Dubai has always been difficult to pin down which areas are the most sought after. We know that all consider the Marina and Downtown as the hotspots for lifestyle and pricepoint (Palm Jumeirah always had more of a premium), but where is the ‘hottest’ place to buy now in terms of location, lifestyle and pricepoint benefits? BERNARD AOUN I’d have to say Dubai Marina is the current hot spot for location, lifestyle and price. It’s bustling on the weekends, is easily accessible and has less construction than in many of the freehold areas of Dubai.

We noticed Aldar’s model apartment demonstrated at Cityscape Abu Dhabi, with the promise that a phase of Al Raha Beach will handover in June. Are we finally going to see Abu Dhabi developments handover in mass, ready for residents? LOSHINI LAWARENCE The Al Bandar Development comprises the 3 precincts Al Naseem, Al Barza and Al Manara; one of these, Al Naseem, will be handed over this summer, starting from June. Al Bandar has a total of 511 units of various mixes to suit individuals or families. Communities are self-contained with areas for retail, cafes, gyms
and swimming pools. Within the development, Al Naseem has a 3-tower, gated community, while Al Barza and Al Manara offer marina and retail units. I feel these new communities offer all the necessary requirements for a solid investment. Aldar has set a precedent for quality builds and lifestyle opportunities, with apartments offering fantastic interiors and impressive views of the ocean, Yas Island and the new Al Raha Marina. Potential buyers and existing owners anxiously await the development’s completion.

Is the internal ‘shift’ of UAE residents still going on? Are residents still moving into Dubai from Sharjah and the Northern Emirates to enjoy the lower rental rates in the city - or are they staying put now the cost of living is so low? LIZ O’CONNOR Most of these type of moves, with Sharjah residents moving to Dubai, happened in 2009. However, as tenant’s contracts come up for renewal they will look around to see if they can get better value for money or a better lifestyle then they currently experience. We may even see a few tenants looking to move from Dubai to areas in Sharjah where very low rental rates are now offered in relatively new residential buildings.

WE LOVE THIS PLACE…
MIRDIF, DUBAI Recreations coordinator Zelda Van Rooyen tells Emma Weinbren why Mirdif provides the perfect environment for bringing up her 16-year-old daughter Layla and sons Benjamin, 12, and Reuben, 10. What brought you to Dubai? We came to Dubai in 2002 because my husband and I wanted to broaden our horizons and branch out a bit. We’ve always enjoyed travelling, so it was great to see what else was out there. It was a financial decision as well because we could earn more money than we could back in our home country, South Africa.
‘After living in a tiny villa in Sharjah, our home in Mirdif looked like the biggest house we’d ever seen!’ What do you and your husband do? We used to run a private school in South Africa but here my husband Ben is an EAL tutor at Greenfield Community school, where my two boys go. I’m a recreations coordinator at Zayed University so I mostly work in the gym calculating nutritional goals for students, coordinating team sports and giving private instruction. I’m also very busy at the moment giving SAMONAS music therapy classes to children and studying for a kinesiology qualification! How have you found living in Dubai? Living in Dubai has been great because it’s given us a lot of opportunities. With three young children, we would never have had the finances to further our studies in South Africa. In Dubai we’ve earned enough money for me and my husband to both do Masters degrees. We’ve seen amazing developments and it’s been so much better for our children here in terms of safety and education than in South Africa. What attracted you to Mirdif? My employer was looking for a place for
us to stay and Mirdif was within our price range. When we first saw the villa it seemed huge – after living in a tiny villa it looked like biggest house we had ever seen! We’ve now been living there for five years, which is the longest Ben and I have ever stayed in one place for the whole of our married life. What is it like living there? We live in a compound with six villas and a swimming pool, which is quiet but friendly. The building is fully occupied and we’ve got to know a few people in the area. What would you say is the best thing about Mirdif? I’d say one of the main advantages of being in Mirdif is that we live in villas, which means we’ve connected with our neighbours. We often see each other out walking our dogs. We also don’t have a lot of traffic, so the
roads are quiet enough for our kids to cycle around. Are there any downsides to Mirdif? The only downside is the noise from planes in some areas of Mirdif. Luckily in our area we hardly notice the noise at all. I would also love to see a big park in Mirdif with space for kids to play and sports clubs. What are the local facilities like? There wasn’t much going on when we moved to Mirdif – we had to go to the city centre to do our shopping – but Mirdif has developed a lot recently with the new malls. We sometimes go to Jumeirah but we don’t really need anything else – we’ve got everything here. What do you think of Mirdif City Centre? I like Mirdif City Centre because it’s got a

