wallpaper of my LIFE

can think of wallpaper from every chapter of my life. Is that odd or are you the same? When I was a little girl, my parents wallpapered my bedroom with little pink and turquoise ballerinas—a truly ’60s palette. I don’t remember disliking the paper but the story goes that I scratched out the eyes of the ballerinas closest to my bed because I thought they were watching me in the night. My mother was not impressed. We moved from that house when I was a ‘tween and I got to pick a new palette for my more grown-up room. I chose a straw-yellow paper with fresh white daisies and insisted we do all four walls. My mom and I papered it together and bought new white bedroom furniture with white ruffled bedspread and curtains. I was a lucky girl and that room was always fresh as a daisy, no matter the season or weather. When I got my first apartment, mom and I papered the kitchen in a Marimekko pattern of red tulips with grass-green stems on a super white background. I adored the starkness of the white and splotches of vibrant colour.

In our first house I papered our master bedroom in celadon green and white stripes—again, all four walls. It was not the success of the daisies. From the minute the paper was up, or even just a few lengths of it, I knew we would feel like two lovebirds in a cage (or jailbirds to be more accurate), and we did. Suffice to say, I didn’t mind moving on to our second house. I will never forget opening up the front hall closet and seeing a paper inside that was as old as the house. It had stout little Dutch figures, trees and houses on it and the colours were earthy and rich. I loved it and left it even though we decorated every other wall of that house. We had our babies there and I papered all four walls of one lovely square bedroom with white paper that had teeny-tiny pink rosebuds, and bits of blue and green. It was adorable and classic and just what I wanted for my own little rosebuds. We moved on from that house to this one and I’ve always felt guilty for leaving the floral wallpaper up in my son’s bedroom for a number of years when he was young. I was a working mom and we were focused on other rooms of the house, and the time marched on, and before I knew it, he had practically grown up with overblown pink roses. I’m not even sure he ever noticed but a mother’s guilt is strong and if I think about it, I still regret not changing it sooner. We did wallpaper the hallways and staircase of this house in two-tone creamy yellow stripes and even though it has been nicked and scraped over the years, I can’t imagine finding anything I would like better. After a film shoot a few years ago the scrapes were so bad, we had a special effects painter touch up the stripes with paint. I can see the marks in certain light but no one else would notice. It’s amazing how wallpaper becomes burned into our subconscious. People often worry that wallpaper will ‘date’ and opt instead for the safer choice of paint, but I love that it acts as a bookmark of our life journal, marking each chapter as the story unfolds.

uskoka cottages conjure images of wood, classic colour schemes, Canadianainspired accessories and, often, all-out luxury. Vibrant hues are rarely part of the picture. But for one Connecticut family that summers in Ontario each year, their cottage is whimsical and fun, making for a truly unique destination. “One of my first questions to the client was ‘what is your favourite colour?’ says interior designer Anne Hepfer. “She said lime green and raspberry.” The Toronto designer was thrilled with that unexpected answer, excited to match her client’s enthusiasm for something bold and a little bit different. Hepfer herself is known to love colour, her projects have graced several magazine pages and won many

hearts on Pinterest with their bold mix of colour and pattern. And, as luck would have it, Hepfer had just returned from a trip to India where bold colour combinations are de rigeur.
RICH HISTORY & GEOGRAPHY
The setting for the project is beyond reproach; a six-bedroom island cottage in a prime location. “It’s one of those truly special places,” says Hepfer. The cottage is the only one on the 10-acre island and has sweeping views of the lake from the wraparound porch. It’s also a heritage building, rife with history and character that the family was keen not to erase, and in fact, spent four years restoring it. “There’s so much incredible history in these old cottages. You don’t want to mess with that,” says Hepfer. She rescued much of the 19 th-century cottage’s original character including all the fretwork in the living and dining room. “We layered geometrics and florals for a casual, fun, and whimsical style. It fits in with the age and style of the home.”
THE JOY OF COLOUR
And while the past was preserved, the project was very much about the future and creating new memories for the owners, a lively family who arrives each summer, with cats and dogs in tow, for two blissful months on the water. Hepfer used the owner’s favourite lime green for mod, tree-inspired chairs on the veranda, and on full-height drapes in the sitting area. Mixed with hot-pink cushions and bold, juicy prints, the rooms exude joy. It’s hard not to feel happy surrounded by all the summery colours. Hepfer used it to revive old furniture, too. The cottage came with

several old rattan and wicker pieces, which she painted in watermelon pinks and watery blues. She left some natural, too, but livened them up with fresh prints on the seat cushions. “This was a family who really wanted something unique and curated and layered. They love pattern and colour, a real joie de vivre style,” says the designer. And, why not? It is a vacation home after all. The dining room is where this effect really takes hold. A vintage dining set in aquamarine blue anchors the space, while an eye-popping chevron print on the curtains adds a layer of interest to the wall of tall windows. A similar zigzag shape reappears on the custom light fixture designed by Hepfer that uses porcupine quills to achieve its two-tone look. A plain, light-toned rug anchors the room. “We have a lot of pattern on the walls and textiles, so we didn’t need it on the floor. It lightens it up and acts as a clean canvas and landscape.”

