Building on a Year of Success By focusing on the essentials, expanding on a strong foundation and concentrating on the key initiatives of Vision 20/20, Carlson Rezidor Hotel Group is ready to continue its robust 2014 momentum into the new year.

T

he start of a new year brings anticipation for the future, and an opportunity to reflect on the past, the lessons learned and opportunities that lie ahead. In 2014, Carlson Rezidor made strong strides forward. The sale of hotel assets provided us with $146 million, allowing us to invest in the business to help us continue our forward trajectory. Each of our brands demonstrated good progress. We successfully converted the Radisson Plaza VII in downtown Minneapolis to a Radisson Blu®, continuing the growth of our upper-upscale brand in the Americas. Radisson® pushed forward with its dynamic revitalization program, which has literally transformed the brand’s look and feel. The product is better than ever. Expansion of Country Inns & Suites By CarlsonSM continued with our first, new-build Gen4 hotels coming online. This new product targets a wider customer base and has been winning the hearts of our guests. We also

saw growth of our Park Inn® by Radisson portfolio. These brands are our foundation. Getting our core business right helps us develop exciting innovations like Radisson Red and Quorvus Collection, both introduced in 2014. We signed our first Radisson Red in China and, in 2015, will focus on further developing the new, lifestyle-select brand. In the Americas, we saw positive year-to-date R.G.I. growth and the completion of the majority of the brand’s PIPs. You’ve worked hard to make that happen, and the success is having a ripple effect across the brands. Let’s celebrate these accomplishments, and let’s unleash the power of our colleagues to delight our guests, remembering that the customer is at the center of all we do. We can’t do everything or be everything to everyone. It’s important for us to be an efficient enterprise. To keep Carlson Rezidor robust and resilient, we need to focus on a few things, hone in and do those things well. That is the

STRATEGY SPOTLIGHT PLAYING TO WIN Under Vision 20/20, Carlson Rezidor Hotel Group is focusing on five key initiatives for the Americas. Here’s a look at each priority in more detail.

ACCELERATE GROWTH OF COUNTRY INNS & SUITES IN THE U.S. We want Country Inn & Suites to be the #1 upper midscale hotel company to do business with. That means being flexible, nimble and approachable. As part of our growth strategy, we’ll drive development and signings, drive revenue into hotels, maximize economics for franchisees and distinguish the brand by continuing to improve brand quality.

EXECUTE THE RADISSON RED STRATEGY thinking behind our five key Vision 20/20 initiatives for the Americas. The industry outlook for 2015 is encouraging. Experts predict a banner year on all fronts. We’ve replaced cautious optimism with enthusiasm. RevPAR continues to be robust, and U.S. hotels are achieving all-time high occupancy levels. This year, occupancy levels are expected to soar to 65 percent, the highest rate since STR, Inc. began reporting data in 1987! Room rates are expected to make the largest contributions to RevPAR, thanks to elevated occupancy rates. PFK Hospitality Research is forecasting annual average daily rate (ADR) growth of 5.7 percent through 2017. Even though the industry outlook is positive, we cannot rest on our laurels. There is still work to do if we want to remain competitive and engage with our guests through outstanding service. It’s everyone’s responsibility to be focused, to collaborate and to continue working hard. These are the keys to our continued success, and I am confident we can be successful with the right formula: focus, collaborate and win. Thank you for all the great work and results in 2014, and for the momentum continuing into 2015. We will succeed because we care, because we are competitive and because we are committed. We are committing to five owned Radisson Red hotels. In 2015, we will actively engage our Red Development team as we clearly define brand concepts, focus on reducing average cost per key and drive franchise growth. This is an exciting opportunity for us, and one where we are leading the way in a new segment.

