A study found that the progress of macular degeneration, in which the retina deteriorates, was considerably slowed by moderate exercise. The condition, which is one of the main causes of blindness in elderly people, results from the progressive loss of photoreceptors. An estimated 500,000 people in the UK are affected, including 10% of people over 65, and although sufferers do not become completely blind, their sight gradually becomes blurred over several years. The research, published in The Journal of Neuroscience, was performed on mice that had been exposed to bright light, known to induce a condition similar to macular degeneration. Half the mice were then made to run on a treadmill for one hour a day for two weeks. At the end of the two weeks, the mice that had exercised were found to

have twice the retinal function, as well as higher levels of a protective protein called brain-derived neurotrophic factor. It is the first direct evidence of the beneficial effects of exercise on retinal degeneration and although the work was performed only in mice, it ties in with indirect studies in human beings. Research in 2009 found that people over 55 who ran more than two kilometres a day were less at risk of the condition. “This is the first report of simple exercise having a direct effect on retinal health and vision,” said Machelle Pardue, from Emory University in Atlanta, Georgia. “This research may one day lead to tailored exercise regimens or combination therapies in treatments of blinding diseases.” The researchers are now going to investigate whether exercise could also have protective effects in other diseases, such as glaucoma.

They believe it could lead to earlier diagnosis and treatment. But while there is no definitive way of preventing dementia, there are things that have been proven to help reduce your risk, says Doug Brown, director of research and development at the Alzheimer’s Society. In fact, one recent study found that half of all cases could be prevented by lifestyle changes, such as taking exercise, eating healthily and not smoking.

A guIDE To DowNsIzING ARE you thinking of selling your current home and opting to buy a specially built retirement apartment/flat/bungalow? Here are five tips on what you need to consider before buying a property specially created for your retirement

1) Do youR REsEARcH There are certain caveats relating to buying a retirement home depending on whether it is freehold or leasehold so ensure you understand the rules prior to parting with any money. For example, with leased retirement blocks, you might be advised that your flat can only be sold to someone that is 55 or over. Seek independent legal advice and confirm that you can also resell on the open market, so that you rather than the management company will benefit from an uplift in property prices. Additionally, with this type of contract, your lawyer will explain that there are restrictions on renovations, alterations and landscaping so it is important to understand your rights before signing.

2) AGE GRouP Moving into a retirement building is a great opportunity to form new friendships. Some properties are restricted to 55 and over but others are designed to cater for much older people who are still relatively independent and combine care facilities. It is fundamental that you investigate and liaise with the agent to establish what age groups are currently living within the block before purchasing your new home. 3) Fees Establish whether you can afford a retirement property by finding out what service and maintenance charges are required for its upkeep, taking into consideration building insurance, water and fuel bills, ground rent (RPI linked), and council tax. If fees are high, your pension fund might not be sufficient so ensure that you can support your lifestyle before investing. A good way to do this

is by using residual capital from the sale of a previous house to contribute to the annual costs. If you are buying off plan, ask the agent for an estimated breakdown of the charges and dates that instalments are due including a deposit that will need to be secured in advance, to help you set a budget.

4) TAx Before selling your current home, consider your tax position. Rather than buying a retirement apartment/flat with money from the sale of a previous property, you can donate it to beneficiaries such as your children at any time. They could remortgage and lease it as a buy to let which would generate a new flow of income. If you live for seven years after gifting your house, it is exempt from Inheritance Tax. 5) ALTERNATIVE oPTIoNs Rather than buying a retirement apartment/flat, discuss with your children whether they are open to the idea of adapting their own house for multigenerational use/purposes. This can be done by building a granny flat or converting a ground floor space into a bedroom and bathroom designed with accessibility. Alternatively, if your children have a large garden, they could create an annex within this area provided that the construction is only used by family or dependents, and is not rented out as an ‘independent dwelling’. Planning permission is not required for an annexe providing the work falls within ‘Permitted Development Rights’ (see planningportal. gov.uk for details). The development of an annexe could be funded by the sale or remortgage of the parent’s previous residency, or by the children remortgaging their existing home.