Carrefour and it’s nice to have one close to us. There are more shops than the Uptown area so we go there when we want more choice. To me it’s very much like Mall of the Emirates but with more parking space! Do you ever go to the Arabian Centre? Yes, we often go to there. We like it for the movies, food court and fashion shops, but mostly I go there to buy sports equipment or to visit DAISO, where I can find anything and everything very cheaply. My boys like to buy accessories for their Playstation at the games shop and also I can get gluten-free bread from Worldmart. Is there anywhere to exercise nearby? How have you decorated your villa? Do you have any particular themes? I painted the whole villa myself to make it look the way I wanted it. I did everything – all the doors, walls and ceilings – it actually ended up taking me about two-and-a-half months but it was worth it. Everything was beige before but now I’ve completely changed it. Our living room is green with an African theme and I went completely wild with Benjamin’s room. The walls are all different colours – red, lime green, light blue and black – it has a really teenage look to it. My other son, Reuben, is really into the army at the moment so I painted his room in camouflage colours. I’ll soon be doing my daughter’s room when she’s decided what colours she wants.

While commercial leasing rates have fallen everywhere in Dubai, some locations have been significantly harder hit than others. From peak levels, several communities have fallen in rental prices by 55-65%. Among these victims, International City has fallen over 50% (current prices are around AED 40 psf), Deira and Garhoud have fallen 55% (priced now at AED 80-90 psf) and Dubai Silicon Oasis has fallen 65% (now around AED 60 psf). Those areas which have been most resilient to the declines are Trade Centre, Jumeirah, and Mirdif, having fallen by only 15-20% from their peaks in 2008. ZELDA VAN ROOYEN My husband and I love Thailand and often go there on holiday, so we thought it would be nice to give our bedroom a Thai theme. I was originally going to paint the room a dark red, but thought it might be too radical for my husband’s taste, so opted for this chocolate brown colour instead. Some of the decorations and the wall hangings come from Thailand, but the head sculpture is actually from HyperPanda! We also managed to find the scatter cushions in Dubai in LuLu Hypermarket and XL. I bought the salt lamps online from America, but later found out you can get them in Dubai for half the price, or even cheaper in Thailand!

There are two remedies to this problem. Firstly, you should have an effective kitchen chimney installed. Secondly, you should buy a good-quality air purifier that has at least a three-way air filtration process The effectiveness of machines constructed using the three-way filter mechanism is simply magical, as they clean the air free from any contaminants. If there’s a more beautiful oven anywhere on this planet, we’d like to see it. This La Cornue model – the Chateau 120 – boasts the same features as its larger brethrin but in a more compact size. With a vaulted oven space accommodating both gas and electric, it also has a large, solid cast iron hotplate which allows you to heat several saucepans at once – and if you don’t like any of the 25 colours available, the brand’s artists will knock up a new one for you. A kitchen makeover could be as subtle as a simple de-clutter, for example making sure the worktops are clear of nonkitchen items, or as radical as replacing the cabinets and appliances. If the cabinets are in good condition then simply re-painting the doors will change the look. There are even purposemade primer paints for vinyl-coated doors. Once primed, vinyl doors can be painted any colour. This will provide an opportunity to show off your artistic skills with special paint effects – and if your first attempt is not to your satisfaction, just sand it down and try again. Alternatively, why not replace the worktops? This is quite an expensive option but can completely change the look (it also provides an opportunity to change the sinks and taps). There’s a good selection of granites available in the UAE but also consider manmade composite materials such as Silestone. They are almost as tough as granite and offer a variety of colours. What facilities will you have? We will be based in the current American School of Dubai (ASD) campus, in the heart of Jumeira, so we enjoy eight acres of grounds and superb facilities for pupils, including a 25m swimming pool, two rooftop tennis courts and a large sports field. What curriculum will you be teaching? We will be following the International Primary Curriculum for younger pupils, moving on to the IB’s Middle Years programme, IGCSE and IB Diploma Programme for older students.
How many children are in the classes? The maximum class size in KG1 and KG2 is 22 children and Grades 1 to 12 will have no more than 25 pupils per class. How can parents find out more about the school? Our Admissions and Information Centre (located on Jumeira Road, Jumeira 2, behind The Children’s Garden) is open from Sundays to Thursdays from 8.30am to 5pm.
