Brett: What sets Prime Lending and yourself apart from other lenders here in Arizona? Bert: We have two very unique products here at Prime Lending that to my knowledge, no one else offers. First, a true float down option. We provide a Float Down Authorization form at time of application that allows buyers to take advantage of the market if interest rates fall after locking. We lock all of our client’s interest rates at application, not after appraisal. Our buyers can lower their rate up to 3/8 of a point in rate prior to closing. Second, Prime Lending’s Lock and Shop Program. We can secure a buyer’s interest rate for 45 days so they have roughly six weekends to shop for a home. Once under contract we provide an additional 30 days to fund the loan, we are averaging 22 days to close in 2014. This is a very popular option for buyers with tight debt to income ratios or who are focused on a specific payment. 22 | HOMES & LIFESTYLE media

What sets me apart is my communication and product knowledge. I have recognized that I need to be available well into the evening hours and weekends. I provide a weekly Loan Status Update every Monday to both agents in the transaction and we do not miss Close of Escrow. We have all had loan officers not return phone calls; all my clients and realtors are able to reach me at all hours on my cell phone. Here at Prime Lending we have a very wide and diverse product set, we get loans closed that many of the banks/brokers have denied. Not every loan is perfect and I will always find a way to get a deal done by finding the best product for our clients. Brett: What trends are you seeing regarding interest rates for 2014? Bert: To many mortgage professionals surprise we have hit an 11 month low pertaining to fixed interest rate products. As the Federal Reserve has tapered QE, many of us expected

a sharp rise in rates in 2014. All national and state forecasts for transaction volumes were revised drastically. A lot of economic data would suggest just that, but geo-political issues have moved rates to a new low of 2014. This clearly helps with home affordability for buyers and we have been able to help many new and past clients eliminate their PMI. We have also seen a large increase in cash out refinances for home owners as well. We are beginning to see upward pressure in fixed rates as we move into the second half of 2014. How Is Your Credit Score Really Calculated? By Brett Benning with Mark Hegenbart

I

n our last issue we featured Mark Hegenbart with Paragon Credit Services in an “Ask The Expert” Q&A. The response from our readers was amazing and there were so many questions about consumer credit that we decided to ask Mark to enlighten our readers on how credit scores are calculated. In order to understand how to manage your credit in a way that will consistently give you the highest scores, you must first understand how your credit score is calculated. Your credit score is calculated using five key components: 1. Payment History - 35% Payment history is the most important element of your credit score. Lenders are looking for your ability to make consistent payments over a long period of time. This is why you will typically derive a better result from making monthly payments on things like credit cards rather than just paying them off in full every month. Setup your bills on autopay. This ensures that you are never late. 2. Utilization Ratio - 30% This is the number one area we see people damaging their credit scores without realizing that it’s even happening. A utilization ratio is the amount of money you currently owe on a debt versus the maximum amount that was extended to you by the creditor. For instance if you have a credit card with a $1000 limit and you owe $300, then you have a 30% utilization 24 | HOMES & LIFESTYLE media

ratio on that credit card. To have the best credit scores possible you want your ratio’s to be at 30% or under, especially on your credit cards. Most people fail to understand that by running high credit card balances you are really damaging your score. Since this accounts for 30% of your total credit score, this is a really big deal!

5. New Credit - 10% Lenders are looking to see how much new credit you have taken out. It’s much better to take out debt slowly over time rather than all at once. Taking out lots of debt, especially different types of debt, all at once is a warning sign to lenders that you may be experiencing some significant financial difficulty.

3. Length of Credit History - 15% This one is pretty straight forward. The longer you have had a credit history the more data there is to collect. Lenders really like to see that you can take out a debt and consistently pay it over time. Therefore the older a line of credit is, the more favorable it looks on your credit history.

Brett: Congratulations on the success of PHX Architecture. When do most decide to become architects? PHX Principals – Nikal M. Conti, Assc. Others realized it when they got to college. Brett: Where does this inspiration come from? PHX Principals: Many architects are inspired by nature or the land. Scott Carson AIA, Architect & Principal here, says, “Some of the best architecture is designed without architects; it can be found in such things as a bird’s nest or wind-carved mountains.” Our team is inspired by clients’ dreams, landscapes, cultural trends, and architecture designed by other great architects.

