With Christmas approaching, Vicky Shaw suggests tips on making some savvy savings over the festive period THIS Christmas, UK shoppers expect to splash out a staggering total of £24 billion on festive food, treats and gifts. While you may say this should be interpreted as generosity, the findings, from Government-backed body the Money Advice Service (MAS), also paint a worrying picture of how many of us are over-stretching our purses and wallets to pay for, often unnecessary, festive luxuries. Two-fifths (40%) of the 2,000 people surveyed said they felt under pressure to put on a special Christmas for their family, while a similar proportion (39%) have trouble making their budgets last over the festive season. While more than two-fifths (42%) of people are happy to cut back on other areas of spending to make the most of Christmas, more than a quarter (27%) get carried away. The reasons people gave for blowing the Christmas budget are a stark reminder of how enjoying the festive season can often be a painful struggle between heart and head. For example, one of the most common answers was people stressing over the need to please loved ones and give their children the "perfect" Christmas. Some also over-spent because they were dazzled by the latest “must-have" children’s gadget, while others simply lost track of what they could and couldn't afford. This tendency to ignore sensible budgeting combined with stagnant wage growth and the ever-increasing pressure on household budgets means it is not surprising that over one third (38%) of people are "worrying" how they will afford Christmas. Thirty-four per cent of those surveyed, equating to 17 million people across the UK, expect to start 2014 in debt simply because of their Christmas costs, and onethird – equating to 16 million – plan to pile their Christmas spending on to their credit cards. One in 40, or 1.2 million people, expect to turn to a payday lender. If these figures leave you – understandably – uneasy, here are some tips to help your rein in your Christmas budget. ● Fix your limits: List what you expect to spend over the festive season, from presents and decorations to food, socialising and transport. Keep some cash back to pay the mid-January bills. ● Compare online prices with those off-line. Shopping online can be cheaper than
the high street, especially if you can find a discount voucher code. This is not always the case though, and it's worth seeing what's on offer in your high street. Check delivery charges to get a clear cost comparison and look out for deals which could help you build 'loyalty points' on cards. ● Think twice about tempting treats: 'Buy one get one free' offers in the supermarket can save you large sums of cash. But if 'special offer' items will just sit going mouldy in the fridge, then you are not getting as much value as you first thought. Shopping online can cut the chances of last-minute panic buys. ● Freeze essential items: Eat what you need now from your freezer to clear space for freezable Christmas essentials. Buying food earlier and freezing it, rather than raiding the supermarket in the final days before Christmas Day as items fly off the shelves, will help you budget and let you build up your stock gradually. ● Think about all your options before taking out credit. Stores may offer you cards with tempting offers and instant discounts attached, but bear in mind the interest rate they will charge. As with payday loans which offer 'quick access' to cash, if you use them, make sure you repay your debt on time and in full to avoid the costs escalating. Consider overdraft charges. Consumer group Which? found that going overdrawn with some banks can be as expensive as taking out a payday loan. ● Plan ahead when sending Christmas cards: Sending a card second class will cost 50p rather than 60p for a first class stamp. Sending your Christmas cards second class before the UK domestic deadline of December 18 will leave you more cash in your Christmas budget. ● Make a New Year's resolution to start saving earlier in 2014. ● Contact Money Advice Service's Christmas Money Planner at moneyadviceservice.org.uk

Over-55s’ money concerns
PEOPLE aged over 55 are more worried about having enough money to live on than having a companion to share their retirement with a report has found. More than one quarter (27%) of more than 2,000 older people surveyed for Aviva's Real Retirement Report, said that financial stability was the most important factor to them, with only good health coming ahead of this on their priority list. Age campaigners said the findings “dispel the myth’’ that the so-called baby boomer generation has sailed through the tough economy. Some 38% of those surveyed said the state of their health was the most important factor to them, while less than one in five (17%) of over-55s said that sharing their retirement with a partner was of the most value. One in eight (12%) placed a happy family life at the top of their list.

Minister visits new development site A GOVERNMENT minister visited a new housing development in the Holme Valley.

