Simply start with your lightest colour at the base of the wall, then mix a little of your second colour into your first colour to darken it. Apply the darker colour above your first colour, then use a clean brush to lightly feather the paint while it’s still wet, blending each colour at the top of the wall, then seal with wax. Et voilà!

Wedgwood is celebrating its 260th anniversary with three collections: Nantucket, inspired by hand-woven baskets that were once made on the Massachusetts island; Gio (shown), designed for everyday use; and Intaglio, which teams textures of the Georgian era with a modern glaze finish.

On our radar

THE NEW NEUTRALS combine a neutral base with powerful accent colours to striking effect. We love Modern Beige (pictured) teamed with Peachy by Jotun.

Colours of 2019

KEEP CALM THIS YEAR, says Benjamin Moore, which has chosen Metropolitan AF690, a stylish grey with cool undertones. The paint experts also chose a corresponding palette of 15 harmonious hues.

LIVING CORAL, the colour chosen by Pantone for 2019, is everywhere right now. We’re lusting after WallPepperŽ wallpapers, which are made of textile fibres and cellulose, making them soft and warm to the touch as well as very durable.

Just hold the halved fruit on the reamer for the 80W motor to kick in and the juicy goodness will trickle out of the dripfree stainless steel spout. THE SMOOTH OPERATOR

BEST FOR BREAKFAST JUICES

Ease your morning rush with this direct-serve juicer. Perfect for freshly squeezed orange juice, it has an anti-drip sealable spout that can be flipped up to stop the flow of juice. Citrus Juicer with hand press, Dhs220.50, ARSHIA. Available from Dari Home, darihome.com

THE FAMILY CHOICE

The motor for this powerful appliance only runs if it is assembled correctly with the lid closed. It also has two speeds for hard and soft fruit and an extra large filling tube so you can chuck in your uncut fruit and veg for a quick and easy juice. Juice extractor MES3500, Dhs379, Bosch, bosch.ae

BEFORE YOU BUY... If you’re wondering whether you should choose a centrifugal or a slow (aka masticating) juicer, consider what you want to juice and how long you want it to last. Centrifugal juicers are fast, easy to use and clean. However, oxidation resulting from their great speed can cause a loss in nutrients in the juice and reduce fridge life. A slow juicer requires more prep time (their small chute means you have to pre-cut everything before feeding) but are usually multifunctional, serving as a food processor and a grinder. Plus, as there is no heat to destroy the enzymes, they make the best juicers for leafy greens. If you only want cold-pressed citrus fruit juices, choose a citrus juicer for fast results.

O

ne of the easiest ways to add life to your home, a collection of potted plants will transform tired interiors into a stylish, vibrant abode. Most indoor plants don’t require sunlight; photosynthesis is generated with the help of indoor light. If you’re looking for a versatile

plant, the kentia palm and fiddleleaf fig can work any room. “These are both beautiful to look at and are great air purifiers,” says Carol Sukkar of Home & Soul. For lowmaintenance plants, Jean-Charles Hameau of MyGreenChapter.com recommends the Chinese evergreen,

said to bring fortune and good luck; the peace lily, which thrives in lowlight conditions; and the borderline indestructible money plant. “Just make sure you keep it out of the reach of small children, dogs and cats, as the leaves of this plant are incredibly toxic,” he warns.

HANDLE WITH CARE 1 Water: Overwatering is a common plant killer so it’s better to err on the dry side. Feel the soil for moisture once a week. If the upper layer feels bone dry, it’s time to water. Cacti and succulents need less water; flowering pants need slightly more. 2 Feed: For flowering plants, their soil needs to be fertilised once a month. Non-flowering plants need their soil fertilised twice a year. 3 Groom: Almost all houseplants look better with regular grooming. Keep plants healthy and handsome by inspecting regularly for bugs, trimming faded flowers and leaves, and gently wiping down leaves.

Create calm with our top decluttering tips

It’s the first impression of your home, so choose something beautiful and practical in your entrance area to place small items, such as keys and handbags. “I opted for a very slim natural wooden console, with a cute pot placed on top for this entryway,” reveals Karen Pissarra of Design K.

Make your furniture work harder. A built-in banquette with storage offers extra seating and creates a cosy look, while beds with deep drawers underneath offer lots of extra space. “These are great for storing extra linen and pillows for those occassional sleepovers,” says Medy Navani, Design Haus Medy.

