Unexpectedly back on the market is this four-bedroom home in Park Avenue, Shelley belonging to Steve and Hazel Francis. The couple, who have lived in the house for the past 20 years,
would like to downsize as their children have flown the nest. Hazel said: “The house is now back on the market after the previous chain broke down. “It is an ideal family home, close to local amenities and
with four good-sized double bedrooms. “It took us a long time to actually decide to move from here because it has been a lovely home.’’ Full story - Pages 8 - 9

29 new homes for Holmfirth
■■ Jones Homes will build 19 four-bed homes and 10 affordable properties on the 2.5 acre site, situated off Holmfirth Road
housebuilder Jones Homes has received planning permission for a new development in Holmfirth. The 2.5 acre site, which is situated off Holmfirth Road, will comprise 29 plots in total, including 19 four-bedroomed detached family homes and 10 affordable housing units. The new development will be known as Southfield Grange, linking the name from an individual property called Southfield located adjacent to the site entrance. Set back from Holmfirth Road, this development promises to be a picturesque rural retreat, ideal for families and professionals looking for a welldesigned home. Local materials will be reflected in the design of Southfield Grange, ensuring the development is sympathetic to the surrounding area. Natural stone will be integrated with artificial stone to construct the properties whilst stone walling will form the entrance to the site. Adding to its appeal is the bridleway to the north of the site, which Jones Homes will upgrade to the benefit of local equestrians, walkers and cyclists. In addition to acquiring the land, Jones Homes has also purchased Southfield, an existing family home which will be available for sale by Jones Homes. Jones Homes’ regional director, Robert Adams, comments: “It is great news that we have received planning permission for Southfield Grange in Holmfirth. The plans for the site are simply stunning. The development will offer a range of four-bedroomed detached house types suitable for families of all sizes.’’ Construction will start imminently at Southfield Grange with a sales presence on site expected early February 2015. View the plans by appointment only, please call 01274 852700.

500,000 faced losing their houses last year Up to half a million people were at risk of having their homes repossessed in the 12 months to September 2014, a report by housing charity Shelter claims. The charity estimates that between October 2013 and September this year around 204,689 households - roughly one in every 108 homes in England - have been at risk of losing their homes through repossession or eviction. In London 56,605 possession claims were made - the highest number in any region across the country and of those 90% were made by landlords. Possession claims, applications made to a court by mortgage lenders and landlords to repossess a house, are the first stage of a legal process, which can result in a person or family being evicted. The report also states that between July and September 2014 more than 11,000 renting households were evicted, the highest number of court enforced evictions since records began in 2000. Campbell Robb, chief executive of Shelter, said: “Imagine the panic of receiving a notice through the door saying that you could lose your home that’s the devastating reality for thousands of people every week. “The sky-high cost of housing is making it harder and harder for families to keep a roof over their heads. And with the stakes so high, all it can take is one piece of bad luck to send a family spiralling towards homelessness. “Our advisers will be working non-stop this Christmas to support families who find themselves battling to keep their home - but our services are
already over-stretched and we’re struggling to meet the demand. “We desperately need more support from the public to help us make sure no-one is left to fight homelessness on their own this Christmas.” The London borough of Newham has the highest rate of possession claims in the UK. During the past year one in every 36 households has been at risk of losing their home. The overall figures represent a s l i g h t decrease on the pre vious year, when 209,785 possess i o n claims were made, driven by a drop in the number of mortgage possession claims, better labour market conditions and a rise in house prices according to Shelter. Its report also states that between July and September 2014 more than 11,000 renting households were evicted, the highest number of court enforced evictions since records began in 2000. But the charity estimates that many more tenants may be served with eviction notices and simply move out rather than challenge landlords. The report said: “Worryingly, these numbers are likely to be just the tip of the iceberg. At Shelter we hear from renters who have been served with an eviction notice, and rather than challenging it, leave on the date requested by their landlord. “We don’t know the exact number of people forced out by their landlord outside the court system, but it’s a big issue, and it’s not reflected in these possession statistics.”
Brand loses his cool over rent payments Russell Brand has threatened to take legal action over a report containing claims about his housing arrangements. The comedian pays rent for his London home to a firm registered in the British Virgin Islands, often referred to as a tax haven, according to the Sun. Brand, who has previously called for a revolution and appeared at anticapitalist demonstrations, responded to allegations in a story on the front page of the paper by saying on Twitter that he intended to

sue. In a post directed at the accounts of the Sun and its owner Rupert Murdoch, he wrote: “Hey... I’m gonna sue you and give the money to New Era Estate and JFT96 (the Hillsborough victims’ campaign).”

