MY NEIGHBOURHOOD

The existing and striking natural surrounds of Woodlea inspire the design and arrangement of this beautiful community. Extraordinary elements such as a 20-plus hectare River Redgum woodland, Kororoit Creek and Deanside Wetlands act as the starting point for this expertly planned landscape. Barry Murphy Director, MDG Landscape Architects

“I would really love to see Woodlea recognised as a place sitting sensitively on the land that it occupies.

13

Each neighbourhood will have a slightly different landscape treatment, subtly and artfully expressing different qualities of the area. Recycled water will become the key source for ensuring green spaces stay healthy and attractive. Approximately 30 per cent of Woodlea is dedicated to public open space and recreation. An integrated green loop will extend right through the boundary of the community so residents can enjoy nature in many different ways, from wetlands to creek environments, to active open spaces and walking trails.

Essentials nearby

Woodlea is a community designed for easy living. One of the most significant elements here is the way residents can move around their community, accessing public transport, wide open spaces, green pedestrian linkages and local shops and services with as much ease as possible. Connecting residents to all the amenities within and around Woodlea is a key driver for all planning.

The final vision for Woodlea sees it as a major asset for the entire district with notable sporting facilities just minutes from your new home. Upon completion Woodlea will include Australian rules football ovals, cricket and soccer fields, plus tennis and netball courts, all benefitting from pavilions and seating, club rooms and additional facilities.

The Local Town Centre is destined to be the heart of Woodlea, and plans to offer a bus interchange, professional services, a supermarket and all the day-to-day essentials. Keeping in contact with friends, family and neighbours will be as easy as strolling over to your favourite Woodlea café, meaning you can leave the car at home, ride your bike, push the pram or even take the dog.

Education for life

Bacchus Marsh Grammar School Established in 1988, Bacchus Marsh Grammar (BMG) has quickly established itself as a school with a strong reputation for individual difference, personal development, academic growth and pastoral care. Now BMG adds its fine reputation to Woodlea’s ambitious educational offering with plans to open a campus. Construction of an early childhood and pre-school centre is anticipated to begin in 2016, followed by a primary school which will offer classes from prep to grade six in 2019. The BMG early childhood and pre-school centre will be located on a 1000 square metre parcel of land located adjacent to Woodlea’s high profile sales centre and display village.

Childcare For parents of young children the provision of high quality childcare is crucial. Woodlea’s plans accommodate the needs of our tiniest residents.

36

EDUCATION & TRAINING

Planned Work Integrated Learning Centre From its earliest days Woodlea will take the issue of adult and ongoing education seriously. Flexible spaces, ideal for classes, will be installed above the high profile sales centre. As the Local Town Centre evolves, permanent and sophisticated facilities can be established, suitable for adult and youth training.

Secondary Schools Woodlea will eventually be home to a new, local secondary public school meaning local scholars never have far to travel.

Primary Schools As well as the proposed primary school campus for Bacchus Marsh Grammar, Woodlea’s master plan provides for an additional two P-6 public primary schools to be built.

37

WOODLEA

Showcasing Woodlea’s genuine commitment to the future of the region, the planned Work Integrated Learning Centre will be flexible enough to fulfil numerous education, business and training needs of residents.

Opportunities to learn and innovate An exciting and ambitious initiative, the seeds for Woodlea’s Work Integrated Learning Centre are sown from the earliest days. Rooms within the foundation sales centre will have space to host

adult education classes and community meeting spaces but this is simply a taste of things to come. Woodlea hopes to help fill gaps in the training ladder for younger residents and boost professional

and educational options. Entrepreneurial residents will also be encouraged and supported via permanent and sophisticated facilities suitable for adult and youth training.

THE BALL’S IN YOUR COURT 1 Have fun

Pick an activity, or a range of activities, that appeal to you. Research shows you’re more likely to keep to an exercise plan if you like it. Explore all the options in your new neighbourhood to find your favourite.