5

Family photos and artworks can be displayed on the wall using minimalistic shelving, while books can be styled by category so you can find what you’re looking for easily, by colour for a rainbow of hues or on their sides to avoid a clash of coloured book covers.

If you have space in your kitchen, include an island, which offers extra prep space and storage – just add cabinets on both sides of it.

7

KEEP THINGS LOOKING TIDY IN YOUR KITCHEN OR PANTRY BY DECANTING YOUR STAPLES INTO GLASS JARS THAT REVEAL THEIR MANY COLOURS AND TEXTURES SO THEY’RE EASILY IDENTIFIABLE WITHOUT THE NEED FOR LABELS.

If you can’t afford custom-made solutions, plump for flat-pack and modular storage options, such as those from IKEA. For the former, you’ll just need to grab your Allen key and with the latter, it’s similar to playing with Lego.

Ask the

DESIGNER Interior designer Gabby Garvey on creating a cosy children’s bedroom

Start with what your kids are passionate about – this will inspire the theme for their bedrooms. Your interests, as parents, will also influence the design direction. This home, for example, belongs to a well travelled, multi-national family – the husband is Swedish-Russian; the mother is EnglishRussian; and their kids are growing up in Dubai – so, in the son’s bedroom, the mural (Atlas from muralswallpaper.co.uk) was a no-brainer. When I put the moodboard together, the wallpaper provided the starting point for the colour scheme: petrol blue goes perfectly with camel and tan. I keep to a restrained palette by using four or five shades of one colour. In this home, the son’s bedroom features blues, while the daughter gravitated towards pinks but there are girls who love a combination of blues and greys as well as boys, like my youngest son, who like a bit of pink thrown in the mix. It’s not about sticking to a traditional look, creating a super stylish room or an Instagramperfect space, but about what the kids like. The boy who has this bedroom loves reading, so we chose a leather recliner (from West Elm) that fits the globetrotter theme. Work with what you have, too. In this case, the villa is a rental so we couldn’t change

the colour of the wooden doorframes. We incorporated lots of calming neutrals to complement the doors. I like to include hard-wearing, easy-toclean materials in kids’ bedrooms, such as wood and leather, while the highly durable in/outside Morum rug from IKEA is not as hard against soft skin as a sisal rug. Ensure you maximise the natural light as well – using sheers for window treatments ensures curtains/blinds can be kept open as often as possible. Avoid sharp edges in children’s bedrooms and include plenty of texture, such as wool. A soft, fluffy sheepskin rug works every bedroom, while layered rugs also soften a space. Often the focal point of the room, the bed is a crucial consideration. Here, a house bed creates a sense of cosiness. For another project, the mother wanted to incorporate a tulle drape that had hung over her bed when she was a child – it softened her daughter’s house bed beautifully. I always include furniture and/or accessories belonging to the family into the design – you have to feel ownership of your space and often all it takes is moving pieces around so they work in a different way. @stylemeinteriorsdubai

TIP

Layer the lighting: task lights encourage reading, while fairy lights or a friendly animal lamp create a cosy ambience and offer comfort to kids who are afraid of the dark. bhomes.com | 37

Interior designer Alexandra Conti’s bright and serene villa reveals her creative streak

38 | bhomes.com

“We wanted a resort feel so a boutique hotel in Mauritius, which had a swimming pool with large tiles of different colours provided the inspiration for ours” “I like to create spaces that reflect who we are,” says Alexandra Conti, whose passion for interiors, yoga and travelling is revealed throughout the villa she shares with her husband, Gianni, and their two children, seven-year-old Romane and three-year-old Samuel. Originally from France, Alexandra cites interior designer Sarah Lavoine as one of her major influences. Indeed, she has artfully mixed and matched styles, such as a playful beanbag by local brand Fringe Society Design next to a classic Eames lounger in the living space, while her strong sense of space, light and bhomes.com | 39

colour is also evident in her home and garden. Soon after moving into her Meadows 4 villa two years ago, Alexandra worked with Gallagher Technical Services (GTS) to open up the ground floor, removing a wall between the living and dining areas and replacing pillars close to the entrance with a feature wall. “It allows in the light yet provides a division between the lounge and entrance spaces and also offers room to display mementoes picked up on our travels,” she reveals. Having beautifully remodelled the kitchen, she wanted to draw the eye towards it so she had a sliding door made, with a visible mechanism. Alexandra and her husband submitted their own plans for the garden to the landscape company. “My husband enjoys a daily swim so we wanted a 12-metre lap pool for him and for the kids to use at weekends.” The couple also wanted a sense of flow between the indoors and outside, so the garden ground was levelled out to bring it in line with the inside. “I like a Zen-like atmosphere, which is definitely connected to my interest in yoga.” ayi-designer.com