The look is very decorated but it’s also practical, something Hepfer and her team thought a lot about in this busy, family cottage. Area rugs in the dining and living rooms, for example, are actually large rubber mats by Bolon, which can handle a whole glass of spilled wine that can easily be soaked up with a sponge. The seat cushions are covered in easy-to-clean ultrasuede, and with large, loud family dinners in mind, the round, dining table on the porch has a built-in lazy Susan—small things that are true game-changers. It’s hard to deny the almost retro feel of some of the spaces where the original wood panelling and wicker mixes with vintage hues and floor-to-ceiling drapes. It conjures up those great spaces of years gone by where every detail was considered—a nod to the past but with its feet firmly planted in the here and now. A bold mix of prints lends a layered yet uncluttered look, and the mix of custom, vintage and new furnishings blends into the spaces, as if they’ve always been there. Most people wouldn’t take such risks when decorating a Muskokan cottage, but the result is one of those effortlessly cool spaces that, hopefully, inspires us all to think outside the box in our own homes to make them truly special backdrops to the better things in life.

ne of the benefits of working in design and retail is being able to visit the markets around the globe. Now when we say “markets,� we are not really talking about a place to buy eggs and milk, but where all of the retailers and distributors of home goods and furnishings go to look at product and decide what is right for their marketplace. Markets include: London, northern Italy, Las Vegas, Dallas, North Carolina and New York. We are able to have an interesting insight into what is current on the world stage and what you can expect to see in the home stores you frequent. Here are five of the most popular trends we spotted at these international shows.
ART DECO
Art Deco details are marked with strong geometric elements, high arches like the interior of a cathedral, and bright colours and contrast. It was born out of Art Nouveau and was most popular just before the First World War, although it may have first been introduced with the construction of the Eifel Tower in Paris. The elements of Art Nouveau give it the gentle rolls and more organic shapes combined with the geometry. Shortly after the film Great Gatsby, Art Deco decor became momentarily more popular but the elements are back to stay in a more updated way. The metal may not be chrome or steel but perhaps gold, stone, painted woods and inlaid fabrics.

With the rich, warm neutral grey that is still popular in combination with ever-popular navy, we are now seeing lots of furniture and upholstery in rich green tones and most often, in velvet fabrics. Combined with the gold-metal finish that has surged over the last few years, the look is rich and elegant. This colour works so well with the purple of Benjamin Moore Colour of the Year, Shadow, and is a deeper, richer version of the Pantone Colour of the Year “greenery.” The use of velvets adds both a texture to the colour and at the same time, adds a real richness to the intensity of colour.
BLUSHING ALL-OVER
On the theme of colour, let’s talk about “blush” or what others are calling “millennial pink.” This soft and ethereal shade dominated the market straight through from soft seating, carpets and artwork, to wallpaper, wall colour and accessories. It was literally everywhere we looked. Interestingly enough, one of the two Pantone colours of 2016 was rose quartz, which seems to have inspired this very on-trend beautiful blush. Last year, many designers and decor fans didn’t seem to feel the colour was going to do well. Perhaps the fine folks at Pantone were just a little ahead of the curve in their predictions. It was certainly present on the world stage and you will see it in fashion as well. I’m not convinced it is a here-to-stay colour.

TACTILE TEXTURES
It’s not hard to recognize that texture is a big part of design and decor trends. There are tiles that are sculpted, hand-scraped floors, wall details that have three dimensions. When it comes to fabrics, there are embroidery and velvets, button tufting and pleated details. It’s like the world has discovered the sense of touch. One of the fabrics that we have not seen in the past looked like a sheared sheep. It was as if the faux-fur manufacturers got together with the velvet manufacturers and created a hybrid. There is no question that it feels amazing and is a pleasure to touch, and with the depth of the fabric, it makes for deep rich colours. When it comes to textures you most certainly expect to find it with fabrics. How about seeing texture used to wrap dressers, coffee tables, consoles and headboards? It was interesting to find furniture that was hair on hide, or covered with grass cloth, textured linens, or heavier weaves to create an added detail. From a design perspective, it opens up a world of possibilities that go well beyond paint and stain. You can coordinate a room’s soft seating with the case goods in the space and create amazing detail, colour and style.

