We are. However, today, we are looking for off-market opportunities. If you are living in a property that needs a full renovation, and looking to sell or partner with someone on a fix up, that’s the project we want.

“Seeing the market at that time and how low pricing got,” says Jason, “We decided we had to be close to a bottom market, so we took the plunge.”

Denise: What is the future for Desert Bridge?

Desert Bridge was self-funded at that time with a quarter of a million dollars. The first property they acquired was a small 1500 sq. ft. home in Scottsdale, Arizona. They purchased the home for $180,000, invested about $17,000 into the property, and sold it its first day on the market for $255,000. This first flip was a little nerve racking for the new partners, considering the uncertainty of the market place. But the top investors are those who take informed risks, and Jason’s and James’ risks paid off. From there they began to hedge themselves against short sales in the market place. They only had two employees, who were constantly submitting offers on their behalf. If the seller accepted, then they waited to hear back from the bank. If they got the price they wanted they took the property, if not they walked and got their earnest money back. Denise: Jason, tell us about those crazy times in the real estate market. Jason: It was a market that we may not see again in our lifetime. Going into escrow and tying up properties with no risk due to the short sale status: it’s like insuring your hand in black jack for free. That year (2010) really was the start of our good fortune. We turned $250,000 into a multi-million dollar business. That said, the market over the past three years has truly given everyone a great opportunity. With everything, there is always a little luck involved! Denise: You are being modest. It takes brilliant strategy, hard work and innovation, more than luck, to accomplish what you have. Are you still buying homes? What are you looking for?

Jason: Patience. Years ago, we learned not to be in a hurry to lose money. So as this market shifts, we are being extremely methodical as to what we purchase. Denise: What advice do you have for prospective real estate investors or developers? Jason: I will say to anyone who is considering getting into the fix-andflip business today: tread lightly! Don’t listen to people who are telling you, it’s easy; this is the market to do it in; etc. Believe me, its not so simple. I am here to tell all the would-be and neophyte investors, DO NOT get into investing on your own. Work with experienced agents, who have a beat on the market and investors alike. If not, you will get crushed in this current market.
