Welcome The first quarter always draws comparisons with the previous year. What was everyone talking about in Q1 2014? The introduction of the mortgage cap and doubling title deed registrations, to curb flipping and encourage long-term investors and end-users. Fastforward a year and end-users are taking up a larger chunk of the market share. If you’re ready to buy get the lowdown on the market on page 49, consider moving Downtown on page 52 and view the best properties all over the city from page 54. Another hot topic is the textured surfaces trending in 2015 – read how concrete is coming to the fore in our Trend Report. Our home tour in DIFC is the polar opposite, with glossy finishes and sophisticated furniture – we reveal how to buy the look on page 36. Also in this issue: we celebrate the revival of retro mid-century style, explore new garden trends and steal some delicious recipes from our favourite celebrity chefs who are in town for February’s Dubai Food Festival.

Feeling blue From stonewashed denim to the brightest skies, the colour that’s clouding our horizons for the coming year is blue. While light aqua will put a spring in your step as we head into summer – paired with crisp whites and coastal accents – the darker, moody hues in the spectrum will add elegance and drama. While traditionally a masculine colour, the rich, saturated, confident attitude of royal blue works well in any room, especially bedrooms and living rooms. And as we live by the sea under a cloudless sky, what better way to connect to the natural elements that surround us than by bringing this feel-good colour into our homes. Pictured: Crate and Barrel

OMG, it’s OTT! OTT, one of Dubai’s coolest fashion labels has created a sister line that will collaborate with a number of renowned artists both here and abroad. OTT – an acronym for Over The Top – lives up to its name with its first artistic liaison. Susan Shup has created five colourful, large-scale paintings with poetic daubs conveying humour, romance, rock and pop, while a complementary fashion line brings these pictures to life on funky skirts and tops. “I find it so intriguing and satisfying to see my art

come to life in other mediums, like fashion,” says the artist. “It thrills me to have my drawings walk down the street on a fabulous tee-shirt, skirt or jacket – the prints are almost 3D. This incredible collection has captured perfectly the spirit of my art.” Launched by two Emiratis, OTT is a local label that’s received international attention from stockists. Paris-based Shup is also widely known, having worked with a number of luxury labels, including Hermes. byott.com

My style... Gaby Malek The CEO of Better Sleep reveals how nature, books and – essentially – his bedroom are important aspects of his home

Where do you live? I live with my wife and son in an apartment in Barsha. We’ve been there five years. It is conveniently located and very close to the Better Sleep showroom. Sum up your home décor… It is an eclectic mix of objects and art that is not complex but relaxing with a good flow of energy. What inspires your style? Nature. As we evolve and live in a busy city there is an inclination to go back to nature. You develop a certain maturity in realizing what you like and refining your tastes. Comfort does become an important factor that you tend to incorporate into your style.

How does your personality come through? In my artworks and books. I collect modern and contemporary art and my love of books of different genres has resulted in a varied collection of literature, such as politics, business, biographies, art and other genres.

Where is your favourite spot? That’s my bed, because it’s comfortable and practical. It allows me to work and answer emails, spend time relaxing and reading and it’s also the place I spend quality time with my son. It seems to be the centre of our home.

What is your favourite item? A smiling picture of my son. It is full of good energy and instantly makes me smile, too.

Which designers do you admire? I like a couple of different designers and I’m lucky to own a few pieces by them. One

Malek (inset) is a fan of Patricia Urquiola (image courtesy of GANDIABLASCO)

of the designers is Jan Van Lierde and I have an Artemide Light he designed. It stood out because it is beautiful and futuristic and it is a statement piece. We have had it for 10 years. Charles Eames is another favourite and I have an iconic Ottoman Chair that is very comfortable and durable. Another simple yet stunning piece we own is a George Nelson clock; it is vibrant red, looks like the sun and also happens to match our bookcase. Patricia Urquiola and Ron Arad are other designers I admire.

The CEO loves his Yatsan bed from Better Sleep

How much does your job influence your style? A lot and it’s mainly in the bedroom area. I try to have the perfect relaxing environment with the ideal products to ensure a great night’s sleep.

How many items from Better Sleep do you own? I have a variety of items that we sell at our store, such as a Tempur mattress complemented by a Yatsan bed frame. My son’s bedroom has a mattress and bed from the Italian brand PerDormire.