3 Stay local

The experts tell us you’re more likely to stick to a fitness regime if you don’t have to travel too far to do it. Check out local exercise options around Woodlea. Remember, opportunities to be active in your neighbourhood may include leisure centres, sports clubs, parks, walking trails, or exercise classes.

5 Be organised Keep an eye on the forecast and plan ahead for bad weather. If summer storms are predicted then maybe an indoor exercise video at home would be best. Consider options like the local gym to exercise indoors.

7 Mix it up Go dancing, fly a kite, throw a Frisbee or swim in the sea – you’re not limited to sports and structured exercise programs. At Woodlea, with so many great open spaces, you can have fun while getting fit, hiking in the woodlands, cycling the paths or chasing the kids around the playground.

9 Embrace every moment Look for incidental ways to move your body every day. At Woodlea you can walk or cycle to the local shops, instead of driving the car. Use the stairs instead of the lift or escalator at work. Go for a walk or run near the oval where your kids are playing sport.

46

2 Be practical Choose activities that suit your lifestyle. Consider your budget, physical abilities and amount of free time. Look for classes with childcare, share personal trainer costs with friends, commit to an early exercise class if you know you often work late.

4 Make it social Form some fit friendships around Woodlea. Find a friend or family member to be active with so you can motivate and reward each other, or make some new friends through a class or club. You’re less likely to cancel if you’re letting another person down.

6 Fit out the house Keep some exercise equipment at home. Options include exercise DVDs, a stationary bike, skipping rope or fitness ball. With a small and inexpensive home gym at home excuses become harder to find.

8 Get domestic Get active around the house. Housework, washing the dog and gardening are all physical activities that burn calories and help keep you fit. You can even consider helping neighbours who may not be as fit and healthy as you. Turn off the telly and turn on the high energy music.

10 Involve everyone Involve the whole family in keeping fit. Arrange for outings that are physically active, such as walking the dog or hiking. From Woodlea the options open out to you. Catch a train into the city and explore the CBD on foot.

CYCLE TRACKS & WALKING TRAILS AT WOODLEA

Trails to explore Woodlea Woodlea will be like its own natural playground, with a marvellous track that circumnavigates the entire community, linking in with neighbourhood parks, the Local Town Centre, meandering along the creek and through the wetlands. You can join in at whichever point you find yourself.

Stretch before you cycle Some Woodlea residents have sprightly little legs that can pedal for hours. Others of us may have spent more time at a desk recently than on a bike. Before commencing a lengthy ride ensure you do some stretches. Take your joints through movements that replicate the range of motions you’ll be using. Aim for at least 20 seconds per stretch and do some cool down afterwards.

Aim for happy feet With so many sports shoes out there these days it’s hard to decide what to buy. At Woodlea you can do a lot of walking and running on the wonderful paths throughout the community. Go with running shoes if you mostly jog or walk, since they’re engineered for heel-to-toe motion. This type of shoe is designed to cater to a wider range of foot types and is built to last longer.

NATURAL LANDSCAPES & Few communities could ever offer this combination of high quality, contemporary homes, modern convenience and genuine natural beauty. Approximately 30 per cent of Woodlea is dedicated to open space.

Living heritage Woodlea is made up of a unique combination of exquisitely landscaped public spaces, parks and beautiful streets as well as natural woodland pockets and wetlands. Much preparatory

work went into researching and understanding this distinctive parcel of land. The master plan embraces the Deanside wetlands, the River Redgum woodlands and Kororoit Creek.

The sensitive environmental and heritage aspects of the local landscape will be celebrated, perfected and shared with all residents. A woodland character, expertly designed,

will flow throughout. Woodlea's contemporary design will utilise a range of indigenous and native trees and shrubs to create this effect.

WOODLEA

Creek and wetlands Wild grasses, seasonal wetlands, River Redgums and local wildlife are all part of the Woodlea story. Great efforts have been made to nurture and protect all of this, especially the Deanside Wetlands and Kororoit Creek corridor.

Bluestone heritage Specialist care of these environmental treasures, covering everything from biodiversity and planning controls to trails and recreation, means this landscape can be explored and enjoyed for generations to come.