My dear friend and client Mary has a wonderful collection of art that she has acquired over the years; the commonality in her pieces? “They must all be Canadian artists,” she proudly claims. Artists like Tony Scherman, Simon Casson, Mark Lang, Kevin Sonmor, Luce Meunier, Janna Watson, Kristofir Dean and Paul Belliveau, to name a few. Though there is not one specific style that she is drawn to, she does have an infinite love for apples and tulips (which can be found in many pieces of art and sculptures in her home), but these artists have very strong points of view and require much breathing room to allow them to sing their own song. “They need to be a part of my daily life,” says Mary. And this is why we chose a black-and-white colour palette for her new midtown condo. It is meant to complement, not compete with the collection.

The simplicity of a black-and-white colour scheme allows the space to take a step back from the beauty and boldness of her art collection. Undoubtedly, each room has some very beautiful pieces of furniture, many customized to provide an everlasting layering of black-and-white tones, but what really stands out, is the artwork. The furniture becomes secondary yet grounding to the rooms. They all have weight to them, giving them presence, but it’s all about the art and always will be.

With 14-ft. ceilings, we also had volumes of space to fill. We decided the light fixtures needed to have a sculptural element to them, which complement the artwork and surrounding furniture. We chose more round and soft shapes in these fixtures to balance out the severity of some of the art pieces.

This colour scheme also made the space appear visually larger than it actually is. With limited wall space, the entire north wall of the condo is a wall of glass, providing in its own right, a natural art landscape of the city. The decision to choose Ralph Lauren’s Brilliant White paint was the way to go. It isn’t too blue, green or yellow. It’s perfect; a white-walled gallery in the sky. Art in your home is a wonderful thing. It shows who we are without saying anything at all. Art speaks for itself, and as the adage goes, a picture is worth a thousand words.

Electrical considerations are an important part of any renovation but particularly in those rooms where power and water mix, like bathrooms, kitchens and laundry rooms. If you’ve been dreaming of renovating one of these important spaces, then planning ahead is your most cost-effective resource. WHAT’S THE PLAN?
TIME AND SPACE Dynamic lighting can enhance any room. Consider nighttime use as well as daytime use for kitchens and bathrooms. Low ambient, motion-sensored light options, potentially at baseboard level, can gently light the way if you need to get up in the middle of the night. Your morning coffee will taste a whole lot better when you have softly dimmed kitchen lights vs. harsh overhead pot lights. Create layered lighting options, like task lighting for eyebrow maintenance in the bathroom, clothes folding in the laundry room, or food prep in the kitchen. Choosing the wrong kind of lighting or not installing it correctly can pose a safety risk.

Putting plans, elevations and reflected ceiling plans (so you’ll know where the light fixtures are going before your electrician asks) on paper allows you to thoughtfully consider all of the details you’ll want to get right. Floor plans provide guidance when it comes to placing outlets. If you know you have a favourite reading chair, you’ll want to make sure there is a plug nearby for your lamp. Most homeowners prepare floor plans but fail to prepare elevations, which highlight what’s happening on walls. An elevation will show you where you want a light switch (as you enter the room) and where you don’t; in the exact spot a painting would look great. It will also help you place outlets along a kitchen countertop or near the ironing board. Remember to consider the colour of the wall outlets are appearing on. With a dark backsplash, for instance, you’ll want to choose dark (matching) outlet and switch covers. That way, the outlets won’t distract from the pretty tile you chose.

Innovative formulas offer style shortcuts to refreshed rooms

ithout a doubt, the easiest, most affordable way to transform a room is with a fresh coat of paint, which can change everything from the tone of the interior light to which colours stand out in furnishings, art and accessories. Now, special formulations also make it possible to paint everything from walls to textile to furniture, with new options for texture and sheen.
IT’S NOT JUST PAINT
Dulux Paints, for example, has introduced two-step, light-reflecting products with burnished finishes called Venetian Silk and Liquid Metal.
With some patience, and a steady hand, DIY paint stripes can define a room. Low humidity and moderate temperatures make fall a great time to paint outdoors.
In June, Benjamin Moore introduced to the Canadian market Century paint, an “ultra-premium” collection of 75 new colours with a suede-like matte finish. The saturated tones were inspired by gems, minerals, spices, herbs and plants—many of which were among the original sources of paint pigments.
SENSE OF TOUCH
Benjamin Moore paint expert Sharon Grech thinks the soft finish will be especially appealing to those who embrace hand- and custommade design. “People are looking for the handcrafted. Here, you don’t just see the colour, the experience becomes tactile.” If a whole room re-do isn’t feasible, tired furniture and thrift-shop finds can be given new life with easy-to-use chalks paints from Annie Sloan or milks paints from Torontobased Homestead Paints.

