FINANCIAL VIEW Are you happy with your current account? If the answer is no, Vicky Shaw asks why aren’t you switching Current accounts are a vital part of our everyday finances and there are plenty deals to choose from. Some will offer us money to switch our banking to them, cash back when we make payments, or attractive rates of interest on balances. Some providers also boast of a track record of great customer service. But despite this wide array of options, many of us stick to what we know rather than switch providers. Which is all well and good if that means we’re generally happy with the deal we’re getting, but consumer groups have pointed out that rising numbers of consumer complaints about this sector would suggest otherwise, with dissatisfaction around current accounts actually on the increase. The Competition and Markets Authority (CMA) has said it is concerned about low levels of customers shopping around and switching. It has also said there’s been very little movement over time in the dominance that the biggest banks have over the market and has raised concerns about potential barriers to newer account providers managing to make inroads. In September last year, a new current account switching service was introduced with the aim of making it easier for people to ditch their old provider and move to a new one. The service cut the length of time it takes to switch as well as automatically moving payments linked to the old account to the new one. A guarantee under the new switching scheme also promises that consumers will not be left out of pocket if something goes wrong. More than 1.2 million current account customers have swapped to a new provider in the first year of the scheme, marking a 22% increase on the same period a year earlier. But campaigners say more could still be done to inject greater movement into the UK’s 65 million active personal current accounts. So why aren’t more people switching? Well, it could be that people are struggling to differentiate one account from another. Several reasons have

been suggested by consumer campaigners for why this could be the case. One is the notion of having current accounts which appear to be “free”. Many of us have accounts which do not charge us a monthly fee as long as we stay in credit. But in reality, this can mean that current account customers who are overdrawn are cross-subsidising wealthier customers through the fees and charges they have to pay on their debt. When people do go overdrawn, the way overdraft charges are levied has also been blamed for adding to customers’ confusion, making it harder for them to compare how better or worse off they’d be if they moved to another bank or building society. Sylvia Waycot, editor at Moneyfacts.co.uk, says that she has recently seen evidence of current account providers introducing widely varying overdraft structures. Waycot says it is “unfair” to expect consumers to work out the cost impact of an overdraft which has a daily charge for example, compared with one which displays how expensive it will be as a percentage. It has also been suggested that more could still be done to take the “hassle factor” out of switching. Another potential step which could make people more tempted to switch may be to offer them the chance to take their existing current account number with them when they move to a new provider. Bank account number portability is not currently available under the current account switching service. The Financial Conduct Authority (FCA) is looking into whether more people would switch if they could port their existing account number to their new provider, as well as the likely cost this would involve. The investigation launched by the CMA will take around a year and-a-half to complete, so it’ll be a while before any possible shake-ups come about as a result. It will firstly have to decide whether there are any problems which prevent, restrict or distort competition in the current account sector. If there are, it will come up with remedies to solve them.

Don’t neglect your most valuable asset

TV PRESENTER Loyd Grossman, former host of the popular show Masterchef, has got steamed up about property maintenance. He believes the importance of looking after buildings properly is worth shouting from the rooftops. This year he leads the Society for the Protection of Ancient Buildings’ (SPAB) annual National Maintenance Week to encourage owners of buildings to be aware of the importance of regular care. It’s a message that’s relevant to home owners and to anyone who cares for a property, especially after recent wet or harsh, cold winters. Loyd said: “Nearly 140 years ago SPAB’s founder, William Morris, told us to ‘stave off decay by daily care, to prop a perilous wall or mend a leaky roof’ and that’s still sound, practical advice. “Good maintenance is simply good common sense. It’s economic sense too. “Faulty gutters and blocked drains don’t mend themselves — the longer you ignore a problem the more costly and difficult it becomes to put it right, and that’s true if the building you care for is a medieval church in a village or an apartment in a town or city. “As chairman of the Churches Conservation Trust, I’m already very familiar with the maintenance challenges faced by significant, historic buildings which don’t conform to a standard pattern. “Careful, planned and regular maintenance is vital to ensure that they have a future as well as a past. But that message is equally applicable to buildings of all types and all ages.” National Maintenance Week reminds anyone who looks after a building — regardless of its age, type or purpose — of the simple, achievable steps they can take to prepare for the worst that winter can bring. “The UK’s last wet, blustery winter and the previous run of harsh, cold winters underline the importance of the regular care. Bad weather can leave a legacy of problems that need attention. If you turn a blind eye to cracked pipes, faulty drains or broken/missing roof tiles you might as well throw hard earned cash to the winter wind. In a poll carried out for the SPAB by Ipsos Mori to mark the 10th anniversary of National Maintenance Week, more than half of the home-