Woodlea’s arrival heralds a new chapter in an area already rich in history. The bluestone ruin of the Rockbank Inn is yet another unique addition to the location. The Inn was a regular watering hole for miners heading to the

goldfields of Ballarat. It also played host to the soldiers called in to suppress the Eureka rebels in 1854. Archaeologists believe artefacts secreted in these ruins give great insight into 19th century Australian life.

PRESERVING LANDSCAPES Continuing the respectful, considered and creative approach that defines Woodlea, buildings, community and nature work in harmony here.

Every Woodlea home will have dual water supply pipes – one for drinking and one for Class A recycled water. Potable (drinking) water supply is for drinking, bathing and showering, while Class A recycled water is the right water for toilet flushing, garden watering, car washing and domestic outdoor uses (excluding swimming pools and recreational toys). Class A recycled water is also available for public open space irrigation.

Homes at Woodlea will be developed with a focus on reducing energy needs and usage for homeowners. The streets and public spaces are designed to allow both residents and visitors to move through and around Woodlea safely and easily, by walking, cycling or driving. All public facilities are well designed, taking into consideration future demands, and made of robust materials.

Woodlea will be an exemplary EnviroDevelopment accredited community, qualifying for the full six leaf rating. Residents here can feel sure that their community is producing minimal impact on the environment. The Woodlea approach encourages safe, healthy and active lifestyles, resulting in lower household energy and water costs. EnviroDevelopment projects meet stringent standards set by expert panels of ecologists, town planners, engineers, architects, lawyers, economists and developers.

WOODLEA

PROVIDING GENUINE SUPPORT

The greatest communities in the world are the product of the citizens who live within them. These people have a real and lasting say in how their neighbourhoods grow over time, both physically and socially. This is also our goal at Woodlea.

Community building at Woodlea

Melton & District Riding for the Disabled Association

Community Development Program

From the moment the first residents arrive they will be invited to be part of an active and enthusiastic community. Through different phases of the planning process, we will listen to the voices of the Woodlea community. The ultimate aim is to nurture a safe community through neighbour engagement and discussion.

Using adaptive coaching techniques and equipment, Riding Develops Abilities (RDA) Victoria is a not-for-profit organisation enabling individuals with a variety of disabilities, ages and backgrounds to develop independence, a sense of freedom and to reach their horse riding goals. In recent times the developers of Woodlea – VIP and Mirvac – have donated a full size, under cover horse riding arena, storage, horse shelters, off road trails and a new office space for the headquarters of the Melton RDA centre.

Healthy participation in sport, recreation and the arts makes for a healthy and engaged community. At Woodlea we pride ourselves upon the encouragement of active lifestyles through our support of a number of local clubs and interest groups. We recognise that a new community depends on its linkages with immediate neighbours as much

67

as internal developmental efforts. Our community development grant program plans to provide seed and support funds for a variety of worthwhile community recreation programs and we are pleased to provide our specialised expertise to help clubs, within Woodlea and beyond, to grow and prosper.

BUILDING WOODLEA

Woodlea’s Community Development Manager was appointed long before marketing of the project began. This is just another crucial step that ensures Woodlea heralds a new era in suburban residential living in Australia. The high profile sales office will be the first home of community gatherings. Focus groups are planned for 2015 so first purchasers

can establish shared interests and initiate community groups and events. Eventually a wonderful community hub will be built in Woodlea's future Local Town Centre. Adult education will always be a focus at Woodlea. The seeds of this will also be sown in the initial stages, culminating in the eventual construction of the Work Integrated Learning Centre.

Woodlea already works closely with local council and is forging links with existing local sporting and cultural activities. Developers, VIP and Mirvac, are focused on strengthening the fabric of this community and their commitment spans an approximate 15-year timeframe. Ultimately Woodlea will be a major asset for the entire region, providing opportunities for people far beyond its borders.

The crucial bus interchange forms a natural focal point in the district and the vision is to see Woodlea play host to all the memorable and momentous events in the area, from summer concerts to farmers’ markets, woodland music events and more.