Many people, says Grech, want to “dive into colour” but are unsure about how to choose a shade that’s liveable and long lasting. For inspiration, she suggests looking to a beloved print or a treasured souvenir from a family trip

that can serve as a starting point for a palette. “Pick a favourite colour, and make the room about what you love,” she says. However you arrive at the perfect hue, the following tips will produce a more professional-looking result.
Extension poles aid in rolling longer, more efficient strokes, save bending over to refill, and make a wet edge easier to maintain. Don’t try and save time or money by getting by on one coat. The pros always do (at least) two in order to get the true development of the colour.

“If you want a premium job, do premium preparation,” says Grech. That means cleaning walls, filling holes, and repairing damaged areas. Smooth these out with sandpaper and give the entire wall a final light sanding and wipedown. Use the correct primer for the paint. Check the surface again after priming, as it can sometimes reveal imperfections. Good lighting is critical to a superior paint job. Floor lamps with the shades removed work well for this. The Dulux website (which has a series of how-to videos) explains that rollers—ideal for painting large areas and ceilings—come in foam, mohair or sheepskin, and with various lengths of pile. The type of roller you need depends on the paint. For example, they suggest that foam rollers don’t typically work well with latex paints, as the spongy texture can produce an orange-peel effect. Dulux advises that brushes made from natural bristles should not be used in water-based paints—they absorb water and swell, destroying the shape of the brush—and that synthetic brushes that stand on their bristles in solvent will develop a fatal curl. Always paint from dry to wet, keeping a “wet edge.” Save breaks until you hit a corner rather than in the middle of a wall.

Once you gather this information, you can begin to make decisions about the type of home office that will suit your needs, and the requirements that you must accommodate. When dreaming of an overall design concept, think about what inspires you. Perhaps consider a favourite
colour or phrase that you can incorporate into the design. How will your space reflect the type of work that you do? If you perform intense head-down work, how can you create a space that offers a respite throughout the day? Should your office offer a serene and restful environment or would you benefit from a space that energizes you?

FURNITURE OPTIONS
Planning an office takes time to evaluate your work patterns before you make purchases or big decisions. Once you determine what is required and how you might design your space, there are many options for furniture and storage. From budget-conscious IKEA to big-box furniture depots to higher-end office furniture from companies like Knoll and Herman Miller, you should invest in the best furniture that you can afford. Offices tend to take a lot of use and abuse, so you want to make sure that storage cabinets are high quality and shelves are mounted securely. Your office chair is one of the most important pieces of furniture you can own. Spending five to eight hours in a chair every day has a lasting impact on your body. It is important that you choose a chair that is highly adjustable for your height, back and arms. A new trend on the market today is height adjustable work surfaces. As a response to newer studies that show sitting in an office chair for extended periods of time takes years off your life, suppliers have created electric motorized work surfaces that can be adjusted throughout the day. Marketed as ‘sit/stand’ desks, most of the major office furniture suppliers now offer these.

Also important for the health of your body, is the type of lighting provided in the space. Simply converting a bedroom into an office without evaluating the lighting is a mistake. You must make sure that your work surface is illuminated properly, whether by ceiling lights or lamps that you add. WORK STYLE
Most importantly, your office space should be something that you look forward to spending time in—rather than dreading. It should be a space that accommodates your personality and style while offering an encouraging place to work. While some people thrive in a space that is somewhat chaotic, some people want a place for everything and everything in its place. Personally, I dream of an office with fully enclosed cabinets and clean surfaces, but I can honestly say that I am more inspired by a space that contains some of my favourite gifts from clients, collectables and kids’ notes. The most important element of my personal workspace is a window that looks onto a tree because nature makes me happy. As well, opening the window to hear the birds sing makes me happy every day. or years, I was hiding a dirty little secret. In fact, it was a big secret, and the worst kept one at that! My garage had slowly become a disorganized catch-all for everything from baby gear that we no longer needed, to athletic equipment for sports we never played, and home to approximately nine hammers because it got to a point where it was just easier to buy a new one rather than sift through the cluttered chaos in the hope of finding the ones we already owned.
I think most people would confess to having a junk drawer, or a junk closet, or maybe even a junk room, but when that room is your garage, there’s no keeping it a secret from the entire neighbourhood. Especially on garbage day when the door slowly raises to embarrassingly reveal the disaster zone in its entirety. So, instead of continuing our covert 2 a.m. garage-to-curb garbage missions, my husband and I resolved to clean up our act, and not only make our garage more organized and efficient, but also a welldesigned extension of our home. 48 :: August/September 2017 RENO AND DECOR myhomepage.ca

