Districts and Developments
Where can you live in Abu Dhabi? We’ve got the scoop on the capital’s top districts. Now simply turn to our colour-coded map (pg12) to pinpoint their location.
one of the largest and most impressive tourist developments in the world consisting of residential and commercial projects. The island will house hotels, restaurants, gardens, art galleries, museums, an aquarium, amusement parks for children and a diverse wildlife reserve. Water activities will form a major part of the island lifestyle including waterskiing, snorkeling, scuba diving, fishing and sailing. The island will be connected to Abu Dhabi City by two modern bridges with a third bridge eventually connecting directly to the main Dubai highway. Abu Dhabi International Airport is approximately 20 minutes away by road.
Saadiyat Island
Abu Dhabi City District Considered to be one of the richest cities in the world, Abu Dhabi is a cosmopolitan metropolis and a major cultural and commercial centre due to its position as the capital. The city offers a strikingly contrasting landscape, from sandy beaches and skyscrapers to rolling desert dunes. Joined to the mainland by the Maqta and Mussafah bridges, some of the key suburbs in the city include Khalifa, Electra, Hamdan, Mussafah (residential and industrial) and the beautiful waterfront Corniche. The emirate also consists of the eastern oasis of Al Ain, better known as the Green City. Abu Dhabi is also very well connected to the other huge island developments underway, such as, Al Raha Beach, Saadiyat Island and Al Reem Island.
Al Reef District Al Reef Villas is Abu Dhabi’s first

integrated residential community. Developed by Manazel Real Estate, one of the UAE’s leading developers, Al Reef consists of contemporary apartments, four themed community villas and townhouses and mixed-use projects, bringing together social, retail and commercial facilities for the entire community. The gated communities, with security-controlled access, are linked by wonderfully landscaped green spaces, providing areas for recreation and relaxation and walkways to community facilities. The development will also feature a luxury hotel, state of the art gymnasiums, private pools, barbecue areas and expansive private gardens.
Al Raha Beach Built alongside 5.2 million square metres of natural beach front, Al Raha Beach will provide a unique lifestyle through its worldclass residential, commercial
and entertainment facilities. When complete it will be home to 120,000 residents. The development offers dynamic waterfront living amidst retail outlets, galleries, restaurants and cafés and private beaches. A central business district also forms part of the development, where iconic office towers are set around an impressive circular marina - home to the new World Trade Center. Located on the beach side of the main highway leading into Abu Dhabi from Dubai, the development consists of eight precincts, each with their own distinct personalities and appeal. Al Raha Beach is also one of the first designated areas where non-UAE nationals can invest in leasehold property in Abu Dhabi.
Al Reem Island Located approximately 600 meters away from Abu Dhabi’s coast, Al Reem Island will be
Just 500 metres off the coast of Abu Dhabi, Saadiyat Island will be a destination experience of rich depth and diversity. Just seven minutes from Abu Dhabi City, 15 minutes from Abu Dhabi International Airport and one hour from Dubai, the development is connected to the mainland via two major highway bridges.. Offering a relaxed waterfront home for residents and a vibrant hub for businesses, Saadiyat Island holds a reputation for being the only place in the world to house architecture designed by five individual Pritzker prize winners.
Mohammed Bin Zayed City District This is a planned urban community that will, upon completion, support a population of 50,000. The master plan provides for 350 mid-rise towers and numerous educational, cultural, commercial and institutional facilities.

For years, property prices in Abu Dhabi were a barrier for growing families – the Midttuns included. “When we first got to the UAE the rents in Abu Dhabi were so high we couldn’t afford to live here, so we lived in Dubai Marina and commuted every day,” says Kate. But three months ago, the couple started the lease on their four-bedroom apartment – tempted not only by the recent fall in prices, but also an opportunity to get on the property ladder. “We are part of the Aldar Properties Rent to Own scheme, so 100 percent of our first year’s rent and 90 percent of the second year’s will go towards purchasing the apartment – we don’t have to pay service charges, and the property price is predetermined. For many families, living in Abu Dhabi is more attractive than it’s ever been.” The move has meant a lifestyle change for Kate and her husband Eirik – and with the arrival of newborn baby Anders, it couldn’t have come at a better time. “Now that we
have a baby, we enjoy living in a place that’s quieter than a city centre,” says Eirik. “We have space for him to run amuck, go to the beach and play on the grass with other kids when he’s older. Al Zeina is the perfect place for that, and there are lots of other young families around too. We also have much more time now – instead of spending two hours on the road each day we’re spending it on the beach or in the pool.” The outdoors lifestyle is popular here; during the cooler months, the beach is lively, and the communal gardens are perfect for picnics. It’s an environment that the pair loves: “We’re looking forward to the winter,” says Kate, “so we can pull out the croquet set and make the most of the lawns in the community. When we first moved in we didn’t run into many people, but now there are so many more people around. Everyone here seems to be fairly active; families are always out walking their dogs and you can see
people having barbecues on their balconies – there’s a nice buzz here now.” The family has their own private outside space too, with three balconies attached to the bedrooms and lounge. And with views over the sea and communal gardens, they’re picturesque spots. “We love being by the water,” says Eirik. “The beach is amazing, and watching the sun go down while watching the jet skis, paddle boarders and kayakers in the afternoon is great. Over the summer we’re enjoying spending time with friends, exploring the city, and going to Yas Island – we love Yas Marina Circuit on a Tuesday night. There are so many places that we haven’t seen yet, so we’re really looking forward to getting to know Abu Dhabi better.” It’s clear that the Midttuns are enjoying having more time and energy for their growing family, as well as the opportunity to make their own mark on a property. Their interior décor is bright, family-orientated, and