“ Our main objective was to create multiple

entertaining areas – it’s lovely to see guests congregate in different parts of the garden when we have parties”

W

hen Lilly and her husband Dewald Engelbrecht moved into their Arabian Ranches home 12 years ago, they needed to transform their outside space from a sandpit into a useable garden as quickly as possible. “We love to entertain and my husband likes to barbecue,” Lilly says. To that end, their first step was laying down a lawn and planting ficus trees to create a garden space before mapping out different zones. The sunken seating area, with its thatched roof and fireplace became the starting point. “It’s really cosy in the winter,” Lilly enthuses. “We regularly light a wood fire, play card games and enjoy nibbles and drinks in that space.” From there, the couple, who run creative landscaping company Escape Luxury Living (escape-me. com), built the bar area with its pizza oven and eight years ago, the swimming pool and adjacent soft seating area were added, with adjustments made to connect the different zones and maximise the views of the pool. “We made the pool a feature, with it facing the lounge and having the overflow opposite the sunken area,” Lilly explains. The couple designed the pool with seating so that guests can look towards the living area or watch rugby and other sports from a mounted TV or overhead projector, while the water is shallow close to the steps to accommodate their friends’ young children. Their most recent addition is the planted cacti, surrounded by white stones. “These are easy to maintain and give the garden a neutral and calm feel.”

UP it Create an elegant living space with beautiful wood-look flooring

Bisazza

If you’re looking for an alternative flooring to tile, then wood has natural appeal, offering warmth and character to a home. However, wood flooring is one of the most challenging floor types to install and maintain. It expands and contracts with moisture, temperature and humidity – conditions prevalent to the UAE. With this in mind, there are a number of options available, including using materials that look like wood…

50 | bhomes.com

Laminate

LAMINATE DOESN’T FADE IN THE SUNLIGHT AND, IF INSTALLED PROPERLY, CAN LAST UP TO 30 YEARS

Vinyl

To waterproof laminate flooring, Floorworld LLC recently introduced Quick Step Eligna, the latest fully water-repellent HydroSeal coating from floor designers Quick Step

Another affordable option, vinyl is versatile, durable and 100% waterproof. However, it is a softer material than hardwood, engineered wood and tiles so it can be prone to damage from sharp objects. And for the environmentally conscious, it is also not biodegradable and can be very difficult to recycle. “If you choose vinyl, we recommend using Gerbür Vinyl Click Flooring,” advises Craig Curtis of Floorworld LLC. “It looks fantastic, is hard-wearing and is manufactured using only virgin PVC, with no unsafe volatile organic compounds (VOCs) being discharged, ensuring it won’t adversely affect indoor air quality.”

vinyl flooring, Floorwood LLC

Floorworld LLC

A budget-friendly choice, laminate flooring is a wood-look flooring that is tough against wear. The top layer is made from a clear, strong material called melamine, the second layer is the décor paper that provides the wood appearance, the middle layer is made from high-density fibreboard (HDF) providing strength and very little expansion when the product is installed, while the bottom is called ‘balancing paper’ and it ensures the plank has no warping.

bhomes.com | 51

Walking on wood

Kährs Castello Fumo in French pattern

Kährs smoked oak in herringbone

ENGINEERED It costs a lot less than real hardwood but you’d be hard-pressed to distinguish it from the real thing. It’s made from three layers of wood, pressed on top of each other and at conflicting angles. The layering makes the floor more stable and limits the expansion and contraction that typifies a solid wood floor. The bottom two layers are usually made from soft woods, while the top layer is made from a hardwood. SOLID HARDWOOD It’s the most expensive option, but the effect is stunning. It can also be an environmentally-friendly choice although unlike engineered wood, it is generally constructed with slow growing hardwoods.