TRUE CONFESSIONS
STEPS TO GARAGE GREATNESS
With a modest budget, a heap of DIY elbow grease, and a dash of creativity, we set out to put the “fun” in functional and tackle the garage transformation ourselves. After a massive purge, which led to the rediscovery of the nine hammers, we began to prioritize our projects, and at the top of the list was to address the shell of the space. We spent a weekend installing finished drywall and insulation to the walls and ceiling, which immediately made the garage feel more like a room, and then we began to prep the floors.
DIY FLOORS
Now that we could finally see the garage floor for the first time in nearly a decade, we noticed that our existing concrete floors had extensive automotive oil and paint stains, pitting from wear and tear, they were long overdue for a cosmetic overhaul. After extensive cleaning, an application of Rust-Oleum’s Moisture Stop to seal the substrate, and to patch all the cracks and divots with concrete, we used FastPatch, before applying a top coat. My husband had

MAKEOVER always dreamed of a glossy, fresh finish like something you would see in a luxury car dealership, but we didn’t want to invest thousands of dollars into a lengthy and expensive application by a pro. After researching various options, we discovered Rust-Oleum’s RockSolid flooring kit with an anti-slip additive that creates a marbleized glass effect, and we were beyond thrilled by how easy and affordable it was to DIY our own showroom-worthy floors.
STYLISH STORAGE
Another obvious project priority was the introduction of smart and savvy storage solutions. We wanted to maximize vertical space as much as possible, and by adding a combination of slat wall, overhead mounted bike hooks, and moveable modular storage cabinets from Gladiator Garage Works, we could get items up off the floor and onto the walls and ceiling. For added storage, I had the idea of upcycling an old wood dresser to stylishly stash small bits and bobs such as: screws, paint brushes, sandpaper. I quickly realized that a solid wood piece might not fair well with the extreme seasonal climate changes inside the garage, so I went on the hunt for an alternatively thrifty option. Thanks to Kijiji, I scooped up a vintage metal library cabinet for only $20—
SCORE! With a quick wire-brush cleaning to remove loose rust, and a coat of rust-inhibiting Tremclad in Sun Yellow, my frugal find became a show-stopper of a storage solution.
POP-UP WORKSHOP
High on my garage makeover wish list was the addition of a dedicated workbench, but I quickly realized that if we intended to park two cars in the garage (which we could now finally do), there wouldn’t be enough room for a permanent work surface. After a mini-brain wave, I decided to DIY my own space-saving work station by affixing a stained pine board to a pair of folding wall brackets. The simple solution now allows me to raise the table when I need it, and then fold it away against the wall when we want to park a car in the garage. To create a crafty and colourful tool storage solution above the table, I simply primed and painted a pre-cut piece of pegboard, and then framed it out with some inexpensive mouldings. Now, there is place for everything, and everything in its place—including the hammer. Since the completion of our DIY garage renovation, the only secret left to confess is the fact our garage is now officially (and ironically) the nicest room in our house!

Colour inspiration can come from anywhere, but quite often what inspires us the most is right in our own backyard. Quite literally, part of the inspiration for this living room and dining room was the lush backyard of this mature south Burlington residence. The young family that resides in this home didn’t have a clear design direction. The room had a few odds and ends from a previous home, but they were lacklustre and didn’t accommodate enough people. They knew they wanted to incorporate blue and that their blank slate had to ultimately become a hardworking living and dining room for their large extended family—and they made it clear that they weren’t afraid of colour.

Sometimes bringing the outside in can be a bit too literal, but in this case there are subtle nods to nature without it feeling like an actual extension of the outdoor space. Blue was a starting point, but shades of green from mint to emerald play nicely with navy and sky blue to create a dynamic, playful and warm living and dining room. The colours might be inspired by the outdoors, but the materials in the spaces add to the natural feel as well. The homeowner found a live-edge wood dining table and that was a great place to start. The warmth of the wood is inviting and doesn’t take itself too seriously—it is durable but also makes a design statement. Because the table is wood, the chairs are fully upholstered to add softness and the rich navy blue velvet is sophisticated with the more industrial table.
The dining room windows are dressed with linen sheers that give textural interest and diffuse light without blocking the beautiful backyard from the sightline. Black metal cabinets flank the window and juxtapose the softer fabric elements. They also tie back to the industrial style of the table and its metal legs.
C O LO U R STO RY C O M E S TO G ET H E R The influence from outside is more obvious in the living space as many green shades were used in the ottoman upholstery, toss cushions, accessories and even some live plants and greenery. The fabrics are where the colour scheme really ties together with the blues, greens and greys all mingling together on toss cushions.

