Say goodbye o all ha and hello to all this. a happy life. a sun-filled home. a genuinely delightful neighborhood.

hello

from Greenpoint

1

Greenpoint is a city planner’s dream come true. It has everything people want, need and desire. It has the qualities of a small town and the values of people who place community first. Life feels right in Greenpoint. It’s friendly and fun. The food is tasty, the shopping is interesting and the people are genuinely nice. But the most amazing thing about Greenpoint is its location — it’s so close to Manhattan that you can see it. Stop by Greenpoint and take a look around. You won’t believe your eyes — but if you trust your heart, you just might fall in love.

50 Greenpoint Brooklyn

Your Neighborhood

Twenty minutes from Manhattan. Light years from stress.

2 3

Originally a lush forest that stretched along the eastern bank of the East River, Greenpoint was first settled by the Dutch in 1638. Its character as a community of artisans was immediately established by the numbers of businesses that engaged in the “five black arts”: glass foundry, pottery-making, printing, refining, and the manufacturing of cast iron. Industrious and independent, the village has always been defiantly self-contained, perhaps in response to its close proximity to one of the most dominating cities on earth. Throughout the generations, Greenpoint has kept its small town appeal. It cherishes family and community, while remaining entrepreneurial, artistic and genuinely unpretentious. It is truly one of the greatest places to live — plus it’s just 20-minutes from Manhattan and only moments from Williamsburg and Long Island City.

THE BUILDING

50 Greenpoint stands parallel to the East River, taking full advantage of the Manhattan skyline while enjoying bright afternoon sunlight. Like the town of Greenpoint, the building is approachable and personable. Its scale is large enough to offer generously-sized living and amenity spaces, but intimate enough to feel friendly and homey.

The Building

Welcome to a world of sunshine, fresh air and magnificent New York City views.

A light-filled double-height lobby makes coming home a pleasure you can enjoy every day. Entering from West Street though revolving glass doors, the lobby is sleek and spacious. Carrara marble, textured concrete and chevron-patterned flooring present a sophisticated mix of natural elements whose palette is subtle and rich. Custom-designed pendant lamps suspended from the ceiling act as a luminous modern sculpture. Just beyond the lobby, a lounge offers spaces to work, relax and entertain — all anchored by an intimate fireplace.

THE PENTHOUSES

The penthouse residences offer the rarity of private indoor- outdoor living.

With walls of windows that look onto terraces with glass railings, the penthouses seamlessly integrate the indoors with the outside world. Of the four penthouses, two offer wraparound

terraces with multiple exposures and three bedrooms, while the other two feature terraces off the living space, and are configured as two-bedrooms.

THE MASTER BATH

Contrasting black and white stone brings dramatic elegance to the most important room in the house. From the custom-built floating vanity to the curb-free shower, every aspect of the master bath design is simply perfect. Floor-to-ceiling Carrara marble walls and flooring are smartly accented by a Nero Marquina marble wall with medicine cabinet. The Kohler commode is wall-mounted, and handsome polished chrome fixtures by Hansgrohe are employed throughout. Finishing touches include a full-height, mirrored medicine cabinet for additional storage and convenience.

It’s really fun to walk around Greenpoint, especially the dog park in McGolrick Park.

Design excellence places the secondary bath on par with the master. An inspired medley of stone and tile, along with innovative details like an integrated shower rod and full-height, mirrored medicine cabinet, complement beauty with added functionality. The custom built vanity, whose slender legs evoke fine furniture, introduces a pleasant, unexpected elegance. The inset medicine cabinet is illuminated by integrated lighting, all complemented with Hansgrohe polished chrome hardware.

In keeping with its spirited history of entrepreneurism, Greenpoint is home to a thriving business community, with a sure supply of art, shopping, dining and night life. Great cafes with outdoor seating, cozy bars brimming with artisanal brews, stylishly unconventional boutiques and old school bodegas that stay open late, make life in Greenpoint welcoming and rich.

Landmarked by the city of New York in 1980, the cast iron Bomelstein’s Jewelers clock is the last surviving clock of its type in Brooklyn. Once commonplace in American cities, these clocks stood as essential parts of the city’s historical fabric. Fortunately this clock, in the center of Greenpoint on Manhattan Avenue, was fully restored in 2001, providing modern-day passersby with the correct time, from a time long past.

The A, B and C of Greenpoint Streets Among its many charms is the fact that the streets in Greenpoint that run perpendicular to the East River are named alphabetically, many after the people or industries that called the village home: Ash, Box, Clay, Dupont, Eagle, Freeman, Green, Huron, India, Java, Kent, Greenpoint (formerly Lincoln), Milton, Noble, Oak, et al. Peaceful and tree-lined, these streets hold an eclectic mix of brownstones, row houses and sturdy apartment buildings and converted warehouses.
