But, I bet you any money, the appeal of the colour grey can go on for much, much longer than the man himself... Indeed, this is a shade that can be dressed up or pared down, and a moody grey palette can reinvent your favourite room and cast simple, contemporary pieces in a different light, or showcase more traditional furnishings to dramatic effect, with flourishes of velvet or a decorative piece that’s wildly beautiful. However for some sellers, the early evening may be the only chance they have to show potential buyers around their home. Whatever the time of year, showing off your property’s best assets is a vital element of the selling process – but allowing strangers into your home without an appointment could place you in a vulnerable position. A For Sale board is a great way of marketing a property, but occasionally it may mean someone knocks on the door and asks to view there and then. Estate agents Harrison Murray, in line with advice from the National Association of Estate Agents (NAEA) have some top tips for conducting a safe and confident viewing. Su Snaith, head of estate agency for Harrison Murray and The Nottingham, said: “There is a very fine line between showing off your home in the best light possible without divulging all your personal information. “We are able to advise our sellers of some basic do’s and don’ts if they want to conduct the viewing themselves. “Otherwise, we have our own staff in our branches who are happy to conduct the viewing on the seller’s behalf, particularly if they are nervous about strangers coming into their home.” For a safe and confident viewing they recommend: ■■ If someone turns up to view your home without an appointment, politely refer them to your agent to arrange a time that suits you. ■■ Be sure to obtain the viewers’ details from your agent when arranging times and dates.

Detached houses popular with builders More detached homes are being built now than at the height of the property boom in 2007, according to figures from the National House Building Council (NHBC). Some 38,113 new build properties of this type registered with the NHBC in 2014, which is the highest number recorded for any year since 2004. The NHBC’s registration figures are taken from builders who are responsible for about 80% of homes constructed in the UK. Builders register a house with the NHBC before starting work. ■■ One in 14 (7%) people say their property has been damaged in the last five years as a result of their neighbour making renovations. This figure equates to

3.7 million people suffering damage to their property across the UK, according to the findings among more than 2,000 people by Direct Line’s select premier insurance. Avoid problems with power of attorney A POWER of attorney is a way of giving someone the legal power to manage your finances. Often, the person giving their permission for their finances to be handled by someone else may be in poor health. If you have a power of attorney that you need to register with a bank, the bank will take copies of the document and will ask you for proof of your identity so that they can register the details on their system. The Financial Ombudsman Service (FOS), which resolves disputes between financial firms and consumers, has just published new guidance to help consumers and bank staff when registering power of attorney. The guidance has been

made available on its website – www.financialombudsman.org.uk – and consumers can take it into their bank if they have any problems. The ombudsman suggests that consumers do: ■■ Book an appointment to speak to a member of staff, explain they need to register a power of attorney and ask what documents they need to bring in. ■■ Tell the bank anything that will make it easier for them to help. Make LOUNGE sure it doesn’t turn into a nightmare It’s that time of year again when soon-to-be school leavers and university graduates are busy preparing to take the first step on the career ladder. But as the mammoth job hunt gets under way, it’s also a time when young people can be in particular danger of falling prey to scams in their eagerness to get on the career path. Get Safe Online, a joint initiative involving various bodies including the Government, the National Crime Agency and Ofcom, is urging people to take precautions to make sure that what looks like their dream job doesn’t turn out to be a financial nightmare. Tony Neate, chief executive of Get Safe Online, says: “It’s a difficult time for jobseeking students as the statistics tell us that few of them will leave university or college with a job secured. “The process of finding work in such a crowded environment can be frustrating and, for many, an element of desperation will set in. “Unfortunately, these are exactly the conditions that scammers like to operate in.” The job-seekers most likely to get defrauded are aged between 18 and 25 years old, according to figures from the City of London Police’s National Fraud Intelligence Bureau showing actual reported crimes across UK police forces. On average, a victim will lose around £4,000 as a result of such a scam. Although scams that aim to defraud someone out of £100 tend to be the most successful, one victim reported losing £195,000. So how do these scams work – and how can you stop yourself falling victim to one? Well, to commit a scam, the fraudster is banking on the job hunter failing to thoroughly check out who they are really dealing with. Scams can range from direct financial frauds to misleading job descriptions. The most common channels which scammers use to approach their victims

are via email, websites and also by phone. Here are some steps which job hunters can take to avoid scams: ■■ Don’t part with money. Employers should pay you, not the other way around. If you are asked to pay for security checks, visas or anything else, make sure you conduct thorough, independent research into the company. ■■ Never take it on face value. A “too good to be true” job offer out of the blue may well be just that. Ask why you were contacted, what is the job, and did you apply? Be wary of generic email addresses, poorly-written job adverts or job descriptions and emails asking you to make contact at unusual times of the day. ■■ Don’t do everything online. While technology is a great tool to help you find work, at some point you would expect to have an interview or a meeting. Hiring agents who keep the relationship solely on email should generally be treated with caution. ■■ Do your research about the company. It’s worth doing this anyway if you want to impress at an interview. Use social media and other sources to dig deeper into the organisation. ■■ Don’t phone them for an interview. Premium rate phone scams are common. These happen when someone thinks they are phoning for an interview but they are actually paying for every minute they are kept on hold. ■■ Don’t accept money for nothing. “Money mule” scams are on the increase, so beware of any employer offering the promise to “get rich quick”. ■■ Don’t provide personal details until you’re sure who you are dealing with. Be suspicious of any requests for personal information ahead of an interview. Until you have the job, keep your bank details to yourself and only provide identity details once you are happy who you’re dealing with.
