The language of money can be difficult to master. Vicky Shaw helps to translate it If financial jargon feels like a tiresome hurdle you struggle over every time you want to take out a new savings account, insurance product or loan, you’re far from alone. Concerns over the use of complicated financial terms have recently been highlighted by Treasury-backed body NS&I, which warned that banks and building societies risk driving customers away by bombarding them with too many financial terms. It found that nearly one in five (18%) of people strongly agree that they find language used in product brochures confusing. Looking at sources of confusion, 41% of people said this was caused by call centre staff, 49% highlighted terminology in application forms, 50% were baffled by language used on company websites and 51% found phrases used in letters were confusing. Certain terms caused a particular scratching of heads – for example, one term which many people struggled with is AER, which stands for annual equivalent rate and it used to help people compare returns on savings accounts. Meanwhile, almost half (45%) of people didn’t know that gross interest refers to interest that is paid before the deduction of tax. And despite a recent fanfare around Isas, a significant 47% of the 1,200 adults aged 16 and over surveyed did not know that the term stands for individual savings account. As financial education appears on the national curriculum in secondary schools in England from the start of the new term, catching up with the rest of the UK, many financial phrases should become more easily recognised by the next generation. But it’s also vital for financial firms to do their bit by presenting their terms in a user-friendly way. Threefifths (60%) of consumers said they are likely to stop saving with a particular bank or building society if they cannot understand the way they explain their terms and conditions and more than half (54%) said confusing language would make them consider switching to another firm. One quarter (25%) of people who found company websites confusing said this
had stopped them from saving. Even worse, many people say that misunderstanding financial terms or not even reading them properly has resulted in them being hit in the wallet. Across the UK, consumers estimate they have lost out on £428 on average over the last year through not getting to grips with the small print around financial products, according to research from the Government-backed Money Advice Service (MAS). This could be down to anything from incurring late payment charges on credit cards because the person didn’t fully understand the deal or withdrawing money from a savings account too early, resulting in a financial penalty. Danny Cox, head of financial planning at financial services firm Hargreaves Lansdown, says: “Financial institutions have a history of over-complicating money matters. “Jargon is an obstacle to making good savings decisions and the easier you make it for people, the more they are likely to do the right things with their money. “There are parts of the financial services industry working hard to help people to understand the importance of financial matters. “Savings and investing rates need to improve, borrowing needs to fall, and this can only be done with the right information, guidance and use of simple language.” There are moves towards more financial products which do “what they say on the tin” and make it easier for consumers to shop around for deals without unexpected catches. A Treasury-commissioned review recommended a suite of simple and transparent financial products which have a clear pricing structure and carry clear language. The five-bedroom detached house at Crimble Bank sits high above Slaithwaite and has panoramic views across the whole area. Current owner Heather Croft, who has lived at the property for 21 years with her husband Charles and their family, says: “Someone once told me a story about coming to see the village tailor at our house to be measured up for short trousers for school. We understand the tailor used to have his workshop in what is now our dining room.’’ Built in 1912, during the Art Nouveau period and in the same year as Colne Valley’s Titanic Mills, the house is a fine example of a stone detached property of that era which retains much character including original inner doors and front door, leaded windows, high ceilings, fireplace and coving. It has been a much loved home to Heather and her family who are now planning to downsize to a smaller property at nearby Bolster Moor. She said: “I want to stay in the Colne Valley. I’ve lived in this area for 30 years and just love it.’’ At the front the property sits high above Crimble Bank but to the rear has a level approach leading into a spacious rear garden which has a lawned area including a water feature and pond. Just across the road there is also a garage, parking area, allotment and summer house. To the front there is a very pleasant south facing gravelled sitting area with views towards Meltham, Marsden and Linthwaite, along with a terraced garden. Heather, who many people will recognise from the Slaithwaite Meals on Wheels service, started with the help of TV Hairy Bikers, said: “Several years ago we knocked through from the kitchen

While Charles was out and about, he saw this staircase for sale in Pudsey so we snapped it up and fitted it in our house.’’ The house is close to Slaithwaite railway station so ideal for anyone commuting to Leeds or Manchester and is just a few minutes walk from the village centre. More new houses under construction The latest registration statistics from the National House Building Council show that the number of new homes registered across the country remains up compared to last year’s figures, building on the high volumes seen over the past 18 months. This national trend was reflected In Yorkshire and the Humber as more houses were built in the second quarter of this year than in the same period in 2013, at 1,852 and 1,436 respectively. For the three months from March – May 2014 a total of 37,975 new homes were registered with the NHBC compared with 36,487 in the same three month period last year – an increase of 4% and a continuation of the sustained growth seen during the year to date. Statistics for May show that the month had the highest number of registrations so far this year (13,220). But, this was down slightly by 5% on last year’s corresponding month (13,914), which itself was
the highest of 2013. Private sector registrations in March – May 2014 increased by 6% (28,222) compared with the same period in 2013 (26,607) while public sector registrations in March – May 2014 decreased by 1% (9,753) when compared with the same period a year ago (9,880). As the leading warranty and insurance provider for new homes in the UK, NHBC’s monthly registration statistics help to provide new and accurate data on the country’s new homes market. Commenting on the latest statistics, NHBC’s chief executive Mike Quinton said: “Housebuilding levels have remained steady, continuing through May and consolidating the high volumes seen in 2013. “Overall we are seeing steady growth on last year’s exceptional figures and we obviously hope that this will continue throughout the remainder of the year as the sector continues its impressive recovery.”