BE AN AGILE AND EFFICIENT ORGANIZATION IN SERVING OUR CUSTOMERS AND OPTIMIZING OUR BUSINESS PERFORMANCE This is a critical part of our strategy and will make Carlson Rezidor a more efficient enterprise. We will explore consolidation of support functions by identifying and implementing new delivery models or outsourcing to reduce costs and enhance value. We’ll transition to new Finance and Human Resources systems, and identify opportunities to redesign or outsource IT infrastructure, audit and Information Security. We’ll also review digital capabilities and plans to reduce technology costs by leveraging the capabilities of CWT. We will ask crucial questions: What do we absolutely need to continue? What do we need to stop? What do we need to start? What do we need to redesign? As part of this initiative, we’ll develop the vision and implementation plan for commercial applications and work on partner collaboration and management.

INCREASE PRESENCE IN LATIN AMERICA We will take a multi-brand approach and concentrate on increasing growth in the region and driving profitability through RevPAR performance and sales strength. The tactics will include acquiring and securing management contracts, developing regional/cluster synergies, increasing Development resources and developing local management talent and systems.

We will focus on development initiatives and signings, which will involve building relationships with the investment community and targeting current, multi-unit owners. Strategic Support Through a number of progressive initiatives, Carlson Rezidor Hotel Group’s sourcing department is improving product quality while saving hotels big money.

In this issue of Hotline Online, we turn our focus to Strategic Sourcing and the dynamic changes that can help you improve your bottom line. If you thought you knew everything about what this vibrant department does to help your hotel, you are in for a pleasant surprise. Scott Deibert, vice president, Strategic Sourcing, Americas, has been spearheading a sea of change with actions and initiatives that are not only saving Carlson Rezidor hotels money, but improving efficiency, increasing quality and enhancing the guest experience. It’s part of the Sourcing Value Contribution, or SVC, which is comprised of four elements: 1. Cost avoidance 2. Cost reduction 3. New revenue generation 4. Getting more for the same cost

Traditionally, people may think of the Sourcing department as the go-to guys and gals for spending on things like hotel amenities and bed sets. Well, times have changed! With the launch of a Global Sourcing Council and a revamped and restructured Strategic Sourcing department in the Americas, Carlson Rezidor’s sourcing strength has been bolstered. “Previously, the department was structured with staff handling each brand,” says Deibert. “For example, we’d have three people working on linens. It wasn’t the most efficient way to handle purchasing. Now, we have category leaders. One person leverages the needs of all brands for that category and negotiates. It makes things more effective and efficient, and the new structure helps drive competitive pricing and higher quality. It’s exciting seeing the significant savings.” The journey has been a positive one to-date. In fact, for 2014, Strategic Sourcing drove more than $4.79 million in savings. Through strong collaboration with the Global Sourcing Council, Carlson Rezidor Hotel Group will continue to drive costs down through greater scale volume. The Council, which meets regularly, consists of staff from Carlson headquarters, the Rezidor Hotel Group, Edwardian Hotel Group and Carlson Wagonlit Travel (CWT).

SOURCING STORIES OF SUCCESS Carlson Rezidor’s Strategic Sourcing teams are delivering results through a number of programs.

By looking at the supply system in new ways, the Strategic Sourcing department is leading initiatives to cut costs and generate revenue for Carlson Rezidor and its hotels.

ATM AGREEMENTS Sourcing is investigating ways to generate revenue for hotels through strategic ATM agreements.

Today, the team is proactive; they look at what’s happening, how to improve quality and service and lower costs. The team had great success in 2014 and wants the field to be aware of how they are helping them and their business, says Deibert. An ideal opportunity to learn more is just on the horizon. Hotels can discover what is available to them by meeting suppliers at the hotel business conference, which is being held in the Bahamas next month. The conference will offer a great opportunity to get to know suppliers and better understand how they can help the hotels lower costs, the team says.

READY TO HELP Strategic Sourcing is always ready and willing to help hotels. When the department understands key priorities of the hotels, they are better able to go after new opportunities. One example is a pest control contract negotiated by the Radisson Blu Warwick Hotel, Philadelphia. By leveraging the strength of a corporate negotiation with the same company, the hotel not only saved $3,000 a year, but also received a higher level of service for the price.

CHEMICALS A review of companies providing chemicals to the hotels resulted in a vendor change with Diversey winning a new contract. The deal leveraged an agreement that the Rezidor Hotel Group had with the company, resulting in millions of dollars in savings.