Give your home a little sparkle this Christmas!
There’s nothing like gold, silver and bronze to make a home feel festively warm and cosy. Claire Spreadbury reveals how to work metallic magic through Christmas and beyond
Glittery golds, sparkling silvers and classy coppers are bang on trend for December. With Christmas just around the corner, they’re the stylish colours of the festive season, stepping away from gaudy reds and greens. Magical metallics can dance around the room when offset by twinkling fairy lights, but it’s also a look that lasts well into the New Year. “Perfect for giving your decor an immediate style upgrade, metallic accents will inject a sophisticated touch, as well as introducing both warmth and texture,” Katie Watson, interior designer at Fishpools comments, oozing with festive charm. “From copper, brass and gold to chrome and nickel, there’s a glimmering array of gilded finishes to choose from - and just as many ways to style them.” GLISTENING GOLD “Of all the precious metals, gold is undoubtedly the most glam,” says Alicia Kaper, head of curation at Joss & Main. “Warm and luxurious, a few gleaming gold accents can instantly refresh an interior, adding that all-important oomph to a tired scheme. “The trick with gold is not to overdo it - integrating just a few precious finds will help you stay on the chic side of the trend. A statement rug, accent table or look-at-me mirror will have lasting impact, while anyone looking to dip their toes in this precious metal should start with candleholders and votives, for just a hint of glam.” FESTIVE FIX: “To set a warm colour palette, try gold and brown,” advises Laura Comfort, Christmas buyer at Wyevale Garden Centres. “Glass compote jars and candy dishes look great filled with small pine cones, topped with rich gold and deep brown ornaments.” SPARKLING SILVER “Cool and crisp, silver has a fresh and timeless finish, which makes it a sophisticated choice for the home,” says Kaper. “Paired with blues and whites, this precious metal is a shimmering snow queen, while in the summer, it partners beautifully with pinks, mauves and greens, adding freshness to more vibrant tones. Lookout for

silver mirrors and lamps, which can really open up a dark or narrow space, bouncing light into the room. “Nickel, chrome, aluminium and stainless steel have similar reflective qualities, bringing a highly polished sparkle to any home.” FESTIVE FIX: “Don’t restrict magnificent baubles and sparkly snowflakes to the tree,” advises Comfort. “Accentuate overhead
lighting with a fresh winter palette of shimmery silver and pale blue decorations, gently dangling from the chandelier on elegant silver satin ribbon.” BEAUTIFULLY BRONZED “Copper is a bold but sophisticated metallic, suitable to use in all rooms of the house,” says Sainsbury’s head of home design, Emma Mann. “Its burnished glow brings the perfect accent to a range of colour schemes. For a chic, relaxed look, coppers and oranges look beautiful with crisp whites, or for a richer look, team with darker golds, reds or deep indigo. “For Christmas, copper complements forest green and berry reds for a rustic look, but it also looks stunning among other warm metallics, like gold and pewter, for ultimate glamour.”
FESTIVE FIX: “Adorning a mantel by adding earthy bronze accents to a foliage-rich, pine cone garland will elevate a traditional scheme,” suggests Comfort. “The metallic colour will elegantly pop against the wood and natural green tones. Then, fill garden glass cloches with vintage bronze ornaments and display it on the mantel among the lush greenery, or create a chic indoor/outdoor decoration by adding copper and gold embellishments to a standard evergreen wreath.”

Government help to buy apartments A NEW homes development, which has integrated apartments into its portfolio, is giving a wider range of buyers the ideal opportunity to buy a home in a popular locality. Lindley Park, a development by leading housebuilder Miller Homes, and located in Lindley, has a selection of apartments for sale, meaning that buyers who don’t need a large family home can purchase. “It was important to us that we offered homes for a variety of buyers in Lindley and this meant homes that were suitable for first-time buyers and downsizers as well as family homes,” said Jan Hanaby area sales manager Miller Home Yorkshire. “This will enable the community of Lindley to continue to flourish for this, and future generations.” For any prospective buyers who may not have the required deposit the government scheme, Help to Buy is also available on selected plots. The scheme offers assistance for buyers who only have a small deposit of around 5% through the provision of a 20% equity loan from the Government for those who meet the qualifying criteria. This means that buyers only need to

secure up to a 75% mortgage from a bank or building society. “Help to Buy is proving to be a very helpful way for some buyers to be able to purchase their own home and break the renting cycle,” said Jan. “Becoming the owner of a brand new Miller Homes apartment is a great experience and one that we will share with you every step of the way.”
The two bedroom apartments are currently priced from £120,500. All have well designed living/dining areas as well as en suite facilities and integrated wardrobes to master bedrooms. A parking space is also allocated to each apartment. And, with Help to Buy you could pay from just £96,400. Lindley Park is located at Weatherhill Road, Lindley, West Yorkshire, HD3 3LD.
The sales centre is open from Thursday to Monday, 10.30am – 5.30pm. Contact the team by calling 0808 250 6386. Further information can be found by visiting www.millerhomes.co.uk Help to Buy loans are provided by the Government’s Homes & Community Agency (HCA) and are secured over your new home.
Third of renters go without insurance THIRTY three per cent of people (a third) living in rented accommodation have no contents insurance – almost six times larger than the comparative figure for home owners, at 6%, according to a study by the Co-operative Insurance. The most common reasons for rental sector tenants having no home contents insurance include not being able to afford it, being “happy to take the risk” and that they haven’t got around to it yet. The research also revealed that renters estimate the average value of their home’s contents to be £16,644. For home owners this doubles to £31,651. The Co-op says industry findings show that the average theft claim for contents now costs £1,700 whilst this rises to £11,000 in the event of a fire. The average claim for accidental damage is now £550. More than 2,000 people took part in the Co-operative Insurance’s research.