PHX Principals: We never stopped marketing or engaging with past and current clients. We started an architecture summer camp for kids, and donated time to local non-profits. We continue to do so today. Brett: Tell us about your most exciting current projects? PHX Principals: The most exciting are those projects where our clients are willing to push the boundaries beyond the ordinary and expected. We have some ‘experimental’ projects in design, which include using new, highly-efficient materials, shipping containers which can become multi-income housing, and a new restaurant, which used acoustical design and cutting-edge LED lighting technology. We have completed several notable projects, such as the remodeled historic Wigwam Resort, and the Bench Restaurant at Pebble Beach Golf Club. We have designed over 1 million square feet of space, worth over $230 million in the last 3 years. Brett: What are your biggest challenges? PHX Principals: Usually our biggest challenge is budget; so we seek to form the entire project team (builder, engineers, interior designer, landscape designer, etc.) early. Every project has three priorities: Time, Budget, and Quality. The best projects are a balance of the three. Brett: Where do you see your firm five years from now?

PHX Principals: Our team is made up of architects and designers educated from all around the world. Locally, we have a friendly rivalry between those who attended Arizona State University versus University of Arizona!

PHX Principals: Our team might flux between twenty and thirty architects and designers. We will continue to expand throughout the west, and, perhaps, internationally. Amazing Pool & Landscaping Makeovers by Paddock Pools and Spas By Denise Meridith

uring the last half of the 20th century, pools and fountains were, what Humphrey Bogart would have called “the stuff that dreams are made of.” Who can forget the iconic photos of spectacular Hollywood stars, like Marilyn Monroe and Esther Williams in beautiful pools? Some may have thought that the last decade of economic woes and environmental angst spelled doom for the pool industry. But there are two entrepreneurs—Steven Vollaro and John E. (Corky) Myers—who are still capturing the imaginations of luxury home and commercial property owners with awe-inspiring pool designs from Paddock Pools and Spas.

Among the many services Paddock Pools and Spas provides include: new pool design/build, pool remodeling, backyard environments, landscaping, outdoor kitchens, water features and residential and commercial service and maintenance. It provides services statewide, but concentrates on the Valley of the Sun, from Casa Grande to New River and Buckeye to Florence. Paddock Pools and Spas builds 120 -200 pools annually. Residential customers can review and choose from many categories of pools, including free form, classic and custom pools. Paddock will help the homeowner select or design original water features, select color of tile, type of interior

Paddock Pools and Spas assists the homeowner from concept through implementation and maintenance This issue features one of Paddock Pools and Spas’ most recent commercial accomplishments: the remodeled pool at Harrah’s Ak Chin Resort at 15406 Maricopa Road in Maricopa, Arizona. The beautiful courtyard swimming pool is lined with palm trees, and includes a hot tub, swim-up bar, and shaded lounge areas with fire pits. It is a perfect retreat for the resort visitors. Paddock had built the original pool. But remodeling a pool poses special challenges. For instance, in commercial environments, a bladder must be installed across the pool to keep one side open for guests during renovations. In this case, Harrah’s Resort had to remain open to guests, the builder had to work around hotel schedules, and additional health requirements had to be met, all without impacting hotel revenues. The biggest task was changing the spa from a small eight-foot spa to over 30 feet. Other updates included redoing the original deck with travertine pavers and bullnose coping, redoing all the planters and pool with glass tile interior, additions to bar areas, and all new cushions and furniture, umbrellas, and energy-efficient LED lighting.

John, a California native, spent over 40 years in the automotive industry. John was 20 years old and an employee of Dick Mustard, when he decided to go into business for himself. Dick became a mentor. “Dick Mustard helped me get started. He was giving, helpful, honest and disciplined. He taught me that customer service is always a priority,” says John. John has owned and operated transmission repair centers, transmission parts distribution companies, and torque converter rebuilding companies. This is how he and Steven first met. Steven, a Vietnam Navy veteran, on the other hand, was born in Brooklyn. He is also a successful, lifelong business owner, with many companies in retail, construction and the automotive industries. His father—Joseph Vollaro—was his first mentor. “My father was an entrepreneur. He was always willing to give time and advice to all family members. He even created businesses in California and Arizona to keep his sisters and their husbands all together.” The family acquired Cameo Pools in Mesa in 2004, and Steven has been President, COO and Corporate Secretary since 2004. In 2010, John formed NEXGEN as a public company, focused on renewable energy. It began acquiring pool companies. John and Steven’s paths again crossed when Myer’s company NEXGEN acquired Cameo Pools. 2014 has proved to be a tough year for seller’s. With double digit increases in home values over the past three years, we are now starting to see some stabilization in the markets. That said, we do see an uptick in housing towards the end of 14 and into Q1 of 2015. Interest rates have fallen substantially again. In fact pricing on Jumbo loans are some of the lowest in history.