eclectic. “I wouldn’t say we have a particular style,” says Kate with a smile. “It’s really just a mish-mash of nine years of expat living and things that we’ve acquired along the way. We try to be practical and buy things that will work regardless of the size of apartment or country we end up in next, for example a sofa that splits into two smaller sofas or the kitchen island which is actually made out of some bookshelves from Ikea.” There are a few stand-out pieces, though – with a mix of Arabic and contemporary designs – which add character to the roomy interiors. “We’re not really brand name people,” admits Kate. “We bought some pieces from Pinky in Sharjah, had some pieces custom made in Karama in Dubai, and there was definitely some outlet trawling going on as well. It’s a little difficult to stay away from Ikea on Yas Island now that it’s so close too.” Family photos and treasured artwork adorn almost every wall: “The piece with the most sentimental value is a painting of a mountain scene from my grandma in Norway,” says Eirik. “She gave it to us when we got married four years ago. It’s by an artist called Kristian Finborud and it’s called På Toppen – which translates to ‘At the Top’.” The vast wall space has been a challenge to fill, admits Kate, but the high ceilings and huge floor space give the family space to stretch out. There are a few high-flying touches too, she adds: “I would be lying if said I didn’t love the walk-in wardrobe and master ensuite bathroom – they’re nicely done and very luxurious. There’s more space than we’ve ever had before, and we haven’t had to compromise on location; now that Abu Dhabi is more affordable and there are programmes like the Rent to Own scheme, living here is more attractive than ever.”

With eleven developments in this waterfront area, there’s plenty of choice for families and budgets of all sizes. Al Raha Beach is a growing district, and the current range includes beachfront apartments, townhouses and villas with private land. Families will love the tranquil tree-lined avenues of villas, whereas young couples should head for the lively areas where cafés and boutiques are popping up. Both renting and buying options are available, and the Aldar Properties Rent to Own scheme offers a solution for those looking to get on the property ladder. For more information, visit the website aldar.com
A number of large supermarkets – including a Waitrose – are set to open within walking distance in the near future, as are local eateries and restaurants. For now, groceries and dining at Al Bandar and Etihad Plaza are popular options, and are easy to reach by car. Yas Island has a wealth of restaurant choices: sample Oriental bites at Choices and Jing Asia, curries and tandoori at Rangoli, and Lebanese at traditional-style eatery Barouk. Meat lovers should head straight to Blue Grill – try the Australian Prime Angus special – and golfers can refuel at Stills Bar, which overlooks the greens.
There are lots of opportunities to get out and about: have a go at paddle boarding, jet skiing and kite surfing for starters. The Al Forsan sports resort is nearby, where you’ll find go-karting, paintballing, shooting, an equestrian centre and a host of sports courts. The kids will love the opportunity to try their hand at everything – and the gyms are brilliantly-equipped. Yas Island waterpark is opening in November, but in the meantime the development boasts events and activities all year round; the golf course is a local favourite, and the spectacular Ferrari World will enthrall kids of all ages.
Al Raha Beach is a very familyfriendly area, so the range of schools nearby is extensive. From nurseries to high schools, there are options to suit all ages. Look to Al Raha Gardens and Khalifa A for the shortest school run – options include Raha International School (International Baccalaureate, KG1 to Grade 12, ris.ae), Al Yasmina School (British Curriculum, FS1 to Year 13, alyasmina.sch.ae), and The Pearl Primary School (British Curriculum, Key Stage 1 and 2, pearlprimary. sch.ae). There are plenty of kids’ clubs in the area too – try Al Forsan sports resort for afterschool activities.