Ron Arad is an admired designer

Republic of Fritz Hansen

Celebrating 60 years in great shape

This year Arne Jacobsen’s iconic Series 7™ chair has reached a diamond age, 60 years in the making. Paying homage to the anniversary of these stackable seats, Republic of Fritz Hansen is launching two special jubilee models based on the concept ‘opposites attract’. One is dramatic with a dark blue lacquer shell and powder-coated burnished legs, while its feminine twin is dressed in pale pink with 24-carat gold-plated legs. These chairs celebrate the diversity of contexts that Jacobsen’s chair performed during its first 60 years,

comments the manufacturer, having been featured across the world, from New York’s MoMA to Centre Bakery in Tokyo. The Danish designer pioneered the aesthetic of Nordic simplicity and made furniture that was practical yet alluring and wholly unique. With its sleek and simple swan-neck lines and slightly concave seat, Series 7™ exemplifies these qualities. Not only did it propel both the manufacturer and the designer into the history books when it first launched in 1955 but it has become one of the mostly highly sold designs during the

last six decades. Its perfect shape, formed by exploiting the possibilities of lamination, is still as durable as ever, states Republic of Fritz Hansen, a company that has become synonymous with Danish design legacies. While Jacobsen attained perfection in the form and function of Series 7™, it is still maintained in the creation of this classic: the veneer is handpicked by the most skilled of experts while 22 individual hands check the quality of each chair before it leaves the factory floor. BUILDING BLOCKS We’re reconnecting with the Earth and using her materials as Mother Nature intended. Untreated woods, light linens, natural dyes and LEED certifications are all hitting our nature radar. Brickwork has also caught our attention: H Furniture’s brick table gets back to basics, mixing a naturally oiled wooden top with a redbrick base, the fundamental materials of construction.

Tom Dixon, Maison&Objet’s Designer of the Year 2014, has also got his hands dirty with a limited edition Mud collection of stationary, made from unvarnished redbrick, for a raw and natural approach to product design. These building blocks of design are proving popular, with Mud selling out prior to its showcase at Maison&Objet in Paris last month.

Left: Brick Table, H Furniture; below: FLASTER tiles, Ivanka

Concrete city Concrete, a trusted protagonist behind the scenes, is stepping into the limelight with many interior designers turning to this unlikely material. “I use a lot of natural materials so it’s contemporary but raw and organic,” comments interior designer Marie Laurent, founder of Marie Laurent Architecture, on her projects in Dubai Marina. “We like working with cement that looks like cement; we like working with wood that looks like wood; so we usually avoid any shiny or overly polished materials in the interior architecture – which is the antithesis of traditional Arabic interior design.” This rough ‘n’ ready material rocks industrial chic, in stark contrast to traditional sleek and polished Middle East finishes. This is not a new concept – just look at the loft apartments in SoHo, New York – but it’s starting to catch on in the UAE. Surface designers are beginning to fuse Middle East patterns into this modest material to create decorative surfaces for floors and walls. Hungarian company Ivanka Studio employs a creative perspective on what is otherwise widely viewed as an industrial material. The company’s colourful FLASTER tiles have been picked up by London’s famous department store Liberty, Wahaca restaurants and other commercial and residential projects. Head to Superstudio in Al Quoz to sample the tiles in Dubai. bhomes.com

Gorgeous grains The rough textures, raw grains and knotted smiles on salvaged wood are no longer the preserve of country homes nestled amidst green hills. This natural look works well in leafy communities like Arabian Ranches and Al Barari, desert-bordered villas in Silicon Oasis and Jumeirah Park, and coastal homes in Jumeirah and The Palm, where salt and

sand breeze in perennially. Customary wood-made furniture like tables, shelves and cabinets are celebrating the natural form and texture of wood this year. You’ll see them made from rough-hewn planks and timber seemingly straight off the tree. This wabi-sabi style is at its best with a ‘live edge’, where the exposed surface is left rough-cut for a raw and crafted look.

Ask the experts Revitalise your home with advice from the pros

“How can I appreciate the value of my villa?” Gerhard Fouquet, The Springs

Modify to maximise space, says Mohammed Akif, managing director at Hammer & Nail The original plans by developers have a lot of space that’s not utilised or applied to the maximum. So, if I own a two-bedroom property in The Springs for AED2million, for example, I can make that become AED2.5million very easily by spending just AED60,000 and increasing its size to three bedrooms or adding a garden extension. When I sell it I will stand out from other villas in the area, and I will also benefit from the extra space while I live there. I also recommend maximising a closed kitchen by opening it up into the dining and living room. This will let more light in and it will look brighter and more spacious. Any kitchen –

closed or open-plan – can be modified with modular contemporary fittings. Having a white base is a popular colour scheme as it gives the room the feeling of light and space. Developers tend to create bathrooms with basic fittings. Over the last five years the trend has gone from a tub shower to a standing shower and creating a hotel look at home – this is popular. In Dubai a lot of people have garden parties because of the great weather and they want space for this, so extending the living room onto a veranda outside is a good option. The culture of having a driver is getting very high now but developers do not provide a room like they do for a maid. I suggest building a driver’s room connected to the villa so you can maximise on space and add value, as

buyers will see a property with both a maid’s and a driver’s room as the perfect investment. This can all be done with planning permission. In terms of interior fit outs there is a big change with people choosing the right things that will last five or six years, rather than continuously updating. Go for a classy look with modern touches. You can add value (and comfort) by creating storage space. Customised cabinets in the garage or extending your wardrobes to the ceiling are good options. For your living room, instead of buying a sofa you can have one made bespoke with a wooden or block platform and a mattress and cushions on top. The space underneath the platform will provide lots of storage room and this is very much preferred nowadays.