owners surveyed (58%) believed that how well their property is maintained (e.g.: the gutters, brickwork, roof, damp prevention etc) is one of the most important factors in determining the value. More people cited good maintenance than factors including number of bedrooms, internal décor, modern kitchen and bathroom fittings, the existence of a garden, garage or off-street parking. Only the area in which a property is located scored more highly in importance than maintenance — but at 62%, only just! SPAB’s annual National Maintenance Week always ends with National Gutters Day — this year on Friday 28 November. National Gutters Day is a gentle, light-hearted reminder for everyone to take ten minutes to make a simple check on the condition of any property they care for. A little time spent on a basic building ‘MOT’ can save people from having to spend a great deal of money at a later date.

Remember about your gutters! ■■ Look for blocked downpipes (best done during heavy rain to see water coming from any leaky joints or in dry weather look for stained brickwork).

■■ Remove potentially damaging vegetation from behind downpipes by cutting back or removing the plant altogether.

■■ Check the roof for damaged or slipped tiles. Even a relatively small gap can let in damaging amounts of water. It’s much easier and cheaper to have a tile fixed than replace trusses rotted through years of neglect. You can check your roof from the inside — looking for chinks of daylight in the attic. Outside, you might find that using a pair of binoculars helps you get a good clear view of potential problem points. ■■ Vegetation growing on or near a house needs monitoring.

Zoopla found the cost of a repayment mortgage is around £316 a month more expensive for someone getting on the property ladder than renting an equivalent property. But while renters may pay less each month and potentially have more spare cash to put into sav-

ings, home owners become better off than renters within five years, Zoopla found. This is because the rising amount of equity in a buyer’s home as the mortgage is paid down and the property value increases starts to outweigh initial buying costs such as stamp duty and would also outstrip the interest earned if the deposit put down on a property had been left in a savings account instead.

Between October 2013 and September 2014, 51,364 people on the brink of homelessness called the Shelter helpline, the char-

ity said, marking a 28% surge compared with the same period two years earlier. Overall, the number of calls to Shelter’s helpline, which is part-funded by Marks & Spencer, rose to a record high of more than 174,000 across the last year.

Half of the UK female population is now estimated to be making sufficient preparations for old age. This marks a significant rise from the 40% of women who were found to be putting enough money by a year ago, a new Scottish Widows annual Women and Retirement

report found. It said the improving picture reflects the positive impact of the Government’s initiative to place people automatically into workplace pensions. Lynn Graves, a retirement expert at Scottish Widows, says: “Women have historically lagged behind men in retirement savings, but the recent pensions changes are giving women new opportunities to build a more comfortable retirement.”

ESP acquires student block development at Snow Island A STUDENT property group has exchanged contracts to acquire the freehold of a planned new development at Snow Island, Huddersfield. The site is being developed into a prime, purpose-built student block by developer AQH Mickelsfield. Empiric Student Property plc has acquired the freehold. The site is located in a prime location off King’s Mill Lane, just across the River Colne from the University of Huddersfield and its 3M Buckley Innovation Centre and Business School. New homes: highest level since 2007 new home registrations have increased 8% on the same period last year. The private sector continues to be the main driver of growth says the National House Building Council (NHBC). The figures represent the highest year to date figures and the highest figures for the third quarter of the year since 2007. In total, 36,343 new homes were registered with the NHBC between July and September this year — 28,468 private sector and 7,875 public sector). This compares with 33,573 for the same period in 2013 — 24,984 private sector and 8,589 public sector. It is a 14% increase for the private sector, with the public sector still under-performing when compared to last year’s figures. However the NHBC anticipates that public sector registrations will begin to grow again as the next phase of the Government’s Affordable Housing Programme has recently been allocated. tion statistics are a leading indicator of the health of the country’s new homes market.