CHOOSE YOUR SHADE Can’t decide between light, dark or natural? Keep in mind that a dark floor swallows the light but adds warmth, while light wood reflects the light and adds space.

Real home makeover Brief: Flooring upgrade for a family villa Location: Flame Tree Ridge, Jumeirah Golf Estates Company: Nordic Homeworx The homeowner was looking for a flooring upgrade to go with her coastalmeets-contemporary look, including gorgeous décor from Tribe and a sleek kitchen from Kaiser. During a store visit, she opted for white-washed one-strip Oak Valois and three-strip Oak Dew wood flooring throughout the villa. Nordic Homeworx sent a skilled estimator to take formal measurements, a quotation was issued and the entire installation was completed in 20 days.

Which flooring?

Your starting point should be where you are planning to install the flooring and how much wear and tear it will be exposed to. Often described as the fifth wall in a room, flooring is also an important design element, so colour, pattern and texture are also crucial considerations.

the solution required. This ensures no additional charges at a later date. For a simple process: Within the UAE, floor finishes in apartments and villas are ceramic or marble at the time of construction and handover. If you’re concerned that replacing the look of your floor requires lifting the existing ceramics, thus causing a lot of upheaval and interruptions while living in your home, think again. Gerbür’s Vinyl Click Flooring generally comes in thicknesses of 4mm/5mm, which can go directly on top of existing ceramic flooring with a 2mm EVA underlay in between. Kitchen confidential How an awkward, hexagonal-shaped space in a Palm Jumeirah apartment was transformed into a beautiful yet functional kitchen

THE VERDICT “We absolutely love our new kitchen. It’s minimalist in aesthetic, yet warm and inviting with plenty of storage space” – the Sidani family

hen Dina Sidani and her family bought their threebedroom apartment on Golden Mile, Palm Jumeirah last year, they called on Nisrine El Lababidi of Harf Noon Design Studio to renovate it. “The original kitchen was dark and outdated,” Dina reveals. “So we wanted a fresh, modern space with a better layout for my family’s needs and we had the perfect chance to do this prior to moving in.” “The brief was to remove all of the original cabinetry (but to reinstall some of them in the pantry for increased storage), remove the tiles entirely, retile, design the layout of the kitchen to best fit their daily use with a coffee corner, a bigger oven space and a small breakfast corner,” Nisrine reveals. “It also needed to be well lit and to make use of each and every possible storage option.” Nisrine and the couple chose to work with German kitchen company Kaiser due to their high quality yet affordable and customised approach. The space presented a challenge due to its hexagonal shape so the team ensured every corner is utilised, with the clean look benefiting from details such as modern stainless steel handles and Miele appliances.

1 Choose the company that will supply your kitchen and design it with them. 2 Once you have ordered your materials, calculate at least three weeks, which can extend to six to eight weeks if you are ordering outside the UAE. 3 Choose your contractor and apply for the permissions and approvals from the developer. Expect two weeks, sometimes longer if there are any paperwork and design issues. 4 During this period of time, call in the contractor who will remove the existing tiles, retile your floors and walls and install your lighting connections. 5 Steel yourself for the messiest part of the project: removing tiles. 6 During this period, you will need to purchase the tiles that fit your new kitchen design scheme, as well as any new appliances and suspended lighting. 7 From there, it’s a smooth process. The kitchen can be installed within a couple of days and appliances delivered thereafter. The made-to-measure countertops will be the last to arrive.

“ I ask every client to prioritise what they need and how they use the kitchen. This helps us to make sure that the kitchen is functional as well as beautiful,” says Tarek Create a seamless look GO WHITE: There’s no doubt that this perennial favourite helps to create a sleek, modern look. Go for streamlined cabinets with minimal colour and a clean design. Use the same material on your countertops as your backsplash, all the way from the counter to the bottom of your cabinets and hood. n our sophisticated, hi-tech lives, we’re struggling to switch off at night. To combat our frenetic times and ensure we get a good night’s sleep, a winding down routine is as important for adults as it is for children, advises Dr Nerina Ramlakhan, who is the author of The Little Book of Sleep. She recommends drinking more water, going to bed earlier at least three nights per week and developing a healthier relationship with technology. Another important element is creating an environment of serenity: a neutral palette; calming scents of lavender, geranium and chamomile; simple, streamlined furniture and soothing lighting all help to create a dreamy slumber zone. And then there are the mechanics of sleep to consider. “There are four basic requirements for a mattress to enhance healthy sleep,” says Sundar Rajan, CEO of mattress manufacturing company King Koil. “In order of importance, these are to maintain spinal alignment, reduce surface pressure, regulate body temperature, and resist nasty allergens.” To this end, Sundar recommends choosing a mattress that conforms to your body without sagging – this support should be felt evenly along the length of your body. The mattress should also be made from breathable raw materials to aid your body’s ability to regulate its own temperature, while anti-microbial (such as latex) materials offer protection against allergies.