How can Strategic Sourcing help you? Engage the Strategic Sourcing team in discussions. “We’re here to help,” says Deibert. “By helping the department understand key priorities, we are able to go after new opportunities.”

NEW INITIATIVES What does the future hold for Strategic Sourcing? In 2015, the department will concentrate on category targeting. The team is looking at laundry and kitchen equipment, energy management, and repair and maintenance contracts. “One key initiative will be an e-procurement platform,” says Deibert. “We’re collaborating with Rezidor to implement a one source portal tool that will simplify ordering and back-of-house processes. The portal would be a tool for OS& E, FF&E needs, as well as food and beverage.” But that isn’t where things end. Deibert and his team are looking at ways to connect data to drive top-line revenue and room nights. One example is a beverage company where the team hopes to help Global Sales build room nights by leveraging contracts. “We’re looking at the supply system in a different way,” says Deibert. “It’s another way the department is evolving from just contract negotiators to business drivers.”

Celebrity Surprise Trace Adkins joins Carlson Family Foundation to present $50,000 donation to Wounded Warrior Project.

C

ountry music star Trace Adkins recently made a surprise visit to a Country Inns & Suites By CarlsonSM hotel in Nashville for an appearance and performance for guests and hotel staff—all to benefit a good cause. While in town for a December 12 performance for The Christmas Show 2014 Tour, Adkins joined the staff at the Nashville hotel to help during the busy holiday season. While he was there, he checked in guests from behind the front desk and gave a special holiday performance in the lobby. Following Adkins’ surprise holiday performance, he joined Country Inns & Suites By Carlson, in partnership with the Carlson Family Foundation, to present a $50,000 donation to Wounded Warrior Project® to help fund the organization’s Economic Empowerment pillar. The funds will help Wounded Warrior families achieve long-term financial stability through training, education and other employment services. “It’s great to be back in Nashville working with Country Inns & Suites guests, staff and Wounded Warrior Project,” says Adkins. “I’m honored to help present this donation, which will help the Wounded Warrior Project fund efforts to assist heroes in getting back on their feet. It’s an admirable thing, and I’m happy to help.”

SPECIAL RECOGNITION “The brand is proud to partner with the Carlson Family Foundation to support the Wounded Warrior Project,” says Scott Meyer, senior vice president, Midscale Brands, Carlson Rezidor Hotel Group, Americas. “Country Inns & Suites is all about making guests feel at home and serving them with a kind and caring spirit, and Trace has helped us do that here.” The donation will help make a significant impact on the lives of many veterans and their families, according to Teresa Nichols, manager of Major Gifts at Wounded Warrior Project, who accepted the donation on behalf of the organization. “Last fiscal year, we placed more than 1,900 injured service members in meaningful careers through our Warriors to Work program, and this donation should help us meet our goal of placing 2,500 more warriors this year.” Additionally, the Carlson Family Foundation sponsored Adkins’ on-stage Christmas tree giveaway throughout his Christmas Show 2014 Tour. At each performance, Adkins donated the large Christmas tree from his stage to a local charity.

Supplier Savings Diversey lands Carlson Rezidor’s global chemical supplier contract and promises to save hotels both money and time.

D

iversey, a leading provider of commercial cleaning, sanitation and hygiene solutions, is Carlson’s new, global chemical supplier, effective January 1, 2015. The company won the global contract for Carlson Rezidor hotels in November after an extensive request-for-proposal (RFP) process, replacing Ecolab as Carlson’s global chemical supplier. What does this mean to Carlson Rezidor hotels? Savings! Diversey guarantees it can deliver savings of 15 percent, compared to a hotel’s current chemical spend. The new contract will offer a number of benefits to hotels. First, the cost of chemicals will be lowered, thanks to the company’s accurate dispensing equipment that ensures the right amount of chemicals are dispensed. That means housekeeping, laundry, kitchen and floor cleaning products will be dispensed efficiently and hotels won’t use more than needed. There are other benefits, too. Diversey will supply their Taski line of cleaning equipment, vacuums, and floor and carpet cleaners. The carpet cleaner uses a low moisture formulation, which means quicker drying so guest rooms can be turned over for new guests within one to two hours.