FINANCIAL VIEW Ever been untruthful about the state of your bank balance? Vicky Shaw says it’s time to face the music Often, the old cliches have more than a ring of truth about them. New research suggests that if your wife or girlfriend has ever uttered that wellworn phrase,”Oh, this old thing?” when you’ve complimented them on a dress/ handbag/pair of shoes you’ve never seen before, they’re very probably lying. Mind you, such levels of deception apply to both sexes – has your husband or boyfriend stuffed what looks suspiciously like a new gadget down the side of the couch when you walk into the room and pretended n o t h i n g ’s up...? Indeed, when it comes to fibbing about purchases and the general state of our finances, a report suggests it’s our nearest and dearest who are most likely to be on the receiving end. Nearly half (48%) of us admit to being somewhat economical with the truth about money, according to the research from Standard Life (which surveyed 2,000 people), and we’re more likely to tell financial “white lies” to our partner than to anyone else. Women were found to be more likely to lie to their other half than men, with secret shopping sprees one of the most common money related matters that we’re less than truthful about – the ruses tend to be that we “bought something ages ago” or that “it was a bargain in the sale”. Clothes and shoes were the purchases that women lie the most about, while for men it’s gadgets. And the financial fibs aren’t just limited to spending habits, the findings reveal. One in seven (14%) of us says we’ve lied about the amount of money we have stashed in savings, while one in 14 (7%) admits to being less than truthful about our earnings. Interestingly, rather than making ourselves appear richer than we are, many of us are actually playing down how much money we have stashed in the bank or what’s in our pay packet. In fact, two-thirds of those who have lied about their savings say they have underplayed
rather than bumped up the amount that they have in their nest eggs. Women were found to be far more likely to do this than men. These people guilty of painting a less than truthful picture of their finances should take a step back though, and see if it’s not just their partner they’re trying to kid, but also themselves. Julie Hutchison, a consumer finance expert at Standard Life, says: “The first step to a positive financial future is to be honest with yourself about the state of your finances. “If you are telling financial fibs to your nearest and dearest, the likelihood is that you’re not being totally honest with yourself either. “And if you feel the need to tell lies about the state of your finances, this probably indicates they aren’t completely shipshape.” If you think you need a financial reality check, here are Hutchison’s tips: ■■ Don’t make money a taboo. Talking about money isn’t always about showing off or being boastful. ■■ Have a money chat. Make a point of regularly sitting down with your partner, perhaps once a month, to go through financial matters and talk through any concerns you may have about spending habits. ■■ Set a budget. Whether you’re trying to get back on track financially or cutting back to save for a rainy day, a budget can help you achieve your goal. ■■ Draw up a list of your combined income and spending and look at where you can make savings. an expanding family OVING house is always regarded as one The home of Hazel M of the most stressful events in life – and when a chain breaks down, stress levels can go through the roof. Unexpectedly back on the local housing market is this spacious four-bedroom family home in Park Avenue, Shelley, the home of Steve and Hazel Francis who are hoping to downsize to a smaller property now their family have flown the nest. Hazel said: “The house is now back on the market after the chain broke down. Originally we sold the house the first day it was on the market. It is an ideal family home close to local amenities and with four good-sized double bedrooms.’’ Steve, Hazel and their family have lived at the property for around 20 years, since it was new. More recently they added an extension over the single integral garage which created extra bedroom space and made an existing bedroom twice the size. Situated on the ever-popular Shelley Park development, the house is situated in a quiet cul-de-sac and overlooks woodland at the rear. With a path linking through into Cleveland Way, the house is close to Shelley First School, a bus route, a local general store and a Post Office in Far Bank which is open two days a week. It’s within reach of the M1 at Flockton for anyone who commutes and within walking distance of Shepley train station. Hazel, who is the general manager of the new Huddersfield leisure centre which is currently under construction, said: “We were hoping to move to Penistone originally and want to stay in this local area.’’ Walk into the hallway which has a laminate floor, and it leads through into the living areas.
and Steve Francis of Shelley
Downstairs there is a cloakroom/lavatory, a spacious lounge with bay window and feature fireplace, doors through into a dining room which has French doors out into the rear garden and a well-equipped modern kitchen. At the back of the garage there is a useful hidden utility space, ideal for housing white goods and storage. Upstairs the house has four bedrooms and a contemporary house bathroom. The master bedroom has useful built-in wardrobes and an en-suite with shower. The other three bedrooms are all a really good size and ideal for a family. Hazel said: “We added the extension over the garage about 10 years ago and it made a real difference to the upstairs. “It took us a long time to actually decide to move from here because it has been a lovely home but our children have moved out now and we don’t need so much space.’’ Outside, the front of the house has some garden and a driveway with parking for two cars. At the back is a very private larger flat garden with two sheds, looking onto woodland. It is an ideal family home with good spacious living areas and plenty of bedroom space, and perfect for young children who want to be near to a school and local amenities. The property is being marketed by Cornerstone estate agents 01484 607711. PRICE: £249,995