Rawan Malhas, design supervisor at Interiors, answers your questions “I have a small entrance, how do I make it welcoming? Tracy Hampton, The Greens A small entrance can still extend a big welcome to your guests. There are plenty of tips to get the most out of the small space you have. One way is by defining the space with warm colours as they give a welcoming feeling. Use light colours so as not to make the space look smaller. We recommend warm beige tones with a hint of sea green. You can also place a runner at the entrance as this will draw your guests in. Create an eye-catching wall display using framed paintings or ornamental mirrors in different sizes and welcoming quotes. Mirrors are important assets in any entry and create the illusion of extra space. Finally, use a statement console that will stand out. A signature piece, like a Venetian mirrored console, is a great option.

“What’s a good look for a boy’s bedroom that’s contemporary but won’t date? Dani Taylor, Sports City I can suggest implementing these four points of advice: 1. Paint the walls in a neutral colour that will be suitable for all ages – earthy colours won’t restrict you and they have a masculine edge. 2. To add brighter colours use accents, such as cushions or a bedcover in different hues from his favourite palette. When you feel these are dated or he’s outgrown them the cushions are easy to replace. 3. Use minimalistic furniture in natural wood. 4. Go for simple Roman blinds on the windows rather than drapes, as they are timeless. You can also treat the blind as an accent piece for colour.

ho doesn’t love the luxury of staying in a hotel: a huge bed, pillows plumped, heavy drapes, deep-pile carpets, pampering room service and an enveloping ambient of relaxation. One homeowner in DIFC has brought the sumptuous hotel lifestyle home. The British owner of this resplendent threebedroom apartment in the prestigious Limestone House oozes luxury and comfort, with glossy surfaces, sleek styling, bespoke furniture throughout and both privacy and entertainment catered for. 8QKDSS\ ZLWK WKH EODQG Ă€QLVKHV lack of natural light and low-end appliances provided by the developer – a bugbear of many owner-occupiers in Dubai – the businessman employed Elemento to completely redesign the interiors into a place he could call home. Every aspect has been tailored to create a truly unique look – from the made-to-measure soft furnishings and discrete storage to the ambient lighting and neutral colour palette. “I must say that I do not have

Market Watch How oil-prices are shaping stability in the UAE The key to understanding the oil story is its cost of production, reports Sam Wani, general manager at Independent Finance. According to an energy report by the International Energy Agency, production cost per barrel is $17 for the MENA region, $22.50 for conventional oilfields in Russia and North America, $48.50 for offshore oilfields and $82 for shale oil producers. Oil prices have fallen from highs of $105 and it’s estimated that 25% of America’s shale oil rigs will close down this year. However, as production falls prices should stabilise and this will help achieve fiscal balance for many GCC nations, which have enough financial reserves to continue spending as normal. We saw evidence of this in the recent Dubai budget,

which increased spending by 9% to AED41billion. The UAE economy grew by 4.4% last year and the outlook for Dubai is even stronger with Citi bank predicting growth of 6%. This year will also see property prices stabilise further. The total number of transactions in 2014 fell 15% from 63,652 units in 2013 to to 53,871 units. The highest number of transactions occurred in Business Bay with 4,315 units, followed by Dubai Marina with 4,121 units. Nearly half of all transactions were mortgage based. In the near future the majority of buyers will be end-users, so smaller properties will rise in value while larger ones will fall. However, the overall impact will result in further stability and predictable property prices. Banks will make lending easier and the number of end-users entering the market will continue to increase. Market stability means that mortgage applicants and

banks can be sure prices will not be volatile in the short term – an outlook that reassures prospective homeowners that it’s a good time to buy. Find out more about financing your move at independent.ae.