There are four basic requirements for a mattress to enhance healthy sleep filling. However, if you are allergic to down, feathers or dust mites, then synthetic fillings are the right choice for you. Opt for a size that is neither too small, as it will roll up on one side when you turn in your sleep, nor so large that it will feel like you can’t get your arms or legs out in the air to regulate your body temperature, if needed. “If your child is less than 12 months old, it is better to steer clear of duvets, as the heat trapped in a duvet can result in overheating or suffocation. Instead, get a blanket or a quilt. For toddlers and children under 10 years old, consider a duvet that has a tog rating of three to 4.5. Hypoallergenic fillings are also worth considering, in case your child is prone to allergies.”

Material matters ENSURE YOU CHOOSE THE NATURAL FILLING THAT’S BEST SUITED TO YOU… Down: These feathers are the small, fine ones found in the breast area of birds or under the tougher exterior feathers. They make for lighter, warmer duvets, making it a popular option. Feather: They are less expensive than down duvets but are heavier, as feathers are larger and stronger than down. Mixed (down and feather): An ideal combination in terms of warmth and weight, it is also less expensive than duvets made of pure down. IF SYNTHETIC IS THE ONE FOR YOU… Microfibre: This ultra-fine fibre makes for light, high-quality duvets, almost as comfortable as natural down-filled duvets. Hollowfibre: More durable and anti-allergic, but also thicker and wirier than microfibre.

KNOW YOUR DUVET… “Pick the right thermal overall grade (tog),” advises Anri Hamilton, style manager at Home Centre. “Tog refers to the thermal insulation of a duvet and can vary from one, the coolest, to 15, the warmest. Considering the climate of the region and the need for air conditioning, a 4.5 to seven tog is an ideal year-round duvet for most people. You can also choose one that is cooler or warmer, depending on your personal preference and level of air conditioning you choose for your home. “The filling of a duvet can be natural or synthetic. Duvets with natural filling are softer, warmer and more breathable than those with synthetic bhomes.com | 59

Pillow talk Pick one that offers sufficient support based on your sleeping position, advises Sunil Dulam, sleep technologist at the London Sleep Centre.

If you sleep on your back, a medium pillow will adequately fill the space between your head and the mattress to keep your body in a neutral position. For those who sleep on their side, a firm pillow prevents neck and back pain. Those sleeping on their stomach need less fill in their pillow in order to prevent their neck from bending at an angle that can cause aches.

Sweet dreams

Real tips for getting little heads into their beds Nour Mansour is mother to Reefy, 6, and step-mother to Kaya, 12, and Jack, 10. She says reading is key. “I have always found that a set daily routine helps at all ages. A warm bath followed by some technology-free time before bed is our go-to strategy when the kids are wired, or their routine is slightly out of kilter because of holidays, or travelling. We are big believers in reading before bed and always make sure the kids have exciting books available to them. Also, a couple of drops of lavender essential oil on their pillow half an hour before bed is guaranteed to get them nodding off while reading.”

Ghazaleh Akhavain is mother to Sophie, nearly two. She says that it’s still a struggle at times, but that cuddles and milk is the most important factors for them. “I’m still working on finding a routine that works for us. Sophie sleeps in our bed, so I have to lie down beside her while she is getting ready to sleep. Milk is still a big part of the routine… Sophie has at least two bottles of milk at bedtime. I know many of our friends that can just put their baby down in their crib and that’s the bedtime done. But that’s not how it is for us yet. I am definitely open to trying new tips for getting toddlers to sleep.”