LE S S I S M O R E The living room window expands the full width of the room and it was dressed using the same linen sheer as the dining room and then layered with white linen drapery. The drapery creates necessary height and softness, but in this case the lack of colour was equally as strategic as the use of colour in the space. Your eye is ultimately drawn to the focal point of the fireplace —where the colour lives and where the sofas lead you—while the drapery is clean and simple and doesn’t compete. The white linen is quiet and won’t distract from the sightline out the window.
F O R MAL & F U N There are more formal elements in the space, such as the velvet skirted cube ottomans and the long drapery, but through the smart use of textures, patterns and
colour, the space remains accessible. There are two young children living in this home and with a large extended family, it was important that the space didn’t feel overly stuffy. Ample seating was required and it had to be comfortable, flexible and durable. The two sofas are fairly casual, but the symmetrical layout of the room adds a touch of formality and creates balance. The brass elements in the cocktail table and bar cart are warm and contrast with the more plush surfaces in the space. Black is a recurring grounding element in the spaces as well, with the black cabinets, black metal dining table base, hardware and base on the sideboard, the fireplace surround, accessories and the floor lamp. The black that runs through the space is not bold but adds a nice contrast and life to the rooms.

Flexibility is key with potential for crowds in the home and the two ottomans are light and easily moveable to be used as additional seating. The bar cart also doubles as a side table, but is on wheels and can be used for serving at a party. The console behind the sofa allows the table lamps to be functional in the living room, but the unit itself is also full of great storage for special items, dishes or linens. The top surface can be used as a servery as well. The space is long and narrow and required definition and better use of space. Floating the sofas and backing one with a larger furniture piece helped to define the living space from the dining space, but is easily adaptable depending on how the homeowners entertain. The key with these spaces, as in nature, was to work with a fresh colour palette, add in textural elements for warmth and interest, keep pieces flexible and adaptable and of course, create a space where a young family can be playful and entertain.

A RENOVATOR’S PREROGATIVE Global design trends ultimately influence and update our taste here at home WARMING UP TO MODERN DESIGN
That’s what I’ve liked for years. But now I’m starting to really warm up to the real modern Scandinavian stuff, and I never thought I would. The lines are so clean: before the furniture goes in, the rooms are basically empty boxes with straight lines. One thing to keep in mind when building in that style is that you have to have really good trades for all the finishing, particularly drywallers and painters, to do it right. Why? Because there’s nothing to hide the little imperfections. No crown moulding to cover up the joint where the walls and ceiling meet. No trim around the doors. Everything’s clean and bare, so mistakes leap right out. You have to be bang on with all your corners.
WHAT’S OLD IS NEW
What’s important to keep in mind is that styles and tastes vary over time. Take stucco on the ceiling. It was the default option in the 1970s and 1980s, in part because it covered up all those imperfections. Then, people couldn’t wait to get rid of it. A lot of contractors were kept busy removing or covering up stucco ceilings. Now, guess what? Stucco seems to be making a comeback. And, done right, it really is a work of art.
LUXURY DESIGN COMES TO TOWN
You look at a place like Dubai. This city, part of the United Arab Emirates, has become internationally famous for continually raising the bar on ultra-modern design. You’ve likely seen pictures of the Burj Al Arab—the sail-shaped hotel with a helipad on the roof—that occasionally doubles as a tennis court! Granted, most of us will never see the building in person, let alone stay in it, with rooms starting at about $1,500 a night. But some of the design elements from ambitious global projects like this eventually filter down to residential building here in Canada. For example, designs that combine multiple elements such as stone, steel, and wood all together as part of a feature wall first started showing up in high-end hotels, then high-end custom homes. Slowly, they’ll trickle down to everyday homes. A recent project we did was a condo loft. Everything was all open-concept with bare concrete walls. I really liked it. In the past, I probably wouldn’t have. Apparently people can change. Or at least change their taste in home decor.

hen it comes to home designs, I’ve always preferred more traditional looks to modern ones. So much so that when I was building my own house, I opted for the Cape Cod style, sometimes also called the New England style. One of the key features of Cape Cod design is the symmetrical look of the exterior, with equal numbers of windows on either side of the door. This type of house often includes dormers to add living space upstairs on steeply sloped roofs. (The steep pitch is handy for shedding the heavy snow load common on the northeast coast of North America.) The original builders used the materials that were close at hand and that typically meant wood. The roof is usually covered with cedar shakes and the exterior is clad in wood clapboard siding.

nyone who has done much travelling around the world knows that building practices can vary from country to country. I recall an item we ran in Renovation Contractor magazine a few years ago about lax safety standards on jobsites. It included images of guys working from ladders that were stacked on top of other ladders, scaffolds made of lumber stacked on top of oil barrels—with bricks to level things off and, my favourite, a guy with a hardhat strapped with a bungie cord to the top of his dreadlocks, a good foot away from his skull.
One of the guys I work with travelled around Southeast Asia with his wife for three months a few years back. In Bangkok, Thailand, there was a vacant lot close to the hotel they were staying in. When they returned to the city a mere six weeks later there was a fully operational eight-storey hotel on the site, complete with a bar and Internet café on the ground floor. Here, it would take that long just to get through the first round of building inspections. Of course, it would be smug of us to think we always do better here. In Renovation Contractor, we have a regular feature called the “Recall Roundup.” In it, we highlight some of the many (many) tools, building materials, and household products that are recalled every month.