Making a unique memory Erin Lorberter knows how to brighten up someone’s day. The general manager at the Country Inn & Suites Chippewa Falls, Wisconsin, won “Bright Spot” acclaim for her recent phone interaction with a guest. A Minnesota woman called to inquire about a room and mentioned her mobility concerns. Lorberter, showing compassion and understanding of the guest’s needs, quickly recommended an ideal room for her. But the interaction didn’t stop there. When the guest asked if beers or soft drinks were served with snacks at the hotel, Lorberter replied, “No.” The guest jokingly said, “What? Wisconsin, the beer and cheese state, and no beer with happy hour snacks?” Lorberter knew just what to do to give a guest a memorable experience. On arrival, the guest found a message from the general manager. It said, “Check the fridge in your room.” Two chilled beers were waiting. This gesture led to a letter to headquarters praising Lorberter’s “legendary service.” In just a few minutes, the general manager left a life-long impression on a grateful guest. It’s not difficult. Just one small action can have a ripple effect that spreads across the brand and the company, strengthening Carlson Rezidor’s reputation as a company that truly cares for its guests. These things are not just important, they are brand differentiators. It’s how the company plays to win.

Christian Lopez, a 12-year-old boy with a brain tumor, had one dream for Christmas, to see his parents. Since he started the

treatment for his disease, he was away at a hospital. Radisson was contacted by an organization asking for one night of accommodation for Christian and his parents. The Radisson decided to make it special. The hotel staff welcomed Christian with balloons and presents. Staff members decorated his room for him to spend time with his parents in an environment free of stress.

It includes the characteristics the brand is known for, like a welcoming lobby fireplace and outdoor patio where guests can dine on the brand’s complimentary, hot breakfast. The 121room hotel is connected to Bemidji’s popular George W. Neilson Convention Center and the Sanford Events Center. 2014: Growth in the Americas As we look back on last year, development proves to be just one of our many bright spots. By Javier Rosenberg Chief Operating Officer, Carlson Rezidor Hotel Group, Americas

T

here is snow and sub-zero temperatures in Minneapolis, but as we transition from 2014 to 2015, I am enthusiastic about our future. Last year was a busy one in the Americas, one with strong, continued momentum. Personally, I think one of the most exciting developments of 2014 was the addition of two new brands: Radisson Red and the Quorvus Collection. We are putting a strong focus on Radisson Red brand development opportunities in the Americas. Another key initiative is to strengthen and grow Country Inns & Suites By CarlsonSM in the Americas and, with the unveiling of the first dozen, new-build Gen4 properties, we are making strong headway. In 2014, we added hotels in Arizona, Florida, Iowa, Louisiana, Maryland, Montana, Minnesota, Nebraska, Oklahoma, Tennessee and Texas. Renovations of existing properties are well underway, with more than 178 Property Improvement Plans (PIPs) delivered and many renovations well underway. Radisson® continued to strengthen its position in the upscale segment with a record number of new signings. In the U.S., we signed new properties in Arizona, California, Illinois, Louisiana, Michigan, North Carolina, Ohio and Texas. We also added Brazil, Canada, Chile, Colombia and Trinidad hotels to the Radisson family. Park Inn® by Radisson continues expansion in the Canada, Latin America and the U.S. The portfolio expanded in 2014 with additions in Bogotá, Colombia; Toronto, Canada; and Beaver Falls, Pennsylvania. We also signed new Park Inn by Radisson hotels in three Pennsylvania cities: Clarion, Indiana and Uniontown, and signed four properties in Latin America: Lima, Peru; Salvador, Brazil; Barrancabermejo, Colombia; and Puerto Varas, Chile, which opened Jan. 2. We can’t forget about the kudos we earned last year. We are excited to continue building on our momentum in 2015. For one, we are looking forward to our annual business conference, which will be held at the Atlantis, Paradise Island, Bahamas, on Feb. 23–26, 2015.