Developer Heywood Homes and estate agent William H Brown were delighted to receive a visit from housing minister Kris Hopkins MP, at The Oakes development in Brockholes. The Minister was particularly keen to visit the development of two, three and four-bedroomed properties in Holmfirth as it was one of the first in the country to achieve funding from the Homes and Communities Agency (HCA) Get Britain Building initiative. The Agency is helping to accelerate the delivery of new homes by getting stalled developments restarted through access to development finance. Mr Hopkins described the new development as “great news” for local residents, both in providing housing to the Holmfirth area and making an important contribution to the local economy. As a result of the funding from HCA, Heywood Homes has been able to build 18 new homes for local buyers at The Oakes and the properties are now available to buy via estate agent William H Brown. Each home has been finished to a high specification with fitted kitchens and bathrooms, energy efficient heating systems and
contemporary fixtures and fittings. “We were very honoured to have the Housing Minister visit our site The Oakes,’’ said Stewart Brown, managing director for Heywood Homes. “It’s great for Heywood Homes and for the Brockholes project. “As well as being involved in the Get Britain Building initiative, we are also offering Help to Buy at The Oakes, so there are two Government initiatives at play on the development.” Help to Buy enables buyers to purchase a new-build property at The Oakes with a five-year, interest-free Government loan for up to 20% of the value of the property. Fixing that roof tile can prevent costly leaks TV PRESENTER Jules Hudson is leading this year’s National Maintenance Week campaign to persuade anyone who cares for a building not to put off simple, but effective, steps to prepare their property for winter.
Jules, a familiar face from programmes including Country File and Escape to the Country, says: “It’s absolutely vital. “From personal experience I know how costly it can be when a building hasn’t been properly maintained. And I’m not referring to difficult or complex work. “Something as simple as fixing a couple of broken roof tiles or mending damaged guttering could prevent a relatively minor problem from escalating into a major, expensive repair job.’’ The Society for the Protection of Ancient Buildings (SPAB) 2013 National Maintenance Week campaign, launched tomorrow, encourages homeowners and people who care for public buildings such as churches, village halls and local authority properties to be aware of the very simple maintenance that can stave off costly damage at a later date. Jules has a keen awareness of the importance of regular maintenance having recently moved to a 16th century house in Herefordshire. He says: “I am genuinely, constantly, amazed at the amount of time, pride and effort people put into looking after their cars, when they seem happy to ignore ongoing problems around a building. “Really, it boils down to the same thing: a building needs a maintenance MOT. The bottom line is that if you deal with a small, niggly issue early on it’s usually simpler and cheaper to put right. The longer you leave something the more damage is

He also explained why, having seen many varied properties in his role as presenter for BBC2’s popular Escape to the Country series, he is also an advocate of the importance of maintenance for buildings of all ages. He said: “My own house is very old. It’s an exciting project and a very rewarding one, although it certainly could have done with a little more common sense maintenance before we took it on. “But a house doesn’t have to be old to benefit from the messages of National Maintenance Week. Every
property, regardless of age or purpose needs regular care and attention to small details.’’ The campaign will culminate with National Gutters Day on Friday next week – a timely reminder to homeowners that just a few minutes spent clearing weeds and debris, or just a few pounds spent to mend a leaky gutter can save many hundreds, and possibly thousands of pounds! Jules Hudson’s suggestions for giving a property a basic Maintenance MOT: ● Water damage is the prime concern when it comes to maintenance. November is the time to start trouble shooting because that’s when drains and gutters could become blocked by autumn leaf fall and debris like twigs
and old bird nests. If any of these obstruct the easy flow of water away from a building damp and other serious problems can follow. It’s relatively easy to check and clear accessible sections of drain and guttering yourself. ● Checking the roof for damaged or slipped tiles is another important task. Even a relatively small gap can let in damaging amounts of water. It’s much easier and cheaper to have a tile fixed than replace trusses rotted through years of neglect. You can check your roof from the inside – looking for chinks of daylight in the attic. Outside, you might find that using a pair of binoculars helps you get a good clear view of potential problem points.
● Windows are another important area. If you really want to protect your investment then looking after your wood windows is vital. It’s a good idea to wash down the paintwork. This not only prolongs the life of the finish, it gives a good opportunity to check for decay. ● Vegetation growing on or near a house needs monitoring. It’s quite easy to check all growth against the building, especially trees bushes and ivy. This should be removed, cut back or pruned where necessary as these items growing on a wall can also cause dampness and structural damage. According to latest crime figures from the Office for National Statistics, there was a 7 per cent fall in domestic burglary in the year ending March 2013 – compared with the previous year. However, estate agents Harrison Murray are advising homeowners not to be complacent. Su Snaith, head of estate agency for Harrison Murray said: “As the days and nights are obviously getting darker, we aren’t suggesting that people live in fear.
“It is simply about adopting a practical, common sense approach in assessing safety measures in your home.” Harrison Murray suggest: ● Lighting. Consider installing motion-sensitive lighting fixtures above front doors, porches, garage doors and entrances to back gardens. Fit timers to indoor lights when you are out for the evening or going on holiday. ● Codes. If you are moving into a new property, familiarise yourself with the alarm and set a new passcode. ● Securely bolt or padlock side/ back gates. ● Be letterbox aware. As vehicle theft becomes more sophisticated and often to order, thieves turn to letterboxes to obtain keys. Make sure you put these and other valuables out of easy reach and sight of
the front door. ● Put your mark on valuables with a UV pen – a discreet way to identify your items if they are stolen. ● Sheds. Many sheds are used to store cycles, garden equipment and tools. Ensure you have a sturdy padlock on your shed door. The same goes for your garage. ● Don’t get caught out online. Be careful about what personal information you divulge on social media. Opportunist thieves are turning to Facebook and Twitter to target unsuspecting victims, so don’t give too much information away regarding your whereabouts. ● Be a good neighbour and join the local Neighbourhood Watch group. If you are new to the area, this is also a great way of getting to know your neighbourhood and meeting new people.