Then there are renewable products such as bamboo that we just can’t grow here. But in Asia, contractors use it for everything from flooring and room dividers, to durable scaffolding for working on the exterior. Styles and material choices even vary across the country. Here in Southern Ontario, access to raw materials and manufacturing facilities to create them have made brick the dominant choice for exterior cladding. But if you go out to the east coast, Cape Cod style wood siding dominates (see “A Renovator’s Prerogative”). Head out west and it’s common to see homes built with log walls and cedar shakes, something generally reserved for wealthy cottagers here in Ontario.

FIRST THINGS FIRST Simplify the building permit process by entrusting your renovation to a professional
N
ow that you’ve decided to renovate your home, the first step is to do your homework and determine what building permits you might need. Most construction, renovations, alterations and demolitions require a building permit. For instance, in many municipalities you need a permit for constructing separate rooms in your basement, but you probably don’t need one if you are building a fence, unless it is one that will enclose a pool. Too often people question the importance of permits and sometimes they are tempted to undertake projects without having required permits in place. However, that is very short-sighted. Permits help protect you, your home and your community by making sure your project is structurally sound and follows all regulations.
Unprofessional renovators may be willing to do work without obtaining permits. Forgoing required permits may seem like a way to speed up your renovation and save money upfront, but it could very likely result in renovation deficiencies and added costs down the road. You could be faced with substantial fines and then having to redo the work. Lack of required permits may affect your home’s insurance coverage and you could also run into problems when you sell your home. Local municipalities issue permits and application processes, and the rules governing building permits, can vary depending on where you live. Getting a building permit can be a complicated process. It can take several weeks or even months to obtain, and it can be a bit overwhelming, so a good approach is to work with a professional renovator who is experienced with permit applications. RenoMark professional renovators are very experienced with permits and they will guide you through the process. They will assess your project and explain whether or not a permit is needed and what it will take to get one and they will work on your behalf to acquire them. A critical step in obtaining your permit is ensuring that your project complies with the Ontario Building Code, municipal zoning and other applicable laws. Working with a professional renovator is the most efficient way to obtain permits. Your renovator is the project manager for your renovation and he/she will bring in the right people such as architects or engineers to get any necessary drawing for the permit application process. Make sure that the costs for additional professional services are discussed upfront and included in your renovation contract. After you’ve obtained your permit and started construction, your renovator will arrange for all inspections required under the permit. BILD created the RenoMark program in 2001 to help homeowners distinguish professional renovators from underground contractors. A key feature of the program is the RenoMark Code of Conduct by which all members agree to abide. It mandates that they provide written contracts for all jobs, have at least $2 million in liability insurance and offer a minimum of two years warranty on all work. t's late summer and the autumn planting season is on our threshold. Soon, we'll be tempted by the new plants that growers deliver to retailers. We will be drawn to their colour and fragrance; the pollinators in our neighbourhoods will be drawn in as well. Bees, songbirds, hummingbirds (back from a vacation in the Boreal forest), and of course, butterflies will enjoy our new additions, no doubt. In my ongoing efforts to help you prioritize your plant-buying decisions, here are some of my favourite garden performers:
HYDRANGEA [Arborescens]
When we built our home in my dream garden eight years ago, I had an image of a giant mass of Annabelle hydrangeas nesting their metre-high blossoms at the foot of our front porch. To accomplish this, however, I had to plant big. Twenty-seven new plants were placed about 80 cm apart and nurtured into a mass planting that when they grew in, came very close to the mental image that I had of them before I put them in the ground which, frankly, seldom happens. Annabelle hydrangea was introduced around 1888 and stands as a stalwart perennial shrub bloomer. Virtually no insects or disease are a problem and they stay put for the most part, not travelling across my yard seeking to take over like many other perennials do.
BLACK-EYED SUSAN ‘GOLDSTURM’ [Rudbeckia fulgida] ‘Goldsturm’ was named the 1999 Perennial Plant of the Year. It blooms for up to three months. Three months! What perennial does that? And has virtually no enemies in the bug and disease departments. I do get some aphids on mine from time to time but I just blast them with a stream of water from the end of the hose to fix them. They love the sun, grow to 60 cm tall and they do spread from year to year. I find that I can control their spreading habit by cutting out the new root with a sharp spade in spring.