Move to… Downtown Live amongst the icons of Dubai, encourages Wafaa Ghannam Downtown is one of the best places in Dubai to live, you just have to be able to afford it. What does your money buy you? In Downtown everything is on your doorstep, from iconic buildings and world-renowned retail options to firstclass residences and enviable views. There’s the world’s largest shopping, leisure and entertainment destination, The Dubai Mall, the tallest skyscraper, Burj Khalifa, and the enjoyable Dubai Fountains below, which dance in the middle of the 30-acre Burj Khalifa Lake. Sheikh Mohammed bin Rashid Boulevard encircles Downtown’s main attractions and offers a plethora of restaurants, cafés and hotels along its illuminated tree-lined streets. Off this, the six-tower complex of Emaar Square and the twin towers of Boulevard Plaza provide Downtown with quality commercial and business venues. When it comes to buying or leasing, you’re spoilt for choice. There are many exclusive residential complexes in Downtown that the master developer Emaar has designed in distinct styles.

Old Town and Old Town Island are architecturally unique and reflect traditional Arabic façades, while the premier apartment towers along Sheikh Mohammed Bin Rashid Boulevard boast contemporary fittings and facilities. Residents at The Address Hotel Dubai Mall live in a go-to destination for business lunches and dinners and are located right next to the mall, across a small footbridge. You can also call Burj Khalifa home – one of the most prestigious addresses in the UAE. Check out the first-class Armani Residences and Burj Khalifa Residences if you’d like to live in this ‘vertical city’. However, The Residences complex commands the highest rent because of its views overlooking Dubai Fountains and its great sports, dining and health club facilities. You’ll find the largest floor plans here, with a one-bed averaging 1,100 square feet. The majority of apartments on offer in Downtown Dubai range from studios to three bedrooms, with the occasional four-bed on the market. While high-rise towers dominate

the skyline a few villas pepper the landscape and can be found at pool level within South Ridge and The Residences. One downside to living here can be the congested roads during rush hour between 6pm and 7pm, especially around Emaar Square and The Dubai Mall when people flock there after work to shop and dine. However, the Metro easily connects passengers to Dubai Mall and the new Dubai Trolley, a miniature tram system that circles the boulevard, is due to open soon. Another feature to look forward to is Dubai Opera District, which will become a centre of arts and culture, providing Dubai with a completely new entertainment scene. Art exhibitions are already being shown but when it’s complete much more will be on offer, such as opera, orchestra, theatre, concerts, performance art and live comedy and kids’ shows. Find out more by calling residential sales and leasing manager Wafaa Ghannam on 04 306 8833, or go online at bhomes.com.

Ask the agent Asal Abedi, residential consultant, Business Bay office Downtown Dubai is one of the city’s flagship areas due to the presence of Burj Khalifa. Therefore, it’s no surprise that demand for properties in this area continued to rise in 2014. However, towards the third quarter and especially in the last three months, the number of transactions in Downtown has declined noticeably, mainly due to prices having reached substantial levels. Sales prices in Downtown have dropped by around 10% in the last few months and forecasts show that prices will dip further in the first quarter of 2015 as many more apartments come onto the bhomes.com

market for sale. Rents for apartments in Downtown have more or less stabilised as tenants still find it a very lucrative and exciting area to reside in. However, new properties being handed over in neighbouring Business Bay will affect price levels come the second quarter and residents may look to move there as it’s more affordable. Investors still consider Downtown as one of their most preferred investment opportunities although they also expect realistic price levels. With the market favouring end users again, 2015 will be a year where the market stabilises. February 2015

Ask the agent Victoria Rushton, residential consultant, Green Community office We have witnessed sales prices softening in Green Community, by approximately 20% over the past six months. Meanwhile, rental prices have remained the same due to the area’s close proximity to Jebel Ali and Abu Dhabi. Green Community is now the best value-for-money villa project in Dubai. The road works to the main roundabout will improve traffic flow, new schools are opening, and the highly

anticipated launch of Green Community West Phase 2 is driving more interested buyers and tenants to the area. Rental prices start from AED210,000 per year for a townhouse villa with a good size BUA of 4,170 square feet, three bedrooms and a maid’s room, and can go up to AED300,000 per year for a luxury villa with a BUA of 7,075 square feet, six bedrooms, a maid’s room and a driver’s room.

Spring looks a shore delight When Crate and Barrel gave us a sneaky peek into their new collection for spring we had to share it with you straight away. It’s a soft and elegant palette full of natural colours and materials, from coastal blues and coral accessories to salvaged woods, crisp white ceramics and fine linens. “We’re excited to share our 2015 spring assortment,” says Raymond Arenson, Crate and Barrel’s executive vice president of merchandising and design. “This

collection brings together all that we believe in: clean, classic designs that are both inspiring and approachable — meant to be enjoyed every day.” The strong coastal theme is no surprise for this time of year, but the overriding concept is natural, soft and organic. Round shapes, pale aquamarines, blonde woods and wicker create a calm atmosphere while clear and coloured glass and silver appeal to a more contemporary aesthetic. crateandbarrel.com
