FINANCIAL VIEW Conmen are constantly coming up with new tricks to put your money at risk. As fears are raised over a new scam called “vishing”, Vicky Shaw investigates FRAUDSTERS are increasingly using a telephone con trick known as “vishing” to steal millions of pounds from unsuspecting consumers. About one in four people is estimated to be at risk from the scam, which involves a criminal posing as somebody else to get sensitive financial information so that they can access your bank account or use your details to commit identity theft. The conman will often pretend to be someone from a bank or building society fraud investigation team, the police or another legitimate organisation such as a telephone or internet provider. A variation involves the victim being persuaded to withdraw money from a branch or ATM to pay those behind the fraud. Research by the Financial Fraud Action (FFA) UK, a body which works to prevent fraud on behalf of the financial services industry, suggests that nearly a quarter of people in the UK have received a cold call requesting personal or financial information, meaning they could go on to become a victim of the scam if the caller was not legitimate. There has been evidence in recent years that advances in technology such as chip and Pin have forced criminals to resort to old-fashioned cons to get access to people's money like this simply calling you to trick you out of your cash. The word vishing is a combination of “voice” and “phishing”, another scam where fraudsters obtain personal details and passwords by sending fake emails designed to look like they came from legitimate organisations such as banks. Legitimate organisations will not ask you to reveal details like your full Pin

number over the phone, so it is important to be wary of anyone who calls up out of the blue asking for information which could help them to unlock your bank account. ● So how can you minimise the risk of falling victim to a financial fraud? Do not assume a caller is genuine just because they hold some details about you. Criminals may already have some basic information about a potential victim, such as a name, address and account details to try to appear legitimate. There are also more general steps that you can take to avoid financial scams. It is not always easy, but try to memorise as many passwords and Pin numbers as you can. If you need to write them down, keep them separately to other financial documents. If you are expecting to receive a document containing your personal details such as a bank statement or a utility bill and it does not turn up, contact your supplier. Do not give out personal information, including copies of your passport or driving licence as well as bank details, unless you know who is using it and why. When using the internet, avoid putting your financial information in an email, even if you know the person you are emailing. If you believe you have become the victim of a scam, contact your bank or card company immediately and the police.

It pays to be careful which firm you use however. Doing an internet search to find out what people are saying about a firm you have in mind could help you to work out who will give you a good deal. Our move to Harrogate will give us a totally different lifestyle.’’ This unique property, which is a slice of Golcar history, is close to all village amenities and has easy access to the M62 for anyone who needs to commute. Despite being on a sloping hillside, the house has garden to the rear and a driveway accommodating two or three cars. Underneath the house are a number of cellars, which can provide additional storage and offer potential for further development. TENANTS are staying in properties for longer than ever before. But the average duration of a private rented sector (PRS) tenancy is still just 19.8 months, leading to a need to recognise the responsibilities, challenges, and irritants when changing address. The Association of Residential Letting Agents ( A R L A ) h a s d r aw n together some helpful tips to ease the process of moving. Susan Fitz-Gibbon, President of ARLA, said: “The PRS can offer fantastic flexibility for renters and by observing a few simple guidelines, tenants can ensure any move between properties is as smooth as possible.’’ ARLA has the following tips for renters moving home: ● Stay in touch – Be sure to inform your bank, employer and friends that you’re about to change address to avoid missing any important post or dropping off Christmas card lists! It is also worth leaving a forwarding address and telephone number with the landlord in case anything urgent is delivered to your previous home. ● Settling up – Before you leave a rental property, be sure to notify utility providers at least 48 hours prior to moving out. This will allow them to send a final bill, which a landlord or agent may ask to see, along with

proof of payment, before you depart. ● Clearing out – Remember that a rented property should always be left clean and tidy when you leave. If an inventory was taken when you moved in, be sure to check the state of individual rooms against this and move furniture back to its original position to re d u c e t h e c h a n c e o f deposit disputes arising. ● It is always prudent to leave a property as tidy as possible on moving out days and to take timed/dated photos as evidence of your clear-up efforts. ● Come clean – Breakages happen, and often reporting any accidental damage to the relevant party before you’ve moved out could reduce the expense to you in the long term. If a landlord has to replace something at the last minute, the increased cost may be passed on to you in the form of a deposit deduction. Once issues around costs are resolved and there is agreement on how much deposit will be released, it must be returned to you within 10 days of the tenancy ending. If a dispute remains ongoing, your deposit will be held in the secure scheme it was put into at the start of the tenancy until this is ironed out.