A BUDGET STATEMENT TO PUT THE SPRING BACK INTO YOUR STEP TAX breaks outlined in the Government’s 2014 Budget Statement mean that pensions have now been reinforced as the cornerstone of any longterm financial planning strategy. COUNCIL TAX RATES FOR LIVED-IN ANNEXES TO FALL BY 50% TAX break expected to knock £500 a year off total household Council Tax bills

Local Government Secretary Eric Pickles has announced new Government plans to remove an unpopular Council Tax surcharge on family annexes or so-called ‘granny flats’ in an effort to support the housing needs of extended families. This reduction of 50% came into effect in April 2014 with many households containing annexes welcoming the estimated £500 annual saving. The reduction will only be applicable to annexes however which are supporting a family member - so grandparents are the most likely.

With an already estimated 24,150 family annexes present in the UK, it is hoped this tax break will encourage more families to build so-called ‘granny flats’ further boosting the construction industry and enabling more older people to live independent lives. The current legislation is all to do with kitchens! If you are building a new home and you only install one kitchen then only one Council Tax will apply. The moment you start adding a second kitchen you are in trouble. Obviously the very nature of an annexe means you need a kitchen. There’s little point having granny or nanny in their own annexe if they need to appear in the family kitchen every time they want to

make a sandwich!” With both an ageing population and young people finding it difficult to get on the housing ladder, the Government wants to remove barriers to extended families living together. Ministers believe the tax cut will ultimately save taxpayers’ money by helping reduce adult social care costs in the long-term. It will deliver against the Government’s commitment to help more people live independently. The reforms will also increase housing supply and support the construction trade. Mr Pickles said: “I believe the Government should be supporting hard-working families who do the right thing. Removing the family tax penalty

on annexes and home improvements will help provide more affordable housing and strengthen the bonds that tie society together. By cutting town hall taxes on family annexes, extensions and home improvements, we are supporting aspiration and choice, as well as giving a boost to the construction sector and local traders”. These common sense tax cuts will increase the provision of affordable housing to those on lower and middle incomes. Encouraging extended families to stay together will reduce social care costs to the taxpayer, and protect independence and dignity for the elderly as well as give the family peace of mind.

A new poll has found that retirees from across the country are becoming part of a growing generation of IAPs (Internet Age Pensioners), thanks to their grasp of hi-tech skills. Research from McCarthy & Stone, Britain’s leading builder of retirement housing, found that more than half of adults aged over 60 are comfortable with downloading new apps, are happy to back up their PC with security software and think nothing of transferring content to their iPhones, or uploading pictures on Facebook. Whilst 84 per cent of respondents said they still like to keep in contact with their friends and family via the telephone, 37 per cent are frequent users of Facebook, and 61 per cent of those regularly use it for messaging purposes. Gill Sabin, Regional Sales and Marketing Director for McCarthy & Stone, said: “There is a perception that retirees are less knowledgeable when it comes to technology, but that really isn’t the case anymore. For example,

many pensioners now own tablets and many others have smart phones. “While some may feel that they need to keep up with modern modes of communication if they want to keep in touch with the younger generation, many more are actually turning to technology because they understand that it can help make their lives much easier. “We were amazed to discover that well over half of those we surveyed said they were comfortable using online banking to manage their finances, 82 per cent said they will use Google to find answers, and 50 per cent prefer GPS to a standard map. ‘’The image of granny struggling to send a text really does seem to be a thing of the past, with more and more pensioners learning to Skype, e-mail and download on a daily basis.” The survey also found that 80 per cent had used the Internet to research deals and utility quotes, 77 per cent to research days out and 67 per cent had booked a holiday online. Laptops were the most desired new piece of tech. “With so many services, information and social media online the Internet is a fantastic tool.”