Second-hand treasure Re-decorating? Think twice before chucking your old furniture on the skip: here’s how to do your bit for the environment – and community – instead
With furniture stores toting summer sales galore, there’s no better time to splash out on a new look – but what will you do with that old sofa? Will that dining set really sell on Dubizzle? According to the WWF Living Planet report, Dubai has the third-biggest ecological footprint per capita in the world – and it’s no wonder if we’re dumping our furniture in the nearest landfill. Luckily, help is at hand in the form of the UAE’s ‘Robin Hood’, Faisal Khan. The Canadian social entrepreneur founded Take My Junk in 2007 after witnessing the wastage that occurs in the UAE – and meeting the people that need the furniture the most. “This is a very transient society, and very wealthy, so a lot of commodities are wasted,” he says. “In Canada, there are recycling schemes that will remove unwanted items, and social support for the people who can’t afford to buy things for their home, but there’s nothing like that here. It has
July 2012
such a negative impact on society and the environment, so I decided to set up my own scheme. We buy unwanted furniture and collect it ourselves, then sell it on at cheap prices to labourers, maids and low-income families. Anything that can’t be sold on is given away to them for free.” Broken items are welcome too: the company can’t pay for them, but they will collect them, and will ensure they don’t end up on the dump. “We recycle everything that we can,” says Faisal. “If a sofa is broken we’ll try to repair it, but if that’s not possible we’ll dismantle it and recycle the parts. This way, we are helping the environment as well as the community.” The initiative has proven so popular that Faisal now employs 75 staff members and has a fleet of 12 vans – and there’s still a huge demand for their services. “We now pick up from all over the UAE, and can be at most
Better Interiors 23
residential areas in as little as 30 minutes. People give us a call or send a message to say what needs collecting from where, and we let them know when we can fetch it.” The company will buy anything from coffee tables and chests of draws to dining sets, sofas and beds: “We encourage people to put things on Dubizzle first, but if they don’t sell on there then we’ll have them,” says Faisal. “The entire operation is time consuming and exhausting, but we see brilliant results every day.” The company donates a share of its revenue to Ajman Medical Clinic, allowing labourers to get health consultations for free.
Meals and basic necessities can also be provided, as well as ‘care packs’ with bathroom and hygiene essentials. Take My Junk also collects small household goods, such as unopened canned good, toys and kitchenware. They’re unable to pay for these, but will sort them at the Ajman warehouse before distributing them to the labourers. “Books and electronics are also really useful – we recently held an event with Dubai British School where the students collected items. It’s great for kids to get involved and see how they can do good work for the community.”
Take My Junk is leading the UAE’s recycling effort, and Faisal’s enthusiasm is infectious – he’s always on duty, and admits that 13-hour days are often called for. But his vision is inspiring, and everything about the initiative is rewarding – from the convenience of having your unwanted goods whisked away with no charge, to the satisfaction of knowing they’re going to a good home. takemyjunkuae.com

“This is my first July in Abu Dhabi and I’m really feeling the heat! Can you give me some tips on how to summer-proof our new villa, and keep myself and my young family cool? – Sofia, Al Reef Villas WINDOW DRESSING K.R. Manivannan, Brand Manager, V-Kool Emirates

“Heat enters the home through windows, so A/C systems have to work harder – resulting in big electricity bills and carbon footprints. IQue window films can reject over 96% of infra-red rays, while allowing 58% of daylight through. They can reduce interior temperatures by at least 6°C and significantly decrease the need for A/C, plus the durability makes the glass more resistant to breakages. The films don’t take long to install – we can fit a three-bedroom villa in three working days. Take a look at our showrooms in Abu Dhabi, or when you’re in Dubai.” vkooluae.com
“Pool water is considered to be a ‘living’ thing and needs a lot of caring. It is essential to maintain it all year round – just because you’re not using the pool, that doesn’t mean you can neglect it until the winter months. During sand storms, switch off the filtration system: sand and dust can block the filters, causing high pressure which can damage the system. Once the storm is over, the floor can be cleared easily. Don’t drain the pool in the summer months – the heat can take its toll on the tiling, so wait until the cooler weather arrives.” poolsrusdubai.com
“Energy efficiency is a priority – if you haven’t had your A/C system serviced, do it now. The summer is busy for maintenance companies, so if you don’t act now you may have to wait. Install compact fluorescent light bulbs: they don’t emit a lot of heat and will save you dirhams all year. Ensure that flammable materials such as gas cylinders, paint and solvents are disposed of properly. Don’t leave combustible products in the garage – with temperatures reaching close to 50°C, they could cause a fire. We have outlets in Dubai and Abu Dhabi” mplus.ae

However, we have a solution for you’re outdoors and indoors needs. Our Dubai-based Cool Group has technologies to neutralize these vagaries in weather and lower the outdoor temperature by 10° – 15° C. At Mist&Cool™ we are devoted to providing our customers with the most innovative and highest quality misting products available and at the most competitive prices. The concept of “evaporative cooling” has been used for many years. The “desert cooler” is a good example. Mist&Cool™ has redefined the old principle and made systems a hundred times more efficient, using modern technology. While most commonly used for cooling misting can also be used for air filtration, dust abatement, disinfection, odor removal, fire and smoke control, special effects and much more. Our current installations of Mist&Cool™ include commercial, residential, industrial and agricultural applications. We also supply explosion proof cooling systems / equipment to the oil & gas industry. At Mist&Cool™ we promise to listen to our customer’s needs and provide them with exciting cutting edge products and the tools to sell them. This community offers a great lifestyle close to, but separate from, the Mainland with spectacular beaches and the hawksbill turtles’ seasonal nesting nearby. There are a wide choice of villas and townhouses in three different styles: Arabian, Mediterranean and Contemporary, each with three to eight bedrooms. The properties construction and design are outstanding and in tune with the surrounding natural environment. Prices in this community range from AED1.3million and, due to great demand, should not change. Part of the project has been delivered and we expect more deliveries in September 2012 and by the year’s end. The cultural district will bring prestige and uniqueness to this product.