Lora Moore is mother to Esme, 4, and Lola, 6 months. She says that quality time with their parents is an essential part of her two daughters’ nighttime routine. “Our strategy for sleep has always been routine. Both girls have a bath, brush their teeth, get their pyjamas on, have a drink, or a bottle, and listen to a story before we turn down the lights. Most nights my husband and I split the responsibility, taking one daughter each. But sometimes I have to get them to bed on my own and this is much harder. Normally when this happens, I will put them in Esme’s bed so I can give Lola a bottle, while reading a story to Esme. Once I get Lola down, I come back and read another story with Esme, so she gets some one-on-one time with me.”

ubai is a very safe place to live but don’t be lulled into a false sense of security when it comes to protecting your home. It pays to take charge of your contents insurance and preventive maintenance. SMOKE SIGNALS The UAE is planning to implement the Hassantuk 24/7 smart monitoring, alert and control fire alarm system to connect more than 150,000 buildings across the country this year, but don’t wait to take action. New laws are

being ratified to make smoke alarms mandatory but if you need to arrange installation yourself, it is essential to have one alarm for each bedroom hallway and kitchen, with at least one per floor. There are different types of smoke alarms for sale, but a combination of heat sensing and optical alarms is recommended. NEIGHBOURHOOD WATCH Villa residents concerned about security may want to consider a CCTV camera system. Call in the experts to

assess your home before splashing out. Plus, you can sign up for the free Dubai Police home security service, which offers free drive-by home security checks when you’re travelling (available on iTunes and Google Play). Step it up a level and purchase a surveillance camera from partner Du from Dhs1,000, or sign up for the Transguard security system for Dhs649 (includes cameras, sensors and smoke detectors) plus Dhs195 per month for customer training. Both systems connect to police central command.

ASK THE EXPERT

“Despite the majority of long-term expats claiming they have assets in Dubai, only slightly more than 10% have a will registered in the UAE,” says Louise Wright, senior associate at Mahmood Hussain Law Firm. DO HOMEOWNERS NEED TO HAVE A WILL DRAWN UP LOCALLY? Home country laws of inheritance may not apply to movable and/or immovable assets in the UAE and the UAE Law of Inheritance could be applied after your passing: this can even affect the guardianship of children. To avoid the issues surrounding local laws, nonMuslims are strongly advised to secure a will. I RENT MY HOME – IS THERE REALLY ANY POINT IN HAVING A WILL? Article 27 of Law No. (33) of 2008

Amending Law No. (26) of 2007 Regulating the Relationship between Landlords and Tenants in the emirate of Dubai states that a tenancy contract does not expire upon the death of the landlord or the tenant. The contractual relationship continues with the heirs, unless the heirs of the tenant wish to terminate such relationship, provided that termination comes into effect no less than 30 days from the date of notifying the landlord of such intent or the expiry date of the tenancy contract, whichever comes first.

ON LOCKDOWN

We get the expert lowdown on locking down… SECURITY SCREENS While no security solution is 100% effective, a physical deterrent on a villa will make someone think twice about breaking in. “Invest in screens made from robust materials that will last in the UAE’s extreme environment, and ensure they comply with internationally recognised security standards and the knife shear test,” says Katrina Wilton, Safety Screens (safetyscreens.ae). “Check they come with a quality latch and lock system, plus a multi-year warranty.” DOOR LOCKS If you’re renting, chances are the landlord won’t replace the locks prior to you moving in. There’s no legal requirement as such, but if it’s a non-negotiable, be prepared to pay. Landlord’s permission is a must. GET A HOME SAFE Only invest in a home safe certified by VdS, ECB-S or other recognised international institute (see the reverse of the safe door for a certification label) as these will have passed rigorous testing for burglary and fire protection. “Opt for an electronic lock versus a mechanical key lock – you can always misplace a key (the latest safes use biometric fingerprint locking),” advises Reiner Kaltenbach, Hartmann Tresore (safes.ae).

3 MUST-HAVE SECURITY GADGETS

Ramp up your security with the Vimtag Outdoor Cloud IP Camera, Dhs499, a camera equipped with a high-definition optical lens, four times zoom and wireless connection.

The durable Fulcrum 20031-108 LED Motion Sensor Porch Light (white), Dhs129, is equipped with a wireless LED unit and a special lens for wide coverage (it is only available in store and colours may vary).