Another perennial that comes back year after year in my garden, only this one gives me two seasons in one. It produces a 50 cm spire of blue flowers in early to late July, which I cut off with hedge shears the first week of August. Then they re-flower in September and the flowers last even longer, due to the cooler temperatures that time of year. You can cut Speedwell flowers and bring them indoors. Hummingbirds and honeybees like them.

STONECROP [Sedum and sempervivum] I performed an experiment with these indestructible plants three years ago. I used the roof of a garden shed on my property as a garden in which I planted the lowest maintenance flowering perennials known to humankind: sedums and sempervivums. The results were a little slow in coming but now, in the third season on my shed roof, they are a showstopper. I planted about 12 different varieties, each blooming at slightly various times for a succession of bloom. The first year, I watered and weeded quite diligently, last year much less so, and this year I have done nothing. They have rooted in and provided a great show with virtually no work. Plant them in containers, rock gardens, wall planters, and of course on your roof. They like a soil medium that is at least 40 per cent sharp sand and 60 per cent compost/soil.
HOSTA
I have lost count of the number of hosta plants that I have in my 10-acre garden. Lots. And I love them all. This family of broadleafed perennials includes some
mammoth varieties. Sometimes their name says it all: ‘Wide Brimmed Hat,’ ‘Big Daddy,’ ‘Skywalker,’ and ‘Blue Mammoth.’ Others are very small and considered appropriate for the hosta collector but otherwise these may get lost in your garden. Look for ‘Flash Forward’ and ‘Blue Mouse Ears,’ which only grow to 15 cm high and wide. My real favourites are the tough ones that tolerate shade, thrive in the sun, and can take the competition of mature tree roots. One of my favourites is ‘Halcyon,’ featuring bluish leaves and August flowers. Another is ‘Fragrant Bouquet’ [the 1998 American Hosta Growers Hosta of the Year] featuring a long-flowering plant in July/August that smells wonderful with lime/ivory leaves. Grows to 50 cm high and wide. With over 7,000 varieties in the hosta family, there must be a few that would appeal to you. The flowers of hostas all attract hummingbirds and bumblebees. Another bonus.

A
s a design-builder, the colour of things matters less to us than the functionality and durability of the spaces that we create for our clients does. In every project we build however, we witness the trends come and go quite rapidly, since the individual homeowner (and/or their interior designer) dictates the colours that will be installed on that particular wall, window, door, trim or cabinet element. Given we rarely build to sell a home ourselves, we are not usually concerned about choosing colours that will appeal to the masses. Like I mentioned, we are usually installing preselected colours instead of spending time selecting them. Something we are more comfortable with anyway.
THE OTHER SIDE OF NEUTRAL
“Builder Beige” became the boring norm that everyone used to describe the tract development palette of the ’90s. Through the turn of the Millennium, no one dared use much of it at all. Greys became the dominant neutral of all things tile, furnishings, decor elements and accent walls in the decade that followed. Recently, things have been getting a bit more dramatic, colours such as “Hale Navy,” for example, a deep-blue colour, has been finding its way onto kitchen islands to offset the typical white kitchen that has become so commonplace. We have painted fireplace accent walls and even front doors with this colour in the past few years.

COLOUR-RICH YEAR
There are a number of colour expert companies that release their projected “Colour of the Year.” 2017 saw Pantone cite “Greenery” as the leading shade while Benjamin Moore nominated “Shadow”—an allusive and enigmatic shade, which they describe as the “master of ambiance.” The description alone makes me want to paint my den in this shade! So many of these new bright, rich and bold colour options are a far cry from the beige and grey we are used to. “Night Sky,” a softer blue-grey hue almost appears to be a blend of the three of these colours. “Honey Glow,” a vibrant mustard is Dulux Paint’s Colour of the Year and is said to be the perfect pair for accessorizing either of these blues or greens. No matter which way you stray from beige or grey, one sure trend has been to keep it to the fringes, accent pieces and feature walls give people a taste of their playful side, without being overpowering.

A splash of colour is what makes our spaces stand out from our neighbours, and helps define a room’s desired intent. A red dining room was said to stimulate appetite while a blue room offers a calming effect. There is a real psychology to our perceptions of colour. It provides for interesting methodology when deciding what paint or colour choices you inject into your decor. Ask yourself what mood you want the room to create so you can attain the desired effect. Our recommendation when injecting colour into your space is to start small and don’t overdo it. Grey and white look nice, but not if you see that colour combination everywhere, in every room, in every home. Paint is relatively low cost. Powder rooms, dens and nurseries are typically small, enclosed spaces where you can experiment with your personal flair. No matter how you decide to inject some life into your decor, you typically get what you pay for, no matter what colour it is. If you plan to own it for the long term, reach for quality in both product and workmanship.