Protect your valuables from fire, water and theft by keeping them in the Sentry SFW123FSC Digital Fire Safe, Dhs1,699, featuring 60% larger bolts in comparison to traditional safes and a pry-resistant hinge bar. Available from Al-Futtaim ACE, aceuae.com

GET INSURED

Annual premiums for home contents and personal possessions insurance roughly equates to 0.5% of the total coverage value, so it’s a security investment no-brainer. Building insurance is a legal requirement for homeowners and covers structural damage plus fire, flood, natural disasters, malicious damage and theft, as the major considerations. If you’re a landlord, it also covers tenant liability issues. Tower dwellers should also buy a policy for their apartment, separate to any overall building policy (plus home contents and personal possessions).

THE PLACE TO MOVE TO

Umm Suqeim

This popular community is one of the city’s most original hip spots. It boasts rows of white-washed villas; converted, trendy boutiques; schools and clinics

to straddle old and new Dubai, growing from Umm Suqeim 1 towards Al Sufouh and Burj Al Arab to encompass Umm Suqeim 2 and Umm Suqeim 3.

WHY MOVE THERE?

TRANSPORT

The older, prestigious part of Dubai, Umm Suqeim is the place to be for a relaxed beach life. It’s a stroll from the sandy stretch of Jumeirah Beach; buzzy Kite Beach, which is located under the sail of Burj Al Arab and offers everything from yoga and kite surfing to a beach library and food trucks; and it’s a stone’s throw from Al Sufouh Beach, one of the city’s secret gems. THE COMMUNITY

As the old coastal residential area of Jumeirah grew, Umm Suqeim developed

There’s a steady flow of traffic through this central location, which offers quick and easy access to Sheikh Zayed Road. It’s less than 10 minutes drive to Mall of the Emirates, plus there’s a new flyover at Umm Suqeim 1 and you can find frequent buses from Business Bay Metro Station and Mall of the Emirates Station. SCHOOLS

There are a lot of reputable schools in the area. Kings’ School Dubai, the only school in Dubai to have achieved an outstanding rating from KHDA every year, is located

Meet the neighbours

in Umm Suqeim 3. Collegiate American School and IB curriculum school Raffles World Academy, which are both part of the Innoventures Group, are based in Umm Suqeim, too. There are also many nurseries, including Home Grown Children’s Eco Nursery, Willow Nursery, Blossom Village Nursery and Babilou Umm Suqeim Nursery. SHOPPING

There are plenty of supermarkets, cafés and restaurants lining Jumeirah Beach Road, with more choice along Al Wasl Road, which also features salons and boutiques, such as artisan store O’De Rose, and concept shops Home & Soul and The Edit. Al Wasl Road is also home to a large Union Coop and Choitrams.

Richard Waind and family rent a villa in Umm Suqeim We were looking for a community that offers all the amenities a young family needs, plus it needed to be an easy commute to Business Bay. When we arrived in Dubai with our two-year-old, Umm Suqeim ticked all the boxes. Our daughter is very happy at Blossom Village Nursery and she loves nothing more than breakfast, and a play in the sea when we head to Kite Beach, while Al Safa 2 Park has a huge kids’ play area. The cafes and restaurants along Jumeirah Beach Road mean we don’t need to go too far for a great meal, and there is nowhere better for sundowners than the Dhow & Anchor at Jumeirah Beach Hotel.

Katie Forbes is the Umm Suqeim expert at Betterhomes. If you would like to contact her to arrange a showing or to learn of any ‘open house’ dates in the area, call +971 44 090 911

Established approximately 20 years ago, Umm Suqeim has three communities that have developed organically, so there is very little construction in the area. Properties for sale in the area are few and far between because many are passed down to the next generation or rented out to generate an income. We currently only have one property for sale (see below) in Umm Suqeim. It comprises two villas on one plot. The prices of the villas range from Dhs140,000 to rent a three-bedroom and up to Dhs400,000 for a five- to six-bedroom villa, with plenty of outdoor space; and approximately Dhs3.5 million to buy a three-bedroom and up to Dhs15+ million for a sixbedroom villa. Most properties in the neighbourhood are villas. There are a lot more compound villas located in Umm Suqeim than in Jumeirah, mainly because of the number of families and schools in the area. Each compound is different: some have pools, some have gyms, while others have children’s play areas and gardens. They’re usually made up of between four to 16 villas per compound.
